How content creators have poured fuel on the fire

A wave of content creators constantly film luxury apartments, penthouse tours, and “mini-mansion” reveals in Lagos, Abuja, and Port Harcourt. Most of these spaces are rented for content, borrowed, or paid for by brand deals. Yet the captions read “hard work pays” and “just moved in.” To a landlord scrolling Instagram, it looks like every 25-year-old can drop ₦8M/year on rent without blinking.

Landlords copy the price tag, not the context
Because these videos go viral, they reset public expectations. A landlord in Rumuokoro or Lekki Phase 1 who sees creators flaunt ₦15M two-bedrooms starts believing that is the “market rate.” The fake lifestyle becomes the reference point, and real tenants get priced out. What used to be ₦800k–₦1.2M for a decent two-bedroom has been pushed to ₦2.5M–₦4M in many cities, and three-bedrooms now cross ₦5M–₦10M in Port Harcourt, Lagos, and Abuja. That is thousands of dollars yearly, far above the average salary.

Weaponized rent and the “soft life” tax
Some landlords now add a “social media premium.” If the area is known from TikTok or YouTube vlogs, rent jumps overnight. Tenants are told “this is a celebrity estate” or “influencers live here” to justify ₦1M hikes mid-tenancy. The average worker, civil servant, or small business owner is left chasing basic shelter that now costs multi-millions in naira.

Agents as opportunists
Agents exploit the hype. They record walk-through videos with trending sounds, label a standard three-bedroom “luxury smart home,” and peg it at ₦6M because “it looks like what you see on Instagram.” Inspection fees, agreement fees, and caution fees are stacked higher, because “people are paying it online.” The client desperate for housing has no data to argue with.

Why this hits so hard

The problem is not that creators are rich. The problem is the scale of staged wealth and the silence about it being staged. When thousands of creators push the same script, it manufactures a false economy. Landlords and agents then use that false economy to justify real price floors that the average Nigerian cannot reach. A comfortable two or three-bedroom flat for a family is now a luxury product.

Possible government solutions to regulate prices and check exploitation

Mandatory disclosure laws for “lifestyle” content
Require creators and real estate marketers to tag content as “promotional,” “staged,” or “short-term rental” when a property is not their primary residence or was paid for by a brand. The Advertising Regulatory Council of Nigeria (ARCON) already has rules on branded content; this extends it to housing. Fines for misrepresentation would reduce the illusion that ₦10M flats are “normal.”

State-level rent control and index publishing
Lagos, Rivers, and FCT governments can publish quarterly “fair rent indices” by neighborhood and property type, using data from registered estate surveyors and tax records. This gives tenants a public benchmark to challenge arbitrary pricing. Edo State’s 2024 tenancy law review and Lagos’ proposed Monthly Rent Scheme are early models to build on.

Agent licensing enforcement and fee caps
Strictly enforce the Nigerian Institution of Estate Surveyors and Valuers (NIESV) licensing requirement. Cap agency + legal fees at 10% of annual rent, and ban “inspection fees” for properties the agent cannot prove they have exclusive rights to. Digital reporting portals would let tenants flag violators.

Tax incentives tied to affordability
Give landlords tax rebates or lower land use charges if they lease 2-3 bedroom units below the state’s published affordability threshold for middle-income earners. This flips the incentive: instead of chasing viral prices, landlords are rewarded for serving real market demand.

Crack down on mid-tenancy hikes
Amend tenancy laws to void any rent increase not backed by a signed clause and 6-month notice. Add penalties for eviction threats used to enforce “social media premiums.” Small claims courts in each LGA should handle these cases within 30 days.

Bottom-up check

Beyond law, the FG and states can partner with credible creator associations to run a “Real Rent” campaign. Creators disclose ranges for the cities they film in and debunk the “everyone pays millions” myth. Platforms can add a “Cost of Living” info panel on Nigeria-based property vlogs, similar to YouTube’s crisis resource panels. When the benchmark changes, landlord pricing power drops.

The rent crisis has many roots: inflation, cost of building materials, and low housing supply. But the viral performance of wealth has become an accelerant. Regulating the signal and the market together is the fastest way to bring two and three-bedroom flats back within reach of average families.
