To be honest when it comes to the roofing or decking Money, there is very little you can do because they are monitoring your building for you so they see everything but there is still some light at the end of the tunnel. This tip applies to buyers who are buying it from an Individual who has bought from the family previously. Demand from him the receipts he previously paid to the family with regards to Omonile Fees. If he says he has lost them or he didn't pay the Omoniles, use that as a veritable bargaining chip to cut the price he intends to sell the land to you because he is pushing you into the Lion’s den alone. Because he wants to close the deal, he will concede to the price so that you use that amount saved to settle the Omoniles.

If it is a Seller who claims to have gotten the Omonile Signing Fees Receipt from the Seller, Force him to take you to the Omoniles to confirm the authenticity of that receipt and to introduce you as their brother or sister so that they don't draw up a new bill. A small token should be given to them rather in the form of drinks or presents or Brown envelope. This helps you eliminate paying a huge fee to them twice.

Lets all join hands to eliminate this Omonile Scams that are contributing negatively to the economy and pauperizing our wallets. Verify that land or property your interested in purchasing before you buy.

3. With respect to the nauseating "FOUNDATION FEES", you can temporarily evade this one by telling the Omoniles that you will pay their Foundation fees when you want to start building properly. The Smart ones amongst them will quickly tell you that you must pay the foundation fees once you attempt to construct a Fence. Argue with them at this point in time and involve your lawyer. Tell them you will never buy a land and leave it unattended to without fencing it and if they want to bully you to pay Foundation money to them as Fencing Money, then know they don’t wish you well and you can take your money to another place.

Also add an extra sweetener by telling the Selling Omonile that you will give him the contract to supply the blocks and cement to fence your land round but if he insists on collecting the Foundation Fee now, you would not give him the business. Trust me he would go and fight on your behalf for them to forgo the fee now because he doesn't want to lose your business.

QUICK TIP:

The reason why this method works so well is because you are working on their inner greed and the need for them to get paid immediately. It is also an advantage for you to forgo this fee right now because even if you pay it now and you leave your land unattended to in months or years, whenever you feel you are financially buoyant to start work, you will just see another set of thugs or Families coming to demand you pay them for a new Foundation fee. Your protestation that you have already paid this fee to the accredited representatives of the Family will fall on deaf ears and you must pay this new set of people before you can start work. This form of Omonile Double Taxation is very rampart and you should learn from this to avoid being their next victim. Only pay the reduced and agreed Omonile fees once and pay it only when you want to start serious work on the land so that you know you’re paying to only one family instead of 2 or more Fictitious Families.

Fast Tip:Tell the Omonile that he would supply the Blocks like the ones in the picture below if he shelves the Foundation Fees now. He would look at the bigger picture and calculate the financial gains that would accrue to him and fight anybody that is ready to take away that business in exchange for a Foundation Fee

2. When you have finished Verifying the Land you intend to buy, let them know of your interest in it but don’t show extreme desperation. These People are not interested in you or your well being, only the smell of your money matters to them. Fuel their Interest and water their throat that you have the money to pay for the land but you are interested in negotiating the total cost of all the fees you are to pay unless you would walk away because you have other options. If they are still adamant not to concede anything to you, issue them a photocopy of the check or bank draft for them to hold and tell them you are waiting for your lawyer to come and help you draw up the agreements for you. If they don’t hear from you after a day or 2, they will bombard you with phone calls asking you when you are coming to pay.

Any Omonile that holds a photocopy of a check or bank draft is already a Slave to you and is ready to do your bidding. If you give him excuses why you might not honor the check, he will ask you to name them. Tell him you still have to pay agency fees, legal fees, survey the land and this Omonile fees are a big hindrance to the transaction because it is over shooting your budget. The Omonile at this Juncture will personally revise the Omonile fees either through a drastic reduction or outright cancellation of the Signing Fees because they don’t want to lose the full figure of the land compared to the Omonile Fees they were craving for previously. If an Omonile or a disgruntled section of the Omoniles decides to still demand for that Omonile Signing fee, it would lead to an internal squabble amongst themselves to coerce the person or group to see the bigger picture with respect to the full cost of the Land they are about to miss if they stand their grounds for that Omonile Fee.

QUICK TIP:

This Method only works if you are patient and steadfast to the cause. It’s your money not theirs yet so play with their greedy minds. Don’t let them see you as the timid and desperate one. Most of the time when they call you, refer them to your lawyer. They fear Lawyers and find it very difficult to convince lawyers to bend to their wishes.

