We the so-called "kobo kobo" project owners are the same ones spending multi millions on just one aspect of finishing, most times not getting good value for money.
That term seem to have morphed and often misconstrued to denote so many misconceptions.
Building small small or "kobo-kobo" doesn't/shouldn't mean; - not performing due diligence - buying fake/inferior products in the name of na kobo-kobo project, then expecting such product to perform magic - adopting substandard building methods - compromising safety - not paying for services rendered - feigning ignorance
BTW, does it still count as kobo-kobo if I am capable to walk into the market to purchase materials worth multi-millions in one go?
Me I have taken note of the options to source genuine products directly from manufacturer.

Sorry to take you all the way back to this old work... i just found it and it's similar to what i have at hand.
So my question is, what type of raft is this with a ground beam w/out the footing? I have just received a structural plan that has similar design, the rods are straight rectangles and not the more common inverted T-shaped with the ground beam resting on the flat footing/base.
When is such reinforcement design usually applied?

n3xt: I just finished fabricating this type yesterday. It cost me 290k. The fabricator is in Ikorodu.
The new machine unlike the one I have in Ibadan and uses 1 Vibrator (3hp) but have a very big stamper which is the most important thing in the whole construction. A lot of machine I’ve seen around lately have smaller stamper.
My machine in Ibadan has 2 Vibrator (1hp & 3hp) and produces more solid block than the common type of machine.
It’s best to get a professional fabricator to help you put together the machine. Most off-shelf machines do develop fault after few months.
That’s all I know.

I like your mindset and logical approach to your search.
I think you're on the right track so don't let anyone project their own complex through you, i wonder if there are no land grabbers and scam estates/agents in ikorodu like any other location.
Poverty of the mind is the worst of them all.
Follow through with your due diligence like you're already doing bearing in mind there is always a trade-off for any one you decide on. I'm sure you'll be fine.

What are the alternatives to achieving same or similar ceiling as POP? Gypsum boards?
With this volume of work you have, it may be worth it to explore if those are less impacted by price increase. May also be possible to collaborate with others to ship stuffs in.
If our builders can provide tips on how to work around this crazy POP costs we are witnessing currently.

spyder880: Are we saying that all the cement dealers went in and had a meeting, and decided to raise cement prices for over 80% all over the country while those selling rods and chippings are so good they don't want hold meetings to add as much prices?
That's BAMENDA (coy name) and they do steel shutters only and not wood. I actually just found out that I had their contact from last year. The rental rates didn't make biz sense back then so we ended up purchasing marine boards for that multi-floor project and it served us well.
Price of cement in particular is not expected to come down in Lagos especially over the holidays and till next year.
This is a personal opinion from what I've seen and observed this week alone, work is not stopping and the demands are still over the roof.
But you're likely building outside Lagos from the prices you quoted, so check whats happening around you. If you're waiting for prices to come down then you may have to wait till January, which isn't even guaranteed.
Are the costs likely to come down in the nearest future? We purchased iron rods for 202k as at May this year. Now they are going for nothing less than 260k per ton.
Cement has also gone from 2550 to 3700 per bag.
Will the prices come down or are these prices here to stay? Industry experts or those in the know, please respond.

You don't have structural plan yet you've been told you need a pile and pile is to prevent sinking.
Pls do a soil test, followed by a structural plan, before proceeding.
If indeed you need a pile (which your soil test will reveal), then this is no more a standard bungalow that usually doesn't require a structural plan and doesn't qualify anymore as kobokobo.
While all your points may turn out to be correct, it should be guided by technical facts and not "them-say".

Do you have formwork for rental? If yes, just provide the rates and qty for the plan. i do not need an analysis unless you plan to that for public knowledge.
I will do the cost-benefit analysis myself for this project.

If we have the ground floor plan too, we can estimate the quantity of boards.

Pls what are you current prices for cement (300 bags and above) and Iron rod (local) to Lekki?
Lemme ask a trivia question;
Seeing that your prediction on cement prices continuing to rise has been correct, what's the price trend with iron rods? I think it's been fairly constant and may stay constant or even come down. Agree?
For example, if one wants to put say ~N2m+ to stock materials right now for concrete work planned to happen around 2-3 wks time, should we load up on cement or rods? Don't want to split, so either of the two to get bulk purchase rates.
