I will always challenge your prices when you don't specify exactly what you are selling and try to pass it off as that your prices are better.

You are making inferior products and trying to pass it off as being equal to those costing more. You don't use stronger pressed top and side frames.

Just simply advertise that you make low cost doors. Those doors are available all over Nigeria, you're offering nothing special.

How many of those doors have you sold on here? Personally, I think you're a fraud at best but maybe just an ordinary scammer.

I took the vehicle for electrical fault diagnosis and the alternator was reported to be faulty. It wasn't completely dead but was said to be slowly or partially charging and discharging (hence the battery drain).

The interesting thing is just by the technician fiddling with the alternator during the checks (disconnect - test - reconnect) the vehicle worked fine without that issue again for some weks. This gave me time to plan for the outright replacement.

It repeated again after about 2 weeks, then i replaced the alternator. No issues again since then.

At this rate, a lot of projects are going to be suspended. Materials have steadily been on the rise and its getting to levels where it doesn't make sense in relation to initial projections, especially for those building to sell at a pre-agreed price.

To be fair the guy assumed you meant you did a 5 meter HIGH foundation and was only trying to clarify if you meant to say 5ft (instead of the 5m you wrote). Hence he stated that 5m is about 15ft oh...

Hello painters in the house and anyone with experience with this.

The rough finish we see across the attached pictures are quite common nowadays, my questions are;

1/ Which kind of paint is used to achieve that rough finish?

2/ Does the wall need to be prepared differently from other plastered areas? Just as we leave the wall rough for wall tiles, is that same or it should be plastered smooth.

3/ Do we need to screed the areas or not if we want to achieve that horizontal groove/band and rough finish in those little sections as in pictures 1&2?

Any other specific tips are welcome.

Firstly I would love to thank you for your concern.
I don’t have the approval drawing because the architect that did the drawing said an approval scheme hasn’t be set up yet for the site premises where construction is ongoing.
But I have all my drawings and the architect made sure they are up to standard for approval when I need to make approval.
So please at this stage which the site is already at the column level , what can I do please to say myself from this mess.

The discussion on poverty index and demography is actually quite relevant and indirectly related to real estate, especially for those building for commercial/business purposes.

If we don't understand and correctly classify the purchasing power of the buying public we may end up building at a loss or struggle to sell if not correctly priced.

IMHO,based on verifiable facts out there...ours is a large market but when you properly break down that 200m market you discover we are a poor people in terms of % and absolute numbers wrt. GDP per capita.

Those cases sighted are just outliers...look at the aggregate numbers and its telling.

The aim of my last post is to present an argument that the measures of poverty and inequality are becoming less reliable over time.

A client who work with IFC contracted me to build a house for him and I told him the project is too big. He took me to his folks houses in the village and he said “Look at these guys, they’ve not stepped out of this country and their houses are quite bigger than mine.”

If you ask an average Nigerian how they’re fairing, they’ll tell you “We are managing.” Yet they build houses and run businesses without loans.

The temptation to interpret happiness and subjective wellbeing of Nigerians as a cardinal measure may lead to misleading conclusions.

The same way we claim there are no jobs in Nigeria. I was at popular gate market in Ibadan few weeks ago and all I saw were endless opportunities.

I feel you but this is no different from other businesses in the country with their associated risks. You have to de-risk somehow, if that involves "gbetu-gbetu" then so be it ... literarily!

-Did you purchase a new, imported toks or locally fairly used truck?
-Was the truck exclusive for your jobs (and those you accept from reliable 3rd party) only or outsourced to general public?
-Was the driver on call-out basis only for your jobs or he had delivery targets to meet?
-I'm sure you would have made a business decision on doing comprehensive insurance or not after careful analysis, hence the reason you had to cough out dough to fix the pole and streetlight damages from those incidents.

You know that even your regular private car driver could run into those same or similar accidents? Even the e-hailing biz isn't free from those sorry tales but some have manged to run a profitable biz from it.

Point is, while i recognize the peculiarities of, and intricacies involved, in the 9ja biz operating environment, and accept haulage in particular is not for the faint-hearted, there are always mitigation to bring the risks to a reasonably practicable level.
If the model is right and you apply learnings from your first venture, there's something in there with the combined volume between your jobs and those of your like-minded colleagues/client/associates.

You're a smart dude, and there's a reason you're looking to buy another one despite your previous experience. What's different? abi you don sign up for your own "gbetu-gbetu" now? smiley

Keep it up, and like you mentioned...ignore the naysayers!

No sir. I sold it off already. Looking at buying a new one.

The few times I tried this my driver brought me “gbese”

The first one was at monastery road where he knock off a streetlight. We spent over 700k to fix the truck and sort out police.

The second one was in Ikota Villa, he brought down electricity pole and we had to pay to reinstall the poles.

