Not giving in to what Fela called PADI PADI was is under-doing and blessing to some part of lagos simultaneously. I have been reading on this issue since it started. Its funny how you are trying to act innocent in this matter. We are all Nigerians, and know quite well that once an artisan do not delivers, its almost impossible to recover anything. If the law enforcers are not effective, what other means are there ![]() I trust no one even in the USA. I have been victimized severally in the US on many deals. I lost $400k home to foreclosure when a tenant from hell decided to fraud me. Went to court 9 different times on the matter and had to walk away when the cost of securing the home was getting too much and the emotion was getting too high for my personality. I am sharing this story to tell you that shit happens and if the enforcer of law are too useless to work, then you are better off moving on and hope that you learn one or two things from it: it called EXperience!!! The best way to handle this matter in my opinion is to just relate the true situation to the client. We all know what is going on in the market. Transparency is the KEY. If your yes is your yes and your no is your no, then they will not question your refusal to move forward with the deal when the market prices has changed. I always check the market when my Builder gives me a quote and if they return for a review, i do the same to make sure the narration aligns. Open kitchen is always lovely. The question is, is it functional in a Nigerian Home? In my observations, no and the reasons has been stated by others here. I love it so much that a solution has to be provided. The solution in my view is Two-Section kitchen; wet and dry area. You design it in such a way that the Dry kitchen will be open, while the Wet kitchen will be attached but not opened to the living. There goes the answer! When we debate back and forth here, I just watch and laugh. We are Nigerians; TRYING TO BUILD SKYSCRAPER WITHOUT FOUNDATION!!! Everyone building a structure MUST consult a Structural Engineer or Civil Engineer, PERIOD! Those of us with this Degree knows that there isn't any problem if you simply follow the Fundamentals of Structure and there is CODE that summarize what you need to build effectively. The pictures posted showed that the Moment on that side of the wall is super excessive. More Beams should have been placed at smaller intervals to counter the Load and Moment. And also spread the load across the entire house framing. This just one of the issues here. Anyway, pay Structural Engineer or Civil Engineer and you will not have to worry about your build!!! I know!!!; they too dey form and charge too much for tiny jobs, pls find a new, young guy. That is still hungry and he will collect KObokobo and thank you for the opportunity. Dear Master Builder, I first want to congratulate you for making a decision to add to this project into your asset portfolio. I also want to ask you few serious questions as follow: What are your PRO and COS of this Project? Will you say that your initial Plan wasn't viable as a business model? Why didn't you sell the Units as a Condominium and lets the shareholders continue the ownership? Lastly, Will you trying to do this again and what will you do differently? Some investment are economical, some are patriotism, some are social development, some are egoistical. Not every thing is MONEY or HOW to MAKE MORE!!! There is a saying that when you are looking for money and you meet Honor on the way, you might as well head back home because after you find money, its Honor that you will likely buy with it. Lastly, please don't be surprise if Dangote becomes the richest man in the world when he concludes his refinery. There are ridiculous ways to make Crazy money in Nigeria if you truly believe in Nigeria and pay attending to the needs of the 200M people in there. LOL... 50% is being humble, try over 70%!!! Its so unpatriotic to see how much the Government is leaving the the table. I once told Ogun State OPIC MD that if i was the Governor, i will give every single house in my state C of O. You know why? That will bring the owners into my Database. From there, i can charge and collect my land taxes with ease. Most people will pay their property tax if they are given CofO without wahala. They will be richer because they will be able to leverage their most value asset to improve their lives and the country at large. But as usual, weyrey too much for we country!. we love to oppress ourselves for reason that is yet clear to me! its like we Nigerians just want that country to fail by all possible means.