The Lagos state Government is trying to pass a bill to stop these criminals hiding under the State Properties Protection Bill 2013 but I haven't seen anything in the bill so far that will scare or prevent these people from extracting more money from buyers. A paltry punishment sum of N200,000 fine or 2 Years imprisonment for any person found guilty of the section on forceful possession of land is ridiculous to say the least and I am sure the Omoniles will snigger at the bill in case any buyer uses it to threaten them.

Bottom-line the prospects of beating this people at their game looks bleak but i have devised a way to thump them at their own game and that is playing on their Greed and employing the Divide and Rule Tactics the British used on Nigeria to Conquer us on these Omoniles so as to minimize the huge payments of these Omonile Fees. I have been involved in so many Omonile Transactions for so many years and I have studied their way of life, how they think and how they react when it comes to Omonile Money issues and 80% of them follow a particular pattern.


So before you buy your Next Omonile Land, Follow these simple but effective tactics to prevent paying that Huge Omonile fee that could be used to do better things in your life or add to the beautification of the house your building instead of giving your life savings to one waif looking, hungry, greedy, lazy illiterate claiming to be the First son or "Olori Ebi" of the Seller.

1. Before you buy any Land at all, ask your Agent to find out the family or community that owns the property you intend to buy. Some of these Families are famous for their notoriety in extorting money from innocent purchasers that runs into their Millions a times. It’s best you keep away from such people. These Families are schooled in the Art of demanding for everything under the sun excluding the cost of the Land itself and until you do your house warming, you’re a Slave to them and a human ATM Machine. Most of them are located in Eti-Osa local Government and they are as dangerous as it gets. They keep army of thugs in case you get out of line and you are at their mercy. This is a serious topic affecting Thousands of Land Buyers in Nigeria especially in the West, so anybody who derails this thread with childish or silly comments or FTC things will be banned. Respect the readers who are affected by this scourge and take your games else where if you don't have anything sensible to say.


One of the greatest Scourges associated with buying an Omonile land is this dreadful affliction called “OMONILE SIGNING FEES to sign a Deed of Assignment" so as to drain the pockets of Land buyers. Nothing inflicts greater pain and evokes more emotions as much as this topic when it comes to buying Land in Lagos or Ogun State. These Omoniles have devised a method to establish an alternative Land taxation system whereby they do everything possible to grab as much as they want financially from a prospective buyer.

They invent all sorts of stupid, idiotic and devilish fees to scare the buyer and make it mandatory to pay these fees no matter how absurd it sounds. Truth of the matter is that it’s nothing short of a day light robbery to frustrate a buyer for their own selfish means. These fees they coerce buyers to shell out end up in the pockets of Village Chiefs or influential members of the community to expend for their own selfish gain. They use the money to drink Ogogoro, settle outstanding debts or marry new wives. The enlightened ones amongst them see this as a get rich quick avenue to buy new clothes, buy flashy cars to pose around town, wear swanky clothes and generally show their mates they have arrived. This stirs up some form of jealousy in the other communities and they quickly set up a committee to draft a higher price list that should cripple the buyer financially who is interested in buying a land in their community.

These Omonile Signing fees to sign a Deed of Assignment are hardly used to develop the communities that they claim it’s for. When an enlightened Buyer sees in between their scams, these Community leaders or Chiefs will do everything possible to intimidate you, send thugs to scare you or beat you up, destroy or break down your fence or foundation and generally make life very uncomfortable for you violently until you pay them the money they demand from you. If you go to the police to report, the police will tell you to go and settle with them, if you become stubborn, these people would forcefully take over your land till you pay up. They are merciless, cruel, bloodsucking, greedy and downright selfish and they are not remorseful about their ways.

Below is a Real Life Sample of an Omonile Demand list for Land Payments before you can take possession of your own land after you have paid Millions to Acquire it. Even Without you even shelling out 1 Kobo on their Land, You are required to pay over N1Million Naira for very senseless and Stupid things. Can you Imagine this Day light Robbery?

I have fired staffs in the past for violating these rules:

1. She said she was 26 on her resume and I later found out she was 33. Using football age to apply for a job is a serious no no and I realize many girls are guilty of this trend. Even if you are to use football age, don't let it be so glaring that you are lying.

