You think real estate speculation is the ideal way to make money? huh (I need to read the article soon tongue)
Its not real estate speculation, its Buy-To-Let property business where the Tenants pay your Mortgage for you and the value of the property appreciates at the same time. In the  long-run you are sitting on heavy positive equity and a steady cash-flow from rental income. Its just like the game of "Monopoly",where you leverage your acquired property to gain more and more.

The poster was not the one in need of a nigerian passport and a phone rather a relative of his.

Because he lives abroad does not mean the people back home should charge ridiculous amounts for items purchased. If he decides to give generously, then it should come from within him. Nobody likes to be taken as a fool.

I support his attempt to challenge the lying relatives. If they needed extra money, all they had to do was ask. Some relatives in Ngeria need to understand that life is not that easy abroad.
I agree with you on this. Those at home in Nigeria do not have an inalienable right to rip-off any relative abroad just because he earns his income in foreign currency.

I want to evaluate nairaland demography,

What state are u from?
What is good about your state?
What is bad about your state?
Do you have a another nationality apart from nigerian national?
I was born in London ,UK
I come from Cross River State
My state is currently being transformed as a cynosure of Tourism internationally. This week the Slave Trade Film "Amazing Grace" (the story of John Newton and his Calabar slave-trade odyssey) is currently on UK Box Office.
Bad stereotyping by outsiders about the men being lazy and the women being nymphomaniacs
I have British Nationality.
TravelRe: Another Reason Why Nigerian Graduates Shouldn't Come To England by LondonCool(m): 5:12pm On Mar 23, 2007
Despite the high cost of property its quite easy climbing the ladder in UK, you just need to be aligned to the right brokers and be smart. Lot's of Nigerian's own their own properties and have lots of Rental properties that are self-paying. There may be fire on the property mountain, but its not time to run, run, run. The property I purchased for £170,000 in 2006 was now valued at £190,000 last November. There may be Giants in the land but we are more than able to overcome.

Why would want to put a camcorder on a ship? You can arrange for Air cargo to convey the item or patiently wait for anyone coming from the states to bring it to you.

@ Frankiri

Oga Frank & Other gurus - what are your impressions about Afrinvest - i am based abroad, and still looking for a reputable stockbroker, that would have a good capability and support for international traders.
I haven't open an account yet, and already noticed that response time is slow - but, when they do respond - they show great professionalism.

Thanks for your input.
I use Afrinvest as my Stock brokers and I have recently sent them all of my Share certificates for CSCS registration/verification. They used to be known as SECTRUST Ltd before they were bought over by AFRINVEST which has lots of International Branches around Africa. When I went to Nigeria last year I went to their plush 12th Floor Office at Ikoyi to fraternise with the Stock Trading staff/manager and sign Transfer forms. I have been allocated a personal Stock Trading account manager and have developed a personal rapport with him albeit I only transact on an Execution only basis.

Consular Dept of the BHC in Lagos (just like any other BHC UK Post) can unilaterally issue UK passports in Lagos without having to go to the Passport Office in London to get it done.

londoncool,
i contacted Intercontinental Bank and the tenor is only 5 years for repayment which is a short time and i have to pay contribution of 30% of the cost of property,i don't know if any other bank can offer longer tenor and what is this  Guv Donald Duke's regime and do they offer mortgage outside calabar?if yes what's there contact address and you most have a good connection that helped in back dating everything thats good but anyway hope to hear from you soon.
The whole project was contracted to Project managers based in Lagos, I did everything in Lagos and by courier from UK. The mortgage company is called Jubilee Savings & Loans, they were to be bought over by Intercontinental bank so I was given both banks forms to complete. The Mortgage is provided by the NHF, it is left for the Banks to disburse it. I will give you the name and number of my contact who did everything for me.

londoncool, what are the requirement to apply for a mortgage loan with Intercontinental Bank and how long does it take before the loan is approved and given to you ?hope to hear from you soon
There was an advert campaign for people to purchase property in the new Housing Estate in Calabar under Guv Donald Duke's regime. Part of the package was allowing applicants to put down a 10% deposit and obtain a mortgage for the remainder. When I applied there were project managers who processed the Mortgage side when I got an allocation for a house.

The requirements were that you needed to have banked for 6 months minimum with the bank, saved at least N15k in an A/C (either savings or current); an NHF account number. Everything was backdated for me by 6 months by the staff and an NHF number was allocated to me to enable me to qualify for the mortgage since i'm based abroad.

BusinessRe: Buying A House On Mortgage In Lagos, Nigeria by LondonCool(m): 9:30pm On Mar 13, 2007
Ndipe:
17k a month amounts to a little over 200k a year. Multiply that with 20 years and you are paying more than 4 million Naira a year. That's quite steep, but most banks are all about making money. That is why, I wont criticize those whose income in the village can only net them a mud house. A man's house is his castle.

P/S: I don't know Akpabuyo, but if your house is on Atimbo lane, I know the place, because my cousins lived there at one point. Its very close to the airport.
200k a year multiplied by 20 years will equal around N4 million for the whole 20 years not for one year.

Here is a summary of my Mortgage Offer

Purchase price =N2,600,000
10% Contribution =N230,000
NHF Loan =N2,340,000
Total Interest payable @6% p.a =N3,510,000
Total Payable (Interest + Principal) =N5,850,000
Estimated realisable value =N5,750,000
Net Flow= (N100,000)
Net Flow Per Month =(N333,33)
Estimate value of the property =N6,469,532
Total Investment required = N380,000
Estimated net return on Investment =N6,369,532
ROI 17.69
ROI in % 1769%
