I have been watching with abated breath for over 4 years in silence about this Lekki Gardens issue and i can confidently say its nothing more than a real estate ponzi scheme. Instead of them to take care of one estate and develop it well, they advertise phase 4 and they haven't even finished doing phase 1. They hire pretty marketers to bamboozle you with all the finer things of life once you pay but to deliver what they promised is another thing entirely. When you see the quality of the shell structure they are marketing for you then you would realise you are better off buying your own land and building it quietly to your taste no matter how long.

When i watched the documentary on channels last week i wasn't remotely surprised and i felt sorry for people who fell for this gimmick. They are so aggressive in advertising Heaven on earth but so slow to deliver on quality and its really annoying. When i heard the service charge cost for light in that estate i almost fainted. Even Buhari's Body language would not help those people concerning light matters in Lekki Garden. Anyways for those who have ears let them hear.

Quick pointers for those who intend to buy in Lekki Gardens in future.

1. Don't be swayed by their marketing bullshit when you engage them, ask them immediately for the contract of sale they intend to give you. All the dubious and funny things that would come back to bite you is written there in small print in heavy legal language. Get a copy in advance, give it to your lawyer to scrutinize thoroughly and i mean thoroughly. If you don't agree with any thing, bring it up and force them to amend it in your favour. If they don't agree, please walk away.

2. Check the part of the contract of sale that deals with failure to complete your installment payment. Point out the percentage they would take and the administrative fees they would deduct. This is a very uncomfortable subject for them to discuss and they would do anything to brush aside this discussion because it is vital to their business that you start payment before you complain about this. Agree on a set fee, make them write it down in their contract and make them counter sign it. If you don't do this, it would come back to haunt you tomorrow. Trust me i know.

3. The shell structures they build are known to be inferior, so that is where you have to get tough and demand how your own would look like. Its generally a barrack style shell structure and they don't place too much emphasis on quality. That is the key angle you should use to hit them. The contract of sale is generally used to protect Lekki Gardens itself but if you point out all these things before you pay and force them to draft a sample contract for sale in your favour then hopefully you could get a better deal than the rest.

Before you drop a dime, make sure you spend time to investigate everything you know about lekki gardens. Ask people who have bought and people who have grouses against them. Jot down everything and balance it before you pay. If you are not comfortable with it, please walk away. If you know you can fight for a better contract of sale and know how to enforce it, then buy into it. If you doubt what i am saying please read the comments below in this link to have a better understanding of how they run their estates. People should pay money to enjoy their houses not cry and feel cheated.

A search would have taken care of all of this. I have done numerous searches in this area so i know this area is a committed and bad land. I know 2 people that have been affected with this demolition because of their stubbornness to conduct a search. One specifically told me because of all the houses in that area, the Government would not want to demolish them and Big people have built houses in that area. I told him not to mind what people have built and he does not know the wahala those people are facing privately that they won't tell him. He later bought the land due to the advise of the Agent and Baale who abused me thoroughly for trying to spoil business. Now a property worth more than N20Million is gone all because he didn't want to pay for a search that would have discovered this problem. Its just sad our people like the worst to happen until they realize they have no remedy.

I warn people not to play with Lands in Lagos or Ogun before they buy and some would say i am trying to create fear or panic. I hope those that falsely advise people not to conduct a proper due diligence can advise these people on what next to do. Its a sad situation but it could have been avoided especially the 2 that refused to pay for a search that could have saved them millions of Naira in demolition problems.

I didn't see anybody berate El-Rufai for Raising the Hands of Prince Audu Abubakar as the Kogi Governorship candidate of APC after their Convention despite his ongoing N11Billion EFCC Case. We should stop being hypocrites and myopic when it comes to issues like this. You cannot continue to look one way and say everything PDP does is bad while APC Folks are good but they are doing the same thing you complain morning and night about.

El Rufai is daft and I have no apologizes for saying that. His excuse for demolishing them is that they are zoned for Hospitals and Schools. Can't he build the hospitals and Schools in other areas? Kaduna has a land mass 5 times the size of Lagos, so why can he focus his development there. If the lands were committed lands for bridges, dams, pipelines etc or hazardous things I would concur with his reasoning but schools and hospitals that could be established elsewhere is not a reason to demolish their houses. It's crazy and criminal and I advise the owners of these houses to sue the Kaduna state government if he ever attempts it. What's wrong with this man sef? In Lagos if such a thing happens and so many people build on Government land, the penalty is ratification and all parties are happy. Why can't he use the same format his fellow APC brothers in the South west are using. Did they know they were buying government land? Who would build a house in a restricted zone? Pls web developers in the house this is a very simple question. How much would it cost to put a mobile apps for social media and a hand over clock? Besides have you seen the website? Is that website worth N12million? And finally to maintain and upgrade that website, would it cost N78million?