2. This staff was so rude and pompous to other staff members just because she was very well versed in certain secretarial duties and Microsoft office applications. She refused to teach others and was very arrogant with other staff members. She would blank them for hours and become very unresponsive with other staff members. She would make the office environment very uncomfortable due to her non chalant way of life to care about others. Little did she know that the other staff members couldn't stand her and they all jointly wrote a petition to get her fired and I granted their request so that sanity would reign supreme.

3. Excessive use of the internet at work is also a quick way to get fired. This staff during office hours would browse kayamu and jumia all day to carry out her own business activities of buying and selling online. Couriers would be seen dispatching goods and bringing goods for her but when she was confronted, she lied that it was her personal gifts until I came across one of her dispatch riders who told me she was sending watches and bags to a client in V.I and my office was the designated warehouse and contact address for any customer trying to purchase any good. I now realized immediately the internet subscription finishes, she would disturb me incessantly to renew it using my unfinished jobs as an excuse to get the internet up and running, meanwhile she needed it for her own private business.

4. This particular staff was fired because she was making way too much calls than everyone combined. Every 10 minutes her phone will ring and she would run out of the office to pick the calls. Whether there was a staff meeting, client meeting, on the job etc, once her phones ring she would abandon what she is doing to receive that call. It was quite frustrating and I had to let her go.

These are some of the things that would make a potential employer sack you.

He belongs to Pdp and no matter how badly Omisore is performing through the Polls, his duty is to prop up his party's candidate till the elections are over. Win or lose he should propagate Omisore's chances of winning the election but if he is already conceding defeat for his own party candidate 2 weeks to the election, he should be probed for anti-party politics. If other Pdp candidates and stalwarts have shown the same kind of lukewarm attitude that he is oozing before the Ekiti Election, would he have won? Very Silly Ingrate.

And if you are to praise Osaze the the highest heavens, why did you forget to add that it was osaze that unnecessary gave the ball away that led to a corner kick? Please stop abusing people personally and bring their families into it because you are angry. With this in mind, I am glad to introduce to you a Sneak Preview of some of the Elements and changes that this new E-C of O would have and they include the following below:

The first major change is the change in the type of paper used in printing the new c of o. The bogus A3 size paper has been discarded and replaced with a user-friendly secure A4 paper that enables automated processing of the C of O. The electronic Certificate of Occupancy (e-C of O) includes state of the art security features that makes it extremely difficult to be cloned or forged using current technology.

The second major change is that the clauses and contents of the e-C of O have also been revised to take cognisance of current trends and development while ensuring compliance with relevant laws.

The third major change is the Survey Plan. This will entail converting the Digital Maps (from the GIS database) into As-built Survey Plans. The term As-built survey plans, means that the survey plans will show the building lines as well as the boundary lines (fences) of each plot, it will essentially reflect what is existing physically on ground. Furthermore, the survey plans on Government schemes will now be electronically signed by the Surveyor General of Lagos State. This is necessary as a result of the automated system of processing the e-C of O.

The fourth major change is the streamlining and automation of the procedure for processing C of O’s. Where all variables are constant and provided all the necessary documentations are in order and all fees are paid as at when due.

The fifth major change is that a transaction page has been added to the C of O, which is an element of the Land Certificate of old. The transaction page will list all the transactions and encumbrances that have taken place on the land in question, and will be inside the body of the C of O just like the Land Certificate. This enables one to immediate determine the history of the land in question.

The sixth major change is that there will be an encrypted enhanced 2D bar code on the C of O. The barcode is an additional security feature from the processing system and will appear on the C of o after it has been printed. The barcode will also contain security information that can only be viewed with an enabled barcode reader.

I am sure most of you are already aware that there is going to be a New Lagos State Certificate of Occupancy in circulation starting from this 2014 to replace the outdated Yellow Land Certificate of Occupancy. The Government's reasons to change the old Yellow Land Certificate of Occupancy was adopted out of the need to prevent the risks associated with owning a C of O such as forgery, counterfeiting and cloning. More so as the current C of O and Land Certificate had no distinguishing security features it could easily be printed by most printing presses and used for a lot of nefarious activities to defraud unsuspecting buyers to purchase a land and it was because of this and a host of other reasons that the Lagos State Government has decided to introduce a New Electronic Certificate of Occupancy to Keep this Land Scammers at Bay.

