I fear who no fear you oh! I dove my hat for you, man. You know how to piece it all together to get the point home. ...but you had your hands full. It was an herculean task to get hold of you and get you to consult. That is one thing i think some of you experienced hands should consider more and be open to. I understand the reluctance to take on jobs mid-way but y'all should be open to call-out consultancy services as SMEs, especially for client's oversight functions irrespective of whether there is a builder on the job or not. My client in 2012 actually wanted something similar but we couldn’t push it through as I had to get on another project after delivering 2 carcass structure for him.
Unfortunately I don’t take construction pictures like before to show the build process but I can share the plans and need-to-knows - not here - on kobocity.com

With the ever increasing price disparity between local and TMT iron rods, i have been wondering if paying premium for TMT rods makes any difference to concrete strength or structural integrity in general?
All things being equal, is it worth it?
What makes a concrete thick?
I am not one to fall for the psychological appeal. same way we all do Dangote cement by default but when push comes to shove we were all happy to take any brand in the market to get the job done.
If local rods will get the job done satisfactory, why pay 25-30% extra for TMT?
Again. all things being equal and standard work practices followed.

Sometimes things are not as complicated as we make it seem. From the pictures it appears your land is already fenced...If so, clear the debris and sand fill your land above the drainage and gutter height. If you have to, then block off the gutter drain off into your land for now. when it is time to build, you'll incorporate drainage plans into your design. No big deal here. Pls how do I control the rain water and gutter water that flows to land whenever it rain and whenever the drainage overflow because I open a hole for the rain water to flow out but the gutter always return water through that hole to the land anytime it overflow

Thanks for putting in the effort to work this out. This is quite reasonable and close to what is expected. Someone had recommended over 50KVA and it just didn't make any sense. Good job! topsy23: 27KVA generator will carry the total load with the following equipment

Total load on 3-phase is 52A

This still makes sense too. So imagine someone say you need something upwards of 50kva for a slightly smaller build. No madam bedroom, pent house, open void. Thanks bixton: A client had a 33KVA UK Perkins installed. Building Spec: GL.....Lounge(Void) and Dinning has 3 HP AC each, Guest room 1.5 HP, and Toilet Water heater tank that serves the kitchen, Study 1 HP. First Floor.....Master Bedroom 1.5HP, Madam Bedroom 1.5HP, water heater, Children's room 1 HP, Mini Lounge 2 HP. Pent House.....Lounge 1HP, Bedroom 1HP, Toilet Water heater serves the master bedroom. |

We are still at preliminary stages, infact it's still at conception but a stakeholder had given a hint at the capacity and i considered it outrageous so i wanted to double check for a rough estimate. There is definitely no swimming pool. Every other power component is standard as would be expected in a decent lekki fully detached 5-bed duplex build. Thanks topsy23: Can you furnish me with the number of AC, - 4bed +1 (5 bedrooms) number of water heater - all typical points for a duplex number of cooker control, - ONE Number of lighting point - all typical points for a duplex Number socket - same as above Is there swimming pool - NO

This is more like it. Thanks jabolo: It takes a 27KVA 3 phase gen to run my 5 bedroom complex. -> 1.5hp AC in all rooms + 3hp AC (2hp + 1hp) for living room/dining, fully kitted kitchen, individual water heaters, flood security lights etc. |

Pls what is the capacity of the power generator that will be installed in a TYPICAL 5-bedroom duplex?
I know load calculation is normally required but I'm looking to hear from our seasoned M&E specialists, builders, home owners etc. that may have experience with such.
Let's just say the building has everything - A/Cs, water heaters and all whatnot in all the rooms. Roughly will do for now

The inverted T beam fulfils the same function as the rectangular beam but the cross-section is modified to an inverted T so that the flanges reduce the contact pressure on the ground. |

There are a few places you can try to introduce more widows. - Bedroom on the GF left: can relocate the wardrobe, move the WC/SH inward, then open a second smaller window to the bedroom. Mirror same on other side after swapping the right bedroom with the game room. - Living room: if that wall shared with the kitchen is the entertainment wall, then may consider opening a window on the wall in front of building and behind the sofa (depending on your consciousness to security level and privacy) - Master bedroom: can use two windows on the wall by the headrest of the bed. All above are not as important as the other suggestion someone made to switch the positions of the game room and RHS bedroom. Personally I will never do a void but that's me.
