Demolition season in Lagos is in full swing and owners of Multi-million Naira Mansions in Lekki/Ajah Environs are living in constant fear not knowing whether their house will be the next one to crumble under the bulldozer because the house they bought either has no valid government title, has questionable Certificates of Occupancy (C of O) or Governor’s Consents, absence of building plans, is built close to the canal or government easements or has a court case hanging on it.

Many of these owners of houses in Lekki Estates were swayed by polished Instagram Videos of persuasive Agents marketing these properties without paying attention to due diligence. Many of them bought these houses due to the pressure of the Agent telling them to buy them quickly because other people were on the property ( Real or Imaginary). Many of them were swayed by the marketing gimmick, lies and bullshit of the Developer or Agent to buy these houses and many were extremely ignorant about how to buy a house in Lekki and just had Millions to spend without verifying.

A common regret now unites these homeowners is that they all live in fear and wish they did not buy these houses in these areas without verifying them. Below are 10 areas in the Lekki/Ajah axis of Lagos that you must be wary about to investigate every land or house you want to buy unless sorry would be your name and lest you find yourself in a position of regret:

1. Orchid Road Caution: Buyers should be wary of properties on Orchid Road, where many homes lack proper titles and are pending the Governor’s consent. Additionally, many of these properties are without approved building plans, with some constructed on canals & government easements, leading to ongoing demolitions.

2. Ikota Axis Warning: The Ikota area is notorious for estates filled with homes that have incomplete title documents and lack building plan approvals. Properties obstructing canals due to developer sand-filling and lacking the Governor’s consent are common, marking this area as another potential demolition zone.

3. Lekky Palm City Badore Risks: In Lekky Palm City Badore, numerous homes with incomplete documentation are a concern. Properties falsely claimed by owners with counterfeit C of O and dubious Governor’s consents are prevalent, especially those built near canals, hinting at impending demolitions.

4. Monastery Road Red Flags: Prospective buyers should be cautious of Monastery Road, where lands are often sold with questionable title documents, fraudulent gazettes, and governor’s consents. Many of these lands are reportedly owned by the Oba of Lagos, and unauthorized sales by developers could lead to serious legal troubles.

5. Chevron Extension Issues: Chevron Extension is rife with properties featuring fraudulent governor’s consents and incomplete title documents. The area is also affected by cloned Ojomu Deeds of Assignment, indicating widespread property-related problems.

6. Lekky County Extension Disputes: The Lekky County Extension is embroiled in controversies over disputed C of O and ongoing land-related court cases. Buyers often find themselves with unallocated lands & houses with documents that cannot be perfected, leading to excessive complications.

7. Behind LBS Sangotedo Dangers: The area behind Lagos Business School in Sangotedo is fraught with land sales scams, including fake gazettes and lands sold by Omoniles under false pretences as part of government schemes. The extent of documentation fraud in this area is alarming.

8. Okun Mopo and Mopo Ibeju Cautions: Dubious land sales are rampant in Okun Mopo and Mopo Ibeju, with unsuspecting buyers acquiring lands outside approved gazettes or without proper C of O.

9. Ogombo Community Scrutiny: In Ogombo, lands are sold to unsuspecting buyers outside the approved gazettes or without C of O. The community is currently reassessing documents due to the prevalence of houses sold by developers without proper title documents or approved plans.

10. Alpha Beach Road Risks: Alpha Beach Road is notorious for lands sold without title documents. Buyers risk purchasing properties outside the official gazette, which could lead to regrettable outcomes.

1. A Developer or Owner of a real estate company that roams around with mobile police security is a Fraudster. He has stolen people's money and cannot face them One-on-one to refund their money or land. 2. A Real Estate company that sells land with only a Contract of Sale and no Deed of Assignment is a scammer. What are they selling to you? 4. A real estate company that promises allocation after a maximum of 1 month of full payment is a scam. Why should you be allocated a land 1 month after collecting full payment? 5. A Developer who does not send you the title documents of the land to verify but insists on showing it to you in private is a scammer. A Land Document is a public document. There is nothing to hide except the cost of how much the land was bought. If the developer does not want you to know how much the land was bought or who they bought it from, the names and prices can be redacted but for them to tell you that it's only in their office they can show you a land document means they have something to hide. 6. A Real estate company that pressurizes you to buy a land without allowing you to do due diligence on it is a scam. When you hear "If you don't pay for the land in 48 hours, the price will increase" Why is it when it’s time for you to make inquiries to buy the land, that’s when the price of the land increases. 7. A Real estate company that shows you a large expanse of land and does not show you the layout of the land to show you the exact portion of what you want to buy is a Scam. What they show you today, is not what they might allocate to you tomorrow. Only a layout that specifies where you are buying would prevent this issue. 8. A Real Estate company that spends all its money to do only a fence and a big gate without any development on the land is a Scammer. Those lands have been there for months and years and it's only the fence and beautiful gate they spent money on to deceive you to part with your hard-earned cash. 15. A Real estate company that tells you to pay for land in full but when they fail to deliver on their promises, they deduct 30% of the money to refund to you after forcing you to sign that wicked contract is a scam. Engineer Diepreye Run oooo!!!

16. A Real estate company that takes your money but fails to deliver and after telling them to refund your money they tell you that there is no money and until the availability of funds gets to them they cannot pay you. Doctor Tokunbo Run oooo!!!

