Treash: This information is very wrong. A deed of conveyance and deed of assignment mean the same thing. They both convey title to a purchaser. There is no difference between the names. The difference is just nomenclature when titling the name of each document and the particular purpose the documents are being drafted for. Secondly a deed of conveyance is not given to a purchaser for a temporary performance of an action on a land. Once you convey, assign or transfer a property to another, it is permanent and comes either in the form of freehold or fee simple. Any document that provides for a temporary performance of an action in land cannot be a deed of assignment, transfer or conveyance. Rather it would come in the form of a deed of sublease, lease or rent. 6 Likes |

Let Ambode stop deceiving the whole Lagos with the need to raise taxes because he wants to develop Lagos. He should just tell us that this is an election year and APC Lagos needs money to win elections so we all need to chip in with some thousands to help them raise funds to win Lagos convincingly and to support APC at the center to win its propaganda battles. Shikena! All this talk of Eko oni baje till 2025 is just Bulls***t! It makes no sense increasing Land use charge up to 400% out to the blue and still charge people to pay Bore hole fees to drill a well more than 600% from the original fee down to Lagos state internal revenue harassing every citizen to pay their taxes double the amount and still increase Lagos state plate number from N30,000 to N100,000. I am not even talking about Lekki toll gate increment without any warning or the constant tax collectors that pester Lagosians daily to pay environmental fees, gutter fees, Fencing permit, motor vehicle fees etc. Haba na wetin. Later one cretin on Nairaland should shout " If you don't like it relocate to your state" As if Lagos is not living off the taxes of other non Lagos indigenes. The Obono-Obla-led panel had alleged that Tumsah, from whom the multi-million naira assets were seized, was merely on a monthly salary of less than N500,000, yet acquired all the assets between 2016 and 2017.. This is the most important thing in the whole story. All these things were stolen under the administration of Buhari. This thief would have gotten away with it if it wasn't for the secret reporters and investigators that found out all these things. When people say EFCC hounds only the opposition they would say corruption is fighting back. So what is this one? How would one man under Fashola's Ministry steal so much and Fashola would not know, get the EFCC to investigate this brazen theft or even speak about it in the media? Tomorrow now we would be hearing them shout that PDP looted our economy for 16 years but they won't want anybody to hear that in Just 1 year a Civil servant under Buhari has looted so much that he is richer than 4 Governors. I am really scared about the kind of revelations we would hear when Buhari leaves office. The theft and secret looting of our collective wealth in 3 years under APC would dwarf PDP'S 16 Years. All of you wearing rose tinted glasses shouting PDP is corrupt but refuse to see anything wrong in this because it happened under Fashola, APC and Buhari's watch, may Devil reserve a special fire in hell for all of you. 38 Likes 8 Shares |

He is a silly guy. Every student that has passed through the law school knows how strict and difficult the school is in adhering to the principle of being " Fit and Proper" doctrine. Student have been expelled for doing less. All he had to do was wait till he wrote his exams, pass the bar exam, become a Legal practitioner and protest against the welfare conditions of the school as a LAWYER and not Law school student. As a Lawyer he could channel his protest through the Bar association as a lawyer, go to the Judicial council as a Lawyer and recruit more Lawyers to help him out and succeed in his cause. How was he supposed to win a challenge against Senior Advocates of Nigeria, Law professors of over 30 years and the Nigerian Law School as a whole when he is just a Law school Undergrad. Sometimes all these so called Campus Activists don't know their boundaries. they think the same way they do Aluta in school to cause mayhem and school closure is the same way they can cause Mayhem in professional institutions that issue professional degrees. Romance / Re: In A Relationship Is It Ok To Hit A Woman If…….? by lawyer(m): 8:59pm On Jun 01, 2017 |
At no point should you hit a woman. What are you trying to prove? You are stronger than her and more powerful so no need to exhibit the disparity in strength. I agree alot of women have loose tongues or do things that would provoke a man to thump her to eternity but as a man have you thought of the repercussions if it goes awry? I remember one case almost 15yrs ago when I was serving in the ministry of justice Oyo where a wife provoked her husband so badly when they had a misunderstanding. She said all sorts of imprintable things to him and reduced his masculinity in front of his neighbours but he kept quiet. She made fun of his sexual performance in bed but he kept quiet. Everyone laughed at him but he chose to ignore her. Then she shifted gears and called his mom a witch. He got so mad and hit her rib cages and followed that with rains of slaps. The neighbours now pulled him back to stop beating her but he kept saying he has warned her not to say anything negative about his mom. He could take any abuse from her but his mom was a no go area. The neighbours settles the fight and everyone went to bed. The next day she complained of body pains and was rushed to the hospital. She was given pain killers to soothe her pains and she did this constantly for 7 months. One night she died in her sleep and when she was rushed to the hospital/ morgue and the Official Coroners report was that she died due to the pains she received 7months ago from the beating. The husband was charged for manslaughter and the Oyo state Directorate of Public Prosecutions pulled out a section stating "any bodily harm caused by another leading to death within 12months of that complaint of that pain such a person is liable to 14 years imprisonment." That case changed my life towards anger management and how to ignore people who provoke you to death. Nobody remembered how he ignored his wife who mentally abused him to death and destroyed his masculinity but that 2 minutes of anger and rage to beat his late wife was remembered by the courts leading to his incarceration for 14years. So let this story guide men out there that get angry unnecessarily. If she provokes you please walk away. There is no shame or who being hurt. Rather walk out of the abusive relationship and get someone better. Some women are born toxic and you would only hurt yourself submitting to their negative vibes and mental abuse. If you believe there is a need to teach her a lesson by beating her to respect you also remember she could complain of pains leading to death and nobody would come to your aid to plead for you or remember she was at fault. 101 Likes 34 Shares |
Politics / Re: Dumo Lulu-Briggs Defects To APC (Photos) by lawyer(m): 5:47pm On Apr 10, 2017 |
One of the major reforms citizens must push is a law to stop cross carpeting of politicians from jumping from one party to another especially elected politicians past or present. This single act can reduce corruption because politicians would thing of strengthing their parties with welfarist ideas and promote good governance if they want to remain in power or win elections. But this style of chopping heavily in one party in power and decamping when the party has lost to the new ruling party to chop more more is only making a mockery of our democracy. One minute you are supporting a politician because he belongs to your party and hero but when he decamps to another party he becomes a villain is just plain stupidity for those of us that carry APC v PDP matter on our head. These politicians don't care about us or send us. It's their stomach and wallet first and any party that can provide a veritable platform for their lifestyle to continue is the chosen party for them. Take for example Jim Nwobodo who took Gej's millions to help him win elections in the east. Nwobodo supported Gej to the highest heavens and almost called him God. The moment PDP lost he did not wait for a month for APC to get into power before he decamped from PDP to APC and he gave reasons why he left Pdp stating Pdp was a failed party and he wants to help Nigeria progress by moving to APC. How do you explain this? Virtually all Nigerian politicians are the same. We are practicing a 1 party system where by its a winner takes all system whether in the state or federal level. There is no room for the opposition politician to reform his party. It's either he sticks with the losing party and grow hungry or move on to better things and join the winning party. It's time we all raise our voices and condemn all politicians when they cross carpet because they are only doing it for them selves and cronies. If we continue this way Nigeria would be this stagnant for the next 100years and our children would still be cross carpeting into the ruling party to chop and not develop Nigeria. 10 Likes |

