INTRODUCTION
In some of the articles I have written so far on this platform about overheating problems, I did point out some of the major causes of over heating to be coolant leaks, or no coolant in the cooling system; faulty water pumps; faulty thermostats; corroded radiator systems, etc.

Today, I would be presenting a cause study of one of the engines we've just worked on.

Here we go NOW!

CASE STUDY
Vehicle type: Honda civic; 2doors
Mileage: 154, 752miles
Transmission type: Manual; front wheel drive.
Engine type: 4cylinder

CUSTOMER'S COMPLAINTS
Customer complains that temperature gauge suddenly reaches the peak level(highest); Steam comes out of the engine compartment; engine begins to misfires.
All these happened while the customer was in traffic around Oshodi Oke express road in Lagos State.

Complaints like these heralds "first degree" overheating. Those if you in the medical field, would know what I mean by first degree "overheating".
I'm just trying to draw a link between first degree burns, and terrible overheating.

Looking for a word that could describe how the owner of the car could have allowed the car to overheat to this stage.
What would have caused the engine to overheat, up to the extend that the engine oil gauge melts and breaks in to two halves?

Those are some the questions we would be trying to answer in this article.

TROUBLESHOOTING
This section would highlight what should be done, by a technically inclined car owner, or better still, the mechanic handling the job.
How was the problem tackled, and solved?

1. Car was wholly inspected; cooling system components were all checked for integrity.

*radiator cooling fan(s) was checked if the rotation was at the right setting. By this I meant, was the fan rotating in the right direction to extract hot air from the engine?
* physically examined the water pump for signs of leaks. There weren't any visible signs of leaks on the water pump housing, etc.
*radiator hoses were also checked for kinks, and signs of failure.

PS: Radiator hoses showing signs of weakness are usually soft like "kpomo", to the touch.
Radiator hoses like that, would fail during extreme temperature rises, because they won't be able to cope with the thermal differences of the engine under varying operating conditions.
So, the next time you go buying a used radiator hose, ensure you get a hose that's little bit harder than " kpomo".

*radiator system was checked, and we discovered that the radiator top, where coolant's being introduced was leaking.
To our greatest surprise, during close inspections, we further discovered that the junction that links the main radiator overflow tank, to the top of the radiator has sometimes ago being sealed using 5minute gum(a hard kind of gum, people claim could hold together pieces of plastics/metals together).

WHAT CAUSED THE OVERHEATING IN THE FIRST PLACE
Some of you might want to know what really cased the engine to overheat in the first place?

Well, from our troubleshooting and analysis, the major cause of the overheating was due to the customer's "manage!!!" attitude.
He had trued to save some "bucks" by mending the radiator filling section, at the top of the radiator.
He had successfully done that, and had never thought such GLUES doesn't last.
He was running away from buying a new, or fairly used radiator system.
Emmmmmm, for your information, he's a car dealer. Please o!, don't tell them I told you that's what SOME of them do, to make "stupendous" profit.

THE FIX. WHAT WE DID!
From looking at the engine oil dipstick, you could see how the extremely high temperatures the engine has gone through, melted the dipstick.
That tells me, the engine block, and cylinder head must have being wapped. I mean, they must have undergone thermal expansions, above the manufacturer's set threshold, or limit.
In such situations, the car is at risk of engine damage.
Using such engine block, could only complicate issues.

ADVICE TO CAR OWNERS
*Keep your eyes on the temperature gauge while driving.
Your car's temperature shouldn't exceed the 1/2 mark. If it does, you've got some issues with the cooling system.

*Don't manage your cooling system components. They're critical to your car's operating efficiency.
From this case study, you can see that this client,
decided to "manage", by applying some sort of adhesive material to seal the broken supply outlet to the overflow tank.
The consequences are just so enormous to handle.
This repair, cost him replacing the top cylinder head completely.

CONCLUSIONS
A car's cooling system is very critical to it's operation.
Any distortion in it's dynamics, would terribly jeopardize it's efficiency.
" Managing" any of a car's cooling system, such has being done by this client, shouldn't be a permanent fix, but a temporal one. For instance, if you're stuck somewhere, along Lagos-Ibadan Expressway. A temporal fix could be done, with the intention of bringing the car safely to your mechanic.
A stitch in time saves 10(that's my own saying o!).

Once you have that mentality, you can then start focusing on a strategy. As I mention above there are a ton of ways to have a successful online business but I'll share one that has been working for me.

Step #1 - Find A Group Of People With A Common Problem

The first thing you can do is to start with yourself. Are there any problems you have that need a solution? Could be health problems, relationship problems, a hobby or anything that you think others may be having as well. you can visit forums or different sections of Nairaland to identify problems that require solution

Step #2 - Create A Free Offer That Provides A Solution To The Above Problem

This offer should be one of high quality. You'll give away this offer to build a list of subscribers who are interested in a certain topic. So let's say you are targeting mothers who want to lose weight after giving birth. Then your free offer could be a nutritional guide that help them to eat properly to maximize their weight loss.