Please let's be objective here and stop playing favourism. Fraud has no name and has no party. If it would cost N78million to create and maintain that website, then nobody would be able to afford a website in Nigeria.

Also if it was a PDP minister or governor that spent N78million to do that site, in all honesty what would be your reaction?

This is Nigeria's money we are talking about and tax payers money spent recklessly with a rebuttal given with so much aloofness sprinkled with a smattering of GEJs " I don't give a damn what you think" mentality.

This favourism of APC good and PDP bad must stop. What is bad is bad and this is very bad and what is most upsetting to me is that APCfans fail to condemn this misappropriation because it's Fashola. If Buhari fails to look into how tax payers money has been spent recklessly, this whole probe business should just be seen as a huge joke and selective. When it comes to fraud there is no special pikin and the earlier Nigeria understands it the better.

I am really pissed off at his rebuttal and his lack of humility and empathy to this sensitive issue is border line arrogant and sickening.

I am a PDP man but I support anything that would reduce corruption to its barest minimum in Nigeria. Stealing our commonwealth has no place in Nigeria if we are to move forward and whether you are APC, PDP, SW, SS, from the North, we must support our security and financial agencies to succeed. How some people would sit down in one office in Abuja and swindle Nigerians especially Pensioners Billions of Naira is sad to say the least. If PDP covered a blind eye while all these thefts were going on does not augur well for the party and if it takes APC to expose our failings as it regards the strengthening of the Efcc, I would support it so that PDP would be fully reformed in future.

I don't know why people read these nonsense stories and believe all these lies. This story was obviously written by an APC supporter to draw news away from their failings in the NASS. What source did the OP derive this balderdash from that he cannot name it. Why would Akpabio a one time senator become a minority leader? The house rules are straight forward and nobody's ambition can thwart it. Secondly why would GEJ and Patience fight over NASS minority leadership when the PDP NEC has zoned it properly and they are all in agreement. Also was the OP at the so called meeting with Ekweremadu and Wike who disagreed over the choice of the minority leader? Besides since it's inception has PDP ever had issues with selecting its inhouse NASS leaders?....mscheew. Like Olisa Methuh once said APC shouldn't blame PDP for its crass inexperience in selecting its house leaders. If you are looking for a story where PDP would be roundly criticized produce good stories backed with facts.

People confuse buying fuel for N150 per liter during a 3 week fuel strike or crisis because the product is scarce and paying for fuel at N150 every day per liter for years. Can you afford it? How much is your salary or income? How many low and middle income people can pay N1500 per day for 10 liters for their cars and another 10 liters for their generators. Can you times that in 7 days and an additional 30 days and you don't want Nigerians to be corrupt or do illegal things to sustain their lives. A country that produces fuel should at least benefit some thing no matter how small from this God given gift. The government should not punish citizens for its inefficiencies and any plan to withdraw subsidy would be met with stiff opposition from the masses and Buhari should not even try it. No amount of propaganda or arm twisting would make us cow to the government to punish us. Have you thought of the pepper seller or meat seller or shoemaker struggling to buy fuel now and with the withdrawal of the subsidy how would he be able to pay N150 per litre daily. Is Buhari going to subsidy the corn seller too?

Do you know how this fuel scarcity with fuel selling above N150 has affected other sectors of the society? Do you know how people are struggling to make ends meet or sleeping in perennial darkness because because they can't afford to pay for this N150 per liter? Have you thought of the thousands of people in Osun who cannot make ends meet because they haven't been paid for over 5 months to now still pay for N150 per liter tomorrow. Does the government want to wipe out the low class completely and incapacitate the middle class?

I don't buy this idea of wiping out the subsidy because it's making a few people overnight billionaires. How can you compare the joy of a few thousands to the sufferings of over 160million people? When there is fuel and it's sold at a reasonable price that is affordable do you think the masses care who is making a killing financially or not? With the affordable price, people can go about their business happily and make the small profit they are comfortable with to feed and support their families. If the government is against it or looking for money to subsidize fuel, they should look inwards and cut down on their foreign trips, estacodes, dollar allowances, numbers of P.As or government agencies / ghost workers that are stifling our economy everyday with no end result. Bottom line Buhari shouldn't try it because Occupy Nigeria part 2 would be more intense and electrifying.

Ok, let me start by saying you did well to take the time to put this together. As an executive assistance/marketer with a reputable property company, I can put it to you that you are probably not in this business.