17. A Real Estate company that hoodwinks you with the marketing slogan “Buy 5 plots and get 1 free” is a scam ooo! There is always one hidden clause somewhere in that contract of sale that would make you pay for that free 1 plot either by hook or crook. There is no free lunch in Moscow. If everyone is buying and getting one free plot, where did the free plots come from to dash you? Such a Developer should be burnt alive with a tyre and petrol thrown over his head. The building would surely collapse and he would be in Seychelles eating your money. 19. A Developer who is not accessible to purchasers and always has to go through agents or marketers to get information or documents is a scammer. Oga Chukwudi Run ooo!!!

20. A Real Estate company that always has to explain verbally or with mouth why the estate project is not moving forward due to certain reasons without official documents from the land registry or the court to explain why there are issues on the land is a Scam. Architect Emeka Run ooo!!!
21. A real estate company that will never show you the original title documents of the Land for sale and always gives one flimsy reason why you cannot sight the original copy of the land documents is a scam. Alhaja Folashade Take-off oooo!!!

22. A real estate company that tells you that its documents such as the Survey plan or consent are in process at the Land Registry but they are still selling Lands without confirmed documents is a scam from the land registry, Mallam Shinkafi Run ooo!!!

23. Be very wary of real estate companies using Celebrities on their flyers and posters to market their estates to lure you to buy from them. These Celebrities would not help you if the land is bad and the documents are defective. Many of these celebrities don't even know what they are selling. They are just as clueless as you marketing an estate they have no idea about. Their own is to collect their Ambassador money as the face of the real estate company. 24.. The popular real estate companies are the worst scammers. Beware of buying a land sold by a popular real estate company. They are the ones that commit the most real estate crimes. When you check them very well, you will realise that they are only using their big nam[quote]es to lure you to buy lands that have no good title and have issues. 25. Real Estate companies that offer Bags of Rice, Goats, Palm Oil, and Christmas Chicken to lure you to buy their lands have the biggest baggage in their corner. After they have used 2 free Chickens to entice you to buy their lands, you will end up with the chickens but no land or very bad title documents on that land and that’s even if they allocate you these lands. Don’t mortgage your family’s life savings because of a free bottle of groundnut oil to buy a wayo land. Social media influencer Adewale Run ooo!!!

He helped Buhari wreck this country with his wicked and unintelligible economic policies to wreck the Naira to a comatose state, helped increase inflation on all goods and services, stopped FX payments, stopped people from using their debit cards for foreign payments hereby killing small businesses, almost killed the crypto market, aided in the japa movement because people were fed up of Nigeria with all his stringent economic policies to frustrate the average Nigerian and refused to push employment.

Worst still, the bastard used CBN money to buy N100 million forms to contest under APC for the presidency whilst still the CBN governor. How can I forget his new notes, currency debacle, and shortage of the Naira to finish Nigerians pata-pata. Emefiele is evil personified and deserves every punishment coming his way. Good riddance to very bad rubbish 😠

Many Lagos Real Estate companies are neck-deep in this wayo practice of advertising a certain amount of land to the public only for them to over-subscribe those lands to more people than they originally own.

The scam is to push marketers to tell you that there is a limited amount of plots available for sale by the real estate company and if you don’t buy these lands within a specific time, you would lose out or end up paying more when the deadline is up.

Because you are naturally frightened that you would lose a good deal, you end up subscribing for the land and hoping for you to get allocation immediately but you could wait for months or years before you are given any land.

This trick is successful because the subscriber does not demand for the layout survey of the estate before he buys.

The layout survey must specify the following:

1. The size of the land the estate owns
2. The number of plots the estate has
3. The division of the land into various plots and blocks
4. The numbering of the plots and block

Once the estate is not willing to show you the layout, WAKA FAST!!!

If the Estate shows you the Layout, you must choose your own plot from the layout you intend to buy and agree with the estate that the land is available for sale.

The estate must also prepare a Letter of Offer stating that that particular plot and block will be sold to you once you make payment.

The letter of offer must state the exact time you would be allocated that specific plot of land.

The letter of offer must state the penalty or remedy if you are not allocated that plot of land within a reasonable period of time which should go beyond just a refund of your money.

Also ask them if you complete the payment, what is stopping you from taking possession of the land immediately before the deed of assignment and survey is ready.

Most of the time, the responses from the Estate would make you know if you are dealing with good people or land thieves.

Anything short of following this format is setting you up for problems.

Once the real estate companies realize you are one of the mumu subscribers that just pays for a land without scrutinizing their papers, they would just pencil you down as one of the ones they would be tossing around.

While other people would be allocated lands, yours may be delayed and when you complain, they would apologize to you and relocate you to a less desirous place. A refund of your money is out of the question.

Too many people have been victims of land over-subscribing by wayo of real estate companies. Please don’t let these land thieves use you as their next land scam victim. Please verify your next land purchase so you don't become another land scam victim.

Nigerians abroad who want to buy lands or houses in popular areas in Lagos such as Lekki, Ibeju Lekki, Ajah, Epe and Ikorodu etc are at the mercy of fraudulent real estate agents, dubious developers and wayo real estate companies, crooked omo-oniles and dishonest sellers.

They have no one to tell them the truth about the genuineness of the land or house because of the distance between them and the property they intend to purchase.

These Nigerians abroad can only rely on the pictures, and videos the scammers send to them and word of mouth guarantee from the seller that the property is legit but meanwhile it is all a scam. The land or house has many problems associated with it such as:


Fake Owners

Fake Documents such as fraudulent deeds of assignment, fraudulent survey plans, fake C of O, or fake Governors' Consent

Fake location

Problem property that has issues with Lagos State government

Problem property that has court cases attached to them.

