Properties / Re: Why Do Most Nigerians Abroad Remain Tenants When They Are Back Home? by infolpf: 3:44pm On May 18, 2012 |
We'll try to answer from our perspective: 1. Inflated Prices - Right about when we returned to Nigeria, there was an unprecedented boom in the Nigerian RE market, some say hyper inflated and caused by politicians laundering money by purchasing RE, but I have little interest in speculation. Whatever the cause, a house that would normally have sold for the equivalent of $300,000 - $500,000, suddenly was being marketed for the equivalent of $1 - 2 Million! Reality is those prices are out of reach to most people. Even in the US, I do not live in a million dollar house! 2. Uncertainty - I'll explain this one by using an example. In Atlanta, Georgia, before the RE bubble burst, one could reasonably estimate the RE growth rate at 4 - 6% year over year. This is all founded upon an incredibly mature RE industry, backed by a solid property surveying and valuation systems, a state of the art title recording system, fantastic title insurance in case any questions ever arise as to ownership and a justice system that works! Why is this relevant? Well quite simply, I would invest $100, knowing that except in an economic depression, my home purchase is backed by the full faith of the Republic! IN Nigeria, one could spend N500,000,000 on RE, and then have to contend with a disgruntled omonile son or daughter for the rest of your days. No thanks. 3. Quality - The reality is, once one has lived outside of Nigeria for an extended period (even Ghana and Benin), one gets accustomed to a certain level of quality in building design and finishing. This is almost always absent in Nigerian homes! There is a mediocrity in finishing that has become so accepted, it is quite sad. Why can tiles not be laid properly? Why do screeded walls and ceilings fall unaided (and always when you have guests, right?)? Why do the circuit boards blow up or burn? Why do wooden floor boards stub your toes? Why do doors always come off their hinges? Why do kitchen cabinets fall in the middle of the night, with all my good china? Why do the pipes always leak, why do toilets shake when you sit on them, why do I have to replace my toilet flushing mechanism every 3 months? Why does the air conditioner man attach the AC to the wall in such a way that I have to bend my head to read the inscriptions on it? Why, why, why Quite simply, how can one then justify paying so much for such crap? I am always amused by the pictures in the property section, and always laugh till my sides pop open when I go on inspections of houses with "superlative finishing". Please! Look up a million dollar house any place else in the world except perhaps Tokyo and Beijing, and compare with a million dollar house in Nigeria, especially Lagos. I don't live in Abuja or Calabar, and don't intend to, so that market is not so relevant to me. 4. Location, Location, Location - I refuse to live in Mowe, Ajiran, Egbeda, Iyana ipaja, Ofada or any other city named after food! I respect people who live there, and who have managed to make life comfortable for themselves. Hats off to you! To each his own poison, however. I choose to live in Ikoyi, Ikeja GRA or Apapa GRA and Victoria Island coming in a distant 4th. I like ground space and lush cultivated greenery (not wild bushes), and whatever is left of it in Lagos can be found in these areas. Can I afford to buy lush greenery and ground space in these areas? Hell no! So I rent. It is affordable, and if I do a Net Present Value calculation of my money, I am well pleased. 5 Likes |

ROSSIKE: Oooh, I am scared now. Here we go world, step aside - another angry black man! Let me guess, you have perhaps just taken a course in black awareness? Listened to a Louis Farrakhan diatribe? Been passed over for a job by a 'white man' only to have a less qualified (in your own humble opinion) 'white man' get the job? Oooh wait, perhaps just lost your life partner to a 'white man' when he/she realized (thanks to your not so endowed size) that the big black d__k really is a myth? Get over yourself dude - take a deep breath and step gently off your high horse. There are serious ills in this society that you should try to redirect that anger and passion to fixing. Issues that truly are the source of international embarrassment. Take your pick. Could someone reach out and give Rossike a hug? |

cne010: Put a price on it Sir! it would be easier that way I have someone interested Thanks for your interest. "Someone interested" would not buy without seeing the car, right? Please have "someone interested" come inspect, and then make an offer to seller. Sounds like folks are more interested in fixing a price on the car than in purchasing the car. Its a lovely car. If you are interested, make an offer. How much more simple could that be? |

bros856: @Info, why ar u still keeping this car at a high price. Every year the car is losing value while the money appreciate. Think of it. Come down on price and sell it off instead of keeping it without use. The car is registered so no need think you bought it brand new. First Sir, you and I have never spoken about the price of this car, so what high price are you referring to? As stated, I am simply advertising for a client who will consider offers only after potential buyers have come to view the car. This is how she chooses to sell, it is her prerogative. Have you taken the time to inspect and then made a reasonable offer that was refused? Finally, your great concern for my clients car 'losing value' and not being used is much appreciated. I don't understand your last comment, but I will reiterate - If you are interested in this vehicle, rather than the method of advertising, please call for a viewing appointment and be prepared to make an offer directly to my client. Thanks all! |

I humbly disagree that it makes us look like fools. I am a lawyer, called to the Nigerian Bar 20 years ago, I remember the pride with which I set off to Chancery Lane in London to get fitted for my wig and gown at 20! My colleagues from the USA and other non ceremonial dress countries, while they initially laugh at the pomp of it all, also admit that they do so with a certain sense of envy. There is a certain prestige and identification associated with the wig and gown, when properly made and worn, that makes all the years of studying and abuse worthwhile! I agree that not everyone can afford a wig and gown from Ede & Ravenscroft, but the folks who make them in Nigeria cut corners and produce sub standard end products (as evidenced by the jacked up wig on 1st page). I will admit, the heat makes it a bit uncomfortable, but I can deal with a bit of discomfort. Besides, if all things were equal in Nigeria, all court rooms and hallways really should be air conditioned, at this point in our post-independence history. I LOVE my wig and gown, and I humbly submit that I look fabulous in it! |

Realize your dream of setting up a car wash business or a house washing business. Look around you, especially in Lagos, do you see all that ugly black and green stuff on buildings? It's just mould, nasty fungus harboured in high humidity areas. No need to paint your houses constantly. Just wash it off with a bit of bleach and a high pressure washer. Make money washing buildings and concrete driveways. Who else is doing that in Nigeria Top quality USA made pressure washers available. Runs on petrol. No cheap China imitations. Only 2 left, so hurry!! We will ship to your location outside Lagos. Prix Fixe Liquidation 154 Herbert Macaulay Road Ebute Metta Lagos 0809 808 6622 0807 949 5555 |

Volvo's can go for several hundred thousand miles, if treated right. What is "Treated right"? Regular maintenance and good driving, quite simply. The newer versions are awesome on fuel economy, and the 2102 S60 drives like a dream - solid engineering! Avoid accidents, parts are expensive. Side view mirrors (plus housing) on the S60? $540 each!! Follow the Volvo recommended maintenance schedule, and you shall join the league of millions of Volvo loyalists. TIP - Change the timing belt, tensioner and water pump at approximately every 90K Miles or 5 years, unfailingly!! Perhaps $250 in parts, will save you a lot of headaches later. Proud Volvo loyalist.
