What I understood from your post is that I can use sharp sand, cement and half inch granite to make the stones (in the right ratio), in a situation where the cost of the stone dust is too much for me. Please confirm. Yes, you can and as a matter of fact Ikorodu folks like using sharp sand and granite a lot. I've worked with them and it do work fine. I dey busy ni but it is all for good. Greenarrow01: Abeg which area that land dey. Is it within an estate ? How do you deal with estate regulations Some will tell you don't build beyond certain parameters Use a specific design Use a specific paint colour
Do you consider estate lands to be better. Mostly in terms of security and co Compare it normal lands
No vex say questions plenty - Bogije area just after the popular Beechwood estate. - The building is within an estate. - Regulations are made to put controls within the estate. Some folks can anyhow in an unregulated estate. The restrictions are fair enough in this estate. - In terms of security and infrastructure development, estate plots are better. |

Santinojr: Hello! Greetings to you all
I am thinking on purchasing a land ( long term investment purpose) anywhere around Lagos or Anambra State but would love to know the following; - where’s the best location I can get value for money( any location around the above mentioned states). - I don’t intend building on the land but as a first time land owner, what are the most important things I should know?
As one who intends to buy a land for the first time, I have done some findings but any advice I get here will be highly appreciated. Greetings! Someone tagged me on this post earlier but I couldn’t attend to it due to busy schedule. Lagos I know and I can speak for. You’d get more value in Lagos BUT you have to be very sure of the deal you’re walking into. But from established estates. Avoid bushes and lands without proper planning/documentation. If it looks too good to be true, it probably is. Walk away! Engage a reputable lawyer who is highly experienced in real estate matters and wahalas if you’re buying Lagos lands. You’d be glad you did! |

Aimolatunde1: These are bound to happen when people trust the expertise of craftsmen over technicians and that of technicians over technologists and so on... It is only pathetic that learned people who are expected to know better are the ones who fall victims of these quacks because they want to save the cost of commissioning a project manager. Many of the craftsmen are not qualified enough to practise, they didn’t spend time enough to learn as much as required. They should also not work without the supervision of a project manager. There are also no laws regulating the influx of people into the construction industry. Also, sadly, the trade test certificates that are meant to be the qualifying document for craftsmen has lost its respect. No one is being tested before certification as long as you have enough money to buy it. Quality has a cost, and it cannot be ignored. You’ll pay for it one way or the other. Now I can sleep in peace. I’m still at loss on why a builder should play the role of a skipper and umpire in a building project. |

djsjxjfjdisjdjb: its possible please. even with sketchup which makes it way easier I don’t doubt it but why should I do that when I can just pay a professional to do the job for me and focus on my area of core competence. Our problem in Nigeria is not divine but self-inflicted. _______ Few hours ago, a professional (here in our midst) charged me N2m (about $5k) to prepare a bill for me. I was initially shocked but I didn’t write him off. I went into negotiation with him and we agreed on a reasonable amount to pay to get the job delivered professionally. I also made an agreement to compensate him if the deal go through. I have the option of exploring cheaper alternatives, cutting corners or DIY but I chose to work with him because I understand the value of his time and expertise. Well that’s just me sha! I’d do it same way even if I’m building a poultry |

bixton: Many of our problems is in the pix........ I don’t buy all those online scams anymore. I once did and ended up spending thrice what I’d have spent engaging a professional here in Nigeria to handle the job for me (including support). Yet we couldn’t achieve our goal Over $800 went down the drain. The worse part is the guy is charging me additional $50 to revisit the project. If na here I pay $800 with nothing to show for it, the news will permanently be on nairaland front page for years.

Aforxzy: The changes pompoms requires can be done by the same architect (this is what I said), but if the architect is inflexible and not reasonable with the billing, a draftsman can be an excellent option at a fraction of the price. The changes are just cosmetic. There is already an approved plan.
I agree with your suggestions.
Pompoms should approach the design architect to effect the changes. He has the soft copies and can easily effect the changes before He/ She seeks other alternatives. Otherwise, he/she (the client) start afresh with a new man. |

diordaves: Why are you making it sound like .dwg is life support in ICU unit during Covid-19. DWG is just a file extension for CAD drawings.
You can easily convert your PDF to DWG (free and open software online) and make any changes you want. Is there something I don't get? Smiles. Baba, it’s not that easy. @true2home had both (dwg and pdf) from me when we worked on his L-Pad project. He’d be in best position to explain the conversion of pdf to dwg It’s very bad we have lots of people in here who are only after getting jobs and not to educate or add value to people in here. These are topics that needs broad enlightenment. |
