Precisely. Shipping from the US is approximately $1000 = N160,000. This is why I asked if you could share how exactly you are able to ship AND clear a vehicle through customs for N200,000, as you stated in your original post.

@ Lagos State: Do what well organized municipalities in first world countries do - sell off forfeited assets for more revenue! Look around Lagos, beside LASTMA, Police stations etc., you see vehicles apparently parked for years, over some dispute or the other. My humble suggestion - Resolve such cases quickly, if the result is a forfeiture of such assets, then establish a process to liquidate same, and convert them into more revenue. Call it your Asset Liquidation Department, or outsource to a liquidation company. Otherwise you bear the cost of warehousing or storing, and it becomes a cost center!

By your statement, you show a fundamental lack of understanding of basic investment and economic principles!

1. Investing in property, just like investing in the stock market, should be for the long haul, except if you are a day trader. As such, periodic blimps and bumps may affect the overall net worth of your portfolio, but the economy usually recovers, and values return to historic highs. Go into history and track the trends over the last century.

2. Demand alone does not drive the prices of property. Availability of housing and land mass, jobs, geographic proximity to economic capital etc also play a huge role. NYC is a tiny strip of an island with no land growth opportunity thanks to the Hudson and East Rivers, it enjoys a close proximity to the nations capital, is the economic capital of the USA etc, etc. Dallas on the other hand still has new cities and subdivision not yet considered, and other than a surge of banks and tech firms head quartering there to spur growth, not much else to its economy! Quite simply, NYC has limited housing, so prices are high. The demand you speak of is relevant to NYC only because the other factors mentioned above are present, otherwise NYC would be just another dirty, noisy city by the water with abnormally huge rats and roaches as inhabitants. Sort of reminiscent of Lagos and its relevance to Nigeria!

3. The foreclosures in the US market and the steep decline in the housing market stemmed from an abnormally high percentage of "sub-prime" mortgage loans and from bad decisions taken by wall streeters to securitize those sub-prime loans, creating a secondary market in a fundamentally bad derivative investment! When those sub-prime loans started to default, it created a domino effect and everything came crashing down and the Kings went dancing naked on the streets!

4. Housing in all but a few US markets has until recently, seen solid growth over time. Even average markets have seen 4 - 6% growth in the sector. A few markets have seen outstanding 20-25% growth (NYC, Silicon Valley etc). The foreclosures that you refer to, I see as an opportunity to amass a nice portfolio at a reduced price. Consider it a huge sale at your favourite department store! Remember the fundamental rule of investing? Buy low, sell high!

So Chanceman, yes, I stand by my original statement, because the investment in the US properties I referred to, will not only generate immediate income from rent, but will also eventually appreciate, and then I can sell high or pass on to my descendants after a couple of decades. In the meantime, that one house that you would have purchased in Lekki for the same amount would now be mouldy, sinking at the foundation, with cracking walls, all tiles and bathrooms broken, all taps and pipes leaking, roof leaking, with a sewage system that stinks to high heavens, thats assuming that the Atlantic OCean has not come back to reclaim its original position!

BTW Your bottom? Go shake that someplace else! Your arguments, like your bottom, are full of hot air!

Thanks for the sales pitch, but I think you've kinda missed my point. Permit me to explain - it is quite simply a matter of perspectives and priorities. From my perspective, "quality" is not defined by a marketer specifying 'genuine tiles'. The fact that you have to highlight the relative quality of your tiles already is a red flag! I EXPECT good tiles, especially at the kinds of prices you see in these areas you mention. Tiles are NOT a selling point!! Now if the floors were marble, okay, I would understand highlighting this fact. To me, quality is in the eye of the beholder, and this beholder just has not seen ANYTHING worthy of its price tag in this market. Dont get me wrong, I have seen some homes (usually built by returnees) that are very nicely done, and I am always quick to offer praise when I do. However, I would not pay the price tag for such homes. I recently saw a house in Lekki Phase 1 for N500 Million - Someone is on some cheap crack!

Let me put it this way, rather than pay N160 Million naira ($1M USD) for a "magnificent" terrace home in Lekki Phase 1, Ikeja GRA or Oniru (you get my point) or for a plo of land on Banana Island, I would rather buy 10 houses for $100,000 a pop in Atlanta GA, or 20 houses for N50,000 in Detroit Michigan, live in one of those, and rent out the other 9 or 19, living off the income! Even at $500 rent per house per month, my monthly gross income would be $4500 to $9500. In addition, I could look forward to solid appreciation over time, and hand over a tidy portfolio to my kids when I knock off. That to me, is a wise investment.

Hey I am a complete novice, and simply trying to learn, so forgive me, but I thought it was the other way round? That diesel engines are designed to go longer between services than petrol engines, therefore MAY end up cheaper over time? With no spark plugs, coils and other periodic maintenance parts to worry about and only regular , how is it that diesel ends up needing servicing more? Perhaps you meant that parts are more expensive?

Also thanks for directing my attention to this thread!

Right, so given the partial removal of the "fuel subsidy" and the imminent complete removal, may I suggest that this thread be restarted? The cost issue is now moot, not only does petrol now carry a retail price of N97 in large cities, it is actually N140 in most parts of Nigeria! In addition, there seems to be an improvement in the power situation, which could logically lead to a reduction in diesel prices from its current N97 (at least at Forte Oil, Falomo)! Also, long petrol lines at gas stations is now a common sight, with constant threats of NUPENG strikes.

Now what do the experts have to say about the original debate? I am really keen on this thread as I am considering a VW Toureg TDI. My only hesitation comes from a niggling concern about travelling long distance with a diesel powered vehicle - how do I guarantee the availability of diesel when needed on a drive from Lagos to Abuja, for instance? Perhaps carry gallons of cooking oil? That is a more appealing thought than gallons of diesel in my trunk...

