It's surprising that the good Samaritan that offered to take the doors in the first instance hasn't stepped forward to take up this second opportunity that presented itself.

That would put the issue to rest, irrespective of weather lessons were learnt or not.

When you are fabricating a steel or wooden door from scratch then it can and should be made to order. Simples.

Let’s do small tutorial on door ( let’s use ft and inches here)

Regular 3ft door as example,
- wall opening size width 3ft
- wall opening size height 7ft
Door frame 7*3 ft

Door leaf size; you will reduce 2” (50mm) from up, side A,side B and threshold[(this will take care of tiles or any floor finishings thickness)
( this reduction is for the frame)]
Now your door leaf size will be
- width 2ft 8”
- height 6ft 8”

So don’t expect your door to be 3ft by 7ft
When your builder, engr, or artisan deliver your door

You’ve mentioned multiple times in your responses that she got daily progress updates, one question only….

Did you at any time show a pictures of BOTH sides of the door? Either the sample she selected or hers during work-in-progress?
Like two pictures of the same door, one showing the designed front and the other showing the plain back?

Good morning everyone. This was what happened.

When she made contact, I asked her if she wanted a commercial door or personalized door and she chose the later. I showed her samples and she made a choice. When I told her the price, she called me on phone to negotiate and I explained in details what materials I will work with and I specifically mentioned plain pan.

She was part of the building process as she receives daily update on what I was doing which includes more than two pictures at a time. After painting the doors, that's why she started the issue. I was still explaining to her on WhatsApp why the door can't have the design on the back but she rushed here. The reasons are as follows;

The size of pipe is 1½" and that design takes up 1¼" so there's no space at the back to do anything else.

Another thing is weight. Already that door is very heavy as it is due to the materials which are basically wrought iron. 14mm wrought iron was used to make the design. Adding more weight will affect the frame and hinges.

I even gave her an offer. I told her if anyone else will do that same door for 80,000 in Lagos, I will dash her 50,000 for inconveniences. The only reason I wanted to do the job for her at the price even with significant looses was to advertise my business here and around her estate and I told her that even before I started. Calling me a fraud and cheat wasn't what I expected.


At this point, I regret taking the job.

Others are not willing to do less than 300 but we don’t have provision for storage on site.

Hello, quick question on these subframes...

How much extra should width should be added to the block opening to accommodate the door frame and door itself?

For example, if the plan is for a 900m (3ft) flush door, then how wide should the space be AFTER the subframe is plastered and dressed?

Same goes for a 750mm toilet door, what should be the width of the subframe?

You guys are not saying exactly the same thing; You said you offered to pay the borehole guy 50k to complete but you didn't go ahead with that plan cos the client wasn't around to supervise the work.

@micgray100 says he is/was willing to pay the 50k balance (which is even a wrong move altogether) but the borehole guy said categorically that won't be enough to finish the job. Two different things.

The worst part is both of you are not even speaking offline. And when you come online you're not on the same page.

At this point you are the one that can end all this and stop it from degenerating further... If truly you offered to pay the 50k balance, I suggest you add an extra 50k to make up the 100k which the client has been magnanimous to accept as full and final settlement.
That way, ALL the parties to the transaction would have made some reasonable sacrifice and you can all move on. Cased closed.

And if you're still so confident in your efforts with the NPF, then you can choose to continue the wild goose chase and get your money back from there if it eventually works out.

Yes the first 200k was transferred to my account and the guy actually got to site before the issues arrises.. I attached some screenshots and my communication with the said guy below.

They have no case under the particular arrangement which you have described. but you have tov know the technicalities involved to be able to oppose such arm twisting.

I'm certain the new "management" knows but they always try to bulldoze their way through first knowing that most don't know their right, and when they do they are reluctant to stand up for it.

Unless there is mutual benefit to me and it is convenient, I wouldn't accept such.

I agree estates are good and have their benefits when intended as such from onset, but this kind of micky mouse arrangee is one I wouldn't accept.

I need a bit of clarity and guidance.

I heard of a case, of a newly formed estate in Nigeria, and I felt I could get a bit of knowledge here.

The area or vicinity in question is already developed with ALL basic amenities and everyone living there, have their arrangement of security and waste disposal, in place.

Recently, some people came together to erect gates, without the consent of ALL occupants of the selected streets, which they now label an estate. The people in charge, claim to have installed CCTV cameras and will provide security personnel at the main gate, provide waste disposal and give the occupants access code.

I feel after the Federal High Court decreed on 25th September, 2020, no one should be compelled to pay for estate levy. It was clear.

