PropertiesRe: Calabar (virgin Land) by LondonCool(m): 2:26pm On Sep 10, 2007
@Obong,

Sorry to burst your Bubble but I got my facts right.
Fact 1: Cross River is and has always been the second largest Cocoa producer/exporter in Nigeria and this has been the case over 50 years before Donald Duke became Governor.

Fact 2: The Cashew project was/is a Big failure. I was amongst those who hustled for contracts in 1999 to clear "potential" Cashew sites for farming in Ogoja,Boki,Etung and Yala. All the jobs went to the "boys".If you still drive through the Edor-Boki-Yala axis of the Ikom-Ogoja Highway you will see the Cashew wastelands still there.

Fact 3: Cocoa had been ignored to the detriment of the "novel" Pineapple project.I spent the last 5 years of my abode in Nigeria working in Ikom-the largest Cocoa producing Town in Cross River. I personally was the Account Officer for the Cocoa Board, I have friends in the Cocoa Research Institute of Nigeria and have access to the blue print for Cocoa production in Cross River.Most of my friends who were on the Cocoa Board were politicians who were spending their time selling their cheaply acquired Cocoa plot allocations at massive profit margins, so I do know what I am talking about. I have been to Etung,Effraya,Abijang,Boje etc, (I'm sure you've not heard of most these places) to oversee  Agricultural loans given to Cocoa  and Cashew farmers-so I do know my onions here.

Fact 4: You did not address the High DEBT profile left behind by the erstwhile State Government.

Fact5: The Pineapple project is/was still a farce.How many tonnes have been exported since?

@getukudo,
I have just started preliminary work on the construction of  blocks of Apartment Flats for short term Rental purposes (close to the Calabar Airport). I discovered this was an area that needed to addressed.

I am also in the process of setting up a 3 Sports Shops (one at Margaret Ekpo Airport,Metropolitan Hotel and another location) with a view of selling Premiership/La liga football Jersey's and other accessories in Calabar.A Mega-Football Viewing Centre is also on  hold pending the final outcome of ownership of Premiership broadcasting rights in Nigeria. I am also in partnership with stakeholders in Calabar South how to help the Youths there and we are looking at Car Wash Franchising/Corporate Security Outfits and Environmental Cleaning Outfits as good options. (I don't mind if anyone steals my idea's-everyone's welcome)

My grouse is that the hype about Calabar stops with the Tinapa project, when you go out to Obudu,Ogoja,Ikom,Ugep and Akamkpa that are suppose to be Urban area's in Cross River there is still a largese of underdevelopment going on. Nuff'said.

PropertiesRe: Calabar (virgin Land) by LondonCool(m): 3:22pm On Sep 05, 2007
Virgin land in terms of what ?  All the prices of  rental property have gone up astronomically due to the hype of the Calabar Export Duty Free Zone and Tinapa Buisness Resort. There are very few Hotels around to cater for the influx of visitors; and the place is getting very much over-crowded and congested with lots of people coming in from everywhere looking for business opportunities. It is still a Civil Service State where 70% of the indigenes work for the Public Sector and payment of  salary is epileptic. Hence, there is still the absence of an entreprenueral culture amongst the people and although the standard of living has increased a bit the velocity of money still lies with the Politicians and few Bank/Oil workers. You can't just do a business that depends on the Annual Xmas carnival every year (maybe selling drinks and artefacts), there has to be something solid on ground to generate investment and distribute the multiplier effect of macro-economic policies of the State Government. Donald Duke did not build a single Industry through out his 8 year tenure, he sold all the existing one's very cheaply in the name of privatisation (I have no proof that the buyers were his friends), and therein lies the conundrum. Even in UK the Govt does not fully divest from Companies where it has participatory investments.It stays there as a midwife.

You can not just ignore the Laws of Comparative Advantage. Cross River is the second largest producer of Cocoa after Ondo State, the Cocoa plantations in Cross River State (Ikom) were the one's that were planted in the 1950's during the old Eastern Region tenure of late Michael Okpara. What stops the Government from mass production and exportation of Cocoa with a view of setting up a world class Cocoa Processing plant? Instead , they began planting Pine Apple and Cashew tree's. What happened to all the Rubber and Palm Oil Estates ? They were sold of course.Where did the money go ? I am just giving a balanced inside perspective to show that not all that glitters is GOLD. The State is in HEAVY HEAVY debt (mainly caused by open-ended contracts to construct Roads by Strabag and financing the State Govt's share of the Tinapa project). Donald Duke was arbitrarily deducting funds at source from Local Govts to finance his projects-Senator Imoke may not have the privilege to have access to such cheap source of funds-hence he may find it hard to match Donald's success (albeit has drowned us all into DEBT)

The Xmas carnival hype is not sustainable because the 2 previous carnivals were both sponsored by debt, extra-governmental expenditure and paltry private sector investment.The erstwhile Director of Tourism was removed by Gov Donald Duke 2 weeks before he left office due to embezzlement of funds in the name of Tourism. Its good to face reality and get a reality check-up; before spending your money in Calabar KNOW YOUR MARKET ENVIRONMENT and KNOW YOUR PRODUCT.

