Medley:You don't need my least qualification not to mention my highest. I don't want you disturbing me with PMs. Also, I would have loved to engage you in an intellectual exchange, but your single-digit Q is a problem. I condemn you to your ignorance. |
waternogetemeny:I am not threatening you. If you feel afraid, it is the stark reality facing you. As regards your ideas, that is what I want to hear. However, the important is implementing it before the process of secession. Else, it may just be paper food and not reality. |
OneNaira6:You still don't get it? Why didn't you eat those food your ancestors provided during the civil war? Hunger is an instrument of warfare. How do you intend to avoid this? |
Medley:Your thoughts and writing are classic examples of how corruption can destroy someone's brain. It is no surprise that you are a supporter of GEJ. If these stolen funds had been rightly used, there would have been sufficient funds to employ and train qualified teachers who would in turn teach you spellings and tenses. I guess you are a Nursery2 dropout, betterr enrol in one of the Almajiri schools that GEJ built. |
OneNaira6:It is not propaganda that the North feeds Nigeria. If you are in the agricultural business, you would see that it is true. Apart from Abakaliki rice, plantains, vegetables and palm oil, what other agric produce does the SE produce to feed itself? I guess a whole lot of importation would have to be done as these food items produced can barely feed one-fifths of the Biafran population. That is why I reiterate that declaring succession takes a lot of preparation. |
waternogetemeny:How about feeding Biafrans? Remember that 95% of the agricultural produce brought into the East comes from the North. If the North decides to cut-off supplies, don't we have another case of starvation on our hands? This was one of the strategies used to win the Civil war. |
taharqa:Posters like this are the reason I advocate that condoms should be free and abortion legalized. May God handle you and your unborn generations the way GEJ and Co handled Nigeria's economy. |
Before you declare biafra, I would like the folowing people to support it and not some faceless folk hiding behind a keyboard. Orji Uzor Kalu Jim Ovia Tony Elumelu Chief Emeka Anyaoku Owners of the following businesses SLOT Chisco ABC Chelsea Hotels GUO Motors Orange Drugs Capital Oil Also, is the SE prepared to feed itself if it pulls out today? If you are still depending on food from the North to feed you, it is very dangerous. 5 trailer loads of poisoned onions sent to the east is enough to end the Biafran struggle. Also, the struggle should be led by intellectuals and not illiterate and hungry troublemakers. If these things are not fixed, Biafra is no more effective than mere beer parlour gist. |
These are the kinds of people called born-throway. So, after exposing all the vitamins in her life, she would now turn around saying men are wicked. Which Nigerian man wants to marry someone whose privates are on NL? If this kind of girl plays hard to get, just type her name on google and her black az.z pops up. Her bride price can't be more than a bottle of zobo, two peppermints and Mtn 100 card. Nonsense! |
If a bank could be this shady in its recruitment of staff from the public, I wonder the kind of atrocities that would be going on with depositors' funds in the bank. |
Ok Looks more like Last supper. |
OP, you should try this perfume. ABONIKI by Ibadan It is very affordable, just 100NGN A very strong perfume. If your co-passenger on a bus applies it and you sit beside him/her, you would carry the scent for 3 days. |
Thank God he is in Ekiti. I hope he leads the protest when his father gets impeached next month. Fayose kept his son at home and he is hiring okada riders and taxi drivers to cause mayhem. Let the Tanoids on Nairaland keep goading the ignorant people in Ekiti, the unfortunate rice-collectors would be the first to taste APC's zero-tolerance for lawlessness and criminality. |
OLADO:Dolly Dolly, U wan upgrade? Better return GEJ money, d guy don set up committee o! Donatus, where is my blackberi? |
Sir, you may not be aware, but I think there are some issues on lands in that area. I don't know the Title document accompanying the land you are selling, but the Excision on that land was revoked when Gov. Amosun came into office. I know this cos I was privy to the activities of the Juducial Commission of Inquiry Led by Justice Akinyemi who recommended its revocation. I don't have physical documents, but I found this link which may help illuminate things. theeagleonline.com.ng/white-paper-on-land-allocation-by-the-administration-of-former-governor-gbenga-daniel-of-ogun-state/ |
