kopell:I am sorry for the Silence. Too many personal reasons I can't mention here. But the most important thing is that I am back and we are going to weed the property forum off Scammers of any kind starting with this issue that @AppDevt has levelled against @Skimanski |
AppDevt:@Skimamski, you have 24hrs to respond to this allegation. Nairaland properties would not be used as an avenue for fraud or obtaining under false pretext. If you do not give a cogent response to this complaint, you would be permanently banned from this forum and all your posts flagged. Further actions will be taken up with the authorities to press charges officially. For far too long we have kept quiet here while so many architects and builders on this thread have taken advantage of unsuspecting people to receive money, do a shoddy job, and abscond with the money because you think Nairaland is a faceless forum to swindle people who patronize you after following your posts. It ends today. We would be taking a closer look at this thread to weed out scammers hiding behind a keyboard. 24 hours and watch Nairaland Moderators in action. |
I was reading online recently about how Cynthia Morgan claimed Jude Okoye scammed her while she was under his Record Label and May D led credence to her complaints about the Label not giving him his dues and generally cheating him off the good life he was supposed to enjoy as an Artiste. A lot of people immediately sympathized with these Artistes and rained Insults on Jude Okoye and every other record label out there for cheating Artistes. Many Artistes these days have made it a habit to always come on social media to blame the Record Label for stiffing them but is that really the truth? Let's delve into what goes on behind the Music Industry and explain why one Artiste is very rich and famous and the other one famous but broke. A lot of people are very ignorant about how the Music Industry works. Free Music is everywhere you look today. Everyone can download music for free online from “notjustok.com. , tooxclusive.com etc”. You can listen to free music on any radio station you tune into all over Nigeria. You can watch free music videos on over 20 Music Channels. You can stream free video on YouTube, Spotify, Sound Cloud etc. If you like, you can go to music blog pages and download new music everywhere but the first question you should ask is “WHO IS PAYING FOR ALL THIS FREE MUSIC YOU ARE ENJOYING”? The answer is the Record Label. not the Artiste. There is nothing like free music on radio or free music on Soundcity or free music in Nite clubs or free music on blog pages. Everything is paid for and subsidized by the Record label to push the Artiste. Do you know how much a Record Label would pay a radio station for you to actually like a song? Most of the songs you hum or sing to daily in your bathroom, cars, office, gym, classroom, kitchen, your couch and finally on your bed has been paid for heavily by the record label. When you tune into your favourite radio station, you hear a song at least 10/ 15 times a day for 1 full week. Automatically this song becomes a hit because you have reluctantly accepted the song in your head from day 1 and by day 7, it's one of your all-time favourite songs. Do you think it’s by magic that a song from nowhere automatically becomes the flavour of the month and one of your favourite tracks of all time? No. Millions of Naira has been paid to that radio station to promote that song heavily for you to like it by the Record label. The Artiste only performed the song in the studio but the Record Label has to invest millions of Naira to make that song performed by the Artiste a hit so that it can recoup the money back and pay the Artiste from the profits and royalties obtained from promoting the song. Without the Record Label, the Artiste is nothing. There is no difference between you singing in the bathroom for free and your favourite Artiste without the backing and funds invested in the Artiste. No Artiste alive who invests in himself without the backing of the Record Label has ever made money or profit except foolish fame and we all know fame alone does not pay the bills. The Record Label everyone loves to demonizes when an Artiste runs to Social media to rant and rave about is the only source of their fame, money and lifestyle. The best an Artiste can do is produce his own songs and sell the CDs in traffic. Goodluck to that Artiste turning into Wizkid in traffic or playing songs in beer parlours!!! ![]() Coming back to May D and Cynthia Morgan. The Record Label owned by Jude Okoye gave them a contract. Everything about the survival and success of them is in that Contract. What they expected was for the Record Label to turn into their Surrogate Sugar Daddies to dash them money to buy range rovers, live in Lekki, wear exotic clothes, travel first class to every country on the planet to perform in concerts, shoot million Naira music videos in South Africa, stay in 5-star hotels, pay for their limousines, food, take care of their extended family and crew and pump millions of Naira into their account for just singing a song which they consider as a hit. Cynthia Morgan and May D did not pay over 700 radio stations all over Nigeria to play their song. They did not pay all the Music channel VJs to play their song, they did not pay over 200 bloggers to tweet