Ladyteeks, if I were you I’d consider engaging a QS to mange this type of project since you’re not fully on ground
If a middleman is involved, I’ll also disengage such person. They do more harm than good. @QsFemi prepared a bill of materials and Labour schedule for me a few months ago. He's a very good guy. I recommend him too |
I did oo, but I guess a little... Lesson learnt already, my greatest fear is Dennis3D will still do same for new members later.
If not Hajj m recommended him, I won't even bother to contact him. I dropped my pride because I want the best because I hear say him sabi. So after seeing the job, I was very disappointed. . I compliment oga Dennis3D say I love the job after he sent the first drawing ( just to encourage him) baba say since I message him that I love the drawing means the drawing is perfect.
Dennis3D is a disgrace to himself.
I have never seen any complain here on so far spyder880 and rotecch77[/quote Urbanity and modesty are mostly innate. Same goes for pride. A discerning mind will know that Dennis3D will NEVER change, except by a divine intervention. His pride is inborn. He may latter come to here apologize to serve as a face-saving measure. And to repair his battered reputation. Pride comes before the fall of a man. A stitch in time saves nine. |

diordaves: Listening to those audio recordings, I just weak. I don't know if to laugh or cry. But I cried a little for the client sha. I really did.
.........I SAY KEEP QUIET WHEN I TALK TO YOU!!!! I should keep shut while you talk to me after I have EMPLOYED you to deliver a service.
DON'T TALK TO ME LIKE I'M YOUR EMPLOYEE!!!!! Really? So what are you? My father and I'm your child?
I HAVE TOLD YOU MY SCHEDULE, NOW GET OFF MY PHONE, GET OFF MY PHONE!!!! But you called me na. I SAY GET OFF MY PHONE!!! Ogbele o!
As your EMPLOYER, I expect to be part of your SCHEDULE so it does not help how I feel if you have told me of your schedule previously.
I cried at the end of the clip when the client said: you have my money; anything you like you can do. Oh lord, this really touched me. And of course, he did what he liked, he arbitrarily and dictatorially deducted 50% of the mobilisation fee for his effort. Effort at talking to me as a child? So I will pay you 25k to berate me like a child? Wahala dey o.
Well, I'm with Egun on this one: I will pursue you to the ends of the world and back to get my money in FULL just to prove two points: I'm not your child and yes, you ARE my employee.
I have been on Nairaland going a very long time and I've witnessed all Contractor - Client fall out, those audio clips are the worst case study to date. Same here o my brother. When i listened to the two audios, i was speechless. Arrogance at its peak. May the lord bless Darenyx and other good professionals. When i gave him an architectural drawing a few months ago, he nearly killed me with his patience. He corrected it at least seven times despite his tight schedule and still maintained his calmness. I was even embarrassed to tell him the last time. |

Dennis3D: See how far we have come on this project here.
https://www.nairaland.com/5955403/new-4-bedroom-duplex-swimming
We built this from foundation to the roofing you saw in 6weeks and 4 Days... Excluding 1month and 1 weeks Decking Resting time.
Check the thread to see the time line. @Dennis3D, your good works alone are not enough to be successful in life. Good works must be combined with good attitudes and good manners. I have called Spider, rotech, segzy, uncleentech, timtol, and darenyx for professional advice. I have given a few of them work. I can testify that they were/are courteous, humble, and very professional. But the opposite was the case when i called you about 6-7 months ago. You were supremely arrogant and harsh. Some professionals here have almost seen it all in construction works, yet they are humble. Humility pays |

Well-said my brother. Michins' use of words is dazzling. Maybe he is the Chinua Achebe of welders. diordaves: I think you are having a rough and unjustified rough patch and ride. From most of the post directed at you, it is not difficult to see you are being cyber bullied. This is no longer crytical analysis. This is bulling.
I have followed your dignified responses and I wish to offer my support to your effort and encourage you in finding honest enterprise.
You answered and supplied all requested information eloquently and some have turned around and use this against you. How can a common welder speak and write so eloquently. Don't be discouraged na Naija way. Superiority complex with some Nigerians na 5 and 6.
You post pictures, no you must post from cloud. You post concept designs, no you must post all doors from one location. It is never enough. Don't be discouraged. Life is a science. If you are out for honest enterprise, trust me, success will find you. And it will be like magic.
You have not done anything wrong in your response to queries concerning your work so I openly condem any unfounded labeling you as fraudulent. I stand by you and support you in finding honest enterprise.
I recognise you are a human being. I recognise you are trying to find honest enterprise. So be encouraged.
We all need a break or two and a kind (Chi) kindred spirit to make it in life. Say "yes" and your chi will say yes. Those whose palm karnel has been cracked by a benevolent spirit, should not forget to be humble (and kind).
Happy Birthday and many happy returns. |

