OF ROOMS - 1, 2, 3 ETC LOCATION - MAITAMA, ASOKORO ETC BUDGET RANGE TERMS - BE IT ONE YR OR IF TWO YEARS U WILL BE WILLING TO GO ON with these we can narrow down ur search and possibly come with a prefered property. @dejgan it is quite difficult getting a 1 or 2 bedroom flat within the budget and yr term at jabi or utako |
u can pay half of the money and get started . the bungalow will be fully paid on roofing while duplex will be fully paid on decking. |

hi nairalanders i just want to give u a possible hint to areas that are likely to be developed infrastructurally in abuja . this may not always be the conclusive case butin a nutshell a good indication for investment decisions. take a look at the budget 2009 which is online, look at the capital and recurrent expenditure for abuja and it will give u an insite to what to expect. u can google it to get the required site for the budget 2009. (check BUDGET OFFICE 2009 in nigeria). @kuramo thanks, let me start by identifying the 3 major questions u seek an answer for INVESTMENT POTENTIALS AVERAGE LAND VALUE STATE OF INFRASTRUCTURE it is a good long run investment potential, there are 2 major proximity to maitama, that is mpape and katampe, though mpape is more hilly but with great potentials. the outer part closer to maitama has a very high sales value say 20m- 30m, there use to be a 7 hect land going for 1bn asking price. maitama has almost exhausted its land and hopefully mpape and katampe would take the hit soon but on the average u could get for 2m . this is not saying u cant get less. the infrastructure is not developed yet, though electricity and some tarred road are available within. but the electricity is not as stable as maitama or phase1 of the town @ sugar08 actually, abuja has no standard plot like other state does, allocation comes in various sizes it could be 300m2, 700m2, 1689.35m2 etc. but for relative ease we could assume 1000m2 for a plot though, it doesn't apply in general. @bigstuff thanks for the call, hope we could relative further on real estate issues. |
i want to presume 'typical plot' should connote prime develop able plot within the proxy of kuje city center by your definition. in this regards we should be looking at 1m and above for a 750m2 and above. though, plots of 400k and above could still be seen but may not be build able now. there are also various developers coming up in kuje, like i stated earlier, union homes has started developing and at an advance stage now, and also some others i cant recall their names. i also have a client who has 2 hects of land close to kuje prison and he wants to divide it into plots and service the 2 hect land by providing transformer, borehole, road, drainage,fence and security. he will want to sell the individual plots , so my advise to him is to sell it on a flexible payment plan, though, not conclusive yet |

hello, i guess u meant naira and not dollar i.e 3m and 7m . i think the best u can get is a bungalow, at the out sketch of abuja FCT, such as lugbe, kubwa and kuje, which are considered as satellite towns and area council respectively. |
@ kuramo actually, the abuja map i ve is a detail phase 1 evnviro. and its quite large that it can't be concise, as i don't have the soft copy. though, there are some people with super impose land layout on google earth software. it also show the various areas of abuja other than phase 1 (quite expensive though, u can get it f u are interested). i can't tell if there is a latest map on these other areas, but let me make the inquiry and if available and concise enough, i will attach same. thanks |
@ docchisong thanks for the reply, yes, some of the once earlier advertised are gone but not withstanding you can still still get similar plots for sale at KURUDUMA APO LUGBE and DAWAKI in dawaki there are 2 plots of 600m2 each going for 2.5m each DAWAKI, is a close settlement to the main town , though part of phase 3 of abuja and located opposite gwarinpa estate and adjacent katampe extension. let me knw wat u will be requiring from this areas and i will get back to u. thanks |
