Not giving in to what Fela called PADI PADI was is under-doing and blessing to some part of lagos simultaneously. The usual thing was to feed those corrupt few in lagos but Ambode screwed them all to bring fast development but since we are greedy Nigerian, we voted him out to continue rubbish that we are accustomed to. Many people in not so wealth places will never forget Ambode because he showed them mercy as opposed to the Usual LEkki projects where all the politicians are using to rape lagos treasury.

I have been reading on this issue since it started. Its funny how you are trying to act innocent in this matter. We are all Nigerians, and know quite well that once an artisan do not delivers, its almost impossible to recover anything. If the law enforcers are not effective, what other means are there The next best thing is to result to self-help, which is a dangerous way to handle things in our Nigeria. Even you refused to go after your loss. Instead, you have decided to go after the Innocent person that his only mistake was to try to help you get a borehole done by referring someone he has personally used successfully at the time in question. For me, He has no question to answer here but he chose to protect his image by trying to help resolve the matter amicably. We all know and have seen the gentleman work with honor on this forum for years. That stands for something!!! which is why you seek his recommendation.

I trust no one even in the USA. I have been victimized severally in the US on many deals. I lost $400k home to foreclosure when a tenant from hell decided to fraud me. Went to court 9 different times on the matter and had to walk away when the cost of securing the home was getting too much and the emotion was getting too high for my personality. I am sharing this story to tell you that shit happens and if the enforcer of law are too useless to work, then you are better off moving on and hope that you learn one or two things from it: it called EXperience!!!

while the plan is not attached for proper assessment, the price is reasonable for 4Units Self-Con in todays market. This is my area of investment and for the standard that you have listed, #2.5M per Unit is ok.

The best way to handle this matter in my opinion is to just relate the true situation to the client. We all know what is going on in the market. Transparency is the KEY. If your yes is your yes and your no is your no, then they will not question your refusal to move forward with the deal when the market prices has changed. I always check the market when my Builder gives me a quote and if they return for a review, i do the same to make sure the narration aligns. NEVER TAKE A LOST IN BUSINESS TO KEEP CLIENT; YOU ARE IN BUSINESS TO GAIN A LIVING.

My own story is quite different but related to yours . A customer paid 1.7m naira for cables in the month of May and it was on Friday evening. I got to factory on Monday and discovered that the price have changed without notifying us. I was restless and don't know what to do. If I go back to the client it will be as if I wanted to play some games on him. When I calaculeted the difference it was about 215,000 naira . I called some friends to explain everything to them, the advice given to me was that if I can absorb I should just go ahead and supply. I have to supply all tye cables in other to keep the client. And again I hate people coming online reporting

Open kitchen is always lovely. The question is, is it functional in a Nigerian Home?

In my observations, no and the reasons has been stated by others here. I love it so much that a solution has to be provided. The solution in my view is Two-Section kitchen; wet and dry area.

You design it in such a way that the Dry kitchen will be open, while the Wet kitchen will be attached but not opened to the living. So the Dry kitchen will be for SHOW; maybe you mix few cocktail in it

When we debate back and forth here, I just watch and laugh. We are Nigerians; TRYING TO BUILD SKYSCRAPER WITHOUT FOUNDATION!!!

Everyone building a structure MUST consult a Structural Engineer or Civil Engineer, PERIOD!

Those of us with this Degree knows that there isn't any problem if you simply follow the Fundamentals of Structure and there is CODE that summarize what you need to build effectively.

The pictures posted showed that the Moment on that side of the wall is super excessive. More Beams should have been placed at smaller intervals to counter the Load and Moment. And also spread the load across the entire house framing. This just one of the issues here.

Anyway, pay Structural Engineer or Civil Engineer and you will not have to worry about your build!!!

I know!!!; they too dey form and charge too much for tiny jobs, pls find a new, young guy. That is still hungry and he will collect KObokobo and thank you for the opportunity. What we build in Nigeria is quite ELEMENTARY to be having this much wahala.

The effect of weathering and rain on the surface. The main house is protected by the roof shade and impermeability or wash of rain water. Back in the old days, our forefathers used to build little roof over the fence to protect it from climate.

Why is the paint job on my fence fading faster than what’s on the building?

I’ve had to repaint the fence 3 times in 8 years and haven’t had to repaint the main building at all since it was painted 8 years ago.
I know the same quality of paint was used on the walls though we used Grafitex paint and stone wall tiles on the lower part of the building but the upper part had the same emulsion used on the fence.

I’m already feeling like repainting the fence the 4th time lipsrsealed

What could be the reason why the fence is fading faster?

With a very good planning and material management in place, a builder/contractor can improve construction efficiency.

Planning is everything.

I always spend the first week after signing any contract planning each stage of work with my construction crew. We always examine individual needs of each tradespeople at each phase of the project. We check the deliverables and the dependables (what needs to happen for ‘x’ to happen).

With a good plan in place, a builder/contractor/homeowner can successfully orchestrate the management of people, processes, materials, and equipment without worries.


The work is like fixing a jigsaw puzzle.

Though there’s price increase, we never had to worry because everything has been adequately taken care during the pre-construction planning stage.

We understand the critical nodes and dealt with it as soon as we see the red flags.

For instance, we took care of major reinforcement in our build when we realize there’s almost a 15% increase in the price of iron rods. Today, it’s almost 30% increase within the space of 2 weeks.

Planning is key!

What are your PRO and COS of this Project?

Will you say that your initial Plan wasn't viable as a business model?

Why didn't you sell the Units as a Condominium and lets the shareholders continue the ownership?

Lastly, Will you trying to do this again and what will you do differently?

I have decided to pull this house out of the market and then concentrate on completing it for rental purposes. This is because I couldn't sell this building in a reasonable amount of time and inflation has overtaken my plans.

To invest in Nigeria as a Nigerian is simply a patriotic thing. Like someone said earlier, investment can take many forms. Some investment are economical, some are patriotism, some are social development, some are egoistical. Not every thing is MONEY or HOW to MAKE MORE!!!

There is a saying that when you are looking for money and you meet Honor on the way, you might as well head back home because after you find money, its Honor that you will likely buy with it.

Lastly, please don't be surprise if Dangote becomes the richest man in the world when he concludes his refinery. There are ridiculous ways to make Crazy money in Nigeria if you truly believe in Nigeria and pay attending to the needs of the 200M people in there. Most of us are focus abroad, and that's why we think little of our potential.

There is no dispute there . Elon Musk knows what to do with his money that is why he is worth what he is worth.

LOL... 50% is being humble, try over 70%!!! Its so unpatriotic to see how much the Government is leaving the the table. I once told Ogun State OPIC MD that if i was the Governor, i will give every single house in my state C of O. You know why? That will bring the owners into my Database. From there, i can charge and collect my land taxes with ease. Most people will pay their property tax if they are given CofO without wahala. They will be richer because they will be able to leverage their most value asset to improve their lives and the country at large.

But as usual, weyrey too much for we country!. we love to oppress ourselves for reason that is yet clear to me! its like we Nigerians just want that country to fail by all possible means. Its so sad when i think of the untap opportunities the country refused to take advantage

I had a meeting with Governor Ambode ìn 2017 and I told him point blank.

Audit all the over 2 million buildings in Lagos State today. More than half of that number are not approved, cos people got frustrated and abandoned the process.

Though, building without approval is illegal