Or is any community or area, above the law? Are tax payers not qualified to live wherever they please, in a state where they are taxed?

If the Management which should comprise of the property owners of the vicinity, decide to improve the worth of their property, which is built on a normal street, after more than 15 years of existence, decide to convert it to an estate, should the tenants, who moved in before this decision, be compelled to join?

This recent decision by the estate is supposed to take effect August 2021 and most people have been living in the area before August 2021.

There is an option of the tenants leaving the area, when deemed fit, I guess.

I’d appreciate knowledgeable and polite replies.

He's done some of our outdoor spaces and any area that's not the regular stuff. Other than that, we do the regular wooden doors from Mushin.

This is exactly how i feel about this.
It is a big gamble to spend a whole 4m on a naija used vehicle, unless you know the history of the vehicle and it's user. As in, you I when the vehicle was purchased, how they used and maintained it etc.

E.g. a sincere friend or family member that owns such vehicle and is relocating, hence wants to sell off. Even at that, I'll still be skeptical. Anything outside this is a no no for me.

He should step down a little and buy an outright toks in good condition.

You really should stop this, it’s more like a pointless discussion.

And the discussion will never change the fact that LEKKI is prone to more flood compared to other areas in lagos due to the proximity to water and the lack of proper planning in the area.

A place meant for the rich but they have poor drainage system to curb flood even though they knew this would keep reoccurring, what do we have?

Developers still building on every available lands and still reclaiming the water to build more spaceless houses without greenery.

So what are we sayin? Lagos island should be the standard of LAGOS since it belonged to the rich but NO! it’s slowly turning into GHETTO! The ghetto is slowly crawling in to the island from oworoshoki,Marina and some parts of VI.

Just know that it won't be a new business entry into the industry.

A few of those companies already exists at different levels in the industry, particularly in the Lagos market. The issue is that most can't scale and they're really not necessarily cheaper at the end of the day.

If you take a wholistic view of your project, formwork/metal shutter hire in any form is not cheaper. The thing is that people just let you the customer take a myopic view when doing comparison.

I think I came here in Dec/Jan looking for shutters to hire and offered a typical job to be used for comparison sake. In reality, i found out that the price-setters adjusted their prices upward to match the general increase in building materials. And those are shutters they've had in inventory.
We tried shutters for that stage of the project and it wasn't sustainable for the remainder. We've since gone back to buying new or neatly used plywood/marine boards.

They are also not always neater than your plywood. Some deformed shutters leaves you with bulge worse than planks.

I agree with you. Logistic and storage is a challenge in the short term but not insurmountable. Formwork, shuttering/scaffolding is a dedicated stand-alone business for builders to tap into. The country needs a dedicated formwork/shuttering and equipment hire businesses that the builders can approach for hire. If I happen to live full time in Nigeria like Egun, this is one business I will have a serious look at. The construction business in Nigeria is crying for one.

To give some perspective to support your last paragraph...

I bought some neatly used plywood from various sources at a fraction of the market value, used them multiple times (some twice, others 3x) and can still easily sell them or continue to reuse.

At the end of the day, it is more cost effective to buy (even for the ones i bought at full cost) wood than hire shutters/formwork unless you own the formwork.

Guys should not get it twisted cos most of the time they're not being told the full gist to make a fair comparison.

You are very correct on that observation, and I had thought about this a long time ago. Some of the challenges I have with formwork is the ease of movement. I can acquire and keep formwork in any of my spaces in Enugu, but for me to make the best use of it, I have to move it to all or most of my project sites, and that's where the real problem starts.

Moving stuff across state lines is fraught with difficulties, from the exorbitant transportation charges to security officers checkpoints to the legal and illegal revenue officials that are scattered everywhere chasing any truck of any kind to extort. It's not very easy. I have work in up to 5 states, moving formworks around might be harder. Imagine driving formwork from Enugu to Ondo state, the money you spend on logistics wont be funny.

And again, how many sets of formworks will I need, as at today, I will be needing wood in Akure, Asaba and Anambra state for 3 different ongoing construction stages of work, management of the form works in 3 states would have given me more headache than the work itself, else, I will need about 3 sets of formworks and a dedicated crew of workers to be moving them.

But there's something we are missing, the resale value of those wood used on that decking is also high, I can reuse those decking wood in the lintels, or leave them intact and reuse them in the second decking. Sometimes, I use some wood thrice before they spoil. So the cost of wood for that decking will give me some savings in the subsequent stages.
