The VC, Ibrahim Garba had entered one chance.. watch the next SR moved and see that money has exchanged hand.. many questions would arrived his table.. ..poo.. you will see many of his course mate coming out with authentic certificate and why Dino own couldn't be confirmed, he is name missing...

On a lighter note, I think this is what will happen
- VC's testimony has "vindicated" Dino and you would expect that he now has all the grounds ready for his lawsuit (actually the testimony get as e be if you look at it carefully)
- Then everything will just go quiet and you will begin to wonder why Dino's suit is not progressing
- Dino will announce that he has forgiven SR

Actually there will be lots and lots of settlement and compromise that will be totally hidden from us.

I wish all of them all the best.

I hope that woman's request is genuine. Nice one Toke anyways

Your concern is correct but one has to be careful so that liars/frauds that deceive others about needing assistance will not make one insensitive to genuine needs when we come across them.

I just assume that anybody that asks for help needs it either directly for what they tell me or indirectly for other needs.
Properties / Re: Does Landlord Have Right To Break And Enter Tenant's Flat? by K024(m): 11:58am On Jan 21, 2017
deolumike:
Rights of a Landlord:
 The rights of the landlord includes the right to receive rents from the tenant as at when due, and a restricted right to inspect the premises after a written notice has been given to that effect notifying the tenant about the proposed inspection. The inspection may be carried out at any reasonable hour of the day time only, and can be carried out for limited purposes including; to view the condition of the premises, and to carry out repairs in necessary parts of the building.

 In the event that the tenant does not observe any of his duties or obligations, the landlord has a right to engage a lawyer to institute court action to end the tenancy and repossess the premises. Before a landlord can do this, he must be sure that there is no portion of the Agreement or law stating otherwise, and that necessary notices have been given to the tenant to leave the premises and he has refused.

 Where a landlord exercises his right to go to court, he may ask the court to order the tenant to pay him rent that are unpaid but which have become ripe/due for payment prior to commencing the action in court, and he can further claim the value of rent for the premises per day until the tenant leaves the premises.

When a landlord wishes to eject a tenant from his premises, the following procedure must be followed:
• Issuance of a valid Notice to Quit.
• Issuance of a Notice of owner's Intention to Recover Possession at the expiration of the notice to quit
• Writ or Plaint against Tenant or Person Refusing to Deliver up Possession.
• Service of Processes

Words of Advice to Landlords:
The popular notion is that where a tenant renews his rent yearly, he will be entitled to six months’ notice before he can be ejected, but this notion is only true where a landlord fails to prepare a written agreement to regulate the length of notice that he desires to give the tenant. In order words, the length of notice will be regulated by the law in the absence of an agreement stating otherwise.
The benefit of preparing a written agreement in a tenancy relationship cannot be overstated. From my experience in managing properties and facilities, I have discovered that the first duty of every landlord is to make sure that his tenants have written agreements to guide his relationship with the tenants. This is essential because the law allows the landlord and tenant by way of a tenancy agreement to regulate their relationship in the areas of each person’s obligations, and length of notice to terminate the tenancy relationship. A landlord that therefore wishes to save himself some headaches may choose to regulate a substantial part of the tenancy relationship by way of a Tenancy Agreement and the best way to do this is to consult a competent lawyer for proper guidance.

Barrister Mike.

Thank you o. I am really looking forward to having tenants again. We will have our agreement notarized and breaches will be treated according to the agreement

I once heard a judge (in a private conversation) said that, the landlord can't be charged/convicted for "breaking and entering", because he owns the house.

Private converstaion is what it is. I'm not a lawyer but I'm looking at trespass and criminal breach of agreement in addition to breaking and entering self.

Properties / Re: How To Get A Government Approval To Own A "STREET" by K024(m): 5:09pm On Jan 17, 2017
You dont need any approval beyond a C of O to own a street. Just buy all the land on the street an voila! You own the street.

OK on a serious note, you can not own the street the way you mean it. You can only have the street named after you or you can give the street any (reasonable) name that suits you.

This is how we are killing this country. The fact that you are being owed does not mean that it is OK for the government to owe other people.

Are you happy that the government is owing you?
If you have the opportunity will you do something about it?
Come to think of it, your situations are not exactly the same.

These girls are not on any salary with the government. They are like mercenaries, consultants, contractors and their only entitlement comes from services rendered in times like this. You are on salary and the government probably has a gratuity and pension plan for you.
Most of them have a short time to be in the limelight unlike folks like you that have a long term career with government.

Let the government pay them first. If they like, let them ban them for life after the payment.

Which one is more ridiculous to one's fatherland?

1. Being a good ambassador, representing one's fatherland and winning and defending the continental trophy, protesting for not been rewarded.
and
2. Being pessimistic about ones national team's success and not rewarding the people that have exalted the country!

Truth is I don't really care if they're not given the presidential welcome that they deserve. It also doesn't matter if they are not celebrated even though they just conquered Africa.

It seems to me that these ladies are asking for payment for services rendered and not some gratuitous rewards. The retards in power at NFF and sports ministry are making it look as if they are about to do the girls a favour. Match bonuses are not rewards. They are payments for services rendered. let the thieving thieves pay the girls their entitlement. Then they can ban them for life if they like.

The shelf life of a conventional baterry is 4months. After this period batteries are meant to be subjected to optimum charge using a battery charger once in a while. Your car's alternator cannot give your battery an optimum charge. That's one of the reason why most batteries do not last in Nigeria asides from the it being substandard

What is the your source of information sir?
4 months battery life? Regular visit to battery charger? A healthy car alternator can't give battery an optimum charge?

The police wont arrest and bring to justice the perpetrators of this crime. But they were quick to put behind bars a man that named his pet buhari. This country just tire me.
The man was arrested for attempting to start this type of chaos.

His charge reads
“That you, Joachim Iroko, aka Joe, and others still at large, on Saturday, August 13, 2016, at about 5.30pm at the Ketere area, Sango, in the Ota Magisterial District did conduct yourselves in a manner likely to cause breach of the peace, by writing a name, Buhari, on a dog and parading same in the Hausa section of Ketere Market, Sango, thereby, committing an offence contrary to and punishable under Section 249 (d) of the Criminal Law of Ogun State, Nigeria, 2016.”

Name your dog buhari or whatever you like but don't put the name on the dog and walk it down the street populated by people who are bound to be offended by anything and everything. what do you think would have happened if some folks like the perpetrators of this crime saw that kind of dog? They may say you have insulted the prophet since the president's first name is the same as that of the prophet. It may not make sense to you but has their crimes ever made sense?

I am neither a wailer nor a zombie but I think the man shouldn't have paraded that dog. I do not speak out respect for the president but rather out of respect for human lives.

Interesting topic.

Job security is fast becoming a myth in view of tougher environment for businesses.

On banking, my take is that one should start planning retirement from the first date of resumption.

Actually, the smartest people across professions/careers start planning for retirement (or even premature, unplanned, undesired exit) from the first date of resumption.

I am sorry if this sounds disrespectful.

This would have been a very interesting topic. The problem is that you promised to give "8 reasons why I should not invest in rental property" and you have only given 3 since February. If you could not make good on a promise that was not forced on you and that does not even have anything to do with money, how do I trust you with any other thing you promise either here or on any other thread?

Once again, please accept my apologies. Some of us just can not see beyond what people present about themselves.