A property was gotten from federal govt in d 80s & fully paid for through mortage in the 90s. The property is located in an estate built/allocated by the federal govt.
Of a sudden, 2yrs ago a notification comes from state govt asking for land rent. Is this legitimate?
1. Does the state govt hv the right, justification to collect any monies on such properties?
2. Do u suggest I start paying? As there is a group of old men association of landlords/property owners but are yet to come up with tangible reasons to pay or not to pay. Its turning to an 'each man for himself'

The matter is still in court and i advise you not to pay till they settle it. The lagos state Government is berating the Fg for owning lands in lagos and still taking control of them and wants to takeover FG Lands located in lagos via taxes that should be paid to them instead of FG. I know the FG will vehemently disagree with that proposal, so i will advise you to wait for the final outcome of their fight.

Well it depends on the buyer and the level of toughness you possess when dealing with crooked Sellers and Civil servants. There is nothing wrong buying a land without a C of O but you must take adequate steps to perfect your papers immediately you buy it unless your just looking for trouble from both Omoniles and the Government. Make sure you buy the one that has either a Global C of O or a Gazette, at least that will keep you covered. Don't Go and buy the one Under Government Acquisition ooo! I can't Shout. I don't know why you guys are abusing the OP when you don't know what he is talking about. I use etisalat modern and I experience the same thing unlike Mtn or Airtel. The speed is too much and you would see a page trying to open with 456kb or even 2mb per second in some cases and the page won't open at a supersonic speed compared to the data speed it's deducting. Etisalat charges 4000 nairaland for a 1.5gb data plan but before the end of the week your left with 300mb or less. It's not about jumping to another network but the ability to reduce the data speed. If the pages were opening a the click of a mouse it's another thing entirely. This month I have renewed my subscription twice and we haven't even gotten to Christmas and I don't browse with it more than 3 hours daily. Something is definitely wrong somewhere and this anomaly has to stop. It's another form of cheating the masses when they pay for something they are not getting.

If it is A Global C of O, You won't be liable to pay a Land Use charge because there are so many people that are deriving title from the Global C of O, but the Government will get their money from the double taxation you would incur when perfecting your papers when you pay the tax clearance of the seller and yours. Also the Neighbourhood Improvement charges and a host of other side charges to make up for the state land use charge. So either way you pay heavily!

4. Another silent but deadly Land tax is the SERVICE CHARGE that private real estate developers levy on their prospective subscribers who buy into their Estates. Because of the scourge of Omoniles, alot of people are running to private real estate developers estates to escape that mad world of Omonile fees and their attendant wahala. These estates offer them the serenity and peace of mind that is non existent when buying a family or Omonile land but there is a catch.

In exchange for the Amenities that you are to enjoy in that estate, you are being levied either a monthly or yearly service charge. These Private real estate companies load all sorts of silent charges such as water charges, Light charges, security charges, refuse charges, maintenance charges etc and it could range between N50,000 to N1Million per annum depending on how posh the estate is. Some go as far as charging in thousands of dollars per annum and its all there in the tiny fine print of your contract of Sale given to you.

Have you ever wondered why a Contract of Sale is so bulky and filled with Legal rubbish Grammar so as to deflect you from seeing these charges and percentages that would accrue yearly? Its because if it is the first thing you see when you open the contract of sale, you will be discouraged and won't subscribe to be a member of that estate. I know so many people living in these estates groaning under the extremely high service charges that are being levied on them and they are not getting the service worth.

A way out of this is by making sure you give a lawyer your contract of sale to vet and read through before you sign anything. Ask questions about the service charges and let them know how you feel. You could be given a reduced fee so as to accommodate you in the estate but if you don't talk and choose to be ignorant, be ready to pay your children's school fees yearly as Service charge till you no longer have the strength to keep up with the Jones and pack out to Mowe/ofada.

3. Another sneaky land tax that doesn't go into the Government coffers is the Omonile Signing Fee. This money reeks of fraud, corruption, wickedness etc but it must be paid no matter how loathsome and repugnant the who thing seems. A lot of people just rush into buying a land without knowing the attendant costs involved in buying a land from Omoniles. This signing fees can range between N50,000 to N1Million Depending on how developed and posh the area is. Apart from paying the Omonile signing fees, You would pay for Foundation fees, Community development fees and Youth Fees etc. These are compulsory fees you must pay before they will agree to sign your documents.