Sorry to bust your bubble sir. I have been doing this for more than 10 years so i know the industry inside out.

My basis for that assumption is that you should know that most of the documents you mentioned above are strictly confidential.

No document is confidential as it regards sale of land. The basic documents that must be shown to any propspective buyer is the reciept you used to purchase the land that shows you validly own the property to sell, the deed of assignment conveying title to the company selling the land and the Survey plan describing the Land the company bought. Anything less shown to a prospective buyer is fraudulent and deceptive to any prospective buyer.

I don't know how these mushroom's property companies operates. But where i work, you wouldn't bother to ask for such and such when you see what we have on ground.

What ever you have on the ground does not equate with the paper work you need to show me that validates ownership of the property you intend to sell to another. You can build 17 bedroom flats on it and design it with Gold for all i care but i am only interested in your title documents because its the title documents that would determine whether i am buying from the right source or not and if i am violating any Government rule in case i buy your lands.

It is hilarious to think of showing these documents to every body that works into my office to make inquiries.

That's a very sad statement to make. Why are you hoarding the documents that would determine a prospective buyers choice whether he should buy it or not? And whats so funny to you that you cant show these documents to everyone who shows interest to buy your lands? How do you determine who is serious and who is not? Is it after they have paid that you would show them the documents? What if your papers are not complete and you tell me its under processing, do you think a prospective buyer would take it lightly or trust you?

Then your not adequately qualified to market your company's product more especially if someone like me is contracted to investigate your properties and i meet you. What if i don't meet your legal secretary or M.D? How would you adequately answer all my legal questions concerning ownership and title if you yourself have not seen some of them? Bro you just lost a customer with your last answer.

There are several other ways of knowing the status of a property before purchasing it.

Such as? undecided There is no other way apart from you showing me the documents your company possesses that gives you the authority to sell.

And I think you should be overly concerned with some of these documents when you dealing with individuals and not organisations.

That's not true. Companies owe a greater degree of responsibility to Buyers than Individuals because if the company defaults, the buyer has very little recourse to recover his money due to the rules of Bankruptcy, Company Liquidation and payment of damages. Dealing with an individual provides more stability because you know who is selling directly coupled with the immediate risk.


You expect Dantata & Sawoe or Cahaah Nig Ltd (where I work) to show you their survey plans and Government consent because of one three-bedroom you may end up not purchasing. hahahaha

Yes i do and i would advise people not to patronize your company until you are ready to open up your books and show them your documents conferring title and ownership to you that you intend to transfer to me. A defective title would not cure any problems i might have concerning that land in future and its best for every buyer to investigate it before purchase.

Finally its your right to show a future buyer all documents irrespective of whether they are buying now or not. Thats what is known as due diligence and that person who isn't interested in buying now, may recommend someone else to you tomorrow. Don't be too cocky to underestimate people.

If you meet the right Igbo girl, you would do more to please her. My wife is from Imo and i would happily do it all over again x2 because she makes me happy and does not give me grief. Majority of the complainers here either have no money, have met the wrong Igbo girls that have jilted them or cheated on them. There are so many good Igbo girls out there, take your time to meet the right one and you wont regret it. Not all of them are Runs girls or Asawos that would put money first before anything. I was very lucky to meet mine and i almost gave up until God directed her to me. There is nothing prayers can't do if you truely desire Igbo women and their lifestyle.

There are so many Real Estate companies in Nigeria more especially in Popular cities in Nigeria offering Nigerians the opportunity to own homes through installment payment to help an average Nigerian balance his budget monthly and still have that desire to own their own lands or homes. While i appreciate their efforts to promote this laudable idea of providing affordable housing, i am also appalled with the level of scams, lack of information and deceitfulness that most of these real estate developers practice to hood wink people into paying huge monthly monetary installments without performing their own part of the bargain when the chips are down. Every day i get one phone call, email or the other asking me to verify these lands offered up for sale by these companies and whenever i venture out to engage a surgical due diligence on them, i am shocked at their responses and what they intend to offer to .

Most Nigerians just fall for their beautiful marketing strategies to buy these lands without questioning the source of their title and what they are to get in return. You hear marketers on behalf of these estates promoting the benefits of a new estate that is close to a proposed international airport or free trade zone and that the futuristic estate would have good roads, hospitals, schools, boreholes etc that would generally make you believe that you might be purchasing a future Lekki phase One with just a minimum of N25,000 monthly for 2 to 3 years but what they fail to tell you how it can be realised and the likely authentic documents they possess to make it materialize and feasible.