Animals with horns are having a meeting and a snail too wants to join. Uranta of all people is advising Buhari? I intended to overlook his previous antecedents, but "No matter how much sense a mad man is making in his speech, he would still say something that shows he is mad." So, the Ijaws too want a commissioner slot in Lagos? When Tony Uranta was employed as an Ijaw man in Jonathan's cabinet, how many Ijaws did h help? There is one Ijaw man who has turned himself into Nairaland resident parasite begging for 'protection' from members, did his Ijaw brothers in power help him? For his information, APC had no official representation to that Confab and as such, that should suggest the probable stand of the APC as regards Confab matters to him. He should please keep his foul thoughts within himself and stop advertising his ignorance all around. |
Holywizard:Firstly, before anyone builds anything, learn to construct your sentences properly. It is 'not to mention' and not 'talk off'. Buhari doesn't need to build rail stations, he is not a bricklayer. Rather, he is a competent and decorated General, not a zoologist that couldn't handle a Shepopotamus. What Buhari would do is to ensure that those who have the technical ability and are qualified to build it are put in positions where they are to build it. Is that too difficult for you to understand? |
Hmmn... That dude has been browsing her website for 5 years without putting a ring on it. Fiancee for 5 years? If the 'courtship' is lasting for half a decade, when is the marriage gonna take place? Oritsefemi has seen everything she has to offer and he is clearly not ready to walk down the aisle with her. Just imagine. Assuming he gets down with her 3 times a week, that is 3/Week X 52 Weeks X 5years 780 Times!!! Even if na MTN free browsing he dey use, dem for don bock am! Apologies or no apologies, she has a brain and she should know when to move on. She is a very beautiful girl with a great future ahead, she shoudn't waste it on someone like Oritsefemi. Abacha participated in his first coup at 23 years Zuckerberg became a billionaire at 23 One 24-year od guy in Unilag got a Ph.D in Maths Oritsefemi is nearly 40 and he hasn't yet decided the color to dye his beards. Girl, move on with your life let him grow up. |
That Suleiman Abba with his black face and white teeth looking like a roasted goat was an embarrassment to every policeman. He spoke anyhow, acted without recourse to the law like an illiterate and was one of Jonathan's biggest problems. His ignoble role in the Osun State Election as well as the Tambuwal matter made the whole world see his moral emptiness and intellectual unclothedness. Under his watch, robbers robbed a bank in a city the President was visiting and he could do nothing, not even a whimper. The only time we saw him in action was in tear-gassing old men in the House of Reps. He was poor at his job, weak in action, uncouth in speech, and didn't provide exemplary leadership to his men. As the IGP, wives of dead policemen protested for the entitlements of their late husbands and he didn't give a damn. I wish him goodluck as he is condemned to the dustbin of history pending when Buhari picks him up for prosecution. |
Eeya.... APC is bidding its time till around a week or two to May 29. They won't impeach him earlier than that. If they do, 1. Fayose would run to the Courts and the court may grant a ruling which may scuttle the process. 2. PDP would provide him use of the military and Police to intimidate the Lawmakers. However, if they impeach him about a week to May 29, 1. It would be too late to get a court ruling to save him before APC takes over Abuja. 2. The Armed Forces and Police would be too cautious to lay a finger to defend him for fear of incurring the wrath of the new powers that be. Mind you, once Fayose and his Deputy are impeached, the next person in line to be sworn in as Acting Governor is the APC speaker. Even if the new PDP House Members come on board, they can't rescind the decision of the former house. The best they can do is to help contribute towards Fayose's legal fees in Court. Even Fayose's deputy won't be able to support his boss when the federal might has been withdrawn. And you know what, most of the new PDP Honourables would decamp to APC within 100 days. Anyone wanna bet? |
