Thank you for your comments, l really appreciate them.
As it is, no matter how difficult it is, there will always be People who want to Build. Some are even starting their first Build, despite the hard times...It is God's doing.
There is a Proverb which translates as: "If we are Pounding yam in a Leaf and Cooking Stew in Skin of Groundnut, those who Stomach will be filled, will be filled"
Having said that, BASHY-BUILDS is capable and ready to do Small Small Jobs as well, Building/Bricklaying is What he knows by Training, What he does all his Life and he is not going to become a good Carpenter, all of a sudden. A Family Man does not refuse legitimate Work.
I hope others will find it fit, to give him a Trial.

You’re so much on point! The era of GCs is fast fading now. More smart homeowners are working with subcontractors and tradespeople in order to cut down their Construction costs.

It makes more sense to go for experienced construction managers who charge per visits instead of hiring general contractors when working on small builds like duplexes, bungalows and other small projects.

I am here once again, to re-introduce my Builder to you, for Patronage.

First, l want to thank those of you who gave him Jobs, when l first introduced him to this House, back in 2019.
I am also thanking him, (BASHY-BUILDS), for not disappointing those who reposed confidence in my recommendation and gave him jobs. Your good commendations of him, after he worked for you, some of which l will quote below, speaks volume.

Due to the economic challenges of our “Time and Country” (Cost of Building materials, Inflation, etc) and the fact that very Honest Workmen with Integrity, find it “challenging” in our environment, because they won’t cut-corners with Client’s Funds and some of us (Clients), may not properly appreciate Tradesmen who cant “Package Lies”!

I hate to see an intelligent, honest and trustworthy Builder or Service provider stand idle, while “Packagings” are getting the Jobs.
This is why l have taken it upon myself, to bring him to our attention here.

It is unusual for me to stick my neck out for a Seller or Builder or Service Provider but having used him for a Storey building, a Bungalow, fencing of some very large parcels of land, having seen him honestly manage Project funds transferred to him, by Clients in Diaspora whose Job he undertook and such Clients are saying he is “one out of many”, l think others should also benefit from his Services, while he also benefits from his own Handwork and Integrity.
No Service provider or Workman, should regret being a Good Person.

He is very intelligent, understands even complicated information, very quickly, he does not complain or try to dodge work, his Honesty is “not Nigerian” (forgive me for putting it that way but you all know what l mean), you can give him instructions and leave your site, he will do exactly as agreed, he is also very calm-headed and his charges are reasonable!
A few Diaspora Customers have funneled Hundreds of Millions of Naira to him, to build their Projects and they come home to a completed House, No Arguements, No ifs, No Buts.

Since I have been using micrometer screw gauge here in the US , it has always been in mm.

I think there is a little "mix-up" in what @Saydfact was trying to say.

"mm" is an SI Unit of measurement of Length, just like Kg is for Mass, Seconds is for Time, Kelvin is for temperature, Ampere for Current, Candela for Luminance, etc.

SI Unit stands for "Standards International" Unit.

The International System of Units, universally abbreviated SI (from the French Le Système International d'Unités), is the modern metric system of measurement. The SI is the dominant measurement system used in science and international commerce

So, it is used by all Countries, as an International Standard for Measurements but Countries also have their own unique standards of Measurement, which are also acceptable and widely used in those Countries.

I think Polystyrene pop will be better in this case since it is way lighter. I am really considering using it for my house, except in the kitchen

Wherever you use Polystyrene, the danger of its high flammability will always remain.
In my opinion, it is better to restrict Polystyrene use to Parapets, which is mostly outside the building and high up there.

And l think the high density versions of it, can be used in Rib Slab Decking (instead of using Concrete Blocks), to make the Decking even lighter and because it will be encased in Concrete, the risk of it catching fire is highly limited.

