We have never used the water-heater in my kitchen. Even the ones in the bathroom na once in a while. My friend tried to stop me from buying it then but I though he never wanted my house to be sophisticated like his own. Now I am realizing a lot of things.
I knew it was going to be useless though but madam wanted it there. wink

Not a good thing to say about your pupil's parents. At least, tell that to their face, not to the innocent child. He/She didn't dress him/herself.
Some of these words linger in their minds more than we as parents can imagine.
My son reported his senior colleague to his class teacher. The boy apparently called him a "spoilt brat". He later informed me when he found out that the teacher did not do anything.
I had to call the attention of the head teacher to what has happened and why she needs to investigate the matter. At least, to rest the matter in his mind.
As a father, I reassured him that the derogatory words doesn't define who he is. He should learn not to take every comments he hears from his colleagues too serious, as they're all from different parents.

Good morning house,

Please I need some advice about all these fence security systems.

Should I go for barbed wires or an electric fence wire system?

Please, how much does each cost per square meter or plot?

Thanks
If it's for your residence, go for electric fence wire system.
Price for a plot: barbed wire will cost you 160k or slightly more.
Electric fence wires will cost you between 300k - 350k. It depends on your bargaining power.
I'm not an expert. I just blv that the barb wires won't offer much deterrence and don't really look beautiful on the fence as the electric fence wires.
I made a deposit for electric fence last week. To be fixed when the masons are done with the plastering of the fence later in the month.

Could you elaborate more on putting your money into property? What is the return on investment like ? And what is the timeframe withing which you cash out on the property business?
Putting your money in properties get level.
It depends on your plans, the purpose you want the property to serve and your pocket.

1) Real estate investment: this depends on your pocket, experience, how ‘aggressive’ you want to be involved in the business. So, it’s not one size fits all.
Some buy land and keep for later sale. Some buy acres, split them into units and start aggressive marketing, hiring celebrities and influencers as their ambassadors. You see them in property section. Most of those estates are not habitable yet.
Some build commercial builds like malls, shopping complex, hotels.
Some buy landed properties in strategic areas and rent them out to businesses like car wash, car park.
Developers buy properties, build and resale in units.
There are variations like joint ventures too.
Some simply buy land, build units of apartments and rent them out as short let or annual tenancy.
Just choose the one that suits you and do extensive research on it before putting your money into it.

2) Residential. Some see this as investment, since they will no longer pay rent. Some don’t. This is because the cost of building a house can set up a good business for them or, expand the existing one. Even after building the said house, the location may not be suitable for them, as it may be far from their place of work. Some end up visiting on weekends.
2 of my tenants are landlords. They only go home on weekends.

@KolaShangOne mentioned me, would ve commented on this but i normally don't check-in here as often again.

If it's the Obada along Lagos Expressway, possibility of a successful drill using Indian machine is 30% simply because of the thick overburden layer before basement rock.

The charges they gave you is fair considering the cost of materials for a good job.
Thank you sir. He took 1.6m based on some mutual agreements, including this 30% chance that you mentioned.

Biztech05:
Borehole in Obada oko is terrible I have ongoing project inside federal housing after spending 1.650m still no water.

I will advise you to prepare written agreement with the driller then strategize your mode of payment. To avoid issues and to be on safe side. Which you safe!
Yes, different discouraging stories everywhere.

Update
I did this one yesterday evening.
None of the drillers that I contacted gave me any assurance beyond "we will do our best".
The one that took the job insisted that I provide a representative that knows about borehole drilling. Should things go the way I don't like, this person will bear him witness.
There was about 40 meters overburden. They struck water at around 110 meters and they terminated the drilling at around 120meters.
26 pcs of thick Lombardy casing pipes used. I'm awaiting the installation of the pumping machine today.

diordaves, folmus. Thank you for your response and advice.

It's durable for external use also it just doesn't have the low sheen or cleanability like the matte.

The premium emulsion or matte if slight sheen is desired.
Matte: N28000

Satin: N35000
Silk: N45000
The previous price included cost for logistics and equipment cost for application during the promo period.

Labour cost of #400/m with spacer....na wah naija
To you, its cheap. It's a good deal to someone else. Affordable isn't synonymous to inferior.
I did 400/m last month, cumulative of 650k for the young man and his apprentices. I've had someone inspected his work and they said he did a good job. Not aware if he used the complete tools. What I'm aware of is that we are both happy.
Behind those beautiful skyscrapers in Dubai are artisans from India, Pakistan and Bangladesh. They are quite good in what they do and they are quite affordable too. To some people, those workers are seen as cheap labors but when you meet the workers in person, you'll be amazed on how happy they are, and how they are forever grateful to the govt of UAE for the opportunity.

I won't offer Champagne to a maltina guest. I'm an evidence-based person. I'll gladly offer premium to a certified engineer/builder handling my job. At least, he has paid his dues academically and professionally. "I'm not cheap" no be by tools alone.

From your report the overburden looks promising and the depth is achievable with the available machines in the market.

Abeokuta is challenging but your report is not that bad, so I will not do pay as you go. I will negotiate a fix price (1.9m) based on hitting water. I will negotiate to pay maybe 30 percent mobilisation and balance on delivering sustainable water.

