Hello nairalanders, I sincerely want to appreciate the moderator’s effort in creating this medium for interaction and excellence in a bid to contributing his quota to youth empowerment, creative intelligence, innovations and most importantly an avenue to enhance ones intellectual property. Like most like minds in this micro community of ours (nairaland), I have learnt lot on risk and portfolio management with diversified business ideas. 5 months ago, my elder brother (a renouned architect), a technical personnel and I, setup a furniture company with a core focus on LAMINATE FINISHES. Our primary produce are KITCHEN CABINETS, WARDROBES, OFFICE CABINETS AND DOORS. As you will see in the pictures, we conceptualize our designs and present it in a 3D format for our client appreciation. We have a standard rate invoice, programmed in excel format for billing which is by all standard moderate. Our factory is based in Kaduna, 7A, bank road, abakpa. ATTENTION fellow nairalanders, For those interested in property acquisition be it for investment, speculative or on personal ground. It is eminent to be aware of unscrupulous dubious vendors or imposters who impersonate as vendors. Their mode of operation; they show u a land which is actually in the market for sale (as such the property documents will be flying around), after joint inspection, being that u don’t know the owner, they impersonate the owner and getting a made believe original document to the land is not difficult, as it could be forged easily (mind u going for search will reveal any encumbrance and the identity to the property, but yet not enough to stop a fraud). 1. The land is right and real 2. The search is perfect 3. The “owner” is established. Yet the possibility of fraud on the property is high, reasons are that: 1. The alleged owner is an impersonator 2. The original document to the land is forged 3. They play on your ignorance 4. Lands for sale are everywhere with the photocopies of the original 5. So the search report just gives you the details u think u ought to know for the transaction (but it could give u more) WHAT You HAVE TO DO 1. Get an authority for search from the property owner, duly signed by him and not a second party 2. Verify the signature with that registered in AGIS 3. If the owner is a secondary owner then make sure the deed of assignment was a registered one with AGIS and the corresponding signature conform accordingly 4. Insist on meeting the owner in person and get a confirm and traceable address to him/her. 5. Make use of a professional an estate surveryor and valuer where possible. 6. Don’t always be in a haste or don’t act desperate to a transaction so u won’t be taken advantage of 7. Get to know the owner’s legal representative (office address, his legal status with the legal institution etc.) 8. Don’t forget to get the original document from the owner and also execute the deed of assignment and irrevocable power of attorney which should be duly registered. thanks for the compliment. first and fore most there is nothing wrong in buying a land wit R OF O, you can perfect it to a C OF O by paying the relevant fees. in the 3 places u mentioned, guzape is almost completed with infrastructure provision and the likes of mabushi and katampe are yet to be serviced (excluding katampe extension which infrastructure is almost completed too). mind u R OF O is just an offer and there is a contract btw u and the govt when u pay the required fee for the C OF O, which is deemed an acceptance. as u know the person giving an offer can withdraw it at anytime if there is no commitment for an acceptance and hence no legal tussle. presently 98% of the land in guzape is R OF O cos no physical development is there yet as they are trying to round off the infrastructure. but katampe and mabushi has ample of physical buildings in them. the other issue is that if an area gain advantage as a result of an activity by either the govt or private co-operates, influential people can easily influence the govt to revoke the said land with the pretense of not conforming to development time or lack of not honoring the contract by perfection of title. before a place to be enmarked for infrastructural devt, d engineering drawing for such area has to be completed at the relevant authourity's office at FCDA. mabushi and katampe should almost be completed and lastly the political will. am sure the politicians has plan for katampe and mabushi. all other places around it are high brow areas of which land are being exhausted. they just buy cheaply in these areas (mabushi and katampe) and suddenly open it up and sell at an outrageous prices. with the impending investment to come at jabi lake the presure for mabushi will be too much to keep locking it up. thanks once again you can reach me on 08069585568 for further clarification hakir |

@ naijaking 1 actually, land policies and administration are more liberal in nassarawa state as compared to abuja. am not aware of the impending modalities of land title in nassarawa state. but if u are within or ve someone there that can make inquiry from the ministry, i think that will give the best info on the issue at hand. i for one, do not ve anybody within the ministry of which i can source info from. |