Unless one is that crude Ijebu man who have “gbetu gbetu” in his pocket, running truck business ain’t for faint-hearted. The guys will do deals overnight when you give them the chance.

Most of these materials aren’t really that expensive. Bulk of your money goes to middlemen (Truck owner, Driver, Suppliers and Suppliers Association)

I laff in ijebu language.

I only replied you cos you've been quite helpful and it appears your project is in that axis. There are always china truck plying the lekki-epe express fully loaded with plaster sand, wave/flash one of them down and make direct inquiries from them.

That's how i sourced and I have bought over 5 trips of 30T so far and will still be needing more soon.

You may get it 5k-10k less (or more) but forget about those rates you're looking for. Infact run if anyone offers you at such rate.

It is indeed a numbers game...

If we want to be super analytical, then we may also factor time value of money, cost of time savings using plasterboard vs extra time spent casing PoP, marginal premium you could extract from neater finish obtainable with plasterboard vs extra cost incurred for housekeeping in the case of PoP, plus other factors that may come to play.

At the end, with all factors considered, the difference will be marginal and not as significant for some cases.

This is not the first time this is being suggested to me lately so i was just doing some extra validation by following the discussion. It's right up there for consideration ahead of PoP for any of our project with tight time schedule.

Builders are generally not open to critical examination and somewhat slow adopters of innovation. My observation.

The 2nd picture show it’s less than 7in drop from the slab so we were able to achieve 3.1m headroom.
You can see the boards didn’t drop beneath the structural beams.

This here is correct but you kept saying before that there is no other tax compliance required other than what you called "property tax" (whatever that means)
Taking it from here and to clarify from my personal processing with the Eti-Osa guys and LIRS...

Yes, LIRS will take the opportunity of your pending building approval application to ensure your INCOME TAX is up to date for the last three years up till your year of application. If not, you will be accessed a lumpsum fee to be paid. That is communicated via one of the letters as you rightly mentioned.

And yes, one can challenge that but you really have to have a good basis e.g. proof of your income and tax remittances... this is where folks in diaspora or with tax record from outside lagos get stuck. I have been in that situation and got someone locally to do some running around...we got a reduced assessment, created LIRS account and paid directly into the govt coffers.
By the next time i had to process building permit it was much more easier due to the payment history.

So, the tax clearance from LIRS is to confirm your compliance with statutory income tax requirements either as an individual or as a corporate org.

I am sure the person ticked all what is required to get approval for you. However it is done in stages.
From your description I am guessing it's a bungalow, I'll list the stages below.

Stage 1:
Survey
Architectural drawings

The survey is charted to be sure your land is free of Government acquisition, your drawing is vetted and ensure comply with the required setback,airspaces etc.

Stage 2:
Someone from the district office will go for site visit to be sure of the size of land and confirm you've not started building if it is a proposed drawing.

Stage3:
Calculations are done using your architectural drawings to calculate assessment, the amount is depending on the size of the building (Length,Breadth and Height), the rate also depends on the location, Lekki fee is not same as Ikorodu fee. Each LGA is categorized into Low, Medium and High density.

Stage4:

After payment is done, the receipt for payment, deed of Assignment for the land, Affidavit with stamp duty and your passports with your drawings is used to open a file for you, a registration number will be issued.
The file is then forwarded to LIRS

Last Stage is the tax clearance stage.

I met the man on Jiji, thinking he's just the regular supplier, but he invited me to his Showroom/Factory in Mushin.

I went there last Thursday during the Holiday and saw that he's one of the major dealers in Lagos. He sells and also has staff that would do installation.

I called him and told him I'll share his contact with the three of you.

He's a known person and popular in that Olorunsogo Mushin side.

As I said, I like to do aroro And price so te you go pity me.

Cement brand competition is very fierce, with Dangote, Unicem, BUA, Elephant super set and others having different market shares in many parts of the country. The east has been witnessing a lot of development of recent and many people are starting to trust two brands of cement above others, Elephant super set and BUA keep getting positive reviews since 2018, and they are usually more costly by about N100. Dangote has penetrated a lot of markets and have more depots in more locations so they enjoy a lot of patronage too.

The little confusion about Dangote cements are the company's grading of their cement products into the 32.5R, 42.5R, The block master, the Falcon etc. Its stated that some are made for light work like block setting or plastering, while some of the company's products are made for heavier works like concrete cast for important points. But the masses just go to the market and buy what is available, or cheaper without verifying what each of the product classes are made for.

All internal doors would be wooden, skin door with thick layers and chrome

There are a total of 18 doors. Some with regular frames and others with be with HDF modern frames
Total bargain is around N360,000

For the exit, we have 8 doors, out of which one is 4ft and others regular 3ft.
I'll do 4 American panel and 4 'Nigerian welder' metal door for durability
