Any thoughts of the case where lawyer says 150k to evict, and where rent only be 250k ?
The actions you talked about, quit notice by lawyer is this all within the 6 months after start of tenancy, lets assume its a yearly tenant or are we talking of where they have defaulted already ?

You don't give them a paper as ur quit notice. Or a paper signed by only ur lawyer. You get a proper court bailiff to serve the notice. If they refuse u use the NPF to enforce the quit notice. Believe you me, my rent is paid before it kicks in. And I mean business. I bark n bite.
The issue is dat most landlords are greedy. They don't use the services of a proper Lawyer. They would rather pocket the agreement money.

In as much as I like the sound of pensions, part of me still like to dey in control not leaving all your working life to some stranger to manage for you. I watched a program where some elderly couple were out of pocket by thousands of pounds because of a dodgy pension plan.

I think its a dire scenario, but it happens all day long and one has to be prepared to handle these things. See as Bosun go bury juju for client site. Imagine what he will do for his landlord when he's as broke as he is right now.

We have various pros in the house, this would be been a good time to hear from a qualified legal expert, LastPage wey dey claim big man abi na big woman and knows people in high places or whatever, these are the kind questions you for dey answer with your highly placed contacts. Not looking for yeye British passport and bringing out your crayons.

By the way, attached is the Lagos state tenancy law as amended in 2011. But imagine, the law does not apply to certain areas and guess what Bourdillon road is in Ikoyi abi, near Falomo bridge, it doesnt apply to Ikoyi, VI, Apapa, Ikeja GRA. Are you seeing a pattern, so Jogavan self no an dey chase tenant ?

One lawyer is asking for 150k per tenant to go to court. That is 450k meanwhile rent is 250k per year.

The agent said it could take up to 2 years to finally eject the tenants. That is two years of no rent for my guy grin

Then, if this is being towed on the road, do you know how many lanes i go dey block ? There may be more o, some people have Pali + money and fit almost all the criteria you stated below etc (lived abroad for 30+ years some even born in London self). But maybe they just do not want to live in Nija in its current state for one reason or the other (electricity, security, people using Jazz on one another etc). I know a few people like that, the thought of moving back to Nija in the current climate is like asking someone to take a dip inside a hot volcano.

How would you feel is you find out that a biz partner is using Jazz against you for example ?

This is the confusing thing. It would be nice to know what the actual tenancy law states for Lagos state at least, I dont think individual tenancy agreement cant supersede the actual state/federal law, it may take precedent over certain matters where the tenancy law is missing or not present or where the law does not specifically cover that area. Take for example the issue of pets, state law may not want to get into the arguments of whether a tenant should be allowed to keep pets, however a landlord has the right to for example say that "In my house oo, no pets or animals (dogs, chicken, leopards etc). simples" or perhaps no use of prayer stones as Bosun Shoyoye knows too well about this.

It is true that you cannot just walk up to a tenants house and simply evict them, its like opening oneself to a lot of legal ramifications, however I have seen an agreement whereby it says that as long as notice to quit is served etc, if the tenant refuses to pay after 6 months, the landlord can take possession even without a court order.

The tenancy law I think states that a tenant should be given 6 months to look for a new accommodation. You just can't up and eject a tenant no matter the situation.
I think it all boils down to the agreement made. I should think such agreement would supercede any tenancy law.

How does the 6 months quit notice work ?
In some rental agreement, its written in there that after 6 months, the LL can walk into the property and lock it up etc. Is this what you mean ?

I think what makes rental business even challenging is the part you give tenants 6 months free quit notice.
The mindset is that after staying for as long as they can stay without paying, you will still have to give them 6 months free to pack out.

Trust me bro, its not cheap o. Maybe me dey look at am as a tourist rather than a local. I usually stay between Nice and Cannes. No way near Nice town itself as its too busy for me, I prefer the fishing villages closer to Antibes and If i wan ride boat, I go closer to Nice. grin

How about the BTL tax hikes, I guess it doesnt aply to you guys in the republic, and the countless regulations that landlords in England have to put up with, dem don turn landlords to immigration officials self.

20K for 2/3 houses, is that your yields/profits etc ? Whats the housing demand like in Dublin ? State pension in England if i am not mistaken isnt up to £150 a week or so. Those spanish Islands get Ok retirement, as a lot of Brits live there, who knows what will happen post Brexit after article 50 gets triggered.

