I mean those who re working. Not referring to the unemployed. Again you can make money anyhow in Nigeria like those road sellers, and those undocumented jobs which are not taxed but here you don’t have such. Which ever job you do you can’t evade tax cuz if you do and you re caught you re sorry
Right, I get you now.
But at least you see the impact of the tax you pay.

Both..... it’s easier to work and earn in Nigeria because even if you don’t go to work sometimes in Nigeria you still get paid, breaks and off re paid in Nigeria, you can gist around during work hours in Nigeria but Canada? No, especially when you re being paid in hours, lunch breaks re not paid, even using ur phone during work hours is a 90% no. But in Nigeria everything works
But there are so MANY people looking for work in Nigeria. People that are able to and want to work but there is just no work. I know there are lots of cultural differences in other countries but at least you are able to earn if you want to.

Same question I asked. In fact only bank is privy to the information regarding buyer’s % contribution to the mortgage
The seller has nowhere of knowing who contributed what during the transaction.
It might even interest you to know that the seller is more likely to get his money faster in a bank finance option and from an individual who pay 100%. That is how effective the system is.
There is a reason the banks would run the transaction through an underwriter.
That is my understanding as well which was why I was curious about the scenario.

Sale price is still the N40M.

Quick escrow to a cash buyer is preferable to me to a buyer who has a loan.

I've been on both sides.
At what point will this escrow be done? What if the deal falls through?

Isn't it at the point the bank releases the balance that the buyer's deposit too is removed, so still not clear how this your scenario works.
PropertiesRe: Dr. Harvey Olufunm Buys House 3 Years After Migrating To UK - See How He Did It! by tot(f): 7:28pm On Nov 25, 2019
EgunMogaji2:
It does in two ways.

1) it reduces the amount financed. So say the house is N40M and you put down N5M, then you’re only financing N35M.

2) if I need cash as a seller and I have three potential buyers then I might reduce the sale price for the buyer with say N10M. A bit complicated but it’s there.
I assume scenario 2 is for a situation where the N10m is the full price of the property... Otherwise how does it help?

I suppose in the UK when you buy a house everyone assumes that you have got a mortgage, he never really said outright purchase.
Neither did he state he only owns the house partly.

Congrats to him. But more Nigerians abroad should try to be more precise when flaunting material achievements online. Because it creates the wrong idea if not.

There is a 99% chance that he bough that house on mortgage that has to be paid off monthly over 20 to 30 years. Average is 25 years.

Of course it requires discipline, dedication, consistency and industry to do so over such a long period. This puts things in perspective for those not familiar with the system in the West.

Such a simple post from his excitement can affect millions of Nigerians abroad more negatively than it already is. With their family members and friends left behind thinking buying a UK house is a doddle and therefore begin having outrageous expectations. Making unrealistic demands. I know what i am talking about.
Thank you. Exactly my point. It's misleading.

A system that works profits many, but whether a system works or not, many people can still prosper with the right mindset, discipline and hardwork. As bad as the Nigerian system is, there're still many who prosper. Conversely, as good as the UK system is, there're still many who haven't prospered so once again, it's an individual thing!

Unfortunately, many people limit themselves with this defeatist mindset that they cannot make it because the system is bad. Some believe they can never prosper except they leave the country or resort to criminality (with the belief that only those involved in illegality make it in Nigeria). At the end, you are a product of your mindset! You are a product of what you believe!
Many is very vague.
You and I know the % of people struggling with even the basics in Nigeria is VERY HIGH compared to the UK. A country with 25% unemployment rate and you are talking about MANY.

At least instead of paying rent he will be paying off the mortgage to the bank and increasing his ownership percentage.
Yes true, but my point was that some people must have assumed he bought the property cash down.

Nice!

Sad to see how badly damaged the Nigerian psyche is that people are questioning how a medical doctor with a valid, legit source of income was able to buy a house.
That's because they are assuming he paid for the house fully.

In reality, he likely only owns about 10-20% of the house and the bank owns the rest untill he pays it off.

I find it weird that the same Femi Otedola who assisted Sadiq Daba and Victor Olaotan looked away as Theodore Anyanji died.
And to think that Theodore was a better actor than those two.

This is considering that F.O has proven himself to be a knight in shining armor for ailing actors.

More bizarre is that Chika Okpala did not put in even one percent of the energy he put in when Tunde Alabi was sick for Theo.

God dey sha.
It would be better if you typed nothing. 9/10 times your comments are extremely insensitive and inappropriate. This desperate need for attention is enough.

I was referring to your comments about tolling.
Nigerians generally do not like to pay for anything. They want everything for free.
Even people who have prepaid electricity meters bypass them.
Many Nigerians take this attitude abroad as they always try to beat the system by enjoying amenities and not paying for it.
I think we need to be fair and balanced in our commentary.

Come to think of it.Isn't it the lack of cohesion among the masses and greed of many occasioned by vote-buying and 'let me grab my own syndrome' that makes us continue to have terrible leaders?
The problem is all the ones they have paid for in the past, they never saw what it was used for. I can totally understand their reluctance to pay for more without seeing results.

Your last paragraph summarises it all. We are a very divided country unfortunately.

Do we have any tolls booths at all?
I told people when Obasanjo was destroying the toll gates that that was going to spell the end of the motorways/highways and that has happened.
Tolling has to happen especially on the highways. That is the way it is in most countries where road infrastructure is in good condition.
So now citizens are responsible for the bad roads? Please hold the govt accountable for what they should be held accountable for.

No country survives without toll gates, the users of the road must be taxed directly for using it, the money derived will be used to maintain and develop the infrastructure around it, ie providing better public transportation, street lights, rest spots, public private partnership is the answer.
False. Most countries in Europe do not have toll gates on their roads with the exception of few major motorways/crossings YET roads across the whole country including the small towns are in good conditions.

Better stop making excuses for the government. What is tax being collected for? What is revenue from oil exports for?
