I agree with you...Old Warlords will only do one thing, go to war with anything in their way.

On a serious note; Nigeria lacks patriotic citizens, hence our habit of electing Mad people to lead us. Imagine Thienubu leading well educated Nigerians into Warlords camp! anyways lets remain in Building mode.

All i see is that we need to help ourselves buy going back to training adequately in all areas of profession. Experiment more like you are trying to do. Those of us Abroad needs to visit home more and TRANSFER Skill set to our brothers and sister. We cant stay too long to fit anything in Nigeria with our 2weeks vacation, but we can do a week training for free and our smart people can take it from there.

HFP has been leading the prefab construction sector for over 3 decades in Nigeria but we never deem it fit to document true success.
A lot of easterners are big industrialists. I’ve seen lots of indigenous solutions and I cannot but marvel at our ingenuity.

We just have the wrong people at the helms of power.
I just think we need to decentralize the center for Nigeria to work again.

I’m still looking at entering into the prefab market. Why do we need to cast lintels in these age? Aren’t there better and more cheaper alternatives than the conventional approaches?

You need the approval of the Homeowner via the agent to do it. You can't just make the move along side the formal tenant.

I agree with you Sir...The dynamism of Real Estate is very interesting to say the least in Nigeria!!!. No scarcity but yet we hype everything. I love your style; i refuse to pay more than N1M for any land as well. I am also willing to start in a Suburb as well. We are starter, not follower!!!

I hear you loud and clear. Lots of reaching around goes on in Nigeria over real estate sales. Hyper overhyping cool

In the USA we have MLS where all the active real estate listings and sales are listed on. With this a good Realtor will be able to calculate going prices for property in an area in any corner of the USA. Things like closeness to fire station, school district rating, public transport, shopping, etc go in to factor the going $ per square foot. In Nigeria I haven't found this. No one knows. I'm selling a property in Ijebu Ode as an example and all I have to go by i just intuition.

So me I don't participate in that tomfoolery I just go out to the suburbs and buy land in wholesale. I've never bought any land over N500K in Nigeria and I use that as a baseline. Some plots I bought in Elebu, Ibadan for N500K are now selling for N6.5M. These are facts that I know first hand.

As always. What I post is not a bible, just my opinion and doesn't mean its the only way.

The only thing that i find Ironic in Nigeria is that me with foreign salary can not even afford this Ghetto... You price them and all you hear is 15M , 25M etc. I was privy to a 45M face-2-face in Ketu; even at the time Magodo was a little less, but they told me its " Market Square OOo" Oju Oja!!!

Luxury is one thing, while Economics is another!!! When the Rich are playing, those of us that prefer to do things via moderation will not appreciate their work. The rich are not looking to conserve money, they want to flaunt it for the world to marvel as to how much they can afford to burn and when they are burning the money, it will be Ludacris to not achieve their goal of SHOW OFF.

If i ever become very wealthy, i plan to build a very tall high-rise in my village in Ogun state that will allow me to see Lagos from my Balcony. It will not make any economic sense, but it will be an Iconic Structure and a sort of Legacy of my to put my village on the map, way long after my dealt as an Engineer. It will inspire kids yet unborn to want to be an Engineer.

Point is that the wealthy should be allow to live their dreams as well; their needs and want will never be the same as a common man!!!

This ICONIC STRUCTION was left by one Industrialist in my Town of Ilisan Remo Ogun State; till today, its a reference point and landmark that represents the town. it was built in the late 60s

I for one do not worry about what everyone is doing. If a tenant is too big for what i have to rent, they are way too big to be a renter; i always advise them to go build their own house. Most ROI on renter in " Big Area Codes" like Lekki are in the Mid Single digit like 4% -6%. You buy land for 10M conservatively, Build with 45M. Then rent for 2M...

I have a studio apartment that i used as experiment. The first unit cost me #1.8M; POP, Sweethome toilet, Marble slabs etc. The subsequent ones were without POP and the #45k Sweethome toilet. Guess what? the after units with less expensive fixtures commanded 40K per annum more than the first unit.

It good to build luxury homes, but let it be because you want it so, not because you think the market demands it. In a country like Nigeria with City with massive home shortage, 17M units shortage per year; what Nigerians need is a Clean, Safe and Affordable accomodation, not luxury. Like i said above, any tenant that wants luxury, he or she should go build his or her own. Lobaton!!!

I did a project here and we were looking at spending about N15m in 2015 to import fortified glass only. We will fabicate the frames here.