In Houses that have Concrete Decking, as Roof (Over-flows), the Polystyrene can also be used to do such Decking, by encasing them inside a Rib Slab Concrete Decking, this will reduce weight of the Decking and also keep the inside of the House cool, by refusing to transmit the Sun's Heat inside.
You need to sleep inside a Room that is decked, to appreciate the level of Heat it gives-off, in the evening.

Using Polystyrene as POP in the Bedrooms and Living Rooms for example, will result in lighter weight but we still have to "balance" this advantage, over its high flammability.
If you have a choice, l would say: please dont use it anywhere inside the House.

Yes kitchen can get quite hot, but I don't think it can get hot enough to melt or burn a polystyrene ceiling though.

One of the many uses of polystyrene is in making food flasks or water bottles in other to keep foods or drinks hot or cold. If polystyrene could melt so easily from kitchen heat, then I don't think it would stand a chance when exposed to a hot food or drink.

Polystyrene Material should not be anywhere near a Kitchen, just like Gas Cylinders, in my own opinion!
Yes, it is used to keep things Warm/Cold, that is because it is not a good TRANSMITTER of heat and forms a Heat barrier on each side.
But Heat and Naked Fire are two different things.


It has a very low flame-point, it is made from highly flammable HydroCarbon Chains of atoms (we actually make Gum out of it, by mixing it with a little Petrol and the Petrol just melts it like butter).
If it ever comes into contact with a little fire or hydrocarbon solvent, it flames immediately.

Kitchens are that area of our Houses, where a fire is most likely to start (ordinary frying Doodo without paying enough attention or just warming the Oil before putting pepper or putting pepper when the oil is too hot, can result in a fire!).
So, l think it is most important, that we do everything humanly possible, not to put anything that can aid the fire, around the Kitchen Area.

As for me, l specifically use concrete deck as the Ceiling of all my Kitchens, even upstairs!
If a fire starts from a kitchen, the Concrete Deck will prevent the spread of the fire to the Roof (at Uppermost Floor) and give you a fighting-chance, some minutes, to activate your Extinguishers.
But if the Kitchen Ceiling is made of anything Polystrene or Plastic, you might not have those vital minutes and it may actually fuel the fire.

Why would l take such risk, when l can avoid it?

Well, l was just thinking aloud.

The best practice for decking is to nog the decking with 2×4 or 4×4 and attach/tie the pop to the noggin instead of gumming it direct to the decking. It is a lot of work noggin a decking but it is worth it on safety grounds.



Woods get weak or eaten from the inside, by those bloody Wood Ants, despite treating the Wood with Solignum, before noggin!

Another Option, if someone knows they are doing POP, the necessary thing to do, is to provide 10mm Iron Rod Ready-Hooks embedded in the Decking, at the Concrete Deck Construction stage (like we do Fan Hooks into the Decking at that stage), you can now hang your Pop to such hooks.
No matter how heavy or how much you attach to it, it will stay-up like that, as long as the job is properly done by a qualified Installer and they use adequate Cementing/POP material.

Have you considered doing "Pilling".. and then put a Floating Raft on the Piles, as foundation?
Let your Architect/Engineer explore that option and then compare the Cost.
Even that height in the picture, will still sink/settle down, if the ground is very soft.
Foundation is of utmost importance when building, do not spare Cost, at this stage please.

Hello people, please I need your honest advice on how to remedy this sockaway project. The person is trying to build a precast sockaway because the soil is sandy. However, while trying to dig the ground so the precast sinks down, it cracked and why trying to figure that out, the side starts to compress.

In my own opinion, you will have to breakdown that Long Part of the Precast that is collapsing, no two ways about it.
Break it, retrieve your Iron Rods and redo it (Sink the smaller side first and then sink the new longer one.
Sorry about the waste of money but it is better than having a problematic Soak-away in the ground.

What caused it?
Let me hazard some guesses, from what l can see in the picture.

1) The Precast Walls are Too-Thin. There is a minimum spec for such Soak-away and l think the thickness should not be less than 18cm/1800mm/ 7inches.

