You can build a 5-bedroom duplex with 22-30million depending on your quality and the area. Note also that one can build a standard duplex worth 45million and above. It's a matter of how financially bouyant one is...

Personally, this is the range I give until you present your drawing from which I can proceed with the probable cost estimation in my excel sheet....I focus more on the structural members and non-structural members( as i can't compromise them especially the structural members) in my estimation then it's left for the client to tell me the quality of doors,windows, tiles,Pipings, water closet,roofing sheet type,etc cos that's where he/she has a say.....For transparency, I will forward the Bill of Quantity so you can go through it and also do your own market survey....

We are family of five. My hubby is indifferent abt whichever I go for.But most of his colleagues are always talking of duplex. Since he has saddled me with that responsibility, I need advice on which to embark on.
In terms of cost, bungalow is more cheaper than a duplex, factors like topography of the land,finishes, quality of doors,Windows,roofing materials,etc to be used being equal. The addition cost in duplex comes from the first floor slab/deck,beams, few columns, formwork for the slab and beams, etc

Since your hubby has saddled you with the responsibility of choosing between a bungalow and a duplex that means he's financially buoyant enough to build a duplex...

Both are good but let me make this points

(1) if it's an ample land and your hubby bought it cheap then I will advice a bungalow over a duplex . Personally, I can't buy a land (be it half or one plot) worth 4million naira and build a bungalow on it. If I can have the money to buy a plot of land over 4million why won't I be bouyant enough to building a duplex on it?
(2) For efficient distribution of spaces, a duplex is better. A duplex allows one distribute more spaces for different purposes.
(3)Also, having balconies on top slab/floor is also an added advantage...... Children enjoy staying on the balconies overlooking the surroundings and their peers playing along the streets or in their compounds too. Your kids will really enjoy it.
(4) In terms of aesthetics, I will prefer a duplex.... Although a good architect can give you the best aesthetics for a bungalow as well...it's part of their job.
(5) A 5-bedroom bungalow will utilise more space than a 5-bedroom duplex.... for futuristic purposes, your hubby might decide to add/attach a self-contain or one-bedroom flat in the future as the family increases..
(6) Ventilation : if the land is big enough there will be enough ventilation when a bungalow is built on it, if not, a duplex will be better as there's more air as the height increases...


When I was a child we were staying in a bungalow and I always envy those kids around my neighbourhood when they come out to stay on the balcony,playing and overlooking us from the top...There's a feeling I did have about it as a kid back then. Since then, it has been my dream to build a duplex, just for my kids to get that same feeling as well.. grin grin

I don't expect vigilantee or police to kill them and I don't expect vigilantee to release them on their way to their office or police to release them the following morning

How to better secure the environment should be what proactive students should do. Instead of negotiating with vigilante, man'o war or the school authority to assist in any way, you result to killing people.

I stayed in Amic lodge(Umuchima) in FUTO for 5 years. One session, lodges in the onyia towers - playboy mansion axis decided to pay some Hausa men for security purposes. That was the most peaceful nights I had till students decided the men were asking for too much and stopped paying. No need to ask, the robbery continued.

Please, always hand criminals over to authority. Let the law decide.

Imagine the risks you guys took.
The escapee could have returned with friends and shot sporadically in attempt to rescue their partner OR the person you were happily burning could have in a bid to not go down alone, summoned strength, ran towards an unexpecting spectator and hugged him to burn and die too.

Which authority are they going to hand them over?.... even ihiagwa vigilantee know these guys.... there was a time my friends and I were going to eziobodo from eismann around 10pm, these theives were at the futo back gate robbing people and inflicting injuries on them with cutlas, we informed ihiagwa vigilantee and they came with their bus to that eismann junction.... believe me these vigilantee guys refused to approach those thieves, telling us that those guys and not thieves that they are just students... When they relunctantly managed to near that futo back gate those theives entered the bush and they (vigilantee) set one tyre ablaze there and left..... those theives returned back and continue with their robbery..... we had to follow that ihiagwa road leading to eziobodo village that night. ....

If the students had handed those thieves to the vigilantees or the police, they will be released and the best day their robbery continues....

As for their gangs retaliating.... guys are prepared for them....

Students here won't kill any thief that steals valuables only....rather they will burn those that steal and stab /cut their fellow students with matchets. ...

Enter a taxi to umuchima (laffarge precisely) and you will see some guys with different bandages as a result of these thieves cruelty.... they will rob you (your phones and other valuables) and still stab or cut you with knife too... At a point bike men started charging students above 200 naira (50 or 100 naira for normal price depending on where you are coming from) just to take you to umichima because they are not even sure if they will return back with their bikes...cos these thieves rob them their bikes and inflict injuries on them too......I witnesed their killing and I'm happy.......

Securities here are not even helpful.... they will arrest these guys And still release them to continue from where they stopped....

I support this jungle justice 100%...

Below is/are picture(s) of a jss1 student's examination answer script (a foolscap) begging my friend (who's his teacher in Basic Technology ) in writing for marks. My friend stays in Federal Government College, Portharcourt (via NYSC PPA).
His handwriting is bad shaa so I decided to type what he wrote on his foolscap for those that won't be able to see it clearly.



...Good day, please I want you to help me just for only one thing. This is all about my heart desire even though I didn't get 60/60 please just give me 40/60 and also even write my name. I'm praying for you and your family. In my community I'm the most intelligent boy, so that is to say it will be a shameful thing for me to repeat this jss1k. Any mark that you want to give me can, because I asked my form teacher all my problem and he said and I should hope for 40 marks in all my subjects that is why I'm telling you to help me."......

If at this age this kid will have the mind to beg for marks in writing, what happens when he enters university?.... he will definitely sort his way out.
Even the 24 marks he got must have been through malpractice cos he failed some of the simplest questions and got the difficult ones...