Problem property that has outstanding issues with either Omoonile or the community

Problem property that issues as regards debts being owned on the property

Wahala property that actually belongs to someone else but was fraudulently marketed as the scammer's property to deceive you

Wayo property that has no good title



These scammers target Nigerians abroad who cannot see the land physically but are anxious to buy land in Lagos. These scammers send Nigerians abroad carefully edited videos and flyers to lure them into parting away with their foreign currency.

These Nigerians abroad who have worked very hard for their money believe these cock and bull stories and end up paying for these wayo lands without verifying the title.

At the end of the day, when the buyer outside the country realizes that he or she has bought a wuru-wuru land, the dubious seller knows that Nigerian abroad cannot cause wahala because they cannot fly down from abroad to fight the land case.

Even if the Nigerian abroad has the money to fly down to fight the property scammer, the property scammer knows the Nigerian abroad cannot afford to stay long in Nigeria to fight land cases.

The scammer knows the worst the Nigerian abroad can do is to threaten, bark and shout on the phone. At the end of the day, no land or house and no refund. Case closed. Unto the next abroad mumu who wants to buy a land or house from abroad without verifying it properly.

For example, we received an email from one Folake living in Houston who is a victim of a popular real estate company marketing an estate in Ibeju Lekki.

She complained bitterly that she subscribed to purchase a parcel of land from the real estate company after the real estate company sent her beautiful pictures and compelling videos about the proposed estate.

She was advised to pay in full so that she would get her own allocation but it has been more than 1 year now since she paid without getting any allocation for her property or refund. She regrets not verifying the real estate company to save her money.

Another man named Mr. Osagie living in Kent called to tell me of his experience buying a parcel of land that was recommended to him by an Agent in Lakowe.

He was told that the land was close to Abijo GRA and it had no issues. He said he wanted to fly down to see the location and the seller but his job prevented him from doing so and he had to rely on the pictures and videos of the agent.

He spoke with the alleged Owner on the phone and transferred ₦14,000, 000 to the Seller. The seller helped him get a lawyer who drafted the documents.

He said when he came back home 6 months after the purchase, he was shocked to see that the location of the land was opposite the Abijo GRA and was far inside the Abijo community with only villagers there and no visible amenities.

He later discovered that the land itself was a committed land that belonged to the government and he could not build on it. All efforts to get the seller and agent proved abortive and he had to abandon the land and fly back because of his job.

A third complainant Mrs. Awuse a nurse living in Dublin is now in big trouble with her bank because she took a huge loan to buy fictitious acres of land along Monastery road towards Mopo Ibeju believing them to be genuine lands close to the beach not knowing the lands were not available for sale and belonged to the Oba of Lagos.

The developer marketed the lands for her as an investment deal that should not be passed. She actually flew down to Lagos to see the location of the land but due to time constraints she could not agree on the fee.

Weeks after she got back to Dublin, the developer told her that her price has been accepted. She ended up transferring over ₦88 Million Naira to the developer for 2 and a half acres of land.

She presumed since she had seen the land and the developer, the lands were genuine only for her to receive an email from an agent that connected her to the developer that the area where her land was located had been taken over by policemen and officials from the Lagos state lands bureau.

Because of her job, she could not come down immediately so she contacted her relative who coincidentally knew me because we had worked together and I had saved her millions from land crooks.

Her relative was very angry with Mrs. Awuse for not letting her know she was about to pay for unverified lands and at the end contacted me to look into the matter.

Unfortunately, there was nothing to look into. The lands belonging to the developer actually belonged to the Oba of Lagos and the Lagos State Officials came there to cordon off the area from trespassers.

There was nothing I could do. End of story. A simple search would have discovered this wahala and saved Mrs. Awuse ₦88,000,000. The developer to date has not refunded her money and the matter is just going up and down with no end result.

Nigerians living abroad should not be victims to these real estate con artists that would do anything to make you part with your hard-earned foreign currency.

Buying a land or house back home is a good thing that every Nigerian outside the country desires to do but it should be done with smartness, intelligence, and caution so that you don't fall victim to dubious property scammers.

Don't fall for videos, flyers, pictures, or wonderful verbal reviews by the agent, seller, or developer. Shine your eye. Na Nigerians we be. If they can scam Oyinbo anyhow, why do you think you are not their next target?

Properties / Beware Of Buying "Excision In Process" Lands For Sale In Lagos. Its A Scam by lawyer(m): 3:23pm On Feb 01, 2023
Omonilelawyer is warning you-Don't buy any land in Lagos State marketed as "Excision in Process", "Excision in Progress" or "Excision in View" . It's a Scam. Lagos State is no longer issuing Excisions. Nobody at the land registry in Lagos is processing any Excision anymore.

Rather Lagos State now grants personal government land allocation to individuals or companies who intend to purchase lands in bulk once you apply for it.

All Excision surveys and files that were being processed during Amode's time have been stopped by Sanwo-olu. No Excision would be processed at the land registry at Alausa Ikeja anymore.

If any real estate company, marketer or Agent pushes a land to you for sale and tells you the title document they are expecting from Alausa is an Excision and the file is in Process, progress or in view, my brother RUN OOO!!! It’s the Lamba of the century! All na Wash!

Don't even wait for them to continue marketing the Excision in Process land to you. Just take off, log out, or drop the call. It is a Scam land.

So advising people on how to avoid being scammed when they intend to purchase a parcel of land is soliciting legal work? Would it have been different if i wrote an article advising people to verify the car papers of a vehicle they intend to buy or if i was advising people to purchase cryptocurrency but to be vigilant before they buy it? Did you see anything in my article soliciting for clients to bring their land cases of trespass, misrepresentation or breach of contract to me to file a suit against the defendants in court for money? Did you see anything in the article soliciting for legal jobs.