The best way to approach this Evil is to start negotiating the cost of these fees before you buy the land. It gives you a stronger leverage power over these Omoniles because they are looking for your money here and now and would do anything to reduce the fees. The mistake is not knowing the cost or negotiating it in advance and when they have received money for the cost of the land, they know they have you by the balls and would drive up the price of the Signing fee because they smell your desperation to sign that document.

(Picture below is an Omonile signing a receipt for a land at Ibeju Lekki after a Fee of N150,000 was negotiated before they could sign the documents.)

If you don't negotiate the money in advance and know the exact Omonile Signing fee you are to pay to the Omoniles, you will be seriously outpriced with a mandatory Omonile Signing Fee when you have purchased the land and you will have no negotiating power to wiggle through it

If your buying a Land with a Governor's Consent or you just bought a land and want to perfect the Governor's consent, make sure you ask the person selling the land to you; be it a private seller or Omonile to produce their Tax clearance and give it to you unless be ready to Fork out N200,000 as the Tax clearance for that person to be paid on his behalf. The rules in Lagos state and Ogun state that before you process your Governor's consent you must produce the Tax clearance of the Seller and you the buyer. Failure to do so will attract a one off Fee which would serve as the Tax clearance for that person. 3 years back it used to be 60,000 Naira that was the tax clearance for a seller who did not have a Tax clearance. Now its N200,000 and its rising astronomically yearly.

So before you buy that land and you know you want to perfect your papers soonest, make sure you disturb that person or Family for their Tax clearance unless be ready to pay their tax clearance and pay your own tax clearance of N200,000 too. If there are more family members, you will pay for their own tax clearance too (Note that). Minimum of 2 family members per community. So shine your eyes well and be ready to hold their shokoto to produce that tax clearance for you unless na die you de so for Government hand.

Do you know there are so many hidden Charges and taxes that you must pay when buying a land that could bankrupt you easily if your not careful? These taxes hide in plain sight and it is until you want to perfect your papers it will rear its ugly head. I have compiled a list of 4 Problematic fees that your not aware of and the earlier you start taking cognizance of it, the better:

1. Everybody wants to buy a land with a C of O but do you know that every owner of a C of O must pay a yearly fee per annum to the government for occupying that land. This fee is know as a GROUND RENT and it has a certain fee that holder must pay. For every year the person defaults in paying that GROUND RENT, the person incurs a penalty. But because of our very lax tax system, the holders of that C of O rarely pay that amount and in most situation, they are totally ignorant of the fees they are to pay.

The problem now arises when a new buyer is interested in buying that Land with a C of O. If you don't do a comprehensive check on that C of O, you will never know that your about to INHERIT SOMEONE ELSE'S DEBTS at once. The Land registry Tax department will compute the Ground rent from inception that the C of O was obtained, compute the penalties , value it at today's inflationary rates and give it to you before you can process your Governors Consent. That is why the cost of Governor's consent is so high in some people's case because they don't know that they are carrying the load and problems of other people's taxes as their own burden.

The best way to avoid this scenario is to make sure the Lawyer doing the search for you carries out a comprehensive check at the tax registry to know exactly how much the holder of the C of O is owing the Government. Once you have an idea of the costs owed, you can now use that as a veritable bargaining tool to deduct money from the asking price of the property. I have used this method so many times for my clients to obtain a reduced fee for the Land transaction. Whenever i hit the owner of the C of O with his Ground Rent Charges, he is always eager to sell the land quickly at a reduced price so as not to continue holding on to a burden that could ruin him at any given time. Sometimes Sellers are willing to share the Ground Rent so as to make it equitable and both parties suffer the penalty.

Make sure you know the Ground Rent of any property that has a C of O before hand , lest you suffer the consequences of it.

Below is a C of O of a property that was not properly investigated to know how much ground rent the previous owner was owing. After the New purchaser bought it and wanted to perfect his own papers, the Tax Office hit the new buyer with a N315,000 LAND USE CHARGE that was totally unexpected and unprepared for. Learn to avoid such silent deadly taxes by doing a proper search before you fall victim of the Tax office

This is the result of not carrying out a proper search. A search at the land registry would have shown that the land has been acquired and a committed land to avoid like a plague. It has nothing to do with APC OR PDP. It's just the individual who chooses to buy a land without taking all the necessary precautions to search properly. Now the Omoniles would have disappeared with their money and that's just the reality on the ground. It's just a lesson for future purchasers of land in Lagos to shine their eyes, do a search so as not to become victims of land wahalas.
