And lastly Derby had been on financial trouble way before Lampard. It was known. He probably delayed their administration by one year by cutting their wage bill and making profit on transfers. Third pic below shows their financial troubles beforehand. The owner had to buy the stadium to save them from breaching FFP before Lampard joined.

But to the point, it is an overachievement and someone who did that, took Chelsea young boys to 4th place, in the process realising tens of millions of pounds of profit on players like Abraham, Tomori, Guehi, Lamptey and even Mount and James to come that we would have not otherwise realised, saved an Everton from relegation despite the experience of Benitez leading them there. Such a manager is not as bad as what we are seeing. There is something deeper and the main underlying issue is Boehly playing with the players careers and making foolish decisions at every turn, and the players are showing it on the pitch.

So if you buy £50k, you are far from the bottom.

By low yield l am talking buying like £110k flat in the middle of Birmingham or Manchester. The low income Birmingham guy can always afford that. The ones that crash significantly are all those highbrow areas. Those usually return negative yields anyway