What if I wasn't a lawyer, am I not entitled to advise people on the pros and cons of purchasing property so they won't get scammed? Or are you happy that someone should be scammed for millions of Naira without being informed on what next to do?

What of Lawyers and Legal Professors that write books on law and give tips and advice on what to do from taxation law to criminal law and put their phone numbers to contact them? Do you have any grouse with them?

I would advise you to also write an article to teach people the pros and cons of what you are good at to help people save their money and we can also contact you to help us instead of getting angry for no reason. This life is too short. Be another person's brother's keeper. Expose your talent and make the world a better place. smiley

How do u verify the one gotten through inheritance having in mind that most times these land are shared after the demise of the owner ?

Inheritance lands can be verified either through a Will or a Letter of administration showing who the new beneficiaries of the land are. If there is no will or letter of administration, it can be verified through local knowledge of all the interested parties connected with the land confirming ownership of the land verbally.

For example in Yoruba lands, everyone is entitled to their own portion of land individually and covered under the general family name. You could have 20 plots of land belonging to a Balogun Family and 3 plots could belong to Kunle, 5 plots to Segun, 2 Plots to Nike, 4 Plots to Kamoru, 1 Plot to Gbenga, 2 Plots to Demola, and 3 Plots to Afeez.

All these 20 plots belong to the Balogun Family and each member has their own individual number of plots allocated to them and every member of the family knows the location of each other's land and the amount of land they own.

If Segun now decides to sell 2 out of his 5 plots allocated to him, all the other family members must be in the know that 2 out of his lands are going to be sold to a stranger so that there won't be any issues tomorrow.

Segun is not obliged to share money with them but he must inform them and in most situations to give comfort to the new buyer of Segun's lands, all the remaining members of the Balogun family would act as signatories to sign the deed of assignment for the new buyer to ratify the transaction,

These are some of the little steps one can take to verify a land if there is no existing paper work or inheritance. smiley

1. Never buy a land or house based on an image, flyer, or video sent to you. Try to visit the property PHYSICALLY so that you can decide whether you like it or not. The majority of images you see online at the end of the day, it's always a case of what I ordered vs. what I received.

Send a member of your family, a friend, a work colleague, a lawyer, or a surveyor to look at it on your behalf if you are unable to see it yourself. If you cannot find anyone to view it for you, forget the property. You might be saving yourself a future headache by doing that.


2. After viewing the property, the next thing you must ask for are copies of the title documents for the land or house so that you can investigate them.

A title document here refers to the proof or evidence of ownership of the land or house they intend to sell to you. That land or house did not fall from the sky. It was acquired from either another person, group of people, community, or government.

The title documents the land seller must possess may come in the form of A deed of assignment, survey plan, purchase receipt, excision survey, letter of allocation, contract of sale, will, letter of administration, C of O, Governor’s Consent, Memorandum of Understanding, layout, deed of rectification, court judgment, etc. This list is not all-inclusive.


3. Anyone that intends to sell a parcel of land or house either as a personal seller, omonile or real estate company MUST hand over photocopies of the necessary title documents of the land to you to investigate.

Any seller that declines to provide you with copies of that document so you can verify them is a potential land or property con artist. Any illogical reason they give you for not revealing information to you to aid your investigation is a warning sign and red flag; you MUST walk away.

4. As soon as they hand you copies of the title documents, give them right away to a property lawyer so they may review them. Many seasoned property lawyers, like myself, have examined thousands of land documents over the years and can advise you whether to move forward with the verification just by looking at it or to terminate the transaction right away.

For example, my 17 years of experience as a specialist property verification lawyer has made me know how to identify fake C of Os-(Certificate of Occupancy) fake Governor’s Consent, or forged Deeds of Assignment right away.

I have seen too many wayo, too many fraudulent, and too many questionable documents to make me know if the seller is trying to defraud you or waste my time. If I am not too sure if it was a fraudulent document, that’s when I would recommend further verification on the property.

5. A property verification must include one or more of the following

i. Investigating the land physically

ii. Verifying the title documents at the land registry

iii. Conducting a site search at the surveyor general’s office

iv. Visiting the Courts as appropriate to determine whether the property or seller is involved in any pending legal proceedings

v. Visiting the community to determine if there is an outstanding dispute or court issue

vi. Visiting the probate division to verify a will or letter of administration

vii. Check the Cabinet office to ensure the Gazette and Excision are authentic

viii. Visiting the surveyor general’s office to verify the authenticity of the coordinates and location on the survey plan

ix. Knowing the complete profile of the seller to know if you are dealing with the appropriate person that has the capacity to sell or not

x. Investigating the previous owners of the property to know if the land was properly transferred to the seller.

6. Once these steps are vigorously taken by the property lawyer, a search report must be given to the potential buyer detailing the search process, what was investigated, where it was investigated and the final report of the investigation.

7. The property lawyer MUST now advice the potential buyer whether to buy the property or not. The person conducting the search must also be an INDEPENDENT LAWYER that has no affiliation or ties with the Seller.

8. It would be a terrible idea to use the same Lawyer as the seller because there would be a conflict of interest. If something bad happens to the land, who would the lawyer represent or protect? The Seller or You? undecided

9. Endeavor to always obtain a search receipt from the lawyer after the search fees have been paid. This would guarantee that the Lawyer has an obligation to perform professionally or risk his NBA practicing license.

10. Avoid asking a friend lawyer, co-worker lawyer, or family lawyer to conduct the land verification search on your behalf because, 95% of the time, the results are either always vague, time-consuming, or done sloppily. Most importantly, if something goes wrong, who is to blame?

