BusinessWhat To Consider Before Taking Loans In The New Year by HgsMediaPlus(op): 9:13am On Jan 03, 2019
Anytime you borrow money , finance a purchase , or take out a loan , you should carefully consider if it is the right decision for you . Borrowing money means that you are committing to pay the money back within a certain time frame and at a certain interest rate , according to
www . thebalance . com .

Before signing on the dotted line , you should consider how borrowing money will affect your finances in the future . You don’ t want to gamble and guess at whether or not you can afford the payment, how it will affect your debt- to- income ratio , or if it fits into your budget .
So while it may be tempting , ask yourself these five questions before you take out that loan .

Is this purchase necessary right now ?

Often , things that seem necessary really are not . You can postpone most purchases until you have saved up the money to buy them in cash, rather than financing or taking out a loan .

For example , while it may not be convenient to go to the Laundromat to do your laundry , you will save money by paying cash for a new washer and dryer . If it is for something that is recreational , such as a boat or jet skis, you really can save up the money to buy the items , because they are not necessary purchases. If it is a larger purchase like a new car, consider buying a used car instead to save money . You may even save up the money more quickly than you expect because you are motivated to make those purchases.

Can I purchase something less expensive instead?

Often when you are making a big purchase , you will want to buy the nicer model . But it may be smarter to scale back and buy a used version or lower model instead .

For example , if you are purchasing a car, you may consider getting a more basic model , or , as mentioned, buy a used car instead . Whatever money you save , you can then use towards saving and investing instead .

Also worth noting: It is important to do your research on major purchases so that you know you are getting the best value for what you can afford to spend . This does not mean that you necessarily buy the cheapest item available , because you do want something that will last and be worth the price . Doing research can help you determine the best option at the right price point .

RomanceDealing With Anxiety, Others In Sexual Relationship by HgsMediaPlus(op): 2:22am On Dec 29, 2018
Let us first attempt to understand exactly what erectile dysfunction is and how it is caused . Then we will discuss how it can and does affect the lives of men who suffer from it , and how it affects the people around them , for it does affect wives , family , and friends too , even if it is indirectly .

Once we have a comprehensive understanding of the condition and what it entails , we’ ll discuss how to cure it . Erectile Dysfunction is generally defined as the inability to achieve or to maintain an erection long enough to engage in sexual intercourse .

However, to fully understand erectile dysfunction, one first has to understand how the process of erection works. Initially, you need to realise that the penis contains two chambers .

These chambers are called the corpora cavernosa , which are filled with spongy tissue. They run the length of the organ and contain a maze of blood vessels shaped like cavernous spaces .

An erection is achieved – and this is where you should pay full attention – when the blood vessels of the corpora cavernosa relax and open up – because of nerve messages which stimulate the penis , and impulses from the brain and local nerves . As blood rushes in through the cavernous arteries to fill them , it is trapped under high pressure, which expands the penis and voilà – you have taken off .

So, under normal circumstances , when you are sexually stimulated, your brain will send a message down , through your spinal cord and into the nerves of your penis . The nerve endings of the penis then release chemical messengers, called neurotransmitters, which signal the arteries that supply blood to the corpora cavernosa to relax and fill with blood . As they expand, the corpora cavernosa close off other veins which would normally drain blood from the penis .

As the penis becomes engorged with blood , it enlarges and stiffens , causing an erection . Problems with blood vessels , nerves , or tissues of the penis can interfere with an erection .

In essence, erectile dysfunction is simply a problem with your blood flow, caused by varieties of factors which could be organic , circumstantial , psychological, environmental, psychosomatic, lifestyle and eating habits and so on , and thus , is a problem that can be easily resolved.

No need to be embarrassed about it , or to throw away your marriage, and be distressed and depressed, for it could happen to anyone. Failure to achieve an erection less than 20 per cent of the time is not unusual and treatment is rarely needed . Failure to achieve an erection more than 50 per cent of the time , however , generally indicates that there is a problem requiring attention.

Sometimes , erectile dysfunction only occurs in certain situations. For example , you may be able to obtain an erection by just looking at a nude picture or just thinking about your wife or just remembering the last time you had a great sex , or you may find that you sometimes wake up with an erection .