EgunMogaji2: I will always challenge your prices when you don't specify exactly what you are selling and try to pass it off as that your prices are better.
You are making inferior products and trying to pass it off as being equal to those costing more. You don't use stronger pressed top and side frames. Just simply advertise that you make low cost doors. Those doors are available all over Nigeria, you're offering nothing special.
How many of those doors have you sold on here? Personally, I think you're a fraud at best but maybe just an ordinary scammer. This is too harsh. The man has committed no crime and you tagged him a fraudster/scammer. You always talk as if members here are your dependants. Your comments and manners are nothing to write home about |

michlins: fact is that the guage of the pan is 18mm but if you want, I can customize it and make it 16mm but bear in mind that it will cost more. Single door is 3ft and double door is 4ft. The double doors are used for the entrance while the 3ft are used for the rooms. Attached are photos of the two doors. The two on the left are double while the other one is single Thanks for the clarification. But i am yet to see a room with a steel door. Wooden doors are the norms for rooms. |

michlins: how many entrance doors do you have at the building. I will advise that you use iron doors for all the house. They are cheaper and more durable. Each door below costs #18,000 for the single and #28,000 for the double door What is the gauge of the materials used to fabricate the doors? Then what is single and double? Thanks |

n3xt: Interlock Update
While awaiting the delivery of stone dust, I took time to conclude pricing per sqm with my production crew.
We agreed N450 per sqm (250/m2 for casting and 200/m2 for laying)
Total Labour Cost For Production/Installation = 189,000
Note: we are producing 8cm thick stone. The cost of producing 6cm will be cheaper. Later tonight or tomorrow, I’ll show the difference between a 6cm stone and 8cm stone.
The guys working on this project are moving from Ogun state to Ibadan and their charge remain the same That’s one of the benefits of making yourself a preferred customer. Thanks for your vital information. May the Lord bless you. |

rotecch77: You have done very well to bring all these out, actually this will give some people hope to have there own building.
But the truth is that 3M can not give you 3bedrooms flat with all the facilities you mentioned.
The area you forget to Add to the list and some mistake in current cost of materials are as follow.
*Substructure* 1-Cost of 6”block is around N160 against N110 you quoted
2-Cost of cement is btw 2550-2650 against N2350 you mentioned.
3. It’s advisable to use 12mm for the columns in 4bars against 10mm/3bars you suggested.
4-N2500 binding wire can’t not be enough for the whole work 5-8k is good .
5-laterite of 10k/2 Trips can never fill the whole area of the foundation 4-5 trips will do. Finishings Floor tiles will be about 160-170meters agains 70meters you suggested.
You didn’t Add burglar proof for the windows
Pop per meter now will be around N3500 for simple plain design
Door with frame 15k it possible but expect to change it in the next 2-3yrs.
Electrical still OK
Mechanical;the pipe quoted is not enough No provision for bore hole or WELL No provision for water tanks and stand No provision for suck away-
2*2*12 for purlins @N250 hmm you will likely get substandard size like 11/2*11/2*10 (popularly called SOLO in south west ) or white wood for that price N400-600 will work for this depends of your region
Labour TILING cost will be around 120-160k Plumber will cost you around 40k
Contingent 10k is NO NO prepare btw 30-50k depends on your region
IF YOU PUT ALL THESE MONEY TOGETHER IT WILL GULP UP N1million or above.
All these is without Supervion, No drawing Not real standard structure. Is the 120-140k the labour fee for tiling 160-170sqm of tiles? |
Hello guys.
Sorry for responding late.
I'm an 'ijebu' man, so I always get quotes from different sources and go for the cheapest that guarantee highest quality.
I met the man on Jiji, thinking he's just the regular supplier, but he invited me to his Showroom/Factory in Mushin.
I went there last Thursday during the Holiday and saw that he's one of the major dealers in Lagos. He sells and also has staff that would do installation.
I called him and told him I'll share his contact with the three of you.
He's a known person and popular in that Olorunsogo Mushin side.
As I said, I like to do aroro And price so te you go pity me.
Please send PM and I'll forward his number to your email.
As I said, I saw his advert on Jiji, called him and he was glad to invite us to his Showroom to see and select what we want[/quote Please make the contact public. I will be interested later. Thanks |
