i want to really appreciate and thank mr seun for the privilege on this forum, which has not being only informative but educative as we all get to learn and ask sensitive questions pertinent to real estate. be as it may, i think we all hold it as a sense of duty to in addition to the aforementioned privileges, caution and conduct our selfs in the most appropriate manner. i throw my full weight behind the moderator ship to this forum initiative, in addition giving my support to DE LAW as a competent hand to captain this boat. my opinion on umahajj, is that he came into this forum ignorantly i will say, due to lack of a moderator, yes, he could be sanctioned but be giving a second chance to learn and be a better realtor person . thanks |
@ icemann, thanks for your observation and comment, actually one can never tell of any encombrance on a land or property until a valid search is conducted on it, except you are privilage to like u have rightfully observed. the document is FILE NUMBER- KT 20049 PLOT NO.- 234 CADASTRAL ZONE.- B04 the plot is a replacement plot , the owner's initially had 1087.54m2 land at utako plot 168 , that was revoked and replaced by this jabi plot, reasons as stated in the document is : CHANGE OF CADASTRAL AND PLOT pls avail me the necessary info. thanks as i hope to hear from soon hakir |

it depends if it is for sale or lease, as u knw karu has more value than jikwoyi, on rental, between 300-600k and sale it depends on the prime location within this areas, it ranges between 8-18m depending on the finishing and the size vis-a-vis its location as earlier mentioned. |

@docchisong it depend on the area, on the average u can get a land in kuje from 300k and above. but in the prime area 1000m2 can go for as much as 3.0m @Next Level thanks a lot, i really appreciate that |
there wont be any difficulty in the farmland, be it a council or fct allocation, freehold or leasehold interest, once there is a willing buyer and seller in a landed transaction and as such there was a transaction btw them on a subject landed property, the seller gives to the buyer after consideration on the price, a deed of assignment or power of attorney which has to be registered in AGIS (abuja municipal area council), this shows a transfer of interest from the seller to the buyer, as the seller also exchange the original documents with the bank draft from the buyer. so the seller can never come to u in future for the interest he has been permanently transfered to u. note: you will have to undergo relevant search at the appropriate authority before any transaction. |
this farmland is under the jurisdiction of the area council and such with customary right of occupancy as the TITLE DOCUMENT. a customary right of occupancy has a lease period of 50 years while that of FCT is 99 years ie freehold interest. i ve not being able to lay my hands on the direct land allocation for farmland nor ve i had any info on same for now. |

hello nairalanders, my visit to kuje in the last 2 days has brought to focus, the present trend of development in the council area, both the present and the proposed developments. in the well serviced and infrastructural area of kuje (road network) which happens to be kuchako layout, union homes (a subsidiary of union bank )has embarked on a mass housing on a 40 hectare land in the very heart of the layout. in addition to the few financial institutions in the area, FINBANK as a new generation bank has added its services to the area and some other new generation banks has bought over buildings and demolished same for their structure. mega factories ,large farms as well as estate developers other than union homes has started and some in advance stages of development in kuje the major city center road in kuje connects straight to gwagwalada, though in bad shape, but has been awarded for rehabilitation by FCT administration recently. the present chairman of the area counsel is real committed to the immediate development of the area, he has since on inception improved the electricity power provision to the area. kuje is the closest area council to FCT about 25 min drive to wuse, its also closest to the international airport. all the update for now. thanks hakir onivehu2000@yahoo.com 08069585568, 098735945 |
though, am not aware of the limitation to sizes of farm lands, there are various sizes of land ranging to about 100 hectares for same purpose. pls, find attached the landed doc. for the 22hect farm land at kuje. the farm land is en route kuje gwagwalada road which has just being awarded for rehabilitation, though ,existing and still motorable as various noteable farms could be seen along same route. other doc to the land with me and not attached are SURVEY REPORT, SITE LAYOUT PLAN (just d subject land area only) AND RECEIPT FOR THE PAYMENT OF GROUND RENT AND C OF O. the other lands, am yet to get the docs also, i was just informed of 4.6hect of farm land at kuje going for 6m C OF O . any body interested in the house could call for it.

yes the dei-dei allocation is still going on but quite scarce thanks for pointing out the mistake in price, it is actually in thousands and as such corrected. all these areas can not be developed upon now the lugbe inclusive (it should say 2-3 yrs from now) kuruduma and apo area high potential areas, well in terms of edge, i will go for kuruduma, the 2 areas as i said are tight though. |
