My project must wait until I maximize enough profit with which to commence my project from the market.

Where is your land located? What will the project cost? Having 20 million units of UBA shares is currently more valuable than a N100 million worth of real estate in Nigeria.

Oga, u see that Nobody answered ur question, because its easier to advise than make the decision your self. really owning a hotel with N100m is less profitable than a stock investment in Banks like UBA,
So to my opinion : I will invest 70% of the fund in the stock market. Currentky am a salary earner and have been contempleting starting my own business, but looking at the current economic realities of Nigeria, I decided to still remain an employee with average salary of N450k per month, but keep accumulating certain stocks in the market, than start a business for now,But don't know if this is the best strategy though.
Advice needed :

If I have N100 million in cash today 85 million will go into shares, 5 million into FGN bonds, 5 million in NTB, 5 million in my bank account. The cash flow from this investment in form of dividends and interest will be diversified into real estate and small businesses.

Cos if a coy sees someone is accumulating their shares and planning to usurp powered, they might come up with a poliuxcy/right issue to allot shares to themselves n make it mission impossible. I dont have nem, but I have Custodian, mutual benefits, standard alliance and wapic. Custodian is the only profitable insurance stock in my portfolio. Once you have 5% of the shares in a company you are a major shareholder, you may become a board member or nominate someone to represent you on the board, People with deep pockets can use the bear period to consolidate their holdings, this can done through multiple stock accounts with different stockbrokers through direct and indirect holdings. Purchasing up to 5% shares in a company requires patience cos it may take up to 2 years or more, the investor must be strategic and may need to make use of series of cross-deals. It is adviceable that an investor that wants to take strategic acquisition in a company makes use of the big stockbroking houses.

Sometimes I wonder why some people waste themselves building hotels and the like when they can easily buy their way into the boardrooms of these low priced sound banks. Could be the satisfaction of pointing at a physical structure and bragging "I own this." But I understand the gospel of multiple streams of income.

I also ask myself same question, all valuation methods show that most of our banking stocks are currently selling below their intrinsic values. If win $1 million lottery what percentage will you invest in the stock market?

I had similar problems when I was in the dating game, dated a lawyer, an architect, 2 bankers, an accountant, a pharmacist, a corporate executive before I met my wife. Most of the ladies believed in my "can do spirit", but the problems came from my would-be in-laws who swore that their daughter would not marry a teacher, all explanation by their daughters that I am a teacher with a difference fell on deaf ears. 3 of the ladies are still unmarried, while another one is a single mother.

Happy sunday to all teachers. Although the economy is bad and economic indicators are in red, we should keep on doing what we love doing ie for those who love imparting knowledge. But it is important to have a plan A, plan B and plan C. Salaries can never provide all our needs. We should look around us and think of how to create other streams of legal income, I know a Physics teacher who repairs laptop computers and mobile phones, a chemistry teacher who produces and sells perfumes, soaps, disinfectants etc, a Yoruba language teacher who is an also an event manager, TD teacher who is also a draughman, Yours truly a former Biology/Agric teacher who bought his first car 10 years ago from commissions earned from real-estate deals, and also has a second career trading and investing in securities. We cannot demand respect from the society, but can earn their respect. A situation whereby landlords do not like letting their houses to teachers or ladies refusing to date teachers is not too good for teachers' image. We can decide to be the teacher with a difference, by correcting this perception and misconception. The time has come for us to differentiate ourselves from the average teachers. We cannot have an old mindset and expect a new reality, this is the time for us to learn, re-learn and unlearn. Wishing everyone a great week.

Who is to be blamed for single mothers, the society or the mother that made such decision? Manie, that single mother is going to be a thing that would trend in a long while.

I am not a sociologist nor a marrige expert, but I think the society and decaying value system are responsible for this. Our men should be responsible and be humble to apologise when they are wrong, our women do not need to compete with their husbands as per the head of the family. We all need attitudinal changes, a lady who is rude and abusive may not get a husband such a woman has a high probability of being a single mother. Our men be bold and should not be afraid of dating successful women. Single parenting is not good for the training of our children.