and write good reviews for their songs, they did not contribute to the cost of shooting the music video from the accommodation, plane tickets, paying video vixens, paying the music director and the crew, scouting for location and wardrobe, transportation, feeding, clubbing and shopping money for themselves, their family and crew. They did not pay for the popping of champagnes in the club to boost their image, pay Djs in Nite clubs to play artistes songs and loads of payments that Cynthia Morgan and May D did not spend a dime on to push and market the Artiste and song. The second question you should ask is “WHO IS PAYING FOR ALL THIS LIFESTYLE AND MARKETING”? Answer The Record Label. Nobody wants to know where the money is coming from to push this glamourous lifestyle. We all want to see the Artiste driving a lovely car with beautiful women around him wearing fabulous clothes but this comes at a very heavy price. Every dime spent on the Artiste to push this song must be accounted for and recouped before Artiste is going to see a dime. The record Label is not Father Christmas and does not give a rat-ass about the Artiste. It is only interested in the profits and business part. If Record Label spends N5Million on you, it expects nothing less than N10 Million before the Artiste can start seeing some money. You don’t expect the Record Label to spend all that money on the Artiste and end up running at a loss. The Record label must recoup the money spent on Artiste from sales of Cds, concert tickets, shows, endorsements and a host of other mediums to balance their books before Artiste makes 10 kobo. If the label does not make a profit because of limited concert sales, Cds sales or poor show receipts, Label is not bound to pay Artiste a profit. Any agreement Label and Artiste has whether it's 50/50/ or 70-30 must first be offset from the initial amount Label has spent to promote the Artiste. It's not rocket science. It's not wickedness. It’s just business. That’s why it’s called show business. Why would you spend N10Million on a stranger and allow that money to disappear because you love his voice or how she looks? That’s why the Record Label ALWAYS signs a contract with Artiste to specify all these things. 90% of musicians don’t read these contracts and if they do, they hurriedly sign it because they are already dreaming of the immediate fame coming to them and money to be advanced to them to buy a car, rent a house, shoot videos, pay for their clothes, hotels and up-keep. To them, it’s as if they have hit the lottery but unknown to them, all these money given to them is just an advance that must be deducted before they start seeing 10kobo in their account. Have you noticed no Artiste has come out to complain about a Record Label and point to the section in the contract that the Record Label has breached? Never. They know they have no case so they come to the court of public opinion to rant to gain sympathy for their carelessness, greed, ignorance and apathy. They would never employ a music lawyer to comb over the fine details of the contract. They would never sit down to be prudent to receive small money at first to reap millions later. They want to live the Cubana high chief life now and when it goes bust, they expect the Record Label to bail them out. It would never happen. Rather the Record Label sues them to court and ALWAYS WINS because at the end of the day the truth would always come out. If Jude Okoye was to sue Cynthia Morgan and May D, I bet my house, Jude Okoye would win over and over again because everything is in the contract which they signed. Jude Okoye owes them nothing apart from what they agreed would be the sharing formula after deducting all that was spent on them previously. The Record Label is not Sinzu Money; neither is it a Sugar daddy. It's an alternative bank. What it gives the Artiste, it takes back double. It’s just part of the business and only savvy, smart and intelligent Artistes understand this game. It's not about putting the microphone on your mouth, it's about having the brains to understand the music business. |
They campaigned between 2018 and 2019 about Next level and one year later they are just organizing a summit on how to achieve the Next Level Agenda they campaigned on. If this does not convince anyone including APC Supporters and members that APC and Buhari are the most clueless set of administrators in the world then I don't know what else to tell you. A Government that is vacating in 2023 is just organizing a summit on how to achieve its next level "Sakamaje" agenda talkless of achieving it. God if Buhari is the punishment and plague you unleashed on us for being Sinners in our past life, please forgive us dearly. Nigeria cannot stomach another type of Buhari again. Please God let Buhari be the last of his incompetent kind ever to rule Nigeria again. We are very sorry. |
Orji Kalu's Lawyer is smoking the highest quality of weed for him to say this. No Supreme court can reverse the judgement. Best the lawyer can bring up are points of law to argue that the judge erred. Apart from that, the judgement stands and he would spend his 12 years complete. |

Limitednow:Why all these rantings without addressing the Tapes and the intent behind Amaechi's complains? |
Minister Shittu abeg finish this Claro so that e go make you get your sense back!