BTW, who in the world came up with the the stupid nomenclature - PMS, AGO etc? Just plain silly, lazy and non-intuitive. Whatever happened to just simple petrol / gas, kerosene, diesel etc? Those are just as easily abbreviated, if needed.

Absolutely, children in cars should be restrained at best with a car seat (depending on the age and size) or at worst, seat belts. To the OP's question though, is there a CHILD SEAT requirement in Nigeria at this time? I think the law specifies seat belt restraints and vehicle placement, not car seats. The FRSC campaign quoted above is quite simply an awareness campaign, not an enforcement of known law. That being said, it is clear that the FRSC have not really thought this through - requiring parents to place children under 12 yrs in a car seat or booster? Child restraints are rated by height and weight, not age! Look around, most kids over the age of 7/8 could not possibly fit into a booster seat. My 4 year old who is almost 4 feet tall and 60lbs has already outgrown his child seat! I imagine we can only use a booster for another 1 or 2 years max. It would be a joke to require us to place him in a booster till he is 12!

Zeus I: The U.S govt has everything to do with the killing of their ambassador, they could easily have arrested the man, if he had produced anything that serves as threat to the U.S, he would not have escaped, i will be the last fool to be deceived by them. If you know a person to be an illiterate and that his conduct will always be barbaric when provoked, then you will be an illiterate to provoke him. Why would a sane govt grant it's citizens freedom of expression without a clause or limitation - freedom to freely discriminate religions, imagine some senseless U.S citizens producing a movie where Jesus Christ is portrayed as a gay person, is this the kind of freedom we need? Freedom to call your mother a fool/ sue her for disciplining you. Can anyone tell me where U.S has gone to solve a political upheaval, and succeeded? Islam is a violent religion, no doubt, but the instigators of those violent trait are the ILLUMINATIS, who now controls the West and the blame, as should be, will always be on the head(US, as world power) and the hand(Islam, whom they use). So? My verdict is that both U.S and the killers of the ambassador(libyans) are guilty.

He was called in for questioning, to answer questions they had, some of which I'd bet had to do with the source of his funds, especially given the fact that he has been convicted of drug crimes in the past.

Quite simply, that is one of the fundamental freedoms entrenched in the US constitution that makes it the great nation it is today! It is one of the reasons why millions of people, christians, jews, hindus, and yes, muslims from all over the world so strongly desire residency in the US.

This is the hypocrisy that exists in the world today - you vilify them for their freedom, yet you yourself enjoy the freedom to freely express your self in this forum, where you accuse them of being illuminati. You flay them for, in your opinion, failure in their attempts at resolving conflicts around the world, yet say nothing about the fact that the world still considers them the police of the world, and expect, no DEMAND, their involvement in every conflict, and when they are slow to respond for fear of criticism, or under economic pressure in their own country, the same people, such as you, crucify them to the cross of your self absorbed, ignorant opinions! Opinions, which by the way, you are free to hold, but apparently want to deny everyone else the right to hold!

I have read a few of your posts over time, but I really think you have done yourself a disservice with the above post. I would have expected you to ask questions before you jump on the typical Nigerian "na lie jor" bandwagon. Fact - My home in Lagos is at 1004 Estate, where the freaking Nazi's who run this place charge N75 per kilowatt (or per credit unit). PHCN charges N12 per kwh! The premium charged is supposed to cover diesel and maintenance, but IMHO, includes a HUGE profit margin for them. Now, In an average month when I am here, I use approximately 1200 credit units. How, you ask?? Easily - Everyday, with general kitchen appliances - a fridge/freezer, and standalone small freezer, an electric range (cooker), electric water heater turned on 2 hours in the morning, lights (yes, we switch them off when not needed), washer & dryer, tv sets, Computers, Satellite receivers, 3 fans, and no more than 2 A/C's running at night, we burn up easily 40 - 60 kwh or units per day! At N75 per kwh, Do the math.

I have met several people here on the estate who pay twice as much as I do! Yes, kobojunkie, it is for my comfort, and knowing that my baby sleeps, well, like a baby ;o)! Light is 24/7, and I dont have to worry about diesel supply (which at my previous home cost N300,000 per month!) or generator switch overs in the middle of the night. I can have a cold drink whenever I open up the fridge! We have food in the fridge that goes bad only if left uneaten for too long, not because the lights have been out for days on end! I can order fresh pasteurized milk for my son without worrying about it curdling!! Until you have lived in current day Nigeria for a period, you dont know what that means. Like I said previously, it hurts like hell to fork out the cash, but I pay it because I have effectively reduced my power bill by over 50%, and also because I am smug as hell when my family and friends run over to spend the night thanks to generator problems.

To your other point - When not in Nigeria, I live in the US, and my 5 bedroom house runs on approximately $80 except in the summer when my family of four consumes more power, then we run approximately $150 fighting the notorious Atlanta heat. Now, I NEVER, as a policy compare the way things run and cost of living in the US with Nigeria. Just my policy that keeps me sane, and frankly it is just silly to do so (Nigeria is called a developing nation for a reason, right?), makes everyone who does it sound like a spoiled over indulged child.

Lesson? 1) Ask questions when in doubt; 2) Nigeria is Nigeria, the US is the US!

BTW, for everyone complaining about Shocks - have you seen the way Nigerians drive over bad roads? Generally, while I am gently negotiating a bad section of roads or a speed bump, there is always some speed demon behind me who thinks he can take it faster than I can, then proceeds to overtake on the left or right, at a higher rate of speed than his car can sustain over time. His/ her impatience and ignorance is to blame, not car manufacturers!
