jabberjawz: yeah, I see that already, cos some of these stuff can easily be found in southern & some east African countries, but we barely get to see them in Naija.......anyways thanks for the heads-up.
NB: I dey look for person we dey install remote control gate too o.......... (that na if NEPA go allow person use am).....
Once again, I’ve been using mine for almost a decade. NEPA gat nothing on me. The equipment run on 650VA battery which can power the gate for 72 hours in case of power failure (lesser time if your house is a public building where gate is opened every 20 minutes )
Add solar solution to the system and you can get your gate working independent of PHCN.
Kiekie1 can integrate this for you.
________
Integrated buildings are the future.
Now there’s Z-wave, Insteon and the likes. (Replacements for X10) I’m feeling like going back into smart building integration.
jabberjawz: Aaaah you are right Boss, old age done dey worry the brain small small, I mixed his moniker, anyway I took a screenshot of the page & his contact details so I can easily reach out to him......
jabberjawz: Aaaaah Boss, now I get it............thanks for the feedback....
I will need to get across to you @ some point, I see the solar water heater which you advertised the other day, been looking for someone who handles such in Naija, most Naija folks are more into the traditional water heaters which for personal reasons am not cool with. Anyway, will keep you posted when it gets to that time.
Me ke?? I think you’ve mistaken me for @kiekie1
He’s the grand chairman of DC and Alternative/Renewal Energy solutions.
Another quick question, in terms of cost, durability, maintenance & power consumption, would you guys recommend that I go for a central unit AC or split unit for a four bedroom duplex....
Am thinking of going for the central unit, but I need advice from you guys b4 I make a final decision...
the attached photo is just a sample......
You can do the cassette type. More easier to maintain than the central unit.
DUNKA: Egun goodday not really a fan of tall stanchion stands to get water pressure on a duplex can one do an average height stand and use a booster pump? If a booster pump is used on an overhead tank must there always be an electric source for it to work or can it worl independently of the booster pump? Thanks
Baba, yours truly has been on DC pump for years. NEPA gat nothing on me.
EgunMogaji2: I’ve not built a house with mortar less blocks but have built retaining walls.
Those blocks are very strong and the lips are very pronounced with zero chipping on the edge. The lips here are troubling because not pronounced enough and easily chipped.
But “aki siwaju eleede peede”. I’ll wait to se you build one.
Taa ba lo, a kii de. Toto sebi owe
If mortar will be issh, I’ll use adhesive/glue for the blocks. There are too many alternatives out there.
You don’t need mortar. Few of the hollows are to be filled with reinforced concrete by design and this lock all other blocks in place.
It’s a smart way to build if the block design is right.
____
I’ve not used it before but I knew exactly what to do with a solution like this to make it work for me. That’s more reason I’m interested in the mould design.
EgunMogaji2: My previous Six Sigma training in USA fortune 100 companies pays off even at my little kara kata operations in Nigeria and I wished I had more time to have reached Master Black Belt level.
I forgot to add “No do pass yourself.”
All the bad guys need is a guy who can do all things and they can read this through your profile.
I supply window. I can do burglary. I can do window blind. I can do window hood. I can do..,. I can work anywhere in Nigeria - even Sambisa.
michlins: while this might be a true story,Nigerians have the tendency to fake a story to gain relevance
I visited my ongoing project just few days before I received my kickoff.
My client had to ask “Won’t you visit the site, other builders have visited the site?”
And I’m like, “Visit the site to do what exactly?” I’ve seen the survey plan. There’s soil test report. I’ve carried out aerial survey of the land and obtain reports from contemporaries in the area. I’ve had one of my contact secretly visit the site without his knowledge.”
Without visiting the site, I’ve sunk a borehole, drafted the construction schedule, do pre-construction works, conceptualize and designed the building plan using available datas and it wasn’t rejected by the authorities when my client filed for approval. As a matter of fact, we’ve not had to request for variation of almost all the items quoted for the project except for reinforcement which was adjusted immediately we started the project.
Contractors do get growth hungry and chase projects outside their geographical location or their expertise. At the end of the day, they get caught In a death spiral race just to get work.
_______
I hope my second Oga is not reading this. I’ve not stepped into the Shogunle site one day and we’ve concluded all the designs, filed for approval and awaiting go ahead.
_______
In time like this, contractors should re-evaluate their systems, get lean and focus on their area of core competence.
Bare wall in and out, no plastering. Only front door, the rest are curtains. Bare earth ground, no German floor. No kitchen, outside cooking. No electricity. No plumbing. No ceiling.
I spent the visit doing a staring contest with a curious Agama Agama. A bird of some sort flew right in through the front door, did a circle and flew out. No one batted an eyelid.
Horlardorjah: absolutely true, we are still on the first floor slab formwork and people are already approaching us to make payments for structure that is going two floors more. a complex that was just completed had it fully payed for like 6 months before it was declared open.
Ibadan is ripe for off-plan several years ago. Location ain’t issue in Ibadan right now.
You just need to create the environment that’ll attract your target audience. Akala is cool due to nearness to Lagos/Ibadan expressway but as a smart investor I’d been looking at neighboring communities to buy. Don’t be surprised when the buying pattern suddenly shift towards those communities.
Those in power are just narrow-minded people who can’t see beyond 4 years.
Horlardorjah: you are very correct sir, akala elebu is right about the hottest place in Ibadan presently. Godspeed on your project, I guess your project too is commercial
Commercially. The cityscape is changing faster than projection and the trend is going to continue for a long time.