I told the client “There’s no sense in this no matter how hard you try to convince me. We want to put a N20m window in a house where we used N150 naira block.”

That was the end of the story!

A riser of 150mm and a thread depth of 300mm doesn't meet standard just because there is a twist on the staircase design which is done to standard?

If you have a better staircase detail state it here. Moreover, I have shared other staircase design here and am sure maybe you are yet to read it up.

I would wonder what you will have to tell 85% of semi Detached structures in Lekki and island that their staircase is risky too?

Pls when doing a criticism which is welcomed by all. Do it constructively and realistically. Speaking of hazard, the stair you are talking about is safer than spiral staircase which is used in some residential and mostly in commercial properties that flow more traffic on it.

Without mixing words... If you are not on ground to confirm what you see. You don't have to jump into conclusion... The staircase you are seeing would be 3yrs old by December and the client and family have walked on it several times till date without a complain.

The problem here is not about Landing or No landing, the combination of the Spiral and L formation and the inaccurate Rise to Run of the Spiral is not complete. There will be a tripping hazard at that particular area, mark my words!

I am not trying to discredit your work but there are codes in construction that give the Minimum measurement to achieve functionality and safety. And what I see do not meet it. Its all good Sir

Honestly, this is a Design issue. The stairs is never suppose to be like that. We do this in Nigeria to conserve space because we are trying to get the impossible into possible. if you had enough space, you will get a better result with proper landing. That will fail inspector all day long!

But like a GM in Lands once told me: "Its due to Nigerian Constraints American Man" lmao

Note: There are different types and patterns of staircase designs. So clients have the options of the ones they prefer...

Nigerians can not understand certain things. Contractors are the builders of Construction works in America. I'm a Civil Engineer with major in Structures. I work as a Construction Inspector, my specific Title in the Department of Transportation. We are under the State of Maryland Office of Construction. Office of Construction has different professional Engineers working in it. Design Engineers are the one with Professional Engineering(PE) license and it a requirement to be a Designer. If you are into Construction and not Designing as a Civil Engineer, you don't need the PE to practice construction. This apply to other areas of Engineering. If you want to work for an Electrical Engineering firm as a Designer, you will need a PE to do so too. But not as a electrical contractor. I hope that clears things up a little.

There are Professional Engineers required to have License if they want to DESIGN. This apply to all professions in Engineering: the KEY difference is DESIGN. Construction or Contractor does not require Professional license. The Professional Engineers licensed (PE) do not come to the site at all. They design the job from their office and the Contractor bid for the contract to build it. We Inspector are Quality Control(QC/QA) representing the interest of the owner or government. we ensure the Quantity and Quality of the material as designed and verify the Source of Supply (SOS) as well in compliance to the already approved Supplier.

The Builder is an Old school person and knowledgeable but do need little guide on doing Modern work. He is a good man and i can recommend him from my experience working with him thus far. As we all know, our people are not always 100% all the time but he is a fair guy and his Team is ok too.

I for one is glad to see you return to continue to share your experiments and acquired skills with the "House". i love Contemporary Designs and Smart homes. I believe its actually cheaper to build in Nigeria than oversea because the labor abroad is nothing but Highway Rubbery!

Not until a Nigerian travels to USA: whatever you say will not register to them. Most of us here are Debtors. Right out of uni, first car, first house; that's $350k EASSSSY. Even a Begger with #1 is in the Plus and We are in the Negative $300k. All in All, we Americans SHOW better!!!! Its the American way... King of Gbese!!!
My solution for Naija is for the Government to create ID number like our Social Security Number. Then they can put everybody and their mother into debt and have them work all their lives paying back the loan, just like us. Then the can enjoy while they leave life simultaneously with debt. I think it a better system

The aim of my last post is to present an argument that the measures of poverty and inequality are becoming less reliable over time.

A client who work with IFC contracted me to build a house for him and I told him the project is too big. He took me to his folks houses in the village and he said “Look at these guys, they’ve not stepped out of this country and their houses are quite bigger than mine.”

If you ask an average Nigerian how they’re fairing, they’ll tell you “We are managing.” Yet they build houses and run businesses without loans.

The temptation to interpret happiness and subjective wellbeing of Nigerians as a cardinal measure may lead to misleading conclusions.

The same way we claim there are no jobs in Nigeria. I was at popular gate market in Ibadan few weeks ago and all I saw were endless opportunities.

We completed the Plastering of L-Pad II today. Going to work on Doors next and maybe window hood. Its time to take a break before the Interior... That's always the hard and scary stage for me...Detail, Detail and more Details. God is Great!!!