2) The Precast was not properly Cured/Dried, before trying to submerge it. The surrounding ground Sand around the Precast will continue to exert external pressure on the Walls of the Precast and if it is not properly cured/dry, the pressure becomes too much for it to withstand and it will collapse. Ideally, you should allow concrete to cure for 21days before loading it (or 15days at the very least, if you water it constantly and it wont be carrying direct weight).

3) Wrong or Poor Mix Ratio. To get the best strength, each mix of Cement, Sand and Granite follow a particular order, depending of where the Concrete is to be used. If, as l suspect, the Sand is too much, or the Cement is not enough or Water is not enough in the mixture, it may not set properly and will buckle under the weight of the external pressure.

4) Finally, for "Long Walls" that will be under Pressure like the long side walls of a Precast Soak-away, l think it is usually good practice, to institute "Cross Columns" from the inside, at the Centre Precast.

Can l also suggest, as told by my "Bashy Builder" some years back, using STONE DUST in place of Sand, for Concrete Casting, gives a very strong result, I have tested this and found it to be true. With it, your Columns and Beams can be leaner but they are much more stronger.

It was when Artisans needed to Chisel a place, to fix a Door that was made too big by inches but we felt we should not reduce the Door but Chisel the Concrete Wall so it can fit in, that we realized that the Concrete made from that Stone Dust, is like steel, Chisels were just breaking and it showed us pepper. grin

Ladies and Gents, some Months ago, l introduced a Builder who worked for me in building one of my house, on this thread.
He was very dilligent and honest in his work moreover, l found him cool-headed and very mature and most of all, he knew what he was doing.

So, l said: Let me expose this Builder to others who have been lamenting over their rogue builders.
I wasn't expecting anyone to believe me because l was using my alternate i.d (just for confidentiality reasons and nothing more) but somehow, some people could see that my opinion and recommendation of this builder was damn hinest and with no ulterior motive.

So, some Nairalanders gave him the chance to see if l was right and this builder was really what l claimed he was (or maybe l was just another scammer with alternate i.d. grin ).

A few months down the line, the kind of REPORT l was getting from the people who took a chance on him, made me really glad that l did what l did and l want to use this opportunity to thank Nairalanders who beleived in what l said and showed faith.

I am also happy that the Builder (BashyBuilds) has not disappointed me with his Customers, from what they are saying about him.
I want to encourage more people to give him jobs and report back to this house (as we use to do in the early days) because we need to encourage good, trustworthy and reliable builders on this forum such that pur projects can go on smoothly with peace of mind and at reasonable cost.

Hello Everyone, l want to you this opportunity to thank all those members of this forum who have given jobs to my former Builder that l recommended here, a few pages ago.
I have told him sternly that a good name is better than quick money and that he must keep doing 'good and honest service' he has done with me, (that gave me the confidence to recommend him) to all others and not disgrace me, which he promised and should any of his Clients have any disagreement with him (l dont envisage any at all beacuse he is very level headed, just explain what you want to him clearly), please bring up here if you wish so we can all discuss it (if you wish).

But if he did your jobwell and you are impressed, please do bring up here to, so that others can also benefit from your word of mouth.

Not just me, but l am sure everyone that matters on this thread, will confirm that he is honest and his Paints are good for the money.
I used his paints and it is still good till today.

Yes, on Gbadexy, I concur. There are other good ones here of course (and some absolute fraudsters! - see https://www.nairaland.com/3440249/decorate-interior-budget/4#78368006), but he's probably as best as any for the standard your man ought to be aspiring to.

That Ant infested Bed support is scary.
Indulge me, do you mean that someone used that for you or is it a joke of some sort?

Every Picture l posted along with the Intro of "Bashiru" my Bricklayer/Contractor is authentic and the owners can be verified from him and they can be talked to, about his character as well.
I have nothing to gain from this but l think it is good to appreciate honest workers/Contractors/Suppliers, e.t.c because they are very difficult to come-by nowadays.
