BanjiHols: -Thanks Laudate You know this IHS people very well this week, they brought their offer of a mere 25 percent increment of what they paid 10 years ago.
-They want to renew for another 10 years contrary to 5 years agreed then.
-The area road network is now well tarred (to the Gate of the property) contrary to the situation in 2008.
-There was no criteria or percentage agreed in the contract 10 years ago (to guide renewal increment)but onl states that there will be mutual agreement on new rate.
If you were in our shoe what percentage will you charge after 10 years, considering the developments seen in the area now plus property appreciation? Oga, if your site is within Lagos or any major commercial city and the road network is now well tarred, then property rental rates are likely to have doubled in 5 years. That was why I was asking you to find out current rental rates, for similar plots of land or property within your area. If I were in your shoes, I would take the current commercial rate charged by other properties in my area, and then mark it up by 50% per annum, to make enough provision that would cover interest rates. It should give me a rate that is like 80% - 100% above what the former telco paid initially to cover the 5-year lease.  Then when negotiations start, you might be able to come down a little to like 65 - 70% (i.e. above the current commercial rental value prevalent in your area).  The reason is to try and ensure property prices you finally agree to, gets as close as possible to projected property rates at the end of 5 years. Please try to avoid a 10 year lease if you can, because property prices would definitely have doubled in 10 years, and what you are being offered now, would look like chicken-feed, at the end of 10 years. Kindly try to stick to a 5-year lease. Do not allow them to intimidate you. If they threaten to remove their equipment, please note that it would cost them time, effort, money and manpower to do so, and relocation costs might exceed the annual rent for them.  Tell them this fact. Point out that they have enjoyed relative stability and safety of their equipment while it was on your premises, and the reason your site was chosen the first place, was because the telco had done its' site survey and discovered that your site had the best signals for their network.  Good luck in your negotiations with them!  |

They are good negotiators, and always want something for nothing. They will try to offer you the lowest possible annual rent in the market. By interest rates, I meant that you need to find out the commercial interest rates from the banks, if you were to take out a loan which is equivalent to the annual rent you would collect from the telco. Then multiply that interest rate over the same period of years, that lease is expected to run. Finally, add that interest to the annual rent, you are going to charge the telco. If you took out a loan or a mortgage to build your property, would you not pay interest on that loan? And if you were to rent out that property in order to get money to pay back that loan, wouldn't you factor in the interest rate payable on that loan, before you fix the rental value? Just asking. |

When God gave Abraham his marching orders, He never told Abraham to trespass upon other people's lands, or covet their crops and property. Neither did He tell Abraham to nourish himself, his family and their livestock, at the expense of others' lives or their source of livelihood. Your problem is that you believe others must be dispossessed of their land and crops, in order for the Fulani to survive.  This arrogant mindset which does NOT acknowledge the fact that other people have their own survival challenges, and the right to live peacefully on their own land within their territory and domain, will always jeopardise any migration plan of the Fulani herdsmen into the Middle-Belt. It is why their migration, will always be met with resistance. The Fulani pastoralists do NOT have any rights, over the ancestral and communal lands of other ethnic groups, simply because they are nomadic herdsmen! Dubai was a desert, and so were many parts of present-day Israel before they reclaimed it, and made it habitable for their people. Today, Dubai is a tourist destination, with a healthy economy. Your Fulani big men and people in authority, will not understudy them and learn how to turn the northern fringes of their desert into an oasis. They will not learn how to reverse or mitigate the bad effects of drought and climatic changes. Instead, the arable land which is shrinking in the Middle Belt due to leaching, overflooding, mining activities and population expansion, is what they want to trespass upon by force, and find a way to frustrate farmers and their families, into handing over to them. Their evil plans will not succeed. If drought and desertification is chasing the Fulani herdsmen further south, please be informed that the communities in the Middle Belt have their own peculiar challenges too, as their arable land and crop yields have shrunk considerably, and in some cases, it can no longer meet all their needs. But they have not moved into other areas, to chase away their neighbours, or trespass wilfully on land that does NOT belong to them. The migration process of 400 BC, is totally different from the migration activities of 21st Century. Today you would probably require a passport, hotel booking and visa, to go on the same journey that Abraham did. You cannot just wake up, and decide to lay claim to the lands of others or take over their property, because you are a nomadic herdsman. In any sane society, you would be thrown in jail, or fined heavily after eviction. The laws are there for a reason. And the Fulani herdsmen must be reminded at every turn, that the freedom to swing their arms, ends where the nose of other tribes begin!  |

AyakaDunukofia: The beginning of an emirate. It is following the same pattern of all the Fulani conquests in Northern Nigeria. Buhari is a Dan Fodio incarnate. And he's keen to be remembered as such by his kinsmen.
What will begin as "settlements/colonies" will eventually evolve into communities that have schools, infirmaries, markets, serikis and eventually emirates that would have government backing.
