Properties › Re: Please Help Appraise/vet This Building Cost by saydfact(m): 7:58am On Jun 05, 2017
4C2215131:
Greetings good folks!

I would be infinitely grateful if experienced architects and allied professionals can help me vet this building cost breakdown. The mentioned costs is a 2 & 3 bedroom detached bungalow. It was prepared by an architect and in addition to not being around, I do not have the qualification nor experience to ascertain how competitive in terms of cost this is.

Please I really need your help. Is the cost breakdown a close enough reflection of the true situation of things ( it was prepared just a day ago) or is it way off board?

Can I go ahead with the project?

Like I said, it's just the cost of erecting a carcass (that's the name they say you experts call it) while I handle some other projects that are very pertinent. I may be wrong in my terminology but, what I typed there is the exact document I was given, so never minding the nomenclature of the job, are the listed tasks going to gulp the assigned sum or it may be done for cheaper (not shoddier).

Again, I am open to quotes from other professionals as I have more jobs in this respect to accomplish within two quarters of this year.

Find the breakdown below thus:

1. Substructure-N1,057,022.69
2. Masonry-N899,949.83
3. Structural/Carcassing Metal/Timber-N629,476.43
4. Roofing & Ceiling-N738,110.89
5. Windows & Doors-789,862.50
Total= N4,275,772.22

For the 3 Bedroom Detached Bungalow
1. As above-N2,108,293.46
2. As above-N1,371,976.50
3. As above-N777,382.16
4. As above-N1,355,975.89
5. As above-1,167,900.00
Total= N6,781,528.01

Thanks and warmest regards.

Taking an injection.
There are different schools of thought here... taking injection could break your fast, one is permitted to break ones fast (anyway) for health reasons and pay it back later... so I blive the moment you need to take an injection that cannot wait till after sunset, its better to break it and pay back.

You might probably have been looking for the worst player to ever play football, or tried listing a couple of players who were not made for football. You could list a few of them and wonder how some of them managed to get into big teams, but none of them can beat “The Farce Footballer”.

Carlos Henrique Raposo (born 2 April 1963), commonly known as Carlos Kaiser, is a Brazilian former footballer who played (and trained) as a striker (and a conman) during the 1970s across the 80s and early 90s, He was signed to play for many teams in his decade-long career, but never actually played a regulation game and hid his limited ability with phony injuries, frequent team changes and other ruses.

The striker can be termed as a footballing fraud as he managed to get signed for teams across South America and in Europe without any positive input. His style was to feign injuries to avoid match day selections and due to the lack of advanced technologies, he got away with most of his scams.

Amongst his trick was being friends with journalists so that they would write fake news about him. In one newspaper article, it was reported that he had such a great time at Puebla (one of the clubs he played for) that he was even invited to become a Mexican citizen to play for the national team. He later returned to Brazil and started a career as a farce footballer since he “wanted to be a footballer, but did not want to play football”.
When he returned to Brazil he became friends of many footballers such as Carlos Alberto Torres, Ricardo Rocha and Renato Gaúcho so that he could have a big network to be recommended whenever he needed a new club.

He also used toy mobile phones, unpopular and expensive at the time, to create fake conversations in foreign languages or about rejecting transfer offers to create an image of a valuable player to the clubs. He also always preferred signing short time contracts so that he won’t be caught, while he would only train with the team and feign injuries so as to miss match days.

HOW BEST TO RAISE YOUR TEENAGE KIDS

The teenage years is often characterized by a countless number of developments which stems out of the unwillingness of your teenage kids to adhere to your instructions, obviously puberty is beginning to set in at this time.
They feel they’re mature enough to do certain things on their own, hence, they do not need your assistance and would make no effort to comply with you or share certain ideas brought up by you.
Nevertheless, you’ve got to let your kids know they need you at this point in time, even more than ever before. In order to achieve this, here are certain things you’ve got to do.

KEEP A WATCHFUL EYES ON THEM
In keeping a watchful eye on them ensure that you’re not stalking them, you’ve got to monitor them by helping out, you could help by offering a ride just when they tell you they are going out; this way you will be able to monitor them.

COMMUNICATE EFFECTIVELY
To get to know just what your teenager is into by closely communicating with them in a more informal way rather than asking them outrightly what is going on with them; this way they will enjoy opening up to you on certain things and this would help you bond together.

KEEP UP WITH YOUR TRUST
Keep up with the trust that they are absolutely doing fine and engaging in the right things without you being present.
Sometimes they need you to give them some space to make certain decisions on their own, thus, making them feel responsible for their own actions and understanding what consequence comes with taking the wrong steps.