vulpeslopez:NO. There is only 1 C of O on a land for the first person who occupies the land. Subsequent owners of the land must obtain a governor's consent. |
Definitely the lie of the century. Wenger cannot build a legacy at Arsenal for 22 years and move over to Manutd to destroy his reputation in England? The Op should receive sense abeg. Its too early in the morning to start yarning dust ![]() |
Treash:This information is very wrong. A deed of conveyance and deed of assignment mean the same thing. They both convey title to a purchaser. There is no difference between the names. The difference is just nomenclature when titling the name of each document and the particular purpose the documents are being drafted for. Secondly a deed of conveyance is not given to a purchaser for a temporary performance of an action on a land. Once you convey, assign or transfer a property to another, it is permanent and comes either in the form of freehold or fee simple. Any document that provides for a temporary performance of an action in land cannot be a deed of assignment, transfer or conveyance. Rather it would come in the form of a deed of sublease, lease or rent. |
Timtol:These posts are being removed because they violate the rules of posting articles in this thread. Please Observe The Following Rules: (skip)This thread is about property investigation but some of you would start posting adverts and promoting properties for sale or other things not related to this thread. Instead of opening a thread to promote your ideas or works individually, most of you would just latch on to other people's threads to derail it with things that have no business with this thread or other threads. Why advertise architectural drawings on this thread when there are other architectural threads you can contribute it on? Why derail a thread to promote properties for sale when you can open yours like everyone else? Why take over someone else's thread pushing "contact me numbers" when you can promote and open your own thread uninterrupted? As long as it has nothing to do with this thread or you use it as a promotional avenue to solicit business when you can open your own thread, the post would be removed. The more you interfere in other people's threads to derail it and take over it, your posts would be removed permanently. Always check the title of any thread before you post anything. This rule applies to this thread and any other other thread that is being derailed or reported. |
God please save us all in this country. The killings and deaths are getting too much from all quarters. This month of June has been a terrible month. Too many deaths and disasters. I pray your family members would not witness this kind of disaster or be part of one. |

Let Ambode stop deceiving the whole Lagos with the need to raise taxes because he wants to develop Lagos. He should just tell us that this is an election year and APC Lagos needs money to win elections so we all need to chip in with some thousands to help them raise funds to win Lagos convincingly and to support APC at the center to win its propaganda battles. Shikena! All this talk of Eko oni baje till 2025 is just Bulls***t! It makes no sense increasing Land use charge up to 400% out to the blue and still charge people to pay Bore hole fees to drill a well more than 600% from the original fee down to Lagos state internal revenue harassing every citizen to pay their taxes double the amount and still increase Lagos state plate number from N30,000 to N100,000. I am not even talking about Lekki toll gate increment without any warning or the constant tax collectors that pester Lagosians daily to pay environmental fees, gutter fees, Fencing permit, motor vehicle fees etc. Haba na wetin. ![]() Later one cretin on Nairaland should shout " If you don't like it relocate to your state" As if Lagos is not living off the taxes of other non Lagos indigenes. At the rate they are going we would soon be paying taxes for owing a generator and for breathing till they kill us all. Ambode, Ambode, Ambode...ehen..This Buffet table you are shaking.....! Issokay

I am the moderator of this property forum and i love your works. Never met you before but i am impressed. Hope nairalanders patronize you! Cheers ![]() |
Madam would you kip kwayet! With all our billions stolen and luxury apartments confiscated you still have the temerity to talk. Don't let me swear for you for that your cancer to migrate to stage 4. You are one of the people that made it difficult for GEJ and PDP to win in 2015 due to your mindless looting and theft without control. Nigerians got angry with GEJ because they believed he gave you too much leeway to perform as a minister and instead of you to do your job, you were busy stealing and stealing to no end. So i would just advise you to shut up and fade into oblivion. Useless woman

