The planning of buildings, city blocks and public spaces determines how businesses, governments, civic organizations, and neighbors come together and interact as a community.
~ Laura Bush, then-First Lady of the United States
We’re happy to be invited to submit bid for these luxury multi-dwelling build in the heart of the ancient city of Ibadan, Nigeria.
We believe community development is more about the people than real estate, so our designs and constructions should reflect the community's values.
Construction project delivery is considered successful if the scope, time, cost, and quality outputs are attained. Need a builder who can deliver construction efficiency, talk to us at NextHome.
spyder880: I think I like the first design, its not as beautiful as the second design but will be very easy to maintain, repaint and even add new features as the years go by.
That second design looks very busy, and therefore might need more care for maintenance than the first.

Just ensure you do proper verification before you carry out any construction work on the land. Also ensure you meet all the statutory limit (setback requirements).
Temi1: Well done bro. I have a question - I'm also doing a similar build at about the same stage, but I didn't see a steel/fabricated gutter in my engineer's quote. It seems what he's doing is just a concrete gutter that will be firmly waterproofed. Is this good?
Yes, it is very good. He just need to pay attention to the design of the roof gutter.
There are things we get wrong when constructing roof gutters.
Below are some good examples:
Pic 1: Using block instead of upstand Beam for the parapet wall can cause seepage which will eventually lead to leakage.
Pic 2: Having a very low upstand beam can also call seepage if the wall is not well protected.
Pic 3: Having a very low upstand beam at the end of the gutter can also cause failure when there’s heavy rainfall. The drain size also matters a lot.
hamtabfawaz: Cost effective. = POP Cement is cheaper Not just Cheaper, but also better & Stronger.
I would not advice my clients to choose Plaster board over PoP cement, whether for Building a Tv console or making a false ceiling.
Plaster Board : comes in Ready made form. Usually fits with screws.
The Biggest advantage of Plaster Board/Gypsum Board: it's a quick installation process & a cleaner Method.
Disadvantages: Crack occurs with the slightest movement, For example : cutting of space for search Lights. Incase of Repair, you will need to Pull down a bigger portion for repair. If moisture seeps into the gypsum ceiling through leaking roofs or air conditioning drain pipes, it may result in fungal growth.
POP: like i said, POP is stronger, we build Pop boards using Filas (Which serves as the skeletal system) ,water & PoP cement.
We can always determine the quality of a POP board. (This is where hiring a Professional comes in Place)
Once POP Board is made, it gets stronger as it dries up. After a month of installation it's get even stronger. it's Cost effective than plaster Board. Repairs can be easily Done, Mistakes can be easily corrected as well.
Disadvantages : using POP cement for Tv console or false ceiling. Pop making process can be Very Messy.
Preparation & installation Process is Tedious unlike the latter very easy Process & clean method
Time Consuming.
Nota bene= Depending on who you hire. Your POP works can either be of Standard quality or Fail out.
somehow: Break down the possibility of recouping your investment in 4 years on a landed property (building).
I want to learn..
That one no dey free o.... but if the money is right I can show you the numbers and give you 3 case studies where this has worked in Agungi/Lekki/Ajah axis.
somehow: But she got 24m from it... A man that could sell a property worth 150m (except he inherited it) can't be said to be a spendrift though... But then their cup of tea...
The N24m was a loan refund to the woman.
Make I no lie, men sabi fuckup.
Let’s talk construction. #weatherproof flat roof next big thing on my mind.
Nothing wey builder no go see for construction site.
somehow: yea but to me, this isn't a marriage. why is she not borrowing him money to complete their permanent home instead of borrowing him money to pay rent?
Well! Let’s end it here. You don’t want to know.
The question to ask here is “How can a man sold a house for N150m 7 years ago and can’t build another one?
That should give you ideas of why the woman need to act the way she did.
diordaves: I know I said I rest my case but...........................
I will not comment on your adoption investment strategy. That is some wack economics.
You and this maintenance of a thing.
I don't know the house you've built for your family and I don't know the kind of houses you build for your clients. But take it from me: Any house (normal family residential) that you spend more than N100 per month on maintenance is not a properly build house. A properly built house runs itself maintenance-free for years!!!!
A shared apartment in Lekki (as you no let us rest with Lekki) will set you back about say N100, 000 a month ( I'm going by the figures you've posted here in the past). So I repeat myself: any house you build for your client or for your family that they need to spend 100k per month for maintaining the house is not a properly built house.
So I'm struggling to see the scenario where rent is cheaper than living in your own home because the cost of maintaining the home is killing. Which kind house be that and who build that kind house?
Mind you, the above is said with a proviso that you "deeply understand" what maintenance is and you will carry out research (google) on maintenance.
Let’s push it to 250k per month sir and N3m per annum.
It’s still cheaper than living in a N40m house because people like us knew exactly what to do with 35m that will yield 50% ROI within a year.
We’d comfotable doing this in any location Be it in our own house, a hotel or a rented apartment.