GUIDE THEM THROUGH
Your teenage kids need you to guide them through, never leave them alone to make every decision for themselves without making an attempt to guide them through; Help them with making appropriate and healthy choices.

BE SUPPORTIVE
They need you to show them support as often as you can; sometimes they never really have an idea what they want unless you give some ideas and give them full support on each step they make.

ACCEPT THEM
Accept them for who they are; their interests, abilities, personalities and ambition. This would help them excel in their endeavours and in the very important areas.

CHALLENGE THEM
Sometimes they need you to challenge them by helping them learn new things; this would help you build their confidence. Provide them with several opportunities to display their skills.
Be careful not to be too hard and strict with handling your teenagers, there has to be a balance in parenting them, be sensitive to what is going on with them and look out for better ways to assist and support them.

IVAN’S RICH GANG CREW POUR CHAMPAGNE AND MONEY IN HIS GRAVE – VIDEO

Members of Ugandan businessman Ivan Ssemwanga’s Rich Gang on Tuesday poured expensive champagne and splashed money in his grave before burial.

The group, popular in Uganda and South Africa for its expensive lifestyle, sent-off their leader in a fashion that left mourners amazed.

They popped a bottle of champagne and poured it in the grave and shortly after started splashing money.

The floor of the white and black tiled grave was filled with denominations of Ugandan shillings, South African Rands and US dollars.

A video shared by Uganda’s Daily Monitor newspaper showed the gang members unmoved as the crowd jeered at the way they splashed money into the grave.

Ivan was known for splashing money at revelers in parties he attended in Uganda.

His Rich Gang crew include his cousin Edward Kyeyune, aka Cheune, who is said to have hosted him the first time he illegally entered South Africa.

Other members of the group include Shafiq Katumba, aka Katsha, and Lawrence Kiyingi, aka King Lawrence.

They group displayed their opulence throughout the activities leading up to the burial and capped it up on the final day.

This banner (see pics) and promo has been flying around the Internet for a while now..

It's the 3CHUB vs TECNO football match, but I'm looking at it from a different perspective, we (Nigerian) spend a lot buying phones, accessories from this organizations, we even go as far as patronizing their apps and products.

It is a welcome development if they learn to 'give back' to the community through initiatives such as this.

... But beyond organizing the football match, they should also extend it to talent hunt and discoveries.

We need more of this, in other sports (not just football) as well.....

Thumps up to the organizers and sponsors... Palmchat, 3CHUB, Tecno & Palmplay.

NO 6. Mr/Ms Socialite
He/She is in the person that knows everyone socially. In going out, they probably know the local coffee shop owner, the local fashion store owner, all the nightclub/bar employees and security and generally around 5-10 people on the street every time they step outside. If you want to know what people are up to on the weekends, during the week, who is seeing who, who is hanging out where and where to get invites from for the next event, Mr/Ms Socialite is the person to speak to.

NO 5. Mr/Ms Genius/Entrepreneur
He/She is the one who everyone at the start thinks is absolutely nuts. Always coming up with crazy ideas, business, adventures, that everyone always at the start mocks or laughs at, but when any ideas or ventures gain momentum…everyone wants to jump on board. This individual is essential if you are unhappy with your work/job and want to get into something different, as they are essentially the ones that can help make it happen for you.

NO 4. Mr/Ms Handsome/Gorgeous
This individual is your entry into the Handsome/Gorgeous circles, and it’s up to you to decide what you think is Handsome/Gorgeous. As an example, if you want to hang around celebrities, get one in your group and engage with their social circles. If you want to hang around the sports scene, do the same, get a sporty person and engage in their social circles.

NO 3. Mr/Ms Venue
Mr or Ms Venue is the go to person for the gathering arrangements of your group. There is always one friend you have, that knows the coolest places around town, or has a great place to have parties or just relax at. This is essential for your circle of friends as Mr/Ms Venue provides the catch up spot.

NO 2. Mr/Ms Professional Connection
We have a Mr/Ms Socialite for your social networks and introductions, but you also need a professional connector. This is where Mr/Ms Professional comes in. They are the ones that have the high level white collar executive jobs that can reach out to banks, lawyers, accountants, advisers and general people looking to get into or direction in the white collar industries. This individuals value to your group is often only seen, when you need their help in matters that involve money problems, legal problems or business problems.

NO 1. Mr/Ms Freedom
Mr/Ms Freedom is the individual that has little to no ties, being either financial or family or relationship wise. The person that is pretty much free to catch up for coffee, drinks, dinner or travel adventures at the drop of a hat. This role, during the lifespan of your social network, may move from person to person pending changes in your social groups circumstances, so more than likely, you will someday wear this as your ‘main hat’ in your social group.

So, you reading this article; WHICH GROUP DO YOU FALL IN?