The Obono-Obla-led panel had alleged that Tumsah, from whom the multi-million naira assets were seized, was merely on a monthly salary of less than N500,000, yet acquired all the assets between 2016 and 2017.. This is the most important thing in the whole story. All these things were stolen under the administration of Buhari. This thief would have gotten away with it if it wasn't for the secret reporters and investigators that found out all these things. When people say EFCC hounds only the opposition they would say corruption is fighting back. So what is this one? How would one man under Fashola's Ministry steal so much and Fashola would not know, get the EFCC to investigate this brazen theft or even speak about it in the media? Tomorrow now we would be hearing them shout that PDP looted our economy for 16 years but they won't want anybody to hear that in Just 1 year a Civil servant under Buhari has looted so much that he is richer than 4 Governors. I am really scared about the kind of revelations we would hear when Buhari leaves office. The theft and secret looting of our collective wealth in 3 years under APC would dwarf PDP'S 16 Years. All of you wearing rose tinted glasses shouting PDP is corrupt but refuse to see anything wrong in this because it happened under Fashola, APC and Buhari's watch, may Devil reserve a special fire in hell for all of you. |
Very Foolish Logic . A Wedding day is supposed to be a woman's happiest day and you only do it once in your life. Nobody is saying you should spend all your life savings on a wedding but at least do something that your daughter or wife would look back to and appreciate the Father or Husband. The food, drinks, aso ebi etc is only for one day but the memories last forever. |
Samyj247:It depends on the existing title the land has. If it has an excision, you can buy it. If the land is free from Government acquisition with no previous title and it isn't committed you can buy it. If the land has a dodgy past and no previous title to verify then you should avoid the land like a plague. Cheers ![]() |

This man is just embarrassing Niger Deltans everyday. Just because they have stopped paying him the illegal money he was swallowing alone under Gej hiding under the disguise of fighting for Niger Deltan he has resorted to his old tricks of spewing thrash daily until government re invites him to eat free yam. With the Billions Asari Dokubo has received as a Niger Delta militant under GEJ, can he point to any achievement that can be traced to him in the Niger Delta except feeding his family and his boys? |
He is a silly guy. Every student that has passed through the law school knows how strict and difficult the school is in adhering to the principle of being " Fit and Proper" doctrine. Student have been expelled for doing less. All he had to do was wait till he wrote his exams, pass the bar exam, become a Legal practitioner and protest against the welfare conditions of the school as a LAWYER and not Law school student. As a Lawyer he could channel his protest through the Bar association as a lawyer, go to the Judicial council as a Lawyer and recruit more Lawyers to help him out and succeed in his cause. How was he supposed to win a challenge against Senior Advocates of Nigeria, Law professors of over 30 years and the Nigerian Law School as a whole when he is just a Law school Undergrad. Sometimes all these so called Campus Activists don't know their boundaries. they think the same way they do Aluta in school to cause mayhem and school closure is the same way they can cause Mayhem in professional institutions that issue professional degrees. His expulsion would never be revoked and he has just wasted his parents school fees for nothing. |
At no point should you hit a woman. What are you trying to prove? You are stronger than her and more powerful so no need to exhibit the disparity in strength. I agree alot of women have loose tongues or do things that would provoke a man to thump her to eternity but as a man have you thought of the repercussions if it goes awry? I remember one case almost 15yrs ago when I was serving in the ministry of justice Oyo where a wife provoked her husband so badly when they had a misunderstanding. She said all sorts of imprintable things to him and reduced his masculinity in front of his neighbours but he kept quiet. She made fun of his sexual performance in bed but he kept quiet. Everyone laughed at him but he chose to ignore her. Then she shifted gears and called his mom a witch. He got so mad and hit her rib cages and followed that with rains of slaps. The neighbours now pulled him back to stop beating her but he kept saying he has warned her not to say anything negative about his mom. He could take any abuse from her but his mom was a no go area. The neighbours settles the fight and everyone went to bed. The next day she complained of body pains and was rushed to the hospital. She was given pain killers to soothe her pains and she did this constantly for 7 months. One night she died in her sleep and when she was rushed to the hospital/ morgue and the Official Coroners report was that she died due to the pains she received 7months ago from the beating. The husband was charged for manslaughter and the Oyo state Directorate of Public Prosecutions pulled out a section stating "any bodily harm caused by another leading to death within 12months of that complaint of that pain such a person is liable to 14 years imprisonment." That case changed my life towards anger management and how to ignore people who provoke you to death. Nobody remembered how he ignored his wife who mentally abused him to death and destroyed his masculinity but that 2 minutes of anger and rage to beat his late wife was remembered by the courts leading to his incarceration for 14years. So let this story guide men out there that get angry unnecessarily. If she provokes you please walk away. There is no shame or who being hurt. Rather walk out of the abusive relationship and get someone better. Some women are born toxic and you would only hurt yourself submitting to their negative vibes and mental abuse. If you believe there is a need to teach her a lesson by beating her to respect you also remember she could complain of pains leading to death and nobody would come to your aid to plead for you or remember she was at fault. |
