Hmm, I have never thought about the functionality of the terrace in that way.

Unfortunately, that's one of the features that gets sacrificed first once cost cutting becomes necessary.

We have knocked it off from recent and future builds. now have to rethink that.

Guys,

Which one of 3/4" or 3/4" down granite is more suited for 175mm slab casting and why?

I am considering using the 3/4" due to the high volume involved as that will consume less qty, are there other considerations i should be looking at?

Go for lekki scheme 2.

It may look slower to develop at the moment with low occupancy rate but it won't take much longer before it explodes (yeah I know we've been waiting for a long time) considering what's going on in and around the ogombo road at the moment.

Abijo GRA may appear ready for occupancy right now but the distance between those two locations isn't child's play, therefore consider proximity to Ajah and Lekki.

Location is everything!

maybe you should show the first door's front view as well to show same orientation for comparison. those that know the doors may be able to tell it apart sha.

The first/top door looks to make a big statement and quite loud while the second may appear professional and more suited for a business (bakery). The location of the project could also be a factor in the choice.

If i had the option, I'll go for a third choice altogether.

What is your budget of 850k benchmarked against?
Is that just a hunch and a nice round figure or based on quote from similar job?

Like someone said in their response to you, how does this brand/grade rank when compared to others like Tower, Ghana Imported, PVC and the likes? That's a better way to make comparison.

Get same contractor to give you a quote for other brands/grade, then you'll know which one falls within your budget bracket, then get other contractor(s) to quote for that same brand/grade you selected.

One good thing about windows is that there's always something for every budget.

Thanks but 24w is a lot.
Besides, the lighting points are already there as there is a previous fitting there. i'm just trying to change the bulbs (screw type) to a more functional one with optimum power consumption, especially when on alternative power.

You can get this Akt 24w led light and use only 3 bulbs but the consumption is about 24w each and it's extremely bright like a halogen.

Hello all,

What BRAND and WATTAGE of LED bulbs is recommended for external fence light to use with inverter & solar system?

The perimeter fence has 10 points spaced about 15ft max apart in some cases.
So, I'm looking for low power consumption but still luminous enough for visibility.

You did not state your location in Lagos and the qty of cement.

There's not much anyone can do to help without key info.

Cement is N3,200 in Lekki today from 300 bags upwards.

I just did a drive round town today doing market survey on this.

Local = 250k - 260k (depending on distance)

Tiger TMT = 305k

HiTech TMT = 310k

How many tonnes are you looking to buy and where is your site?
I am currently speaking to other builders around me if we could consolidate our orders and load directory from the factory in Ikorodu. I am sure we can get them to bulge with a 15T order though they normally set ~20T ish as minimum.

There are some advantages 'real' imported rods have.

●The guage is fuller.
I have a pic of two local roads of "same" guage where one was considerably thicker than the other.

Just like 0.45mm aluminium isn't always the same guage in different companies.

●On the structural quality part, you know the modulus of elasticity theory... Maximum stress, yield stress, breaking point etc.. are all supposed to be better in the imported rods.

For my bungalows, I buy local and I just make sure its thick. For hanging beams and cantilevered, you can use imported.

My 10 cents.

That's good news.

I was offered N3,200 in Lagos yesterday but i declined.
That price was without any haggling so I'm sure seller could have reduced it if i pressed further.

I like the closing line. So far the steel you’re using meet BS8110 code specifications, you’re good!

Buy or get few samples, take it to the state materials testing laboratory to confirm if it meets approved standard.

Don’t fall for psychological appeal!

Over 1000+ iron rods from different brands used in 10 local government in Lagos state were tested in 2018 and 70% came out successful.
BS8110 code specificied of 460 N/mm2 and not the 410 N/nm2 that’s now a common practice.

I know most will say its the client's call but i believe there's a point where the benefits (if any) becomes insignificant and therefore the additional cost isn't justified. that's the decision point i'm looking for.

With the ever increasing price disparity between local and TMT iron rods, i have been wondering if paying premium for TMT rods makes any difference to concrete strength or structural integrity in general?

All things being equal, is it worth it?

What makes a concrete thick?

I am not one to fall for the psychological appeal. same way we all do Dangote cement by default but when push comes to shove we were all happy to take any brand in the market to get the job done.

If local rods will get the job done satisfactory, why pay 25-30% extra for TMT?

Again. all things being equal and standard work practices followed.