Step #3 - Build A Strong Relationship With Your Subscribers

Once these persons are on your list, you should build a relationship with them by sending them more valuable content that will help them get closer to their goals. This way they will like and trust you as a person who really cares about them.

Step #4 - Promote Ethical Products And Services To Your Subscribers

This is where you make your online income. You'll promote products and services that will help your subscribers to achieve their goals. This is why it is important to build a good relationship with your list initially so that they like and trust you and take you up on your recommendations.

How to build your dream bungalow earning little: budget and approximate cost.

No1. Ensure you have a land,

You can pick one of the low cost areas; for many reasons which includes
a. Cost of land is cheap (obviously - why its called low cost area)
b. Normally these areas have good and film soil types
c. Labour cost is relatively cheaper to the high cost areas (but sometimes this is not a major factor because you can bring your workers and labour from any area)
d. Material cost are cheaper

I'll advice you get a One Plot of land ( 18m x 36m i.e 60ft x 120ft ) however if the price is too much to afford, settle for a half plot of land ( 9m x 36m i.e 30ft by 120ft OR 18m x 18m i.e 60ft x 60ft )

No2. Get a decent design from an Architect (not a draftsman)

There are many advantages - You are going to live in this property for a long time; or a life time - a badly designed / ventilated house would mean a future renovation at a cost higher than what you're trying to save now.

My advice here is that you ask for a minimum 3 bedroom design, and depending on your land, pocket you could opt for a 4 bedroom bungalow. Remember we Africans and Nigerians have a link to our extended families - so you want to provide a room for your Parents, Grand Parents, Cousins and Family Friend etc should they visit and want to stay overnight. I always discourage people from 2 bedroom apartment. You pay more on the long run.

No3. Get a good good workforce

Preferably via referral. I don't recommend using one of the locals (bricklayers, carpenter etc) living in the area you just brought your land. They normally do bad job, steal your materials or get away with money, because they are locals - dealing with them is difficult considering you would be living in that community soon.

My advice here is contact a friend or relative building and ask to use his workforce on your own negotiation, cos if your guy has more funds than you do, you might not afford what he's paying them. so it's your terms not his.

No4. Cost

You're probably doing to spend a fraction of a million on foundation to German floor. (remember we picked a good soil area) - so how do you get your first million to start?

Well, you don't need a million;
a. Buy let less than 30 tonnes of granite (preferably) or 2 tippers of gravel. 30 tonnes means you'll get delivery from a quarry and a good deal, but sometimes its difficult for the 30 tonnes trailer to access your site, only then should you settle for 15 or 20 tonnes.
b. Buy one 20 tonnes tippers of sharp sand; this would serve us to German floor level
c. Save for 50 bags of cement; but the actual amount you'll need is about 30 for foundation and 15 for block works and other works.
d. We wont be budgeting for reinforcement bars (rebars) because we picked a good soil.

No5. The actual works.

a. Ensure you get the Hausa guys to clear your site and up-root any tree that falls on the building's location totally, at a price of about 10k, you should get this done.
b. Digging of foundation would cost you about 25k - 30k; if you pay more than that, then you must have hit a rock under ground that needs extra cutting, however I always advice you follow C below
c. Always negotiate for all works in a stage at once, don't separate the works eg digging, foundation, blockworks etc instead discuss by saying Foundation works to German floor. (minus filling to German floor and German floor itself)
d. Filling can be done by yourself, buy your filling and get people to spread it at a rate of about 2.5k per tipper, you would need as much as 12 tippers here x about 20k per tipper but we can save cost
e. Your bricklayer should be charging you about 100 - 120k for all the works in this section (digging, casting of foundation, block works)
f. I ALWAYS ADVICE YOU DON'T HAVE LESS THAN 4 COURSES - DONT LET ANYONE TELL YOU OTHERWISE; should there be need to add a fifth, ask for the advice of a professional. 3 courses is not saving money, it is inviting trouble in the nearest future.

No6. Saving money.

To save money you can opt to dig your septic tank & soak away and use the sand dug out for filling, this would normally save you about 200k. YES! but rules applies.
a. Make sure erect the blockworks to the septic tank and soak away immediately after digging
b. Make sure the septic tank is well plastered
c. Make sure you supervise the back-filling yourself, ie every space between the septic tank's block and the natural ground must be well filled and compacted to avoid a tear off after the first rain.

No7. What Next?

Now that you have completed this works, filled the foundation to level allow rain fall on it, compact it before thinking of your german floor.

