Hello All,

Accommodation in Nigeria is a problem that needs attention by both the Private sector and the Government sector. As a patriotic Nigerian with some technical knowledge of civil physical development, i have decided to contribute to reducing the accommodation challenge by building decent economical self_Contains apartments across every mid size towns with teeming youth population.

I therefore present another L-Pad branded Studio Apartment called L-Pad III...

Good. The issue i noticed in Nigeria is that we leave NEEDS and chase after WANTS. Everybody want to hang with the BIG BOYS without having BIG BOY's income. Therefore, creating unnecessary problem for themselves. Provide service for the MASSES and keep getting your Alert COOLE!!!

AbeG, who be this guy for ADO EKITI? i like to rub mind with unique people. Holla

n3xt:

Great news! Another wonderful guy here is doing something similar in Ado-Ekiti. I marvel when he shared his records with me.

Within me I was like “ordinary” Ado-Ekiti?

Thanks for sharing.

Your Car or Your Life

That's why i have hope for Nigeria. When the rich realize that the Community MUST grow too for them to enjoy their "largey"; they will invest in the country instead of the " I don't care attitude" we currently have. The biggest Issue killing Nigeria in my view is that we all look elsewhere as soon as we make small money in Nigeria. We take our family abroad; which is not a bad thing; but fail to keep developing what we left behind. "MY family is save now, who cares about what happens in Nigeria"

Somehow somehow sha, you go find yourself for that Naija you left for the less Exposed Agberos and wonder why thing are not improving. Most of our brains are outside serving another man's land hard. We are the BEST of our people, that's the FACT!!! God have giving us the chance to see the rest of the Developed Nation for a reason; we must bring that back and help the nation by investing and educating our brothers and sisters. Its tough but thats the only way. POOR MAN No dey go OBODO Oyinbo...it cost someone a lot to relocate.

If all our Big Man have their family for Nigeria, i bet you that our country will be heaven, but the Oyinbo knows what they are doing when they offer our Leaders the opportunity to take their children abroad for Education, they basically break our back and disconnect our leader's interest in the country. Why should they care when they are going to most likely be the last generation of Nigerian Theie interest now is to deplete the Treasury and make their family comfortable abroad at the expense of those less privileged left behind. That is why we are where we are today. God go sha help us reverse this madness somehow.

SOrry for the Politics; Na patriotism make me do am!

The honest truth about moving is simply " Awareness" . I you plan to move to Nigeria or anywhere for that matter, be AWARE of the area!!! Someone lived his 45 years of live in Ketu Area without any incident. Arrival USA and got shot 6 times within 4 Months. Turn on you TV in any USA cities and you will fear for you life.

The issue that affect your ability to live anywhere is Self Awareness. If you are rich, live among the rich. If you like your OLD hood: be prepare to pay heavily the cost of being rich and living in the HOOD. Its like dangling a bag of corn and wondering why the chickens are after you.

My point is that we Nigerians afraid of our home country are often over reacting: yes i said it!!! There are concerns that are particular to any Third World Countries, which Nigeria is one of the, but keeping low profile and not showing-off will keep you save.

Lastly, any cities in Nigeria is equivalent to a GHETTO in US; don't be deceived by the big houses there. I prefer a Sub urban area of town to live as a returnee and doing it quietly too.

Jeff68:
agree!

totally agree, but the story attached was totally random, going from house to house? In the last two months, I have heard more stories like this. I heard one story, the couple was being robbed six months after moving back, the neighbors heard their cry for help and no one did anything!! No one!!! and then they all came after the fact!!! By the Grace of God, we shall not be victims!!

These days coupled with the insecurity in the country, kidnapping, banditry..... One just must wonder, is it worth it? The thing that makes most of us want to do this, is because of the love we have for our homeland, but love shouldn't be blind at all times. But thanks for the encouragement.

You can object civilly... Nothing might change now but next time, they will reason small before such act happens. I was once closed off my street to build Culvert. They did not leave alternative entrance, everybody were crying in silence. The Nigerian stubbornness and the American bravery made me to raise an objection. They had to apologize and promise to do better next time. Change must start somewhere!

Dude, go see your old man!!!

Your answer may be with him despite your feelings towards him and life. My believe is that God isn't crazy when he created us through our parent. If your parent ASK or CALL for you, always respond to at lease hear what they have to say; and you don't have to accept but must listen!!!

Today when i got back from my hustle I decided to take a tour round the compound of the church, just to ease my worried mind. Found me some soursop trees with fruits on it *I will upload pictures tomorrow*

Missed having soursop, pineapple, apple, granola and yoghurt smoothie. Full diet!! You can't have that as brunch and be hungry. Have that combo in the morning and you immune system won't stop blessing you

The compound got loads of fruits ranging from guava to local apple. Avocado, citrus grape, mango, soursop, coconut, pawpaw, orange, banana and plantain. (Glorified garden of Eden) you'd find vegetables for soup sef. Bitter leaf and the likes
two days now and I still trying to decide do I go see him or not. A stranger who is blood!!!

