This was the last effort before it was all taken. I hope to do some painting soon, but honestly, it will not increase the revenue because the current tenants paid Premium as it is. I guess it proves that the system works and can beat competition easily

We are deciding to stop the next storey of this building by going ahead to do the parapet, instead of the next decking. This house was planned and approved to have 3 storey and 16 flats but we are now going to make it 2 storey and 12 flats.

This decision was borne out of the desire to maintain a smaller number of tenants which will make the facilities in the compound to be better utilised. I am also of the opinion that a compound with less tenants will attract more rental value as fewer tenants means less noise and cluster. Then again, the parking space wont be under too much contention.

So the next stage of this building will be the parapet.

Does this TCC apply to those living abroad Its a questions that I been meaning to ask for years. How can I present what I don't have? I don't work or live in Nigeria but each time, they want us to magically present it... we end up paying bribe to move on... Please is there a legal stand to this matter regarding Unemployed?

50k is to start the registration process. I spent a total of about N250k in doing mine. TCC means tax clearance certificate. You can discuss with a Tax consultant on how you can get yours if you are into business or your employer to give you your recent TCC if you are an employee.

If you do the lay down steps to evict a tenant, they will be gone in 3months max. In Nigeria, most of us do not follow the law from start, but all of a sudden, we want the law to protect us. If you give 3months notice before the tenants lease runs out, all you then do is go straight to court and show them that the tenant;s contract is over. The worst the court will do then is to add up to 3month for the tenant to vacate. Try that and see what happens. The key here is the 3months advance notice for a 12month lease BEFORE there money runs out. That way you don't loose too much due to court allowance

NOTE...for this particular case of my, I started moving in construction materials and knocking some Other structures down in the compound in preparation for renovation. He took off 5days later. I guess he realized that I wasn't afraid to go through court after I would have done my worst of making the flat unlivable for him

Will it be nice to use two kinds of window, sliding window mixed with casement, but well distributed. Say like use casement on the front and sliding in the side of the house.

The essence is to manage cost because sliding window is less expensive than casement.

I was thinking another small window in the kitchen and one in the Hall way too. That Hall way one will help support the livingroom to have cross wind from the front of the house through the side. Love your work sha

You have a point, and I have been looking at it. But the facilities on that two ends are not bedrooms or living rooms. There is only a toilet at one end, a lobby, a kitchen. The toilet and kitchen already has windows (one each) at the ends of it. Should we need more?, it's still not too late to add more.

Sorry, the moment you pay, you initiated the rent contract. The exception will be if this is a signing clause that spelled out the terms of agreement before you made the payment. As said by you, there isn't such. Pay your landlord and continue to be a good tenant. You will build your own soon

I got into property investing just because of this simple idea. Im glad you are taking this lane too. I currently do this on a smaller scale as well. Now here comes the question some may be scared to ask:

Is This Open to All Nigerians or Easterner

Mind you am asking because I was discouraged from participating in your earlier Estate initiative. Im a Nigerian and believe we are one nation and any Nigerian can invest in any area but I was shocked to the amount of friends and families that dislike venture in the Eastern states; it was an eye opener that our generations still reason that way.

Therefore, address this issue once for the house and God bless Nigeria

Nigerian fails to realize that the country is a Developing Country, it requires time and true patriotism by its citizens to work. Those countries you guys are running to have gone through the same struggle and faced it head-on; not run like cowards like most nigerian are. USA is OVer 200years of civilization and likewise UK and many Developed country. Those that are developed made a decision to stay and fix their country ,not run to the country of the day then.

To travel abroad is not bad in itself. Just like the Chinese, you are suppose to go LEGALLY and Acquire necessary skill to take back to your own country of origin. Not Born-Throway.

I was born abroad but doing everything back home and change the tiny bit i can with my acquired training: just like the WISE chinese. ITs only a stupid set of people will spend their USEFUL age abroad serving a country the will never be theirs.

Bizibi:
there are people who are in that category that are jetting out too,when you leave the shores of this country you Begin to wonder why the system in Nigeria is wasting its citizens time,lives and energy.

What you find difficult here to put to benefit Nigerians will be easy in another organized society.the gap is too much in Nigeria but putting those infrastructures to close the gap is a problem.