With this in mind, i am calling out all the real estate developers in Nigeria to change their ways and be accountable to the buyer/subscriber. We are in a season of change and we shouldn’t wait for politicians to change when the real transgressions are right in front of us. Every existing installment payment Land or property buyer with a real estate company or potential future subscriber whether in Lagos or Ogun, Portharcourt or Abuja should ask the Real Estate Companies these series of questions before you pay the next dime to them. They owe you this much since they are collecting your funds:

1. Every Subscriber must ask the Real estate Company to show you proof how they obtained the authority to market these lands to you. They must show you how they purchased it, what documents were given to them as proof, who sold it to them, how many acres or hectares of land they bought, How they derived title to sell to you and which ones are can be confirmed at the land registry of your state.

Most of these Real estate companies are fond of pushing beautiful marketers in your face to tell you all the attractive things about this estate but when you grill them with some of the questions i highlighted above, they begin to squeeze their faces like my towel as if you are offending their intelligence. They would then refer you to the legal secretary or the M.D of the company and unsavory stories would begin to emanate in a very hostile way. What is so hard in sighting physically the documents the real estate company is claiming to be its source of authority to sell to you? Would you buy a car from a car sales man and not inspect the proof of ownership before you buy it? Sometimes you would hear very odd excuse such as “We are not allowed to show anybody these documents so that fraudulent people won't reproduce it"…What a load of Codswallop!!! That shouldn’t be the subscribers business. If they want your money, you should show you their proof of title and those who sold it to them so that you can investigate it.

The hazard of not asking this important question is that you might be buying a plot of land that has existing family land wahala, court cases, lands under acquisition that could be revoked anytime or buying a land that belongs to another group of people and you would be liable for any potential judgment against the real estate company to pay millions of Naira to the true owner in future. Don’t let the stubbornness of the Estate marketer prevent you from doing the needful. If they fail to furnish you with these information’s, please either you cancel your subscription with them if you are an existing subscriber or you don’t do business with them if you are a new potential buyer.

2. Every Subscriber must know and demand in advance the Contract of Sale the real estate developer intends to give you: A general misconception with most of these Real estate developers is that it is when you finishing paying their installment fees, you would be given the contract of sale between you and their company. This is very wrong in principle. Why should a contract of sale be one sided without the subscriber knowing what he has paid for and the contents of what he or she might be signing in advance. This job has been designated to the beautiful marketers to elucidate the Contract of Sale for you in very beautiful terms and to assure you there is no problem after you pay but i have seen so many hidden and dangerous clauses inserted in the Contract of Sale that would not favor any potential subscriber once they know about the contents.

They restrict you from so many things that you should normally get for free if you were buying a private land, charge you very high hidden service charges for so many mundane things, Bill you for this future development and that development levies, restrict you from owning this or doing that, force you into using their staffs, workers and allied partners before you can do anything, deduct monthly or yearly fees so odd things and so on. It’s crazy when you sit down to read these contract of sale and after you have paid and realize your mistake, you feel much cheated but you can’t do anything about it because you have signed your future away legally.

A classic example of this problem can be seen in the refund clause of these contracts of sale. Since no real estate company wants you to stop payment, they refuse to explain to you or allow you read the penalties for stopping payment. A popular real estate company in Lagos that has its adverts splashed everywhere has one of these hidden refund clauses that would make you go bonkers and run away from them once you default in payment. They charge over 10% of the amount already paid and you would receive that money 3-6 months after depending on the availability of funds in their coffers. So it’s even possible for you to wait for more than 2 years before you even receive your money back depending on the availability of funds and you can’t do anything about it because you refused to scrutinize a copy of their contract of sale before you began to make payment. To make matters worse, if they encounter any problem, judgment, liquidation issues, raising of new capital issues etc your money and imaginary land is gone and its all legal because you refused to ask for the Contract of Sale to negotiate it according to your own terms.

3. Final Documents, Ownership and Possession: The ultimate scam most of these real estate developers pull can be traced to this part. After payment has been made, you are entitled to get a letter of allocation, deed of assignment, survey plan and your receipt. You also entitled to know exactly where your plot of land is located on the layout and for you to take immediate possession but i know there are Millions of you out there that can testify that you have been very serious victims of this foul play by some dubious real estate developers. They would give you a thousand and one stories why you cannot be allocated your land immediately, they would give you stories why the agreed price that should be paid for your legal documents has changed and why you should pay a higher fee, they would give you stories why your survey plan would take more than One month for it to be ready when an average survey plan shouldn’t take less than a week. They would give you stories why your deed of assignment is taking forever to be ready and most importantly, you would know you have a land on paper but in real life you can neither locate the land nor take possession of that land.