When we see what do I say?

When we see what does he have to say?

If you guys remember way back, we had this discussion. I never do the full Tile thing in any of my building. Its nothing but a waste. The theory was that Tenant will not rent for market price if not done fully.

Well, i experimented and guess what? Going over three years now and 100% occupancy and not a single tenant complained yet. Also, the Rood type, the POP, and Screeding myth; Didn't make much difference. The ONLY thing the tenants are looking for is CLEANLINESS, and Generous Landlord( Big Space).

But to be fair though, on a PRIVATE HOME, all these DO make a lot of sense. MHO

Another thing is the kitchen cabinets covered almost 70 percent of the wall… the tiles at the back of the cabinet is a waste to me… #personal Opinion though

Just call your family to move in with you and force him out. If the police comes, tell them that he or she is a friend and you don't want him in your apartment anymore. Lock the damn door and if he try to force his way in, raise alert of Thief

No legal matter here, just personal matter. You have to input madness to correct.

That's not being safe Sir. There are design fundamentals that guide structure. By introducing more loads, especially on such angle, you have created more safety issue without knowing!!! There is something call Moment and Rotation on structural members and Endpoint Effects. I pray that the engineer has taking all these into accord before our Oga modified the original plan. Dude, i will need the total cost of this application per SQM. Labor, material, and installation. I am experimenting on Alternative Surface treatment. Plastering is the cheapest and readily available method, but i believe one should be able to find another materials that are cheaper and still effective for external usage such as Fence wall. What we currently spend on perimeter walling is stupid in my Opinion. The thing dey always vex pesin!!!

n3xt:

Maybe it’ll cost a little more but at N3,000 / 0.6sqm (excluding studs and installation cost which is considerably reasonable), I think the cost would be cheaper than plastering/screeding/painting or plastering and applying tiles to achieve same result in the long run.

The pics below are naija installs. Currently working on one, would share final looks here and on kobocity.

I agree completely but it can’t be compared with the benefits of a material that offers more in terms of value.

1. Low maintenance
2. Durability (doesn’t crack or warp)
3. Aesthetically pleasing
4. Waterproof / Fireproof

Not new though. @dominionng has been using this for years.

Excessive Deflection... Is either the reinforcement in Tension isn't adequate or the Span is longer than the Code calls for. All in all, this can be a big danger warning if there are more areas of the building experiencing such phenomenon

hslbroker2:
Who know the reason for this?

I think the casting was done with gravel not granite, and some gravel has a lot of clay in them, to use gravel for your casting, you need to flush out the clay and do proper mixing with cement, if not you may end up with something like this.

Also adjusted my design to hide my exterior doors from weather in my newer design to avoid issues I ran into in my older building.

The last picture, I had to add aluminum pieces as a flush at the bottom of all the doors because rain water was hitting the door and running down into the room from the gap at the bottom of the door and the frame at the bottom end.

Properties / Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by true2home(m): 1:45pm On Sep 09, 2021
I pay a lot of attention to maintenance in my builds. HDF and the like is an assembly of multiple parts. I prefer for " one piece" member. With time and Nigeria's harsh condition and usage, The edges of those multiple members will start to fail. Secondly, scratches will happen, and it will be hard to refinish to match original prints on the HDF. The " ONE Piece" wooden door can be sand and re polish. That's my reasoning against HDF and likes. Same reason i went for Local metal door for my main entrance on my newer build. I love the craftmanship of the Chinese door and american door, but the longevity of the furnishing is very minimal.

ceelog:
Please why are we not also discussing the use of HDF double sheet as hardwood alternative for internal room doors?
A handful of people use them and so far I have not heard any bad news.

What do you think guys? I use style dey consider am ooo

Speaking of doors, I recently got some naija made doors for internal room usage. My builder went to Mushin supposingly to buy but came back with "I order from factory " story. Anyways, it was three weeks late and middle man was involved. I paid 5ok per door; which is not bad if it holds up over time.

What do y'all think

quote author=diordaves post=105614968]

I'm still at the planning stage, so it may take a while (possibly December) to arrive Nigeria but I have the photos already from my local building merchants. See attached photos. Prices and size included.

So it is SOLID Oak or Sapele wood internal wooden door. I don't do internal metal/iron doors. Factory treated against termites ( so you don't need to perform animal sacrifice) and warping; guaranteed for 10 years minimum and ready for vanishing to your taste if you so wish.

You will need to buy locks (photo attached) guaranteed a lifetime, so you don't need to worry about locking yourself in as with Asia locks prevalent in Nigeria.

In price terms, you can land a PROPER SOLID internal wooden door in Nigeria (inclusive locks and keys) for N100K per door. However, I'm buying a bus to load in all items and ship them to Nigeria. I will sell off the bus (fire sale) which will bring the unit cost of each door to about N85k or thereabout.

I normally construct wooden internal doors in Nigeria for rentals. But this project is a family forever home, so I'm happy to import products I'm used to and trust and cry later about the cost.[/quote]
