In British standard, a storey is a space between the ground floor and the first floor or two suspended floors. In Nigeria, we use British code to do design/analysis of buildings. Therefore, the structure is a three-storey building. Thanks

Materials, Quality of Labour, type or method of construction, location etc. They are too many things that contribute to the cost of building. For that duplex it is obvious not just any strip foundation would be used but a reinforced deep strip foundation preferably or a pile or pad foundation if the area is too marshy. These kind of foundation costs more couple with the fact that you may need to perform some kind of groundwater dewatering operation if the location is water logged. He should just contact a certified quantity surveyor to get a clear estimate.

It's just that the OP did not tell us the location of the proposed building, but a strip foundation on a very good soil (with bearing capacity above 100kN/m^2) can carry the structure, only that the block work on the substructure will have to be filled with weak concrete for additional strength. This is just a two-storey (British standard) building with just one suspended floor.

I greet you bro. From the dimensions of the rooms, lounge and others it's really a big project. However, the cost depends on some factors like.
(1) The taste of your client's finishing
(2) The location of the proposed building as different soil conditions require different types of foundation.
(3) The concrete mix ratio your client can afford.
(4) Labour rate in the location/state.
(5) Duration of the building project from your client.etc.
Having said the above, a budget of 55mil upwards needs to be budgeted depending on the listed factors.
In addition , if you in any way need breakdown on the cost and quantity of materials and labour you can send me a pm let's work it out. I'm currently in southeast executing a project should you need someone to work with.

Dear OP, kindly budget 3.8 - 4.2mil.... the upper limit depends on the taste of finishing that you want. Remember you're gonna use POP, quality tiles too (maybe 600 x 600mm for the sitting room), foreign doors like polygold . Better WC costing around 25k unlike the white 13k WC and many others.

Please this is for serious minded people especially gentlemen and ladies of investment and business sections. A friend recently built a hotel in Awka, Anambra State and he's advising me to follow suit but I'm sceptical about hotel business so I'm considering two options.

One is to build some blocks of University hostel in a city with high concentration of undergraduates like Awka and Enugu since I already have acquired a reasonable number of lands in Awka, Asaba and recently Enugu.

The other option is since this is about having something at home, I can fix a reasonable deposit in a bank like first Bank or UBA which will be accruing interest every three months. All I have been doing is buying lands and keeping the rest of my money in bank, please I need some help.

I'll advise you build student's hostel. Hotel comes with a lot of troubles. However, I would've advised you to build a hotel if the location of your land is in Owerri....For the hostel, You can go for a two storey building with a total of 30 to 36 rooms.
The one we completed late last year at Umuchima in FUTO cost about 45-50mil (2-storey with 30 rooms).

Hey calm down, I am from the Southeast too, but its high time we started telling ourselves the truth.



I just arrived from Enugu few weeks ago, and where I stayed was very close to the airport and I saw flights taking off; Enugu airport is still in full operation.
And why should the Lagos seaport be closed? Because it's not in the Southeast? SMH

Now the problem is this, around 65% of the Igbos stay elsewhere in lieu of the Southeast, how do you expect the region to develop when our people barely stay and do business at home?

You saw flights taking off but oblivious of where they are heading to?. Go to that airport and board a flight going to China, Malaysia, UK, Canada, UAE, etc. What is there to make it international? The highest distance any flight can take from there is either to Lome' or Ethiopia . Do you think it's everybody that's comfy travelling by land from south east to Lagos just to board an international flight? What about those travelling to Lagos or Abuja every week to the embassy just for interview alone? Spend money to lodge in hotels if the interview fails to hold? This is just one out of many. So anybody that supports these injustices is just a wicked soul.

.... I am a graduate and was dating this undergraduate girl with both of us staying in different states. Most times she will upload a pic she took with her male bestfriend on whatsapp. I asked her about the guy and she said he's her coursemate, that the guy helps her out during exams and in some assignments. Sometimes if I call her she will tell me she's in her bestfriend's lodge. I always ignore cause I know the relationship will not end in marriage and I hardly get jealous over this things. She started complaining that I don't call her everyday (of course, I don't ) and she does not get to see me at least twice in a week.... that if I truly love her that I should atleast try and be calling her everyday( my voice soft shaa )....... I told her I can't do that because at this stage in my life I've many things going on in my head that I need to put in order. Sometimes, after site supervision I get weak and once I come back home the next is to sleep or start drawing a plan for client on my laptop. However, it's not just my character calling my girlfriend everyday no matter how much I love her. I told her this is the part she cannot change about me...(She will be crying on phone when I'm telling her all this)..... I love her to some extent so I advised her to end the relationship since I can't cope with calling her everyday and won't want her to be complaining and crying over it anytime we talk on phone... (seriously, it was much, we will talk on phone for like 18mins and 15mins out of it will be for her complains, crying and me begging ). I suggested she might consider her male bestfriend since she will get to be seeing him everyday in lecture halls and even be calling her everyday since it appears he has more time at hand to be doing all that than me. Before all this, I told her that she (as pretty as she is...) can't have a guy as a bestfriend when this same guy has no current girlfriend. There's no way he will not be emotionally connected to her and must have wooed her as well. She stylishly denied all that... After I broke up with her (cos I initiated it...that day she was in this her male bestfriend's room. She was crying on phone and the young man was consoling her...lolz).

I even asked her to give the guy phone so I can talk to him.... I advised the young man to always make her happy since as a guy I understand he might have some feelings for her....lol).... After some weeks, I came to Owerri to submit drawing plans I prepared for a client then I called to inform her that I'm in Owerri. She told me she's around. ...visited and met she and the male bestfriend doing clean-up in her room...lol.... As the boss, I asked her to bring a chair outside and get me a chilled water....after that I exchanged greetings with the guy and was like....Chris (not his real name) hope you're treating her right?...he said "yes boss".... I chuckled...
So currently, they are now dating.

@Op...All I can say is, if your girlfriend is pretty there's no way the male bestfriend won't be emotionally connected to her and as time goes on she might find a reason to start dating the bestfriend. Don't forget that if there's any squabble between both of you, her male bestfriend will be the first person she will tell for an advice. However, she might be ill-advised by the same bestfriend to have an advantage over you.

Is it only me?.... cos I don't like schools bearing a person's name....