Our men need to be serious in School and when they graduate should strive to be the men God wants them to be. Our ladies are the ones graduating with good grades and also getting the good jobs. We should also give birth to the number of children we can comfortably provide for.Men should also invest and plan for the future, that is the only way to be immuned from economic uncertainties. Another growing trend is the issue of single mothers who are solely responsible for their children.

The minimum land is a plot which this dimension 18m by 36m. 2., There must be a master plan of the nursery section, which indicates the location of a minimum of 3 classes, library sick bay, head teacher's office, 8 wc toilet and admin office. 3, The dimension of each class shall not be less than 8.3m by 6.8m. 4. Classroom furnitures shall be low, round tables with single seats painted in bright colours and adequate for the ages of the pupils, 5. There shall be open spaces of the nursery school for play ground. 6. The nursery school shall have adequate toys and recreational facilities. 7. The building and premises shall be certified by the ministry of physical planning and urban development. 8. An adequately equipped sick-bay manned by a qualified nurse shall be maintained and affiliated to a govt approved hospital close to the school. 9. All classrooms shall be well lit and ventilated, and shall normally have 2 doors and 4 windows. 10. The school shall have adequate fire fighting and other emergency equipment in all buildings and should be functional at all times. 11. There shall be suitable resting place for the reception classes.:.............................. These are the structural requirements for a Nursery school that desires govt approval in Lagos. You also need to make written request to the Commissioner for Education seeking approval of the proposed name of your school through a name search at 6 months prior to obtaining building approval. It is not possible to meet up with all the requirements before you start. There will be series of visits, revisits, inspections etc by Govt officials. I doubt if you will spend less than 10k per visit and budget a minimum of 100k for the full scale inspection. These does not official payments,fees and taxes to govt. I will sent the requirements for primary school to you 2moro. It is better to process the approval for the nursery and primary together.

Every graduate needs to have marketable skills, apart from teaching what other talents do you have that can you can monetize.

I sold plots/acres of land at Ibafo,mowe, ofada, papalanto, owode egba, ifo, pakoto on weekends and during vacation while working as a part time maketing executive with a real estate company between 2003 and 2009. As a matter of fact, I made good money from this venture. The fund made was diversified into money market instruments and the capital market.

I will not give the value of this portfolio, but if you do not have a minimum of N5million FBN capital cannot do business with you.

I was motivated to think out of the box by 4 lecturers/professors. 3 at UNILAG and 1 at UNIPORT.

1.A late Professor of land and property law at UNILAG.
2. A late Professor of Education at UNILAG.

3 of these learned teachers were/are Naira billionaires, while the 4th is worth hundreds of millions. The only thing that differentiated these great men from their colleagues is there mind set and knowledge on how to make money, manage money and multiply money.

I will send the comprehensive requirement over the weekend.

1. You need to have your own property or providence evidence of a rented apartment with about 5 years upfront payment for rent.
2. The property should be purpose built, have minimum of six classes , 6 toilets, space where children can play.
3. The classrooms MUST be spacious and well-lit.
4. Recruitment of teachers.
5, Furniture in the classes, toys etc.


These and many more are required for the visitation by inspectors from the Quality assurance dept, inspectorate dept and private education dept at the Ministry of Education Alausa Ikeja.

If you do not have your own personal property, I doubt if you will not spend a minimum of N2 million for a start. You will spend this or more if you want to start processing the approval of your school. Dont forget that you will also need to do a name search at the ministry before you commence operation.

For a start depending on your capital or financial muscle, you may also need to teach in order to reduce running cost. A typical small school that in yet to be approved and having a population of 50 pupils may be spending close to 100k or more on monthly operating cost excluding rent.



Do not be afraid the most important thing is to take action be passionate about what you are doing or want to do, in a matter of 5 years things should be looking up.

I got mine from Book sellers at Lagos Island, Ikeja, Oshodi, UNILAG Bookshop, Lanterna Bookshop, some were given to me, some books were my salaries for holiday jobs. You can also get life changing books at book fairs

Inasmuch as most graduates idly wait for non-existent white-collar jobs, i assure you that there are a few who are actually thinking outside the box.