Nobody should blame the Senate or any politician here. Buhari's team messed this one up themselves. The same DSS Buhari has used to arrest Judges, politicians and journalists have also indicted Magu. Whether it was done deliberately or it was an oversight is completely immaterial here. Bottom line is that they do not see Magu as a fit and proper person to be the Efcc head and the Senate has decided to take a leaf from Buhari's play book by indicating Magu as corrupt based on a DSS report just the way Buhari indicted Judges as corrupt based on a DSS report. It's simply a case of ending up in the tigers belly. 17 Likes 1 Share |

Delta state has really suffered in the hands of these charlatans in the last 30 years. Everything about Delta state is about Oil. There is no plan to diversify the state's infrastructure to empower the people despite all the natural and human resources in Delta state meanwhile all they think about is " Our Oyel". They have no good roads, no skyscrappers, no agricultural policy, nothing scientific to write home about or even to tap into the entertainment lifestyle of Deltans, no transportation etc. In the last 30 years Delta has raked in more petrol dollars than most middle east countries but it has been stolen by past military administrations and members of the Pdp. Mind you I am a bit sympathetic to Pdp but we have to tell each other the truth. The level of poverty in Delta state is very shameful and Deltans would continue to blame the federal government but they forget to ask Ibori, uduaghan and Okeowo plus their numerous aides, commissioners, special advisers and one billion cabals what happened to the billions Delta has received in 20years and why Delta state is looking like a disaster struck zone. Lagos operated for 8yrs without any special funds under OBJ but today it is flourishing with creative plans to make Lagos a mega city meanwhile Delta state is interested in commissioning one Oil tank or petrol station or the other meanwhile their Oil counterparts world wide are thinking of how to improve transportation, provide more welfarist schemes for the people, improve technology, invest in the people and education etc. Honestly the Niger Delta Avengers should start directing their guns to these thieves who were former Governors, commissioners, special advisers, contractors and government sycophants in Warri, Sapele, Ughelli, Asaba etc who have looted and impoverished Delta state without anything to show for. 15 Likes |