As regards the payment from the buyer, you should approach him and inform him that you are representing both parties in the transaction. Inform him that for representing him, your fee is 5% of the price of the property. However, note that you may negotiate it downwards to around 2.5% if he is insistent on a reduction. This is because unlike the seller, the buyer still has other fees to pay. E.g Legal fees. You collect your fees from both the seller and the buyer at the end of the transaction when documents have been signed and the money for the land has been paid. Also, the payment doesn't need to go through you. It can be paid directly to the Seller. If you wish for the payment to be paid through you, a Power of Attorney or Written letter of Authority to that effect would be requisite. Finally, I must warn you, once you agree to receive money from either of the parties, you are deemed to be that person's agent in the eyes of the law. Thus, you are required to disclose that fact to your principal (in this case, both parties). That is why I said in the beginning, that you must be 100% honest. Just explain to them that you are acting for both of them and you are required to charge them for your services. I advise that you tell them separately but be 100% honest. |
You're welcome. Will respond shortly. |
Ok When we say Jonathan is clueless, they say we are insulting him. You don't antagonize someone who has accurate records of information that can be used against you. Suleiman Abba was sacked because he isn't trusted not to squeal on the atrocities of Jonathan and his gang when Buhari comes on board. Unfortunately for Jonathan, the former IGP he would be the star witness in the prosecution of Jonathan and his 40 thieves. I think that Nigeria's most expensive real estate in the next 4 years is going to be Kirikiri. So many 'billionaires' there. Hmmn... I know of some locations you can get land for sale in Ogun State for about 300-500k per acre (which translates to about 100k/plot) but those places are best suited for agricultural or industrial purposes. I advise that you save and add money to what you have at hand so as to get better options. |
What if the land bought is OK from the family and after paying, you discover that the land is under government acquisition? Or the C of O you think you are buying is fake? Or the land belongs to someone else somewhere who knows you have bought his land, but is waiting for you to nearly finish roofing your duplex before he slams you with a Court injunction which signals another 30 years in Court? Buying land requires financial, legal, technical, emotional, psychological input as well as street-smartness. The problem arises when one factor is absent or misapplied. |
To be honest with you, it is quite difficult (but not impossible) to represent both the buyer and seller in a property transaction. Let me ask you, if the buyer asks for a reduction in the price of the property, how do you ensure that considering the fact that your remuneration depends on the amount the property is sold for? First of all, I would advise that you get honest with both the buyer and seller. Don't try to cut corners or inflate the price, they would get to know in the end. Inform the seller that you are going to act for him as an agent and he is going to pay you for your services if you bring him a buyer for his property. Tell him to prepare a Power of Attorney, an Agency Agreement over that property or at least a letter stating how much you would be paid for your services. As to your fees, the seller may indicate that he is interested in adding your fee to the property price and after d transaction, he removes it and gives you. The problem with this is if he changes his mind and shortchanges you. Another alternative is to agree with the seller on a certain percentage of the selling price to be paid to you. Once agreed, let him write a letter to that effect and the two of you should sign it. Also if your fee is 10%, you can charge 5% each from both buyer and seller. If 5%, you charge 2.5% each like that... If you have further questions, post them here, send me a PM or mail me at biz.lawyer(at)consultant.com cheers |
An investment that guarantees lifelong returns is University Students Private Hostels. Students of Government-owned higher-institutions constantly suffer shortage of campus hostels. Hence, investors and private individuals build student hostels and let them to the students. Considering the fact that Lagos is a cosmopolitan city, land may be quite on the high side to embark on a project like this. However, if you look at Ogun State for instance, it has lots higher institutions and relative lower cost of land compared to Lagos. This makes it more viable. Take schools like Federal University of Agriculture Abeokuta (FUNAAB) or Olabisi Onabanjo University (OOU) for instance, you can easily get plots of land for around 1.5M and build hostels on them. Hostels in FUNAAB are let out between 80-150k per annum depending on aesthetic beauty and facilities. If you build a 30-room hostel of self-contained rooms, and you charge 100k per room, you are guaranteed about 3M per year. More rooms can be build depending on the investor. You can bill per session or per year, it depends in the investor. More details can be discussed on request or you can ask questions in this thread. Thanks. |
