barakah: Hello Expert builders and Architects in the house. I have just acquired a half plot of land (60 by 60 feet) in the outskirts of Lagos.
I however need advise on how to fully utilize/develop this space despite limited space.
1) I plan to erect a structure both for personal habitation and partly for rent.
2) Instead of a fence, I intend to build lockup shops in the front area
3) Parking space is also expected for at least two cars.
How do you suggest this should play out? Can i possibly achieve all stated requirements? Where will my waste water tank be?
Let's learn from all your wealth of experience as I'm already feeling like a total waste of resources. I would recommend NL architect. Timtol He's a good architect, worked with him on a couple of projects. |

Let's learn from all your wealth of experience as I'm already feeling like a total waste of resources. I think its achievable ,but it depends on the kind of structure you intend to build. The size of the building is a major factor. Before anything you might need to first contact an architect let him do brainstorming on how to fit in the building and allow spacing for parking and lockup shops. |

You wey be QS, is that how u survive? by commiting yourself to a 75k per month for 3months project, then stay a couple of months searching for another 75k gig for the next 3months?

Well let me assume you were speaking of "people who claim to be engrs". We both know they would likely find a way to dubiously make many times over that in sharp practices. you cant eat your cake and have it. Oga ENGR I hail o. For a 3Million Naira project atleast 100k monthly should do,that's why I said 75-100k. Me personally if I am to manage the project, I'll pay the ENGR 100k/month. CONTINUATION
CONTACT A QUANTITY SURVEYOR:Now after getting your drawing, the next thing you need is to know the actual breakdown of the cost of your dream home. Let the QS know you wouldnt be using a contractor and therefore need the actual cost without 25% profit. The QS would provide you with Bill of quantities and estimates for your dream home. Now you know how much the building would cost, shouldnt cost more than 3M if your archi designed based on your spec.
DONT USE A CONTRACTOR Well reason for this is simple, the contractor pockets 25% of the buildings cost as his profit, the greedy ones pocket more.Instead get a civil engineer or builder to help you supervise and manage your project, put the engineer on a payroll of say 75-100k/month.Then tell the engineer you want your project finished in 2-3months.With the Bill of quantities and estimates you release the money in stages based on the amount in the Bill from the foundation to services(plumbing and electrical) . Never release money until you see that work has been done with the previous cash you disbursed.
This construction model is called DIRECT LABOUR. |

So many Nigerians have at one time thought of owning their own home, but when they think of the cost, that dream of theirs becomes the impossible. But the goodnews is, with just 3million Naira you can build your own house.
Now these are steps you would need to follow to Build a 3M house.
LAND: Now this is very important, the location where your land is being located can contributed significantly to the cost of the building.Lets take the Mainland vs Island scenario, if you want a 3M house buy land on the MAINLAND.Yes you heard me right MAINLAND. Reason is
-building materials cost more on the island and less on the mainland. -A larger part of the land available on the island would need a more expensive type of foundations (Raft or pile) and sometimes large amount of sandfilling.Cost could go from 1-4MILLION NAIRA on foundation alone,so its advisable to buy a land on the mainland (although some areas on the mainland have expensive plots of land) If possible buy half plot as it saves you money on fencing.
ARCHITECTURAL DRAWING : After buying the land next thing is your architectural drawing. One of the mistakes people do is they just give the architect their specs and walk away without knowing the cost implications of their specs. From a Quantity Surveyors point of view, the architectural drawing is KING, as it determines how expensive or how cheap the building will be.
SPECIFICATIONS FOR A. 3M HOUSE So get an architect let him/her Know you are on a tight budget and you want something in that line.FOR A 3M HOUSE its advisable you build a 2bedroom Bungalow
80SQM BUILDING.
tell the architect you dont want a pantry, study , too long corridor.
You dont want a big roof as the lower the height of the roof the lower cost of the roof.
Use a 900mm x 2100mm door as security door, 900 x 2100mm flush doors for rooms and sitting room and 750 x 2100mm doors for toilet.
600mm x 600mm ,1200 x 1200mm, 900x 900mm windows only.

Flaghouse1: Seems to know more about this discourse, are you the one that installed the bio stuff at Efe'swork at Abraham adesanya ? No, but I have always had interest in Biogas and I've read a couple of books and attended seminars on Biogas and biofuel. So as to have knowledge on construction of a biodigester for ESTIMATING and BOQ purposes. You can send me a Mail anyway if you need more info. |

jossy26: Ok thanks, will search dont really know much but I think I can shed some light on it.A Biodigesters is an airtight container that converts organic waste to Biogas. You can use containers like tanks as your biodifester just make sure you add an overflow pipe and another pipe with a stop cork or tap to suck out the gas with. You can also use your septic tank as your septic tank just make sure its airtight.Attach an overflow pipe with a valve and gage meter which would show when its full. Also attach another pipe for sucking the gas. The gas extracted can serve as cooking gas.You would need to leave the biodigester for a month, constantly checking the guage to know how much has been released so far. ORGANIC WASTE CAN BE WASTE FROM FROM HUMANS,ANIMALS AND FOODWASTE. |

oyb: everything you are saying still comes back to my original premise - in Nigeria the core role of QS is the construction industry. the efcc audits you referenced are audits of construction projects; basically remeasurement/backwards valuation, not so?
you are deliberately missing my point; is that position a standard QS career path? that is a standard story in the private sector - identifying talents and expanding their scope of responsibilities. i have been doing conceptual 3d modelling, visualization of proposed projects for years. i have trained others in my office to do the same. is my employer foolish to allow me to take up this responsibility when they can get an architect to do this?
i referenced this because i did google the role of QS when the debate started. the key role which most of the material i read referenced was project management.
anyway, each to his own. i do not expect you not to vigorously defend your profession.
dude , respect yourself please
you, unlike the guy you have been begging to come to your defense, are a piss poor excuse to any profession.
i do no not think much of polytechnic grads, but i did not disparage you. i think even less of polytechnic lecturers and govt workers, but i chose not to comment on your empty chest beating of being from a lineage of 'professionals',
for the most part, i ignored your own disparaging of your profession by your obvious quackery and celebration of 'coded' money
be careful Well let me just put a full stop here.I dont know why I am arguing with you,I should know better .About the polytechnic issue let me, make it clear.About 70% of quantity surveyors that I have met went to polytechnics. One of the biggest QS firms in Nigeria, tillyard consultants 75% of its QS's have HND CERTIFICATES FROM POLYTECHNICS. I know you might dispute this, but if you want to want to learn hands on practicals, POLY would be your best choice. Am telling you this because as POLTECHNIC graduate, I can work as a bricklayer, plumber and carpenter, because I have acquired, practical skills in school.Tell me how many university graduates of civil engineering can lay or even mould blocks, lay pipes for plumbing or even put together timber flush door am sure 80% wouldn't know how to. Today I am a plumbing and water contractor because of the practical skills and hands on training from a Polytechnic.Graduates of polys might not get 5.0 CGPA but they know their ornions. |
