Please house I'm contemplating between 2 things.

I have a few tbills running in my bank and I have a target of attaining up to 20M with the idea of getting 2M yearly @10%.

I also have a life assurance running although I'll say I regret delving into it cos the roi after 15yrs isn't worth it but my account officer practically opened up to me today that he'll prefer I do annuity for life as it pays more than the current policy I'm dealing with.

Here you determine how much you want to be paid for life after 50yrs. For eg, I told him I'll love to earn 500k monthly from 50yrs and he calculated approximately 1.5M yearly to be paid so that as soon as I clock 50,I'll be earning 500 monthly which is 6M yearly. Although I'm 32, I'll have to pay this sum for 18yrs which he explained it's a deferred payment since I'm not 50yet

Question is...... Is it a good idea to do this or is there anyone knowledgeable enough to throw more light into this? Cos it may look better than tbills buthuh??

Yes
If the rate is 9.75 or 9.8 the interest is either 243k+ or 245k. Bank charges will also be taken from the 243k+ or the 245k

@9.75%= 0.0975*10,000,000*(91/364)
=975,000*0.25 = #243,750-bank charge
@9.8%= 0.098*10,000,000*(91/364)
=980,000*0.25 = #245,000- bank charge

9.75% 91 days in primary market. And I got 9.8% for 63 days in secondary market. I think primary and secondary is almost the same. No need to be waiting for primary auctions.

Personally, I don’t think rental property is a regret. I have 30m upstair bringing 1M yearly, despite the fact that I occupy one of the flat. “One old man once said that house is not an investment, but you will regret it if you don’t have one after retirement. With the house I feel very confident investing my salary.

Next time do a transfer to their account number and put your MMF number in the remark. I did one on the 5th at 9am and it reflected that same day. I mean online transfer.

Instead of sweating to build houses that will take years and stress to recoup the money why not just buy land. Lots of land in good areas .

Now its about 2-5m for a plot.

Buying of lands is still very risky. Unless the very expensive ones. People are extremely greedy now. I bought a plot of land from a family for 5M, I just found out that the land was also sold to a guy by the last born of the family. Although my lawyer has assured me of victory, the case has been in the court for 2years plus now.

Their rate seems great only for the obvious that they don't pay upfront but until maturity of the fund subscribed for. Much like a mutual fund in operation but better rates.

Point of correction, it’s not like mutual fund ; you can’t pull out your money like mutual fund at any time without a penalty.

Anybody got credited for 182days, stanbic ibtc? Just called my bank officer and her reply was “still bidding”. Money has been deducted from my account but the ledger balance still shows the complete money.

How did you know that was what Stanbic used to bid in the primary market? Maybe you did secondary market. Or perhaps you are preview to information. Pls let us know, so that we can also get informed.