The way out of this is to make sure that you do a personal site visit before you attempt to give them a dime of your money. You should know the personal plot and block number they intend to sell to you and it must be documented in the Contract of sale and to hold them liable if they renegade or attempt to change it. You should get a real estate lawyer from the moment you intend to start paying to peruse a sample Contract of Sale or Deed of Assignment and the lawyer should be the one disturbing them every day for these documents so that they know you are protected legally and they won't see you as one of the naive Ones that they can deceive. You must pressurize them for the survey plan and the moment you make full payment, you must obtain your receipt immediately.

With respect to taking possession, you must slug it out with them. Maximum 2weeks after payment you must be shown your land and you must take possession. Anything beyond 2 weeks without any concrete and reasonable explanation that makes sense must lead to a show of force and to cause maximum problem with them because they have your money tied down with nothing to show. Do not give them any breathing space and don’t be friendly with them. It’s a business to collect your money and it’s your business to obtain your land. They are not your family members, partners or friends and you shouldn’t treat them as one. Most of the problems i have seen emanating from Real estate developers and subscribers could be traced to the friendly way these transactions were consummated at the beginning. In exchange for the smiling and humble face, you’re first in line to be treated badly when the chips are down. Those they perceive that would ferment Boko Haram Wahala with them would be treated with dignity and attended to first.


These are some of the Changes we expect this new democratic dispensation from Real Estate Developers towards their Subscribers. It’s time to stop these sharp practice of getting rich quick with other people’s funds and savings. Most of you have no idea what these People go through when they spend years to pay these installment fees with their last garri Naira and adhere to it strictly so that they can become landlords only for these Real estate companies to erect stumbling blocks along the way or dash their hopes by not allocating them these lands or furnishing them with good title. Its wickedness and it should stop. As much as you want to make profit you should bear in mind the blood and sweat of these Buyers praying day and night for your companies to fulfill your own part of the agreement. The more you tell buyers the truth and open up your documents, the more they trust you, would do business with you and take that risk if any knowing that you have their best interest at heart.

Please Change or we expose you and flush you out the system and you would still pay damages for your misrepresentations.


If you have any experience with any bad or dubious real estate company that is playing games with people's money or depriving them of their landed properties please expose them here. Most of them are heavily represented on Nairaland and if calling them out for the whole world to see would make them change so be it. For the more complex ones I would take my time to investigate them and bring them to book. This nonsense must stop. We can't continue like this and blame politicians for all our woes when we are duping innocent Nigerians left right and centre.

This is a complete mockery of what Jesus stood for. No where in the bible does it state that Jesus amassed so much wealth when ever he was delivering his sermons to the multitude. He wanted to be like the poor, mingled with the sick, cavorted with the lonely and beggars and preached humility at all times. What we are witnessing today is beyond madness. Everyone wants to open a church to make money and they are all hiding under the famous slogan " Touch not my Anointed" or " My God is not a Poor God". Poverty has led to prosperity preachers making a killing in countries where the middle class has been destroyed and people clutch onto crumbs to survive. Thats why these prosperity preachers are virtually non existent in Europe where the average man can see beyond their B.S. Truthfully i don't know why people criticize politicans when prosperity preachers and politicians do the same thing.

Very silly story. Why would a president in a fully democratic society where he was elected as president now want to change into an interim government when the constitution hasn't been suspended? The lies and propaganda flying out from both camps this election period is beyond outstanding and I can't wait for the elections to be over so sanity is restored to our polity.

Why would Jonathan a Southern president approach Tinubu another Southerner to be vice president and the North would be excluded from any political arrangement? The level of stupidity on parade now as news is beyond logic now

What I don't understand about this Osibanjos vice presidency campaign is that he tends to restrict all his visits and P.R campaigns to the south west only and especially Lagos. Has he forgotten that he intends to be the Vice President of the Federal Republic of Nigeria and not South West alone? How come I don't see him taking selfies in Anambra state or visiting the Olu of Warri or giving speeches in Benue state? I think it's wrong and it would further alienate a lot of people outside the south west to vote for Him because they don't know him that well.

Facility payment made yet the facility is not being properly managed. the only thing I see is the day security personnel at the gate and refuse disposal. Sewage is not properly flowing; is this what I paid 250K for someone should tell Richard Nyong to desist from obtaining by false pretences and come out clean. you cannot tell people to pay for a service and yet you cannot offer it to them and you don't refund them. Its in naija that this disservice happens and yet the person responsible walks around with police & private escorts for protection.