One more word of caution:

Money is hard to come by these days due to the challenging economy. Owning your own land or home is a need in life, and working hard and being determined to save money to do so is a testament to those qualities.

Avoid ruining everything by making a rash property purchase without first ascertaining the ownership or status of the land or house.

In exchange for a piece of land or a home, you would be writing a stranger the largest check of your life. Don’t hand over your life money to a dishonest real estate company or property seller con artist who convinced you to purchase a doubtful property with fake or forged title documents. Losing your land, home, and money would be too painful, stressful, and horrifying to handle.

Your friends and family would blame you. Your colleagues will pity you in your front and laugh at you at your back. The Jealous ones would be ecstatic that you were suffering, just like they were, and they would thank their village people for making you suffer. When outsiders hear your story, they will use you as an example to verify their next piece of property or home so they won't do something similar.

Police and lawyers would chop you finish when they finally know you have entered their trap and once they've emptied your wallet, you won't even get your money back in full. undecided

The worst part is that the dubious seller would use your hard-earned money to flex, travel around the world, gamble recklessly with your money on nairabet, lavishly spend on girlfriends, marry a new wife, pay for his own children’s school fees, use your money to pay his rent or complete his own house, buy a new car, pay an outstanding loan or debt he is owing, invest your own money in his business or even pop numerous bottles of champagne at clubs or parties.

He would even use your money to post bail at the police station and settle the same police with your own money when you finally get hold of him.

If you act responsibly, use caution, and thoroughly investigate the property you are interested in, you can prevent all this suffering.

Self-help is not recommended since, nine times out of ten, you will overlook something vital and your case file will land up on my desk or at Panti Police Station. If you and your property lawyer follow these rules, I guarantee you buying a property free from wahala, fraud and wayo.

Buying a land or house in Lagos, especially in popular places like Lekki, Ajah, Ibeju Lekki, Epe, Ikorodu, Surulere, Ebute Metta, Yaba, Festac/Ojo and the outskirts of Ikeja/ Maryland/ Isheri North and Alimosho environs has become painful and stressful because of the rise of land scammers and property fraudsters. Every day, thousands of Nigerians both at home and abroad are victims of losing Billions of Naira due to the following reasons:


1. Dubious real estate companies selling lands that have wahala and serious legal problems attached to them or properties with non-existent documents

2. Questionable real estate developers selling houses with defective and bogus title documents or houses built on government lands,

3. Omo-oniles selling family lands with existing community issues or lands with serious court or police cases attached to them,

4. Private Owners of property selling lands or houses that have incomplete documents or faulty titles or homes constructed on lands belonging to the Lagos state.

Last year alone, I know about 200 people that lost Millions of Naira to many shady real estate companies in Ibeju Lekki, and in the end they had no land and are still hopping from one police station to another in an effort to recover their money back, which they will probably never receive from these shady real estate companies because they bought lands with defective titles or no allocation.

I am also aware of another group of people who purchased multi-million Naira homes in Lekki and Ajah from dishonest developers and deceitful Instagram agents only to discover later that the homes either had defects or were not for sale since the true seller did not exist or the documentation for the homes were defective.

I also know a handful of people that fell victim to Omo-oniles who bought community family lands in Ajah and Ibeju lekki worth millions of Naira and at the end of the day lost the land and their money because they bought stolen lands that belonged to other people and resold to them. Other victims bought lands that out rightly belonged to the Lagos State government and any structure put on it will surely be demolished.

In short last year was a bad record year for property victims who lost Billions of Naira of their life savings to Real Estate Thieves and they were all guilty of one thing.

"They all failed to conduct a verification exercise and investigate that property before paying for the land or house"

Many of the victims who were scammed,

1. were either too impatient,

2. some were in a hurry to buy properties without investigating,

3. some refused to listen to advice to calm down and investigate the property,

4. some were too stingy to spend a token to give a property lawyer, licensed surveyor, licensed Agent, broker or estate surveyor to investigate the property,

5. some were just too busy to worry about verifying a property,

6. some entrusted buying a property to their relatives or close friends without monitoring it or getting an independent person,

7. some were excited by the offer and preferred to buy without verifying,

8. some just bought because of the lies they read in the beautiful flyers promising them a piece of an estate that would look like Dubai

9. while many I know just bought properties because of the beautiful agent or marketer they were dealing with without using their senses.

10. Some were victims of their “I too know” because they read some land purchasing tips online and decided to verify it themselves without covering all the basics.

11. Some were simply not bothered about verifying and put all their trust in the transaction and ended up getting burned.

The summary is that many of them ended up dashing their life savings and family money to a stranger who ended up using their money for frivolous things. These victims ended up having no good land after they were scammed neither have they been refunded their money.

How can you work so hard to save money for many months or years ranging from ₦1,000,000 to ₦100,000,000 and above to buy a land or house and then refuse to pay a small token to verify the property because you are "stingy" or feel pressured by the agent or marketer to pay for the property without exercising caution to verify it?

Instead of giving away your life savings to a land thief and then scrambling to find a lawyer or the police to help you recover the money when problems arise, if you are so wealthy and have money to throw away, why not donate it to an orphanage or NGO? The worst aspect is that many victims are willing to pay 10 times as much money to reclaim the land or money at the police station when the land wahala arises.
If so, does this make sense?

I also know many people are ignorant about the property-buying tricks, tips, and laws of buying land in Lagos so this thread would be dedicated to answering all property-buying questions and would be updated with articles and information about buying a fraud-free land or house in Lagos without falling victim to fraud this year.