IT IS COMMON TO SEE PEOPLE CONTINUE THE BUILDING TO LINTEL OR ROOF LEVEL WITHOUT A GERMAN FLOOR but I'll advise you do it; remember, the plan is to complete the house over a long period (from limited fund), the amount you'll probably save by skipping this stage would be forced out of your pocket later in the project. You don't need something too thick, a German floor of between 3inches - 4inches would do the trick.

Yesterday, I was trying to help a client fix a hacked site and one of the controls I put in place was to monitor changes to files on the web server. . So I'll just explain how you can also do same (either you are on a shared-hosting or dedicated server provided it's a LINUX box).

Over time when malicious hackers hit your site, they've been known to drop a backdoor somewhere on your server. It could be the /css , /images , /admin/images, /js , /includes directories . .somewhere far hidden from you.

To check for recent file changes on your webserver, you can do this

1. If you have SSH access, fire up Putty and run this command



Make sure /home/xxxxxxxxx/public_html is the full path to your public_html,www, httpdocs directory

2. Setup a cron job

- Login to your cPanel
- Under "Advanced" submenu, you will see "Cron Jobs". Click it
- Tweak the settings to suit you (either you want alerts hourly/daily/weekly)
- There is a section for "Commands", type in
- Click "Add New Cron Jobs"


This will NOT prevent files from being changed without your knowledge. However, if a file is added or changed, you will get an email alert telling you which file was changed.

5. Deed of assignment

6. Certificate of Occupancy ( C of O)

I would categorize the people from which you can buy any parcel of land into three: An estate developer, an individual & directly from the family who claims to own the land. If you are dealing with an estate developer (buying within an estate), you should ask for the approved survey plan, approved layout, the power of attorney and the global C of O. If you are buying from an individual or company (one who has bought and wishes to resell), you should ask for the receipt, deed of assignment, approved survey plan and C of O.

Buying directly from the family who claims to own the land is quite tricky. This is because it is difficult to determine the true owners of the land especially when the documents showing ownership haven’t been processed.

Where the documents haven’t been processed, there are no documents to show authenticity and a prospective buyer has to really a great deal on word of mouth from the members of the community to ascertain the true owner(s) of the land in question.

When the documents have been processed, they should provide you with the approved survey plan, approved layout (where the land is a large one and is being sold on a per plot basis) and the C of O.

From my experience, families usually don’t go to the length of processing their C of O. Reason being that they hope to sell off their land in the near future thus only do the absolute minimum required to show authenticity, in this case the approved survey plan and layout, then passing it on to the buyer who would go on to perfect his/her title on the land.

NOTE: It is very important that you have a good property lawyer before embarking on land/property purchase. Reason being that your lawyer is the one who ensures that you don’t run into legal trouble with land/property documents after purchase. It’s your lawyer’s job to verify the authenticity of any title document backing the land/property.

Under the Lagos State Land Bureau:

Conducting a Search:
• Application submitted with affidavit of purpose (searches are conducted using the following criteria: – Name of Owner, Registration Particulars, Address of Property and Survey Plan.
• Letter of Authority (where applicable)

• Tender Tellers
• Conduct Search

Work Flow for Registration of Title:
• Confirmation of all payment receipt (by Accounts Department)

• Satisfied application/document are issued with registration number
• Application sent for indexing
• Applicant file is send to Deputy Registrar of Titles for signature
• File is sent to Registrar of Titles for second signature
• Registered Deed is delivered

Work Flow for Registration of Certificate of Occupancy
• Certificate of Occupancy is sent with a covering letter from LUAD to Office of Registrar of Titles
• The file is sent to the C of O room to add a file jacket to the C of O Form
• C of O is sent to the Deputy Registrar of Titles for signature
• C of O is sent to Registrar of Titles for second signature
• The details of registered C of O is entered serially in a day book
• The registered C of O is entered is a dispatch book and sent to LUAD for collection by applicants

A chicken cannot use all the nutrients in its feed. Most of the nutrients are excreted. The job of the lacto bacillus is to pre digest the feed thereby making the broilers to assimilate it easily thereby the excessive weight gain.

'A smart bio fuel stove, fabricated in the commercial city of Aba in South East Nigeria has made a rousing market entrance.

The chairman of the Agricultural Innovation Platform, Kalu Ichie Kalu who spoke at the Innovation Platform Workshop in Keffi on Thursday, October 20, 2016, which was organised by the Agricultural Transformation Support Programme, phase one (ATASP-1) under the Federal Ministry of Agriculture and Rural Development described the product as "an credible alternative to kerosene, firewood and gas."

"It's clean energy. One of the innovation in the stove is that 100% of the raw materials are locally-sourced, while the fuel is made from cassava leaf. The price of the stove is N5, 500, while a litre of the fuel is N200. A litre of the fuel burns for 6 hours."

The challenge is that production is still manual, so they will need "support to mechanise our production processes and produce like 25,000 litres per day" Uche said'
