The way these things are going ehn...

If this persists, unfortunately a lot of "temporarily suspended projects" will end up being abandoned permanently.
I don't know which will be impacted more btw private builds and commercial projects...But one thing is for sure, it has become ever so important to identify and keep tabs on cost drivers during the project.

An unpopular opinion ... but in some cases, one may actually be better off using a contractor that can deliver cost-efficiencies. While on the other hand, building contractors that do copy&paste and conventional methods only will have their work cut out for them.

All in all, it is not enough to follow the bandwagon and just say I'll suspend the project to wait for price normalcy.

I pray we all can maneuver this period very well and get back on track and have the wisdom to make right decisions.

You guys should try to read the last few pages at least. a lot of vendors had posted prices of PoP and some samples of their work.

You don't even need to go too far before you find all the answers you need.

Please, what's the current price of doing POP with material? We are currently mad at our Engineer. We entered into contracts with him in September 2019 for our four bedrooms duplex. We accepted his quotes. His costs are inclusive of materials at every stage.

Now to do POP, he told us that the 4000/sqm charged for POP would not stand again and brought a ridiculous 7,500/Sam for POP.
We want to know the average rate the market is charging currently for POP. Mind you, when the money for POP was given to him then, he went ahead to purchase doors and installed water overhead tank carrier, saying those ones should come first.

Now, he saying he can't do POP again as the 4000 per Sqm earlier agreed cannot stand again.

In my opinion and from experience using it, no difference.
I know a lot have almost limited it to block making only, but i don't agree with that. As far as it is a portland cement I can use it for casting and allow it the extra time it may require for curing.

You as a builder should be able to tell us better.

Pls let's know when you have it available to supply, I will happily take some for both block making and concrete works.

What is the selling price to location?

Nigerians cannot follow simple procedure and instruction.
There is a reason the NL founder created different sections for different topics, likewise the person that started this thread stated exclusively what the scope should be. But No, someone has gone from building construction to inverters and now pushed it further to car batteries, something that clearly falls under autos. but here is someone (or maybe the same person with alternate id) trying to justify it.

Do have a design and drawings already?
You need the complete suite of drawings for this - architectural, structural, mechanical and electrical.

Then use your drawings to get a comprehensive quote from a builder and/or QS through a paid service. you definitely can afford one.

Pls don't play pro bono games with that kind of structure. it also depends on what you are building...flats, shops, mixed development or others.

What you described is different from the scenario at hand. He is talking about when people use call cards to make int'l call quite all right but then deliberately fail to provide their direct number, often for the sake of anonymity or security or village people or whatever reason. That way the communication can only be one way.
So now put yourself in the shoes of your contractor stuck on your project in Naija waiting for your call...

Managing geographical time difference with clients and use of int'l call cards by diasporans ain't allien to business people in Naija in the 21st century.

A lot of people in diaspora do one funny thing I’d like to share. They’d use a line no one can reach them on to call their contractors/family members/friends etc so anytime there’s something urgent and important you have to wait for their call.

It’s the most useless thing I’ve ever seen. Please don’t work with people you don’t trust. Work with your family members or trusted allies and make communication as easy as possible.


The fact that you can't reach someone that is in a different geographical time zone from yours has nothing to do with trust. Work schedule and nature of job and many other factors.
I am going to use myself as an example
If you are working with me you will have my phone number. however if you call me before 3pm Nigerian time you are most likely not going to be able to reach me. If you call me between 3 and 4 you are most likely to reach me. After that i am going to go to sleep and by the time I wake up you are already sleeping in Nigeria.

Also if you failed to call me on the number I gave you as my number and called me on the number you saw when I called you, you are not going to reach me because that number belong to the phone company that completed my call to Nigeria. This is because I called you using a calling card that charged me may be 10cents a minutes compare to AT&T $1 a minute

What I don't understand is why you couldn't give this same explanation yesterday.

With granite it doesn't really matter what truck was used to convey the materials, unlike sand where you MAY be able to tell the bucket size visually.
What matters is what was loaded unto it. So its better you show the granite on the floor.

We have received granite many times in a similar truck & bucket, recently we received in a HOWO truck.same full load.
My guess is that it is complete if that bucket was indeed loaded fully.

You've also touched on very cogent points, most are already covered in our structural plan and therefore already considered.

The reason I asked that specific question is that even when the plan states a cover of 20mm (i.e. 0.78"wink and you translate that to granite sizes, it appears to me like both 3/4 and 3/4 down qualify since that's 0.75" when converted.

All points considered, we will go with 3/4" (0.75"wink for this particular slab.

Just for the sake of learning... what is the 3/4" down granite size commonly referred to as in mm? also 20mm (since it is smaller than the 3/4)?

size of aggregate use is always determine by the clear cover of your structural member , check your general note you will notice the size of aggregate for each structural member..

in most cases we use 20mm coarse aggregate after factoring the cover after placing your rebar(iron) for you not to high have pores which leads to weaker members at times...

contractor then prefer to go for lesser size for some reason clean job because of workability problem with higher size of granite, when they use this granite size it makes them save in labor cost due to time and more job recommendation because you see everything when the formwork is removed comes clean ..

in your own case for now any structural discussion one have to have a clear scope of work before giving advise
do you have beams you want to cast together with this slab and what size is the width and how many number of reinforcement do u have at top and btm .

how close are you to a fire station ?
purpose of structure?

for you to have a 175mm slab we may likely say deflection plays a major role in your build also .. in any ways pay attention to workability and don't go and cast grade 15 in the name of making concrete workable.

Hello,

Don't get too worked up about origin of the masons you need, rather focus on who can deliver a good plastering job for you.

Also, those guy you are keen on using come with their own issues. it could be a pain to (micro)manage them and they are not cheap anymore like before, especially those working in select locations in Lagos.

A neighbor brought in guys from Ibadan for a large job and I've observed their work is also very neat and speed commendable.

Shop around you for locals and check out their previous jobs.