One of the major reforms citizens must push is a law to stop cross carpeting of politicians from jumping from one party to another especially elected politicians past or present. This single act can reduce corruption because politicians would thing of strengthing their parties with welfarist ideas and promote good governance if they want to remain in power or win elections. But this style of chopping heavily in one party in power and decamping when the party has lost to the new ruling party to chop more more is only making a mockery of our democracy. One minute you are supporting a politician because he belongs to your party and hero but when he decamps to another party he becomes a villain is just plain stupidity for those of us that carry APC v PDP matter on our head. These politicians don't care about us or send us. It's their stomach and wallet first and any party that can provide a veritable platform for their lifestyle to continue is the chosen party for them. Take for example Jim Nwobodo who took Gej's millions to help him win elections in the east. Nwobodo supported Gej to the highest heavens and almost called him God. The moment PDP lost he did not wait for a month for APC to get into power before he decamped from PDP to APC and he gave reasons why he left Pdp stating Pdp was a failed party and he wants to help Nigeria progress by moving to APC. How do you explain this? Virtually all Nigerian politicians are the same. We are practicing a 1 party system where by its a winner takes all system whether in the state or federal level. There is no room for the opposition politician to reform his party. It's either he sticks with the losing party and grow hungry or move on to better things and join the winning party. It's time we all raise our voices and condemn all politicians when they cross carpet because they are only doing it for them selves and cronies. If we continue this way Nigeria would be this stagnant for the next 100years and our children would still be cross carpeting into the ruling party to chop and not develop Nigeria. |
Nobody should blame the Senate or any politician here. Buhari's team messed this one up themselves. The same DSS Buhari has used to arrest Judges, politicians and journalists have also indicted Magu. Whether it was done deliberately or it was an oversight is completely immaterial here. Bottom line is that they do not see Magu as a fit and proper person to be the Efcc head and the Senate has decided to take a leaf from Buhari's play book by indicating Magu as corrupt based on a DSS report just the way Buhari indicted Judges as corrupt based on a DSS report. It's simply a case of ending up in the tigers belly. |
Delta state has really suffered in the hands of these charlatans in the last 30 years. Everything about Delta state is about Oil. There is no plan to diversify the state's infrastructure to empower the people despite all the natural and human resources in Delta state meanwhile all they think about is " Our Oyel". They have no good roads, no skyscrappers, no agricultural policy, nothing scientific to write home about or even to tap into the entertainment lifestyle of Deltans, no transportation etc. In the last 30 years Delta has raked in more petrol dollars than most middle east countries but it has been stolen by past military administrations and members of the Pdp. Mind you I am a bit sympathetic to Pdp but we have to tell each other the truth. The level of poverty in Delta state is very shameful and Deltans would continue to blame the federal government but they forget to ask Ibori, uduaghan and Okeowo plus their numerous aides, commissioners, special advisers and one billion cabals what happened to the billions Delta has received in 20years and why Delta state is looking like a disaster struck zone. Lagos operated for 8yrs without any special funds under OBJ but today it is flourishing with creative plans to make Lagos a mega city meanwhile Delta state is interested in commissioning one Oil tank or petrol station or the other meanwhile their Oil counterparts world wide are thinking of how to improve transportation, provide more welfarist schemes for the people, improve technology, invest in the people and education etc. Honestly the Niger Delta Avengers should start directing their guns to these thieves who were former Governors, commissioners, special advisers, contractors and government sycophants in Warri, Sapele, Ughelli, Asaba etc who have looted and impoverished Delta state without anything to show for. |
Are you not ashamed? You went to my website www.omonilelawyer.com and downloaded everything in a pdf format and passed it off as your own without giving credit to the author. Someone would see this and see you as an expert in land verification or knows about landed documents but you decided to show off other people's work as yours. I would be reporting this thread to Seun and google and would take it down immediately. This is stealing and i would not condone it on this forum. |
sarrki:Hung on the wall not Hanged .This is the kind of illiteracy we are complaining about that Buhari and his blind supporters like sarrki have been forcing down our throat for 2 years. Besides that's Buhari's most unflattering picture the police has " HANGED'' on their wall. ;No respect what so ever from even the police. That shows how low Buhari's stock has crashed in 2 years |
