You come here to insult without knowing me personally lol. I agree it is wrong for landlord not to return damages and that should be spoken to before you move in. I interview my Tenants and I tell them they will get their damages in full if nothing is messed up, and I have been returning damage fees to their surprise lol. Even the one that moved out earlier to Abuja, once I got a new tenant into his apartment, I asked for his account number and refunded his 8 months rent due which was shocking to him.

So everyone is not the same. I revise rent every 2yrs and give all my Tenants 1yr notice so they can plan to save more or move after the lease is over. I shouldn't have to negotiate rent increases with my tenants. Did I negotiate prices of materials with them while building my houses? Nope.

When Govt make it harder for people to become landlords, they are just setting the tenants up. Like I said before, the Govt should instead put forth some regulations.

1. For old tenants, rents should be reviewed upwards every 2yrs. I think that is fair.
2. Rent increases should not exceed the inflation average of cost of materials released by the Govt. Fair.
3. All LGAs should have housing Courts that can easily and quickly resolve eviction, non payment of rents, return of damages and damages to properties.
4. Documents of tenants should be emailed to LGAs and a fee should be paid to LGAs by Landlords for each tenants.
5. Housing Courts will have jurisdiction to give orders and garnish accounts for non payments of rents
6. Provide conditions for which landlords may evict tenants
7. Provide appropriate timeline for which notification should be given if lease would not be renewed.
8. Register all agents and normalize agency fees and legal/contract fees
9. Enforce NIN requirements by all tenants and landlords
10. Enforce taxes on landlords as business taxes and ensure houses are conducive for living.

We can all agree that these are common sense solutions that govt ought to push. Both sides must see a win-win else one side will suffer. and I can assure you it won't be the landlords longterm

If you can actually marry someone that is willing to live in the same one room, you can build enough savings to do the needful. Just imagine if she is making N85k too and you keep expenses the same other than transportation and feeding for her, you both can save N50k from both salaries and that will be N600k a year.

In 3 yrs, you both can save close to N2m...of course you will delay having kids with her. Then with the money, you create 1 revenue stream or do that after 2 years of savings. Then you can make enough to contemplate getting a bigger apartment to rent. The problem is...most people want to rent a bigger place and be house poor.

You can do the right thing at the wrong time or do the wrong thing at the wrong time. Either way, these would be bad moves. Do not be defined by your situation. If you have no plan to marry, then look for ways to further reduce your expenses or increase your earnings legitimately.

So reality is dawning on me for the tasks ahead.

Presently 33 with N85k/month salary job

During my days in school, I had thought life will be far better after school but here I am earning 85k/month and that is money that cannot even meet my immediate needs and not to talk of wants and unto other responsibilities.

By age, I'm supposed to have been married but still living in one room which is not advisable to even think of marriage in this condition.

To arrange myself for marriage, I need at least a one bedroom, furnished and comfortable. The yearly rent for that is about 400-450k

Then I am also worried about renewing the rent every year, year and year.

How about catering for the family? Aside rent, feeding, school fees (once married, you begin to reproduce), medical, clothing and so so and so forth.

To live a good life, you need a car for mobility sake as a family.

I can't continue to pay rent. Meaning I need to build a house.

Obviously, the 85k salary is not enough. I need to start a business.

And so many other issues giving me stress and sleepless night.

So my worry is, where would i get the money to do all these with these kind of job i am doing? For years i may not even raise a million naira.

I have seen situations where people no longer able to change clothes just because they now have a family and I'm trying to avoid that by all means.

I'm really really afraid of the future.

NLC can push for and get into an agreement with Lagos State to increase the number and frequency of BRT buses. Unions negotiate for the welfare of its members not just salaries. We have Unions in the USA and they even offer dental and optical services. We only use medical negotiated by the Unions with the Employers.

Our own Unions in Nigeria only know how to ground the economy. We often go 3-5 yrs without contracts. Las Las, they will enter arbitration and agree to something...then backpay. We need Unions that can think outside of the box. Get into Transport systems and provide cheap transportation to members while still earning revenues for the Union.
