diordaves: This is one of the reasons I keep banging on about the need to do German floor. You apparently didn't do German floor and if done, it was done badly.
German floor not only prevent damp, but also serve as level for the whole house. With German floor, you get a consistently level floor and a level height and you won't run into this kind of issues.
Regarding the right solution, lay one course of block or caste a row of concrete. Casting a row of concrete is a better option. So you need to chase a row about 4 inches deep and 6 inches wide and caste upward to the level of the door. This is for security reasons and against water seepage.
Homeowners please do German floor. All homes need a German floor even if you are building in a desert or on top Aso rock. Do German floor. German floor is not an option. It is a must. Any foundation without a German floor cap-off na patch patch foundation.
To me personally, any home worth more than 5 million and without a German floor is a missed opportunity. Any engineer that sanctioned a built without German floor is a poor quality two bits engineer. Thank you for your response sir. I actually did the German floor. I paid for 100 bags of cement budgeted for this particular German floor but I was not really comfortable with the thickness when I saw it. You can see the nylon used as DPM on the image shared. The 9 coaches of blocks were laid on the German floor before lintel. So this gap is between the German floor and the door installed at the entrance. |

Engineers, Builders and homeowners. I need some advice here. I’m concerned about the wide gap between the floor and doors installed at the front doors and in all the rooms. It’s so wide that I have a feeling the tilers may not be able to close them all. What could have Been the reason for this? Pls how do you deal with that in construction?

Report them at the nearest police station first and then, Zone 2, Onikan Lagos. Tip the IPO in charge very well, they may reach a settlement. You may just leave a plot for them. If they are not able to settle it, it’ll be charged to court. Look for someone among the other party, buy the person over to your side for updates and how you can settle things. Land dispute in ogun state, especially in that axis is not child’s play. You’ll have to rub many palms if you still need your land. |

Being stone solid doesn’t mean that you won’t still get some powder within the bag. They can break and sieve to do precast works. It’s only the last layer that requires smooth finish.
That’s what we did in one of my last year project.

I also use them as sub-base material on my driveway but 70 bags is a lot. Okay sir. It’s 100 bags actually. They managed to use 30 during the block setting. They were still getting some powders from the bag but I had to stop and buy new ones when the complaints were overwhelming. Thank you |

At the bolded, I am interested in knowing why you said the BOQ prepared wasn't useful. Was it that the amount budgeted for each critical item was inadequate or excessive? Was it the material or labour estimation that was inaccurate?
I might be helpful. I wouldn't mind to also share one boq with you if you're interested. It was prepared by someone on NL who goes by the name GabrOkara if I'm right. He's always on the front page of this property section advertising some architectural designs and boq services. I'll try to share the materials that we bought for the carcass, what we used and what is left on ground. I was on ground on most days. It didn't correlate at all. |

sonnie10: The point you raise is tangential to what the issue at hand is about. The point being discussed here is fair labour or fair trade as regards to those with more resources ( countries, invidious cooperation entities) dealing with others in those regions with less resources and capital. This is the context of the discussion. I am not interested in comparing living standards between myself in the US with those in Nigeria. Such discussion is seen as bragging in this forum. There is a reason why someone would not want to buy coffee from a particular brand, due to how much the company pays for the coffe beans from poor farmers There are people who would never wear a particular brand of cloth or shoes due to how much the company pays its poor factory workers overseas .
Works of organization like international Fairtrade is to ensure that globally, people are paid fair amount for their products because there is disparities in begaining power between the rich and poor. This is comparable to the rich clients/ poor laborers relationship in Nigeria.
Everything is not about economics. We grow by lifting others. And except you own a boot, you cannot pull yourself up by the bootstraps.
Anyone who conceives the thought of free labor from poor laborers and artisans is sick in the mind.
Conscience! The extra money will only empower majority of them to stake more in gambling (baba ijebu), buy more beer and spend more on ladies. It's what I experienced when I decided to be paying everyone working in my site 1k per day, for feeding. Many of them are not really what we perceive them to be. |