However, the same man may be momentarily unable to obtain an erection when he is with his wife.

In these circumstances , it is likely that the underlying cause of ED is primarily psychological, psychosomatic and circumstantial. However, if you are unable to obtain an erection under any circumstances , it is likely that the underlying cause is primarily physical . In order to achieve an erection , the following conditions must occur.
If there is something interfering with any or all of these conditions , a full erection will be prevented. The blood circulation into the penis must be adequate. The veins and tissues must be able to “ trap and keep ” the blood inside the penis.

There must be a stimulus from the brain . The nerves must be very sensitive , the prostate must produce testosterone.

Common causes of erectile dysfunction include diseases which affect blood flow, such as atherosclerosis (hardening of the arteries ) or venous leakage (weak veins) , diseases affecting the heart in general , issues with diabetes mellitus , and infections .

Furthermore , psychological factors , such as stress , depression , and performance anxiety can lead to ED too , as well as an injury to the penis . Additionally , chronic illnesses , certain medications , and a condition called Peyronie’ s Disease (scar tissue in the penis ) can also cause ED.

Now , as most men and couples fail to truly understand ED, its causes, and how it can effectively be cured, through entirely natural means at home or natural herbal preparations , exercises and even massages , they tend to get scared, and then jump to irrational conclusions.

The lack of understanding breeds unfounded fears , which spawn a series of misguided thoughts and rash actions , and those in turn, engender significant distress , and a host of other problems in life.

Narrating the unfortunate incident in an exclusive interview with The Nation at his Anawah village in Gaambetiev Logo Local Government Area, Mrs. Mngohol, said her late husband went to the farm on that fateful day with a promise to return home and provide money to buy things to celebrate Christmas the following day.

She told The Nation that there was nothing to suggest that her husband was embarking on a journey of no return or that it would be the last time they would be seeing.

The distraught widow, who wept as she fielded questions from the reporter, recalled that the entire village had come under heavy attacks from January 1 until August when the attacks abated and everyone returned to their farms.

“Since August, the killings slowed down and we went into serious farming. So on the Christmas eve, my husband went to the farm with confidence that he would harvest and return on time to prepare for Christmas,” Mrs. Iorwuese said.

The Women Advocates Research and Documentation Centre has hailed the judgement of Justice Maureen Onyetenu of a Federal High Court in Osogbo that convicted Prof Richard Akindele and sentenced him to two years in prison , describing it as “ a lesson to others ” .

The organisation called on Nigerian universities to put sexual harassment policies in place and strengthen students ’ complaints mechanism.
Akindele, a former lecturer at the Obafemi Awolowo University Ile -Ife , was sentenced to two years in prison for demanding sexual benefits from his student, Monica Osagie .

The WARDC and its Executive Director , Dr Abiola Akiyode- Afolabi , stood for Osagie and provided free legal services for her.

Akiyode- Afolabi , in a statement by the WARD Director of Legal Aid, Emmanuella Azu, expressed her delight at the court verdict .

The gender activist commended Osagie for her courage despite intimidations .

She said , “ It will serve as deterrent to other lecturers who exploit vulnerable students and harass them sexually on campus . We therefore call on the university authorities across the country to put sexual harassment policies in place and strengthen students ’ complaints mechanism.

“ The most effective ways to stop sexual harassment is to prevent it from happening . The burden of preventing sexual harassment rests on the school authorities, who have a duty of care for the students . ”

She added , “ Osagie ’ s courage is already serving as inspiration for victims of sexual harassment to speak up. ”

According to her, since Akindele’ s case , there have been two reports of sexual harassment in two universities .

Akiyode- Afolabi said , “ We have also received several calls from students who have claims of sexual harassments. In some of the schools , no policy or mechanism exists to prevent sexual harassment .

“ The diligent prosecution by the ICPC , the actions of the OAU authorities , vigilance of the women ’ s rights community and Nigerians on the matter is a historic milestone in achieving safe spaces for women in the country .

“ The WARDC will continue to fight for the rights of the girl- child and the elimination of all forms of violence against women."
