in a prime location 1000m2 could go for 1.2m, 1.5m, 1.8m and above. it all depend on the unique nature and space the land occupies. in abuja, land sizes are measured in square meter rather than plots. i presume as measured in some states (30m x 30m=900m2) is an ideal plot size, in this case we should assume 1000m2 as a plot.

kuje is not btw the stadium and lugbe. in order of precedence it is abuja stadium - lugbe - kuje - airport.

fellow nairalanders and prospective speculators and investors in real estate, i want to bring to your knowledge an up coming area in abuja with a nice completed layout of road networks just like any other district layout e.g maitama , asokoro etc.

this area is in kuje, the closest area council to the FCT , 20 min drive from the town and 10 min drive from the international airport .

the land is cheap for now and i readily available, reasons: kuje has insufficient electrical power and as such banks and other institution has found it hard to come in here for the fear of high cost of operational energy.

present situation: the area council will be launching the power sector connected to the airport power main by the end of the month, as i saw them rounding off the connection. more over banks has started coming in as one could see there structure coming up.

kuje has a direct route to apo/ gudu district yet to be completed and also a direct route to gwagwalada uncompleted too.

my foresight: from next year with the improvement in light and influx of banks and businesses and the rate at which estates are being developed there. the value of land is bound to go up by 150 - 200%.

take advantage of this up coming area and get your properties in abuja cheap.

buildable lands in kuje starts from 800,000 naira and above.

the posting u refer to was in july and sincerely u cant get a 3 bedroom flat for that amount. instead u should looking at #8m and above for the flat.

presently 2 bedroom flat goes from 6m upwards.

in respect to mortgage facility, u can approach any of the mortgage institution for clarification on there proceeding.

if u will like a terrace duplex either 2 or 3 bedroom let me know

for your info: there is a 2 bedroom flat with2 toilets in karu in a good compound going for 400,000 naira ,1 year term, 1 flat left

and a 3 bedroom flat in wuse zone 2 newly renovated 800,000 naira, 1 year term, it is in a block of 8 flats .

KARU is located in the outskirt of abuja main city FCT. it is one of the best satellite town in abuja. in terms of road network, quality of building, and arrangement of structures. its a good reciprocal of FCT in the outskirt.

LOCATION: is the first town en route to nassarawa state, its access from FCT is through asokoro district. it shares boundary with nassarawa state i.e maraba.

PROPERTY VALUE: the property and land value commensurate wit the good nature of the place an average standard of FCT. 2B/R FLAT GOES FOR BTW 300 - 400K AND 3B/R FLAT BTW 350 - 550K depending on the quality of finishing and taste. land values a 1000m2 land goes for about 5m and above depending on strategic the site is.

INFRASTRUCTURE: water is fair enough there and security and light i will say fair too to the best of my knowledge.

TRAFFIC: its about 3 - 4min drive to asokoro on a neutral traffic free time. but hence a satellite town the accolade of such preclude it as the traffic to FCT town is always dense in the morning and back in the evening. this is because the same route convey traffic to nyanya, maraba,masaka, jikoye and keffi and lafia nassarawa state capital. though the road is well tarred and wide.

Kuje is the closest area counsel to the major city

The major road has been rehabilitated with numbers of intra roads network. A major road under construction links kuje with APO legislative quarters and a direct link road from kuje to gwagwalada also exit but in a poor state. It is also the closest to the airport, there by making kuje a focal point for future entrepreneur and investors.

In terms of co-operate services, banks are just moving in as activities are moving on fast.

LAND VALUE
The land value in the prime choice area is between N1m – N4m (residential)
Basically, 1500m2 – 2000m2 could go for N1.5m and above.

RENT
Self contain/ studio apartment – 50k-100k
1 bedroom flat – 100k- 150k
2 bedroom flat – 150k- 200k

All these depend on the finishing and good functional design of the building. The most sought after is a 1 bedroom flat construction.

well is good if a young man decide to secure his future. investment is not that easy cos it requires highly technical and skilled personnel. i will suggest you invest in shares and hatchery.

hatchery (poultry) will give u about 500% return on investment. for the appraisal report and the skilled personnel with over 8 years experience and presently heading a hatchery division, u can mail me.

the market is so large , livestocks are booked far far ahead of time and they cant meet up demand. u may also need to be around for a reconnaissance survey if interested

nice to hear from you. but the fact is that you cant get a detached duplex in abuja main for 10m. the cheapest land u can get in town is not less than 20m least a structure on it.

a detached building in maitama starts from 55m and above, wuse and garki 40m and above

but u get bungalow of that nature from a private developer and not in phase one of abuja but outskirt on mortgage.

thanks for the enquiry. land at lugbe are quite cheap in respect to the general land value in fct. it ranges from 800k and above but on the average u can get 1000m2 for 1.5m naira. while prime areas goes for as much as 3.5m to 6m.

the location and good traffic situation gives it a good hedge for its money. u will love to have a property there.

i will be informing you on mortgage in nigeria with reference to ASO SAVINGS AND LOAN LTD a

PRIMARY MORTGAGE INSTITUTION (PMI)


these are the basic information required for a mortgage loan with the above company:

first and foremost, to be eligible for mortgage facility, the individual in person will have to open

an account with ASO SAVINGS AND LOAN and must have operated it for 6 months minimum.


there are 2 types of loans:

SHORT &

LONG loans


the short loan is for a period of 5 years and unlimited to the amount of loan one can get

while the long loan is for a period of 20 years with limitation to the tune of #5,000,000 maximum


the varieties of loans are given on 2 different packages such as:

the short loan is given on commercial basis which attracts a high interest rate of 18% paid over 5 years

while the long term loan is based on ones contribution to the NATIONAL HOUSING FUND (NHF) with the

FEDERAL MORTGAGE BANK OF NIGERIA (FMBN). this the apex mortgage bank with statutory powers to

moderate the PMI

only contributors to this fund are eligible for the loan. the loan is given @ 6% for 20 years.

one of the major clause been looked upon is your repayment plans and if the repayment ratio is higher

than your source of income or salary, the loan is rejected and vice versa.
