Properties › Re: About to renew land lease For Telecoms Mast:i Need Urgent Advise Pls. by laudate: 2:40pm On Jan 23, 2018
BanjiHols:
Are you in the know or probably a landlord to a telecoms operator?

1.Kindly advise on the current rate to charge Mast operators for per annum.

2.Are there additional benefits obtainable from the mast operators presently?

3.Can one charge more for additional network facilities added to the mast after the first contract, now that a renewal is about to be done.

4.What are the things i need to know in order to charge the operators for this renewal rate about to be negotiated?

Thanks.

*Please if you will ask me to contact you for paid service kindly ignore this thread*

Meanwhile valuable information will be profoundly appreciated.

Thanks
Hello, the answers to your questions would depend on a lot of things.

1). What is the current value of land in your area? At what rate is land being rented out or sold, within your vicinity? huh This is usually a good place to start. Ask a good real estate agent to find out lease rates and selling rates for land, in your community. You can use those rates as a guide, to drawing up a new fee for annual rentals.

Next, look at the current interest rates and add that as a mark-up to the new rates, you would be charging for the lease of the land. Telecom companies prefer long lease period, for their base stations.

2). Additional benefits obtainable from the mast operators presently, vary from one operator to the other. sad But the truth is that most of the Base Transceiver Sites (BTS) stations and mast sites, have been outsourced to certain tower companies. You would need to find out, if your lease is still being handled directly by the telecoms firm, or the outsourced company.

In the past, the telco's generators supplying power to the mast & associated equipment, were also used to provide some amount of free electricity, to the landlord. Free security personnel to guard the BTS site, was also thrown in. I don't know if they would still be willing to renew on the same terms, now that cost of diesel has gone up. But please ensure that you push for it, to be included in the new lease rental. Anyway, they are not likely to strike out the generators being used on their site, as this is an essential service for them, since they always require power for the equipment. But they may want to strike out that part about offering free power to the landlord. cheesy

No matter what you do, if free security services were part of the former deal, please do NOT give it up. shocked Insist on it being a part of the new deal. Because if anything goes missing from the telco's equipment on site, you could be held liable or fingered as a likely suspect.

3). Charging for additional network facilities being added to the site, would depend on two things. sad Is the site a rooftop site, or a greenfield (i.e. on flat ground)? If it is a rooftop site (i.e. located on top of your building) then you could make a case based on the fact that additional equipment being installed, puts additional weight on your building, and it could increase the cost of your home insurance, or building insurance.

Not only that, there would be a need for more maintenance trips, since there are additional equipment, and that could lead to more wear and tear on the building.

If it was a greenfield site (i.e. if it was developed outside your building, on flat grounds), then please find out if the additional equipment is occupying more space than what what previously agreed, with the telecoms operator. If they have taken up more space than what was initially agreed, then you can bill separately for the additional square metres of land, they are now using. But usually, the BTS sites are fenced. So if the additional equipment is still within the confines of their agreed space, then am sorry, you cannot charge extra for that. undecided

4). The things you need to know have just been listed. You could also talk to others who have rented out space to other telcos. Maybe they would have more information. Good luck! wink

This is just how these Fulani herdsmen and their clique, cause trouble in Nigeria. You migrate en-masse into someone's land, without any permission and take up residence there. sad

That piece of land would definitely belong to someone or some community, yet they have disregarded that fact, and decided to camp there. angry If the owner raises an objection or tries to evict them for trespassing, they will claim they are being attacked and would launch an attack on the community.

And people like PStacks will write lengthy epistles, justifying their act of wanton and wilful trespass, upon another person's land. Tell me, when things degenerate to the level of hostility, who bears the brunt?

If a report is filed against them at the police station, the authorities will turn a blind eye. sad When fight starts now, you will see arms flying round - left, right and centre. It is a pity that Kogi people have a renegade, clueless, narcissistic joker who claims to be in charge of the state, at the govt house.

I'm 6.3ft and I have seen 14year old girls in U.K who are taller than me with big body...in fact their physical look is intimidating and I will be like...
Oga, that may be true for others you have met, or if you are talking generally....but within the context of this particular couple within this thread, the British woman is definitely older than this man, she is getting married to in Ado-Ekiti.

If a girl just has a big and mature body, her face will reveal her youthfulness. In fact, just by her face you can accurately guess if she is a pre-teen or a teenager. But the woman here on this thread, does not follow the pattern or trend you spoke about. She is definitely a mature woman.

bro ibaji speak their own dialect of igala OK which is where I am from and not everyone understand Igbo there ok they are igalas originally

the reason why Igbo is a second language is because its close to anambra and most people adopt the influential Igbo language when doing business with Igbo's around there and also the idomas around Enugu nsukka border

southern igala are very close to igbos a lot ....this activities made some igala to settle in present day ebu oshimili north in delta state and ifeku island in border of Edo state. and anambra state also

also illlah of delta state. despite being assimilated to be igbos still have their igala roots
greatjoey:
Whoever says ibaji belongs to Igbo is not a good student of history. Ask such a person what ibaji means in Igbo language? In Igala, it means riveriners or river people. The founders were children and bonafide descendants of Idoko, OMA Abutu Eje. They were warriors whom were sent from Ida to Bini, now Benin to wage a war against the Bini people. Igala, having defeated Bini in the previous war, killed Onu Bini and seized the eju b'eju ailo which the Attah Igala uses till date, the Bini people became afraid of the news. The Bini consequently selected their most beautiful women to go and welcome the Igala warriors while they were still afar. They were naked and the Igala warriors slept with them. This act defiled the charm the warrior came with to fight. Consequently, they returned and couldnt fight again. On their way back to Ida, they became afraid of the At a possible reaction of their failure. So, they decided to remain at where is called Onyedega today and sent an emissary to Ida of their plan to settle their. Being a rever-rine environment, they were name 'Ibo-Aji' hence Ibaji today. Thank you.

Why would clearance be given to anyone to engage in a prohibited act? huh The DIG's chopper could have landed in Makurdi or Gboko, or any other big town with an airstrip, and I am sure a police vehicle could have driven him straight to the site of the meeting.

Now, please just cite the relevant sections of the aviation regulations, that forbid helicopters from landing in a village. No need for long story.

So how did DIG Habila Joshak's helicopter land in a village in Benue State? Kindly tell us what section of the aviation regulations, forbid helicopters from landing in a village?

https://intervention.ng/wp-content/uploads/2017/12/Adjusted....png

DIG’s Helicopter Scatters Okpokwu Villagers in Benue State

The heightened state of insecurity across central Nigeria played out yesterday ,when pandemonium broke out at the landing at Okpoga, the Okpokwu Local Government Council Headquarters, of the helicopter conveying Mr Habila Joshak, the Deputy-Inspector-General of Police in charge of Operations to a peace effort in the LGA, following a clash between locals and herdsmen, the previous day.

In the most dramatic manifestation of that mental state of siege and uncertainty, which has engulfed Benue State since the January 1st, 2018 killings, Intervention has learnt how the sight of the DIG’s helicopter sent a wave of rumours to surrounding villages, in the nearby Edumoga District from where villagers took flight, into the depth of the populous Edumoga District.

The helicopter might have been misinterpreted as another form of militia invasion or a police crackdown, as it was coming on the heels of what appears the opening of another front of the herdsmen-farmers crisis, two days ago at a Fulani settlement. It is understood that the worst hit villages are Ingle, Ojapo, Ollo, Akpoga where men and women have all fled, leaving only elders and children. https://intervention.ng/10773/
