That's what i'm trying to find out so i can compute how many units/rolls i will need. Guess i'll just speak to an installer then. Your info on the tiles area is useful and much appreciated. QSFemi: For the tiling, do 7 square metres for 1 bag of cement.
For the bituminous felting waterproofing, you should have stated the dimensions of the "roll" like you stated in your post. |

I've got a few questions, hopefully someone has the answers...
1) TILING: How many SQM of wall tiles can one bag of cement install? e.g. if i have 100sqm of external WALL TILES area to do, roughly how many bags of cement should we estimate?
We will normally just buy bulk cement and monitor, but with the price of cement some computations needed whether to commission the job or not.
2) WATERPROOFING: What is the total area (SQM) that is expected in a full roll of 3mm bituminous FELT? Since the wet areas to be covered are reported in SQM or liner meter whereas the felt material is sold in rolls... i need to marry both for planning purposes.

No special issues to worry about other than the standard mix ratio and drying time allowance as it applies to other brands as well. The green one (Classic or so) is actually preferred over Dangote for plastering by most artisans and professionals. We used over 1k bags for plastering recently with good results. davodyguy: Good evening guys.
I'm considering getting Elephant Cement for internal plastering in view of the high cost of Dangote Cement.

So you want to go about collecting floor plans for free? Then tomorrow we complain when they ask the next client to make commitments to avoid doing osho-free work from the experience they had with you and the likes. What you should do is brief the architect on what you want and agree on payment plan. If you don't have a unique design and you request from one of his previous works then they are at the discretion to charge a fee for it. Its their work, or how else are they suppose to make money? POP materials in particular is highly unlikely to come down cos the price increase is/was from the manufactures/distributors unlike cement and other materials. I feel your pain bro... As someone who has interacted (w/out doing biz) with him in the past on some potential supplies, I have to say I am not surprised at the vendor's display of unprofessionalism on this matter. I observed this first hand and that's the exact reason why i didn't make the buying decision with him. For someone that's non-resident, I am sure you must have observed these red flags at some point during your extensive engagements offline. This platform is a leveler and covers a lot of things that only becomes obvious when this don't go as planned. At the end of the day, this man has showed himself to not be different from your regular naija street trader that never like to do returns. I deliberately avoided contributing to this initially cos i didn't want to create a bias and also to allow him remedy the situation, but reading the exchanges I bought from someone else online and probably paid a little more but got super quality service. The interesting thing is that the delivery van driver was also one crass dude that almost ruined somebody else's biz but the vendor took took charge of the situation. Sometimes we also need to take responsibility in our vendor selection process. There's often a trade-off, make sure you know what it is. However with foundation pegged at N6m, will I be correct to say the internal finishing was cut back a little to keep it below 40m? Will you rate the finish as mid-range or top of the range? I'm just curious ... can N38m to N40m ish deliver a top quality 5-bedroom duplex (on a 1.3m raft foundation) in today's money?
If not, what will be your rough estimate?
My numbers are: 4-boards Raft foundation incl oversight concrete ~ N5m From foundation to roof ~N15m (i.e. complete carcass = 5m+15m = N20m) Top level finishing ~ N15m
Of course we will be making proper plans including BOQ. It's early days yet, so just trying to play with some numbers.

Either way you go is one milestone done and unto the next, however few notes: - why do you need stone dust for plastering? keep it simple and use plaster sand as per normal and no effizzy sturvs if you're building on budget... that's 40k off. - how big is the project? that will determine if you can still knock something off the plastering labor without compromising - note that even if you go for windows options, you'll still need some sand + cement + labor to install and dress it unless you don't plan to install it yet. If i were you, i'll go for plastering simply because you can squeeze out value from your materials to get the job done (e.g. you can plaster non-critical areas without guage whih will reduce your material consumption) whereas the rates for the windows are fixed since that's a procurement. Consider using one of the other alternative waterproofing/dampfroofing options out there such as: 1) Bituminous felting .. purchase the 3mm or 4mm felt with other materials and hire someone to lay it 2) Chemical admixtures. check out some of these guys online that have various chemical solutions that they can apply above your DPC... Stotis Limited, 3Sisters and co. Its not all doom. temi4fash: Please I told my Engineer to put DPM in our DPC but unfortunately we got to site today and found out he didn't put it. He said houses around do have issues with moisture that DPC is good enough.
He didn't put nylon and he has finished the casting of the DPC/German floor.
Is there a way to still apply the DPM/Nylon before we continue.

Pay a QS to give you a quote rather than listening to "them say". If prices, quantity or location changes then you just update your excel sheet and you're good to go. I see you've uploaded a drawing and asked for guesstimates, someone has given you a figure which you may now use to make a go/no-go business financial decision. Now you hear 10-12m for foundation in Lekki  Even a pile foundation + beam + oversite for an average build will not cost you 12m but there you go... bebe2: hm, but people here will tell you foundation in lekki is billions of naira? even a friend that built in lekki county said foundation alone was almost 10mil. people say all sorts, which doesnt help inexperienced people like me |

I was offered Dangote direct from the truck @ N,2700 on friday but I DECLINED. This morning, I've been offered Lafarge from the truck @ N,2500 and will take it for keeps. From my experience in the last week alone and operating in Lekki Lagos, there is no scarcity but there might be price gouging particularly with Dangote. BrabusNG: Cement Scarcity

You are very correct. As much as you can, folks should not fall for the artificial scarcity. Plan and wait if you can and it doesn't impact your project schedule, otherwise we indirectly contribute to the pressure of demand vs supply. Lafarge, which is even not as readily available as Dangote on a good day, still delivered to us @ N2,500 yesterday. We will adjust our schedule to wait for the next truck delivery whenever they are willing to sell at same price. We have decided to pace our project and will not fall for the trap to buy cement @ 2700 or 3k unless there is an official price increase from manufacturer (which is not the case just yet). The rains are here and projects will slow down. Demand will reduce and lead to a supply glut, thereby keeping price the same... all things being equal. Back to the pending cement price increment matter... We have been waiting for cement delivery for some days now and its no-show.
Is there a cement distributor here that can supply 200 bags of cement to Lekki by tomorrow? Any brand will do at this point. Can push it up to 300bags to stockpile if that is your minimum order quantity.
There seems to be a dearth of suppliers here nowadays, hope someone can come though.