There is a lot of dislike for Atiku which is quite understandable but everyone is ignoring the fact that it was PDP as a whole that chose Atiku to be its flag bearer. They didn't choose Anyim, Udom, Fayose, Dele Momodu, or Wike as their Flag bearer but Atiku. Many delegates in the South-South and South-East voted for Atiku rather than their kinsmen despite the heavy bribery and dollar rain thrown around by each southern candidate to vote for them. At the end of the day, the party chose to pick Atiku. Even Wike said he would work with whoever the flag bearer ends up with but all this G-5 nonsense by these governors is uncalled for.

If they hated Atiku so much, why not leave the party? Why stay in the party and continue with anti-party activities? Many people would be happy with what is going on in PDP but at the end of the day, if APC wins irrespective of whether you are an Obi-dient or Atikulate, the South-South and South-East loses because Tinubu is a maverick politician and power would never shift to either Labour or PDP in 16 years. If Obi loses the election, many of Obi supporters would abandon Labour and realise that only Pdp can give them an Igbo President.

If the G5 continues to destroy the party from within, what are the chances of an Igbo president in 2027 if Obi does not win now? Politics should not be played with emotions but with raw facts and intelligence. Atiku is right to ignore these people and campaign on his own without them. Whether they support him or not, it's only God that creates leaders, not Men. Nobody knows who would win but those playing God under the guise of G5 to engage in anti-party activities would be humbled in the end.

Finally, be afraid of a Man that does not speak but is working underground. Almost everyone has underrated Atiku's chances. Atiku is too experienced in this game to be fazed by all these things. When we are getting close to the election I expect Atiku to use his last card which are the Northern clerics, Imans, Emirs, Miyetti Allah, and Northern Elders Forum to close ranks for their son including the registered underage voters, the IDPs in the Northern, the Tawakalitus, Poor people in the North, the imported mercenaries from Niger and Mali and finally The North's quest to always hold onto power irrespective of who is sitting on that chair. Hate or like this method, he wants to win and would do everything to win. He knows he holds the aces based on the numbers of the voting population in the North and every Obi-dient or Batist should be silently worried.

The truth is that so many unsuspecting buyers have fallen victim to fraudulent Omo-oniles or dubious Agents that have sold coastal road lands especially in the Lekki and Ibeju Lekki axis fraudulently to people. The Only Way to avoid falling victim to buying land on the coastal road and avoiding demolition of that building on the coastal road is to conduct proper due diligence and investigate the status of the land.

Without due diligence, it would be difficult to know if the land you purchased falls on the coastal road or if there is an outstanding court or land disputes on it. It would be a big shame for unsuspecting buyers to throw-away millions of Naira of their life-saving and dash it to dubious Omo-oniles and allow Lagos State Task Force to demolish your house.

Nairalanders please be wise this 2022. Nobody will feel sorry for you if you fail to investigate that Land and lose your life savings to Land thieves.

Some of your points are correct while some is a lie. I will advise intending Land or property buyers to get in touch with a Verified experienced Real Estate consultant to get genuine transaction. Don't buy through omonile. Even some lawyers acts like omonile with little or no knowledge of property. The only group of lawyers that are in good and experienced in land verification is the property lawyers especially the one on the Field. Other form of lawyers will just come out to claim that they understand Real Estate but it's not true. A good technical surveyor and experienced Realtor is what you need to secure a good property either from a family or in an Estate company in Lagos. Please don't use this forum to deceive unsuspecting people or inexperienced buyers to believe that they cannot buy lands directly from Omo-oniles, that they cannot use other lawyers to buy properties except they are property lawyers and only a good technical surveyor can help to purchase lands. If you are not conversant about a topic, try to learn from it rather than erroneously claim its a lie when you have no facts to back your claim.

The Lawyer goofed. The position of the law as regards Quit Notice is very simple. There must be clear 6 months given to the errant tenant the landlord wants to evict before it can be tendered to be valid. If the tenancy period of the tenant is to expire in August, the Quit notice must be given in February so that the Quit notice starts running from March. The lawyer issued the Quit Notice on March 8th so the Quit Notice starts running from April 1st and Terminates in September. It's irrelevant that the Tenant's tenure in the property expires on August 8th. The law is that he must be informed 6 months in advance from the date the Quit notice was issued. The OP can challenge the Quit Notice in Court as being defective and a new Quit Notice must be given to him properly or as the Court decides but as it is, it is a very defective Quit Notice that cannot be tendered in court.

Firstly for someone to say I have been here for 9 years and done nothing is very untrue. Property forum has the highest number of posters opening new threads everyday advertising their properties for sale and my job description is to monitor those who Spam threads and people who abuse the rules of the forum. My job does not entail sorting out personal feuds, identifying scam artists or calling out fraudsters. Nairaland is a forum. If you are scammed, you have to take recourse legally. There is no provision for a special court or better business bureau to handle fraudulent cases rather everyone is repeatedly warned to know who they are dealing with and the Caveat Emptor Rule is placed everywhere.

I am not the police. I am not a Judge. I am not an Arbitrator. I only can help out settling disputes peacefully if I am invited to come in. If no one calls out a fraudster here personally and tags me, how am I to know that someone has been duped? When they were arranging the business I was not there. When they were paid, I was not there. If they have done the job well, nobody would contact me. But when issues occur, all hell would be let loose that Lawyer is not doing his job. My job here once again is to ban, block out spammers and make sure a thread is flowing without rancour or insults. If people contact me personally to settle issues offline, then I would play my role as an arbiter of justice to settle it amicably if I choose to. I chose not to face the construction section because Alhaji Muftau was doing a great job here and I recommended him to Seun to make him a Moderator to monitor this thread while I faced the other threads that had trolls, spammers and trouble makers. On average, I check over 1000 posts a day on the property forum to make sure they don't violate the rules. How am I to know someone is defrauding another person when I wasn't told? It was until this case was reported to me that I knew there was an issue to sort out. I check this forum every day to do my job privately.