From the report sustainable water is achievable.

I have known since from the 80s that if you're lucky to hit water in Abeokuta, the water is so pure. One hardly experience iron bacteria in Abeokuta. Very fresh water.
Thank you very much sir. I do appreciate your response.

Yes with your overbuden, you need the Indian drillers or locals with the right machines. They are mostly in Ibadan. They couldn't do mine in Sagamu axis because of the overburden of 50m my survey has. I had to use the company that has been drilling in the estate. I paid 550k early this year. I can give you contact of the Ibadan folks and you share your survey with them but you do your diligence.
I'll appreciate it sir.
You can share their contacts with me.

I need some advice regarding borehole. Site is in Obada, Abeokuta
I did 2 geo-surveys and they both pointed to same thing, similar spots.
I contacted 2 drillers. One is charging me about 1.9m for the total package and the other one is asking that I pay him as things unfold. drill, installation, procurement and I'll later pay for his service charge (he hinted that around 1.5m will sort everything). I have done borehole in my previous project but this seem to be an entirely different experience.
They both said that they're going to be using the Indian drilling machine.
Kindly offer your advice. I want to get it right this time. I already wasted 600k on a deep well, with the pumping machine now stolen.

He may have his reasons. Based on that capital, I think he should be making over 18m on annual basis.
Someone close to me is in the same line of business, on a lesser scale though. she buys a total of about 6 trailers of urea, 6 trailers of npk 20:10:10, and 6 trailers of npk 15:15:15 annually, among many other agro inputs.
She still enjoys her money more than how the guy you described lives his own life.

Yes bro. It's the supervisory charges. But it's still too much, which is why I brought it here for you people to help me.

I wanted the engineer to handle the plumbing, electrical and plastering. Reason I still engaged him after the carcass was done. But now I'm beginning to think that this will come with a whole lot of extra costs.
The difference is too significant bro. There are good artisans that can do great jobs for you. Besides, you're building a simple structure. Bungalows are not usually complicated to build.
You can get some contacts from redgem. she's willing to assist you. Negotiate with artisans and ask him to supervise them. Pay him for each supervisory job done. Although, he may insist on using his own team.

Don't overlook extra costs in construction. They make up huge sum when put together.

The engineer handling the building here in Benin gave the following quotes:

Pre-plaster plumbing: 180k
Complete Electrical piping: N250k
Plastering (range): 700k.
Workmanship alone?
This is too much for workmanship alone. Maybe his supervisory charges made up the rest sha.
What I will pay in Abeokuta;
1st stage plumbing shouldn't be more than 50k (I'm being generous here and I'm assuming that there are 4 toilet/bath with 1 kitchen)
First stage Piping for this size should be 40k. I don't know what he's insinuating by using the word "complete"
Plastering...I won't pay more than 300k and that's if they're doing an extraordinary job.
About 3 weeks ago, I paid 500k to plaster 3 units of 2bedroom.
I paid about same amount to plaster a slightly bigger structure in June.
Note: these are for direct labour. Engaging an engineer will cost more. I would still suggest that you engage one though.

I was scared of my wires. I'm planning to connect to the national grid asap, even though the building itself is not ready to be occupied.
Well, they eventually served me breakfast.
My pumping machine was stolen in the site. It's installed inside the deep well (20 meters deep). They removed the machine and left with the entire connection system. I was planning to leave the site for about 2 months before going back to finish the remaining works but then, I was shown a building in the neighborhood. It was built last year. The entire electric cables of that house was stolen with so much damage done to the interior of the house during the process of stealing the wires.
I don't even know whom to suspect. I just know that it won't end well for whoever did that to me.

I'm not sure but it seems we both have the same challenges and we both did the same thing but in a different way.

I used the three chamber method to solve the classical challenge of soakaways: filling up too quickly. So from the pic I showed earlier, wastewater from the kitchen and the bathroom will go into the FIRST chamber. Mind you this wastewater contains a lot of SLUDGE which settle at the bottom of the soakaway. As a reason, water penetration (soakaway) into the ground is prevented. This is why soakaways fill up in no time.

So to solve this problem, a baffle (connecting pipe) is built about two third up to connect the FIRST CHAMBER to the SECOND CHAMBER. This connecting pipe now drains clear wastewater without or little of the problematic sludge (see attached illustration) into the SECOND Chamber. The second chamber has a hole at the bottom for wastewater penetration (soakaway) into the ground (see photo). This way the soakaway never fills up or takes years to fill up speaking from my experience.

The THIRD CHAMBER is for the toilets.
This is quite helpful sir. Thank you for your detailed response.

The size of your septic/ soak away pit is rather small for the number of occupants/ users. I suggest you do an additional one if you have space for it otherwise there would be frequent need to dislodge the waste.
Adding a soak away to your septic tank is done to save cost and space, it should however be big enough to do both works.

Also, the hole you are digging for the bath and kitchen wastes is very okay. It's serves as a sump pit until you can construct a channel to drain you waste water away.
Thank you for your response ma.
What size of septic tank do you suggest that I add to the existing one?
I don't have much space but I can still create space for a smaller size with more depth.
Yes, the hole is meant to serve till the landlords in the community are ready to join hands together to construct a channel for our waste water. Thank you.