For me na that comfy retirement travelling around the world, and improving my skipper skills (boats) dey do me. Also important to have a pad, I dont want to be squatting in anyone's house, and where I for park my future boat ? grin grin

With my two or three houses in Dublin,each earning me over 20k€ per annum plus my shares and other investment in USA,my retirement will be fantastatic,however,everyone is entitled to state pension of €220-€250 per week over here.

South of France is doable for me as am only in my thirties and I have few good investments here already and some in nig which am trying to liquidate for the purpose of re-investing in fertile and saver haven,having said that,the Spanish island eg lanzarote,Tenerife,Malaga and many more can give anyone a comfortable retirement.

I personally would not recomend anyone run any business in Nigeria without being present, ordinary to build house self, see what can happen when you entrust yourself to thieving son of b*stards.

You see, I can relate to some of what you have said. I have had my fair share. Starting with Bosun which we all know about.

However I would not write Nija off completely, I think it's good not to put all your eggs in one basket. I think it would be good to share with us some of the business plans that hasn't gone so well in Nija, just so we can all learn.

Remember how all my conversations especially with my build is all in writing and see how it has come to help get to the bottom of matters.

Retiring in naija is out of the equation for me,believe me and don't hate me if I tell you how much I hate NIGERIA,the country where nothing work.

I will retire to a Spanish island or to south of France,with investments here in Ireland and USA,I've tried to do many things right in naija,but all was futile,bro diordave has good intentions but nig systems may exhaust it all e.g relatives,thieves,scammers,jealous neighbours and many more,then talk about gov policies where it's all made up as they go.

I have an uncle that did everything as diordave stated,this guy even had shipping line back in the 80s with so many estates,but today this guy is poorer than the poorest person here today.

So it's all well and good in theory but in reality it's a different kettle of fish.

Own two or three houses here or even a B&B and you will retire like a king.

Visit niaja every now and then if you wish,God please forgive me for not going back to live in naija,I've invested so much in nig,that each time I think about it am full of regrets.

I love engaging in intelligent discussions like this.

One of the ills of this country is TRUST issue and it is eroding a lot of goods from us. We can't even trust the system not only the people.

But before now (during the 56k dialup years and analogue telephones), I used to think a lot of things are impossible in Nigeria. In fact, I used to think they're only possible abroad until the Internet came and the whole world became a connected community.

There'll always be a clog in the wheel of progress. There'll always be square peg in a round hole but when the system is well designed you can always separate the wheat from the chaff.

Take a cue from the banking industry, gone are the days of mind-boggling frauds. Nowadays, everything is in the open. There's almost no hiding place.

Now the question I'll like to ask is how do you think Chinese survive in this environment. They owned a lot of businesses here and they're doing good.
There's control and they didn't go to sleep with the negative mindset of "people will milk you dry."

They were up to something and are ready to do everything to make it come to fruition. A can-do attitude.

Fola Adeola saw a good business proposal from a diasporan (Funke) and they did the maths and came up with a good system that will sell the business.
They knew their challenges and did everything to make people see the difference.

Why will Mainone go into promos when they're not a last mile ISP? They knew there will be problem with ISPs reaching there customers and blames may be shifted on the backbone so they decided to give people a direct taste of what real broadband service looks like.
The integrity of the Chairman and the CEO is one thing but it is nothing if you do not have a good understanding of your local market and how to get it served the professional way.

Till date, Fola Adeola and Funke Opeke are still dealing with the people (the same people the Chinese are using) to do the job. The difference is the system and the processes.

Hmm! I agree that Nigerians are impulse buyers. We build and buy what we really don't need. To impress? To match out living standard? To tell a story (how I wish) like we are all doing now.

I never thought of having a master suite on the first floor but a studio with all its appurtenances is what I factored in and my guest bed is equally on the first floor with direct access to a family living and a kitchenette. God knows I can count the number of time I've visited my first floor. It's never up to 100 days since (during construction and after it was built) the house was constructed.

Why? I knew I'll be of age one day and I don't to employ the service of a servant just because of lack of inadequate planning; and more importantly I do not plan to build my nest here and there. A simple house that has it all (comfort, space, nature and security) will do for me.

before the recession a plot of about 900sqm goes for 150m in lekki phase 1.
Mind, this is just land o. Nicon town in lekki is not far behind either. 6 years ago when dollar was like 150, I used to say proudly to non Nigerians that there is a place where land there alone will cost $1m In the same lagos they try to run down with their mouth.

With the recession, such properties have had their prices reduced.