I chose not to comment or post anything for years because so many small boys and girls here became abusive and derailed so many intelligent posts and comments I was making and I had enough dealing with abusive people for no reason and kept to my self without commenting for years. If I choose to keep to myself, it's my prerogative. This issue between Skimanski and AppDevt would be resolved and that's the aim in settling a dispute. Any idiot who tries to infer that I am coming into this issue because I am Yoruba and the parties involved are Yoruba would be banned from this forum. He or she can carry their tribalistic attitude to the Tribal Forum not here. If you criticize me fairly, I would be the first to accept the criticism and promise to do better. If you think you can use that opportunity to insult me and cast aspertations on my character for no reason, I wont argue with you but ban you straight.

@Skimamski, you have 24hrs to respond to this allegation. Nairaland properties would not be used as an avenue for fraud or obtaining under false pretext. If you do not give a cogent response to this complaint, you would be permanently banned from this forum and all your posts flagged. Further actions will be taken up with the authorities to press charges officially.

For far too long we have kept quiet here while so many architects and builders on this thread have taken advantage of unsuspecting people to receive money, do a shoddy job, and abscond with the money because you think Nairaland is a faceless forum to swindle people who patronize you after following your posts. It ends today. We would be taking a closer look at this thread to weed out scammers hiding behind a keyboard.

I was reading online recently about how Cynthia Morgan claimed Jude Okoye scammed her while she was under his Record Label and May D led credence to her complaints about the Label not giving him his dues and generally cheating him off the good life he was supposed to enjoy as an Artiste. A lot of people immediately sympathized with these Artistes and rained Insults on Jude Okoye and every other record label out there for cheating Artistes. Many Artistes these days have made it a habit to always come on social media to blame the Record Label for stiffing them but is that really the truth? Let's delve into what goes on behind the Music Industry and explain why one Artiste is very rich and famous and the other one famous but broke.

A lot of people are very ignorant about how the Music Industry works. Free Music is everywhere you look today. Everyone can download music for free online from “notjustok.com. , tooxclusive.com etc”. You can listen to free music on any radio station you tune into all over Nigeria. You can watch free music videos on over 20 Music Channels. You can stream free video on YouTube, Spotify, Sound Cloud etc. If you like, you can go to music blog pages and download new music everywhere but the first question you should ask is “WHO IS PAYING FOR ALL THIS FREE MUSIC YOU ARE ENJOYING”? The answer is the Record Label. not the Artiste.

There is nothing like free music on radio or free music on Soundcity or free music in Nite clubs or free music on blog pages. Everything is paid for and subsidized by the Record label to push the Artiste. Do you know how much a Record Label would pay a radio station for you to actually like a song? Most of the songs you hum or sing to daily in your bathroom, cars, office, gym, classroom, kitchen, your couch and finally on your bed has been paid for heavily by the record label. When you tune into your favourite radio station, you hear a song at least 10/ 15 times a day for 1 full week. Automatically this song becomes a hit because you have reluctantly accepted the song in your head from day 1 and by day 7, it's one of your all-time favourite songs.


Do you think it’s by magic that a song from nowhere automatically becomes the flavour of the month and one of your favourite tracks of all time? No. Millions of Naira has been paid to that radio station to promote that song heavily for you to like it by the Record label. The Artiste only performed the song in the studio but the Record Label has to invest millions of Naira to make that song performed by the Artiste a hit so that it can recoup the money back and pay the Artiste from the profits and royalties obtained from promoting the song.


Without the Record Label, the Artiste is nothing. There is no difference between you singing in the bathroom for free and your favourite Artiste without the backing and funds invested in the Artiste. No Artiste alive who invests in himself without the backing of the Record Label has ever made money or profit except foolish fame and we all know fame alone does not pay the bills. The Record Label everyone loves to demonizes when an Artiste runs to Social media to rant and rave about is the only source of their fame, money and lifestyle. The best an Artiste can do is produce his own songs and sell the CDs in traffic. Goodluck to that Artiste turning into Wizkid in traffic or playing songs in beer parlours!!! grin


Coming back to May D and Cynthia Morgan. The Record Label owned by Jude Okoye gave them a contract. Everything about the survival and success of them is in that Contract. What they expected was for the Record Label to turn into their Surrogate Sugar Daddies to dash them money to buy range rovers, live in Lekki, wear exotic clothes, travel first class to every country on the planet to perform in concerts, shoot million Naira music videos in South Africa, stay in 5-star hotels, pay for their limousines, food, take care of their extended family and crew and pump millions of Naira into their account for just singing a song which they consider as a hit.


Cynthia Morgan and May D did not pay over 700 radio stations all over Nigeria to play their song. They did not pay all the Music channel VJs to play their song, they did not pay over 200 bloggers to tweet and write good reviews for their songs, they did not contribute to the cost of shooting the music video from the accommodation, plane tickets, paying video vixens, paying the music director and the crew, scouting for location and wardrobe, transportation, feeding, clubbing and shopping money for themselves, their family and crew. They did not pay for the popping of champagnes in the club to boost their image, pay Djs in Nite clubs to play artistes songs and loads of payments that Cynthia Morgan and May D did not spend a dime on to push and market the Artiste and song. The second question you should ask is “WHO IS PAYING FOR ALL THIS LIFESTYLE AND MARKETING”? Answer The Record Label.


