Mat helps to prevent cracks for foundations where the land is swampy. Because capillary action will exert pressure on the surface of the oversight concrete and the mat (reinforcements) help to prevent the floor from cracking...
However, considering the cost of reinforcements, BRC mesh would have helped minimise cost and achieve the same result.

I'm trying to understand what laptop you comfortably bought for 1 million naira only to come on nairaland to lament about spending 160K on generator usage monthly.

Sounds like you have the tendency to be wasteful when you can have same satisfaction from spending lesser on alternatives.

My system cost me 370K. I don't own a generator. I have a solar power pack I ordered from New Jersey at a cumulative cost of 175K. It's charged with electricity as well and can keep my gadgets and system powered for 80 hours before the next charge.

I also have a mini solar installation done at 160K that enables me use two fans and bulbs and when electricity comes on, I use my AC.

Everything listed here didn't even cost me up to the amount you wasted to buy a laptop. Sometimes you have to plan according to economic realities.

I agree with all you said except for his laptop choice. As a civil engineer, there are some animations that will take me 18hrs to run but a good laptop will take just 3hrs. My current laptop goes for over 1.6mil and I'm looking forward to get one at 3mil because of a software I intend to install and for effective 4k rendering in minutes. It all depends on the need.

I have 4 carpenters I use for my projects. 2 of them are yorubas and based in Owerri. 1 is from Adamawa and base in obinze barracks, same Owerri. 1 is based in Umuahia.

In 2018, a plot in Udenwa Estate goes for between 50 to 75mil. This is where I did a duplex project in.
That's what someone is saying with 30 to 40mil you'll get land and building in such area😂.

It is very possible to get a land of such amount in Owerri.

Why do you think those plastic lady's machine now cost 750k upward?

Do you even know how many plots makes up 6000sqm? Cos if you do, you'll do the multiplication yourself.
Again, that area is not for the middle class. It's for those in the higher social stratification. That area harbours commissioner quarters. Even the popular Concord hotel is not far from there.

A plot in Udenwa estate not far from that place is 150mil. And I've done construction job in that estate and outside for a band MD(now former) who lives there as well.

Let me share to you what I intend doing with such money, latest next year December after I get married.

1) To open a pharmacy shop for my wife.
For me, this is the only buisness that will always sell. I'm looking at 6 to 8mil for it, including the shop and drugs...Though if I can get it up to 10mil before that time it will be okay but for now, I'm working on the initial budget. However, if I see a good location that will thrive very much for the pharmacy business, I'm willing to sell a plot to raise additional funds for the business.
2) I've some lands in different states like you... I've 2 plots in an estate in umuahia where I intend to use for BLOCK INDUSTRY (meanwhile, I'm a civil engineer) once the estate starts development from next year.

3) If the pharmacy shop won't work, another option for me is to put the whole funds together and buy a truck(25mil to 30mil) which I'll register under a company that will be managing it.
Let me break this down... I'm currently doing a project in asaba and I made the enquiry. For such truck(new one), weekly payment is between 400 to 500k... Monthly is around 1.5mil to 2mil with a condition that they'll be doing minor repairs while you do major repairs...but you can negotiate with a company to be doing the major repairs so that you won't be cheated on. So you can look into this direction if you're in a city where a lot of construction jobs is going on.

Abroad doesn't thrill me. I've seen people spend so much(ranging from 23mil to 30mil) traveling with their family and I'm not ready to spend such amount of money because I'm traveling abroad(I've been there in 2015 on a 2 weeks vacation) so it doesn't move me one bit.

What are the features of the building? Like, number of bedrooms, laundry, gym room, ante room, main Lounge, etc.
What is the condition of the land considering that some places in Ph are waterlogged & require raft foundation which is more expensive than pad footing? These are factors to consider before anyone can give a rough estimate.

I'm doing double two storey building(6 units of 2 bedroom flat) in Ph(Rumodumaya & ogbogoro) & both are water logged areas that require a pad + beam raft foundation.

If you give me this information then I can come up with a price range from foundation to roofing.

Land dispute is not a strange issue among Igbo. Many lives have lost due to this. No matter how magnificent the building is on a disputed land, it will be dismantled within a minute. Buying land in Igbo land is at Ur own peril especially if u are a stranger. That's why it's very hard to see a stranger buying and selling land there.

Stop misinforming the public. There's no where you don't have land dispute and that's not enough reason to discourage people from owning a land anywhere in the country. Make your findings before you purchase land anywhere.