Celebrities / Re: International Record Deals : What Nigerian Artists Need To Know by lawyer(m): 7:57pm On Jan 18, 2017 |
I don't think the Op understands what it means to be signed by a major record label and what it entails. I used to be an entertainment lawyer and i have seen first hand what goes into signing an artist to an international label and the risks the label takes signing artists. Most of the complains here deals with money and exposure the artist claims he is not getting from the label but no one wants to talk about the underlining issues that deals with signing a record contract. First of all you have to know that a record label is a business and its number one priority is to make money. No label would sign any artist that would not rake in profits. Its not a foundation or NGO where they dash out free money for artists to waste and buy expensive things for no reason. Every dollar must be accounted for. What people don't know is that every time they sign an artist for Bleep million dollars, that money is like a loan given to the artist in advance to shoot videos, record songs in studios, hire producers, pay radio djs and vjs, push their cds to music bloggers, writers and radio stations, pay for equipment, pay for the artist's image and P.R etc. In return the label must recoup what they have given to the artist in terms of sales of their cds, concerts, appearance, endorsement and merchandise. That's why they have to control their image and creative rights so that they can successfully market the artist to recoup their money. The problem arises when the artist agrees to take a huge advance of the Bleep millions he signed for and spends it recklessly. They spend so much on videos that won't yield any profit. They spend a lot purchasing flashy things to maintain a flashy lifestyle. They spend a lot on costly studios productions and mismanage the money. They move with a large entourage and pay for everything the entourage purchases. They are always popping champagne and living a lavish lifestyle in clubs and frolicking with women. Meanwhile the contract states that they must sell above 100,000 or more cds so that the label can break even but the artist has not even finished recording the songs talk less of marketing the song to the public. The contract also states the sharing profit formular for both the artist and the label ( maybe a 60/40 sharing ratio..60 FOR LABEL AND 40 FOR ARTIST) but the artist has already taken his advance of the 40% but he expects the label to still share the cd sales profit and concert profits when the label has not recouped anything. How do you expect the label to act when its running at a loss? Most artists don't know the Label is like a bank. They borrow you an advance and expect a full repayment with interest. Once the Label is having difficulties in achieving its aim, it becomes aggressive and engage in drastic cuts to limit the expensive lifestyle and actions of the artist. Its that moment you begin to see the artist complaining that the label is cheating them but you would never see the artist tell the public that he was given Bleep amount of money in advance which they squandered. They expect the label to share the cd sales 50/50 or the concert profits 50/50 because they have achieved the fame they craved for without enriching the pockets of the label. Nobody would agree to that. Look at most artists today. They don't have lawyers that study their contracts, they don't have accountants to manage their funds, they don't have sensible managers that advise them on what to spend and what to save. Its all about achieving fame and spending lavishly to impress the public without working hard to make money for themselves and the label. The label would not allow them go and break the contract without them recouping their profit and if the artist attempts to run, they would set a plethora of lawyers on them to conform until they recoup their money or break even. There is simply no free lunch contrary to what the public thinks. Some artists are so ignorant that they sign 5 or 6 year deals with a label because they promised them Bleep millions but they forget that the contract is binding as long as you took their money. They even sign without lawyers and pose for the cameras for bloggers to hail them as the next Michael Jackson only for them to start crying after 1 year when they don't see the projected income they were dreaming of. So if you are going to blame the Label also remember the artist is also at fault. No body would dash any artist free money to waste lavishly and not suffer the repercussions. The label is not their family member. Its a business pure and simple. If you collect their money, you must work for it. Its that simple! 29 Likes 13 Shares |

A simple Land verification could have prevented this issue from degenerating to this level. The rule is very simple: Only one person cannot sell family land. The buyers did not take time out to confirm from the community members about the origin of the land and how the property was transferred to this fraudster. Most Land fraudsters do everything possible to avoid potential buyers from confirming ownership of land from other family members. Everything is done in secret without the knowledge of other people so that they can corner the money solely and to cause mischief tomorrow. They are usually very aggressive, boastful and arrogant but the truth is that its a shield they wrap themselves in so that the buyer would trust them completely and transact business with them alone. The most painful part is that they have no care or remorse when they dupe people off their hard earned money when they resell these lands or stop people from working after they have collected money. This is the reason most Land fraudsters hate me because i would continue to investigate it deeply, annoy them, make noise about the potential transaction and make sure everything is done in the open. One way or the other the truth would come out and shame them. May we pray not to fall victim of land fraudsters this 2017 especially in this recession period where money is hard to come by. Everybody shine your eye and investigate any land purchase. Everybody eye de chook for money now so no fall maga for these people unless na One chance you don enter o! ~ Omonile Lawyer 3 Likes |

What Job? Arrest him? Prosecuting him? There are only 2 things i can do. Warn people and ban him and i did both so many times and he launched an assault against me with his minions. Have you asked why he has so many handles? Its because they have been banned over and over again. What was the proof that he stole their money until someone decided to prosecute him? When people transfer money to him at my back or the back of others where we there? Am i a debt collector? I am not here to fight anybody but to act on facts. I have called Bosun privately so many times to sort out the issues he has with people and some people that claim he defrauded them still post on Nairaland that they have resolved it and he is doing a good job. Once again i have done what i am supposed to do as a mod here on the property forum. If you don't see what i do i am sorry about that. I choose to be quiet and would remain quiet. I cannot satisfy all of you. I can only warn people when there is conclusive proof. Even Mr Agoro that is a very close friend of mine called me to ask about Brabus before he engaged him and i warned him to stay clear off him and later on i read on Nairaland that he paid him money and there is now an issue. What was i supposed to do afterwards? Must i always come on Nairaland to blacklist people when there is no solid proof? Now there is proof and its to warn FUTURE people that want to deal with him. 14 Likes |