Nobody wants to know where the money is coming from to push this glamourous lifestyle. We all want to see the Artiste driving a lovely car with beautiful women around him wearing fabulous clothes but this comes at a very heavy price. Every dime spent on the Artiste to push this song must be accounted for and recouped before Artiste is going to see a dime. The record Label is not Father Christmas and does not give a rat-ass about the Artiste. It is only interested in the profits and business part. If Record Label spends N5Million on you, it expects nothing less than N10 Million before the Artiste can start seeing some money. You don’t expect the Record Label to spend all that money on the Artiste and end up running at a loss. The Record label must recoup the money spent on Artiste from sales of Cds, concert tickets, shows, endorsements and a host of other mediums to balance their books before Artiste makes 10 kobo. If the label does not make a profit because of limited concert sales, Cds sales or poor show receipts, Label is not bound to pay Artiste a profit. Any agreement Label and Artiste has whether it's 50/50/ or 70-30 must first be offset from the initial amount Label has spent to promote the Artiste. It's not rocket science. It's not wickedness. It’s just business. That’s why it’s called show business. Why would you spend N10Million on a stranger and allow that money to disappear because you love his voice or how she looks?


That’s why the Record Label ALWAYS signs a contract with Artiste to specify all these things. 90% of musicians don’t read these contracts and if they do, they hurriedly sign it because they are already dreaming of the immediate fame coming to them and money to be advanced to them to buy a car, rent a house, shoot videos, pay for their clothes, hotels and up-keep. To them, it’s as if they have hit the lottery but unknown to them, all these money given to them is just an advance that must be deducted before they start seeing 10kobo in their account.


Have you noticed no Artiste has come out to complain about a Record Label and point to the section in the contract that the Record Label has breached? Never. They know they have no case so they come to the court of public opinion to rant to gain sympathy for their carelessness, greed, ignorance and apathy. They would never employ a music lawyer to comb over the fine details of the contract. They would never sit down to be prudent to receive small money at first to reap millions later. They want to live the Cubana high chief life now and when it goes bust, they expect the Record Label to bail them out. It would never happen.


Rather the Record Label sues them to court and ALWAYS WINS because at the end of the day the truth would always come out. If Jude Okoye was to sue Cynthia Morgan and May D, I bet my house, Jude Okoye would win over and over again because everything is in the contract which they signed. Jude Okoye owes them nothing apart from what they agreed would be the sharing formula after deducting all that was spent on them previously. The Record Label is not Sinzu Money; neither is it a Sugar daddy. It's an alternative bank. What it gives the Artiste, it takes back double. It’s just part of the business and only savvy, smart and intelligent Artistes understand this game. It's not about putting the microphone on your mouth, it's about having the brains to understand the music business.

They campaigned between 2018 and 2019 about Next level and one year later they are just organizing a summit on how to achieve the Next Level Agenda they campaigned on. If this does not convince anyone including APC Supporters and members that APC and Buhari are the most clueless set of administrators in the world then I don't know what else to tell you. A Government that is vacating in 2023 is just organizing a summit on how to achieve its next level "Sakamaje" agenda talkless of achieving it.

God if Buhari is the punishment and plague you unleashed on us for being Sinners in our past life, please forgive us dearly. Nigeria cannot stomach another type of Buhari again. Please God let Buhari be the last of his incompetent kind ever to rule Nigeria again. We are very sorry.

Orji Kalu's Lawyer is smoking the highest quality of weed for him to say this. No Supreme court can reverse the judgement. Best the lawyer can bring up are points of law to argue that the judge erred. Apart from that, the judgement stands and he would spend his 12 years complete.

The Buhari For Better Tomorrow Movement has lashed out at Reno Omokri, former presidential aide, for publishing audio clips alleging Rotimi Amaechi, Transport Minister, criticised the administration of President Muhammadu Buhari.

Mr Amaechi, over the weekend, in two separate audios, was reported to have spoken ill of the government of which he serves.

Although the minister has denied making critic comments ascribed to him, POLITICS TIMES could not as at press time verify the authenticity of the clips.

Reacting to the development, the Buhari For Better Tomorrow Movement in a statement sent to Media Houses by its National Publicity Secretary, Ibrahim Abubakar, said the ex-presidential aide moved against the minister because the former Rivers State governor was capable of delivering votes of the South South region to President Muhammadu Buhari who seeks a second term in office.

Mr Omokri, also known as a cleric was described by the group as a fake pastor. How the group arrived at that conclusion is unknown to POLITICS TIMES.

The group had earlier said those who made public the clips did so to embarrass the minister.

“Against the move by Mr. Reno Omokiri, a renowned fake Pastor to release another manufactured audio clip against the Minister of transportation and the Director-General of the APC Presidential Campaign Council, Rt. Hon. Rotimi Amaechi, we are using this medium to advise Nigerians to ignore the fake audio and video clips aimed at diminishing the chances of our Presidential Candidate, President Muhammadu Buhari by the power-drunk fake-Pastor and his allies.

“We know who Mr. Reno Omokiri is; and his only stock in trade are lies and campaign of calumny against respected individuals and perceived political opponents of his pay masters.

“We remember with nostalgia how the fake-Pastor as Special Assistant to former President Good Luck Jonathan wrote and circulated fake news article linking a former Governor of the Central Bank of Nigeria to the activities of the dreaded Boko Haram sect in 2014.

“We also know why Mr. Omokiri and his fellow Satanits are angry with Amaechi and President Buhari. It’s simply because, Mr. Amaechi has the capacity to deliver the votes of the entire South-south region to President Buhari, a zone wrongfully believed to be the stronghold of the PDP.

“Therefore, we urge our teeming supporters never to fall prey to their cheap lies against our party leaders, members and President Buhari himself,” the group said.