If I get 75m.... I don't even know what I will do... Yeah.. I was stupid not to build a bungalow, now my knees are crying for bungalow.

With all the talk about pensions. What do folks think about the stock market and interest rates. Not an expert on USA 401k, used to work in that sector before but European. It's all tied to the stock market or fund managers, also here the BOE just reduced rates to 0.25 piling further misery to savers and pension plans.

I still believe in a mixed portfolio if one can strategise or afford it. That is for non govt workers. Most old time govt workers in the UK have gold plated pensions, which was more the attraction however they seem to be increasing retirement age almost every few years. I don't think I want to work up till 67 or whatever it is. Before then I would love to be in nija, a jeep and my boat which my jeep can tow. A decent house with a pool, that the kids and grand kids would love to visit Africa for, that would do just nicely, good health and something to keep busy with but no biz. I'm fine.

I still always say that if one has the means, for those abroad I'm your twilight years try to hold down a property in Nija, no matter how small or big.

at least it's yours, personally I'm a very independent guy and I hate feeling like a prisoner in someone else's house no matter how close we are. The feeling of not being free.

Someone I know likes sending cars to nija, I think it's going to be 3 soon, goes there like 3 times a year and on ever visit spends like 3 days, how does that make sense. I have always told him to put something down no matter how small and forget all those car stuff, for nija I don't like show off oo, it's like looking for trouble.

Correct! One thing a lot of young people living abroad should know.

There are so many people with properties in Nigeria acquired by borrowing money from overseas banks and lliving seriously in debt, others that have everything overseas but nothing to show in Nigeria, others spending their money chasing small small oyinbo girls and others enjoying life and have concluded on living the rest of their Life's abroad no thought of coming back home. allowing the actions of others and life to dictate our life style is the beginning failure.

I for one I have made a lot of mistakes but I bless God for helping me retrace my step at a very early age. I can't really say anything about retirement because I still have decades to go but one thing I am sure of doing when I retire is farming. Just because farming is something I love doing.

As regards to going back to Nigeria, the first thing will be to do a test run; stay in Nigeria for 2 months, that should give an estimate of what it would cost to live there and then decide if your saved funds or retirement will sustain you. Health care is free in Alberta, so every now and then is always and option. Since you still have to dress up your kids for school (based on your comment) that tells me your kids are still very young and that is another aspect to consider greatly before making any move. But who knows, you might have secured a very good paying job in Nigeria and if that be the case, my Oga pack your load and goal to Nigeria!

oga, it will be hard small for hat 5m bungalow. Very possible but someone living abroad might not like the level of finishing etc. And for lagos people like us, no chance with 5m. Some foundations dey cos pass twice that self.

A N5 million bungalow is very achievable on table flat and dry land:

Foundation (back filling, German floor): 400,000

Walling ( drop lintel, no columns, no all round chaining): 700,000

Roofing ( no parapet,): 700,000

Casement window with Burglary Proof: 300,000

Plastering: 150,000

Doors:250,000 (can be potentially cheaper)



Total so far N2,500,000

The big budget items are over so theoretically N2.5 million x 2 will bring it to decent, airy, light and well presented finish. Yes I admit we do not know the plan and the size but it is safe to say it's not all en-suit,no Roman column, just creative window designs, POP in living room and Master bedroom only, kitchen not tiled from ceiling to floor all round and so on.

So Hajji M fault and critique the above plan and we will take it from there.............

This is all wrong. There should never be anything urgent about a move to 9ja.

Unless you are taking up a lucrative employment in 9ja with excellent perks, you need to arrange accommodation and a regular source of income.

My initial thoughts along this lines was in 2007 and it took until 2015 to bring it to fruition.

In the last year I finally managed to survive entirely on my 9ja income save for my foreign trips abroad.

You pay for everything. School fees, car runing, fuel for gen and others, house keeping, feeding, extended family etc.

Going to 9ja is not the issue. The question is have you managed your expectations, how realistic and prepared are you.

Talking of LP's, does anyone still listen to them ?
My dad does have a lot of it, but I dont know if they are still salvageable, the sight of the turn table does bring back some good old memories. If not for the b**stard asshats who stole our LP complete system back in Lagos.

My dad had the LP, back in them days I was thinking what a sad song lol now I know better,I remeber me trying to salvage some of his old LPs when I came of age lol

I dey enjoy Chief commander Obey the things they say na ari kogbon.
I wish people listen to them a lot especially the dating site generation. That way they will not be exibiting gutter behaviour here on NL.