Started out something/biz churned out of creative thinking requires capital which is difficult to get on a platter of gold. Most times, your guardians or benefactors cant start u up coz they too lack the capital. So-called investors would want to know how far you have gone in the biz when u literally have nothing in your pockets. "Starting small" is one inspirational cliche that is unjustifiable because sometimes you dont even have the "small" at all. Brother, i pray you dont experience what it means to be penniless.

The only way out of this is to lay hands on any available job and start saving little money for your dream business.

Thats mostly the situation of graduates you see around and you term them as not being creative enough to launch out on their own.

Readers are leaders, unfortunately the average Nigerian graduate only read to pass exams. In fact they stop reading after earning their degrees, teachers are gradually becoming of this. Most of us who read do not read wide. I have a library of about 2000 books which I started accumulating in 1995, the books cover various disciplines and areas of human interest eg Politics, Econimics, Marketing, Strategy, Education, Philosophy, Science, Theology, Psychology, Biology, Ecology, Business, Management, History, Culture, Finance, Investment, Enterpreneurship, Personal Development etc. I also have an e-library that consists of over 500 titles. ............................ Currently reading a great book titled "How come THAT idiot's rich and I'm Not" by Robert Shemin. I shall endeavour to share the titles of Personal Development books on this thread once in a month. Someone defined Knowledge as "what we know that gives us an edge". Anybody who is a functional practitioner in the Knowledge industry ought to have an edge over other citizens.

Graduates should embrace functional education, must be creative and be street wise. Graduates of Building Technology are jobless, while barely educated artisans in the building/construction sector are making cool. Just few months ago, the carpenter I contracted for the roofing and ceiling of a 3 bedroom bungalow earned professional fee of 100k for a job that lasted 6 days, while the bricklayers that did the German floor, plastered inside and outside of the building earned 250k. Rather than spend years on dead end jobs, graduates need to acquire marketable skills and having multiple streams of legitimate income is the way to go in the 21st century.

I am not justifying it, and we cannot crucify the owner. In my earlier post, I said the owner may have to convert his property into other ventures that gives better returns at little recurrent expenditures. I have been to the school before, from my little knowledge of real eastate valuation the investment in the school is not less than N40 million and the monthly running cost will be 500k or more. The owner needs to up his game or convert his real estate portfolio into a hotel, warehouse, church, factory, petrol station or residential houses although the returns could be lower.

Your initial argument was that the school does not have a ready pool of educated human resources due to its location, so I pointed out to you that other businesses (schools) in the area are not faced with similar challenge.

Iju is a rural area that is not too far from the border, what is the school fees obtainable at pakoto, atan, iju, owode, igbesa, idi-iroko, ajegunle, adie owe, alapoti and other rural areas of Ado Odo/ Ota?If the owner does not have a minimum of N200 Million, his school will only be modeled for people in that locality. Investing the N200 millio does not mean the school will break-even in 5 to 10 years. There are lot people who have invested higher funds into school business who have converted their property to over viable economic ventures. The business enviroment in Nigeria is quite harsh. I know graduates who earned 15k as at September 2015 in the city of Lagos. When I asked them why they settle for such, the replies were that the places of work were walking distance from their place of abode. Whereas un-educated young people who live in rural border communities make more than this. My JS3 educated bricklayer at Alapoti has 3 houses, 2 are residential and the 3rd is a guest house/hotel, he also rears goat and pig. The animal husbandy gives him a minimum of N1 million every year and the guy is just 35 years. The owner of that school is obviously trying to break-even, he cannot get home-based talent in that locality. The talents in that locality usually work in Lagos and or about 4 schools in Ota. Those looking for work in the big schools in Ota, usually compete with pool of talents from Lagos and all over the country. NB, you can always pass your opinion and points across in a civil way. We are not having an argument, but a discussion, intellectual intercourse and cross fertilization of ideas.