Naija4ward:
London Cool, My only contribution is "put up the right building, in the right place". Seriously look at the composition of properties in the area you are building. If you put a duplex in an area where a bungalow would do, it will be sad. Renting or selling it after completion may not give you efficient returns. For example I desired to put a duplex on a piece of land in Ajah, but was advised by three different builders that a block of 4 flats will be better for renting purpose.

There is not sufficient/strong "demarcation" at the front between the two duplex. The plan is okay if you are locating that structure in an estate/gated community, otherwise think of increasing the demarcation wall.

From my personal experience building properties (of any shape or form) in Nigeria without visiting is not recommended. If you are going to sell after completion, its okay. But if you are going to be renting or living in such buildings, headaches awaits you after completion. The sad reality is that the artisans are often not properly supervised. The more you go home to supervise the major element, the less headache for the future.
Thanks for your advice,I intend to put up a 2-winged 5-bedroom Duplex (with demarcation) and rent out one wing and reside in the other part.

TravelRe: Fiancee Or Spouse Visa, Which Is Better? by LondonCool(m): 3:50pm On Jun 20, 2007
If you are going to get married in UK, then you have to apply for a Marraige Visa-it is a 6 months visa for the purpose of getting married. At its expiration you will need to leave the UK to Nigeria and apply for for a spouse settlement visa (assuming you got married on your marriage visa visit).

A fiancee visa is given for the purpose of visiting a common-law partner.From experience the burden of proof is very very high for those appliying from Third World countries compared to Non-Visa nationals from Canada,Australia or South Africa for instance applying for the same visa. When you are married and apply for a spouse visa you will have much more stronger basis for getting a visa issued.

My advice is for you guys to get married in Lagos then subsequently apply for a Settlement Spouse visa, but get ready for a barrage of intimidating and embarassing questions from the ECO during your Visa interview. They would like to know whether the relationship is subsisting and not an "arrangee" marriage or "Internet dating".
BusinessRe: Any Hr Guru In The House? by LondonCool(m): 11:37pm On Jun 11, 2007
There's no operational difference in the terms. HRM is just a terminological upgrade to the term Personnel Mgt but also in trying to make HR relevant to the organisation Mgt Theorists decided that for HRM to be effective it must operate at the Board room level having direct impact on HR policies instead of being an office that dealt with recruitment and staff salary issues.

Other organisations have also rebranded the HR Manager as the People and Organisations Manager

why is nigerian flight targeted? are we terorist? you are just demorolising genuine nigerians trying to seek UK visa, ok is my friend coming for wedding not genuine?. It all depends on the immigration officer on duty at that particular time. Some people comes in throu france without visa and no immigration present at the border to check things out. we are still saying the samething if you agree that when they suspect you they will check on you hence when they did not suspect you they will let you go.
Who told you that there is no immigration control at the UK/French borders ? have you heard of the Juxtapose control ?

do u work in the airport? the immigration officers at the airport don't know the docs you submitted before visa was issued,
Who told you that ? Every document submitted for a Visa Application is scanned to a Central database and can be accessed by any authorised personnel at any time of the day.

If they turn anybody back its because of another reason and not the doc and they turn non nigerians back as well. They as well turn people with good and cleen intention back.
True talk but Nigeria constitutes the single largest country with returned visitors from UK every day

It all luck my brother. My friend that works with Agip in PH was turned down on match with no good reason, he and his wife were just coming for a wedding ceremony. they just believe and give some and deny some, they can't give everybody and they can't verify everybody.
What do you mean by NO GOOD REASON ? Its subjective. The reason may not have been good to your friend but it was a refusal reason. If he thought he had good grounds he should have appealed against the decision.

4, 5 years ago when they do interview before vis is issued, that when i get my visa to this country, i gave my papers the officer asked me some few question on the document i tendered and gave me my visa right away no confirmation no phone call no courier. Londoncool u need to go to naija and see how people apply for visa these days 90% use oluwale docs and 91% ARE GIVEN VISA. All those your ehc, ecc ecowas are dia incase they have doubt, if you do your job very well they never confirm lailai unless u have bad luck.
You also need to see how many Nigerians are being returned back to Nigeria on a DAILY BASIS on entry at the UK Immigration Control for obtaining their Visa's under false pretence or misrepresentation of facts. Nigerian issued Visa's get overturned and are subsequently refused entry into UK every single day. It does not stop at securing Visa's using FAKE bank statements.
