Please, lawyers, security people and legislators in the house, does a landlord has the right to request rent owed from a tenant that h/she has given quit notice and the said tenant has relocated for over a year now, because my former landlady is still disturbing me bout the rent I owed her when I was in her shop, and it is obvious that I still don't have a shop till now, she served me quit notice and I packed out, she is still saying I should come and pay what I owed or else she will use the community youth to come and deal with me. Someone should please tell me what to do.

Honestly, i dont see a problem here. When you guy moved into the estate, the pump was working. Now its your responsibility to maintain the facilities you met in working condition. That's the way am running my projects. If you are made to maintain the facilities, you will keep an eye and prevent future damage which usually arise as the result of abuse MOST TIMES.

Collectively, 2o units can buy and maintain pump. How much will it cost to fend for water yourself? This is my one kobo reasoning!

Those that are not Civil Engineers think we are crazy when we go against the visible common sense theories that they believe is structural. But thats the money maker for us CE. We understand the principles that governs structure and it gives us economical advantage when we design homes.

Example; in one of my project, my roof design was less than 400K( wood and Long span Alumin). The roofer keep saying that the material wasn't going to be enough and i just told him to get the damn quantity i calculated. Guess what, we even had left over after the roofing was done.

I cant wait to relocate to Nigeria and expand my housing stock. lastly, Building in Nigeria is so Basic. Try building in a climate that has seismic and snow condition, then you will know that we are not building anything yet in Nigeria.

He is right. The depth of foundation doesn't actually depend on how tall the building is but the location of suitable soil strata with the right properties that can carry the anticipated load of the structures, and the loading intensity of the structure.

take a look at this simple Rankin's equation for calculating the minimum depth of a shallow foundation
Dmin = (q/g) * [(1 – sinØ) / (1 + sinØ)]2
here, we have q = floor loading intensity
g = unit weight of soil that the foundation is resting on and
Ø = repose angle of the soil
floor loading intensity is a load of a structure over the area that the structure is resting on, in simple terms, it is all the load coming through the columns or walls divided by the floor area of the ground floor

unit weight is the dry density of the soil multiply by the acceleration due to gravity

the angle of repose is also a soil property

In conclusion, the depth of foundation depends on how high the floor loading intensity or the safe bearing capacity of the soil, how closely packed the soil particle is and the position of the water level

Please read up on PUNCH Through. Foundation Engineering requires Matting to spread both Live Load and Dead load that will result from your German Floor, deck , roof etc.

this is my first time building,the money ain't an issue,I would not even be aware of this if not for mr saydfact who I give daily pictorial updates of the progress of the work..he made the issue aware to me and when I confronted the engineer,he said they usually put mats for waterlogged lands etc.

All you Baba boys do not want to face the real issue here. The evaluation is the big elephant in the room. We all know that Omo Onile repacked as Tax Valuer, will be using this tax to extort money from people and remitting some percentage to Baba in IKOYI.

I remember laughing when they said that Omo onile is being abolished in Lagos. I know something has been arrange with them to continue using them to exploit the people. Now we know their new role in Lagos

The problem is WITH the value of the House to start. That house is not worth more than 55M period!!! NOW START YOUR CALCULATOR AGAIN AND TELL US OUR TAX OGA.

.076% of 353,580,000 = N268,720.80 if its occupied by owner

.76% of 353,580,000 = N 2,687,208.00 if rented

This charge may be considered fair if the money is properly appropriated. in residential areas like this you pay around 10k monthly security, cost of running your gen about 40k/month, water/borehole and other sundry cost all amounting to over N600,000/Annum as against N268,720/Annum.

If the government guarantees good roads, security, electricity and water. this property tax is worth every penny. Communities should engage government via town hall meetings, make their demands and extract government commitment. We got to be pounds wise.


*What I find irrational is the % cost disparity between apartment rented out and that occupied by owner.

Please lets not forget that Ogun State is also run by Tinubu's Puppet!!! I have noticed that Amosun is copying Lagos as well. No offence taken... true the land is quite small (its less than a quater plot afterall).. considering the building and we did our best to ensure we made good use of the available space...

What we did for the ground floor was to have mini flats which would require less space.. and give us enough clerance between the fence and the building (giving us 3m and 2m respectively on both sides).
we only had columns in front to take care the expansion upstairs...
So it was a compromise on our side nd also on the part of the local cda.. else the plot would have been totally useless..

Yes Sir, l love that area. I'm currently building in OPic State Agbara. That place is so underrated. But those who knows; know, and are taking advantage of the local economy.

Any land within an area that will not bring employment to the area either via schools/Market/etc doesn't have potential.

The issue i see with your estate was the same problem most developers has. When you did the first project successful, you did not concentrate on making sure it is fully livable, rather, you went to start multiple other new ones without completing the first. Lekki garden got into problem too as a result of this same method.

If i were you, i would have gone in there and build my own personal house in the first estate and motivate few other that are capable to build something too. Even if the place is not ready to live in, i will build parks and take my kids there to play and host events to encourage development.

Just the way i would have done it. My opinion is not golden. I wish to meet you someday. You can use some little help to get things done

Thanks for bringing this up, I marketed my lands aggressively, and the first one was sold out in less than 6 months when I didn't do any radio/TV adverts or print fliers. I stopped a lot of people from paying and even returned money to some people who couldn't complete their payment at the agreed time. The second estate moved fast too, but I chose to reserve a lot of plots for future development. The lands were cheap, but not is an already well developed zone.

My main problem is with speedy development of the area. Attracting plot owners to build will need infrastructure and the cost is staggering. So I decided to change tactics, I even tried selling a good house of mine to speed up development in the estates so people can build immediately. Now the road to the area is being constructed by the state government. So I wait a little.

But my next estate must be in a well developed area where we can move and start building immediately, but can people buy in this tough economy? Not many people can afford plots for upwards of N5 million in Nigeria of today. I also have plans to start single building development for sale very soon.

They say Nigeria is bad and they can't live or invest in the country but yet they build a retirement home in Nigeria. Claiming to connecting to their root. Anybody can live overseas and then fly to Nigeria when ever they want to visit families which is the same as connecting to your root. The truth why they build retirement home is simply because it cheaper to build in Nigeria and 2000 dollars pension in Nigeria will give the wonderful life style country overseas will never give them. Why not retire in these wonderful countries and stay in their seniors homes where they have helps all the time and people to wipe them down? Yet they chose to come back to Nigeria where their 2000 dollars pension will enable them hire drivers, cleaners, cooks to prepare better afam soup. Yet they condemn this same country.

Nigeria is bad but you see more people like us working overseas on Nairaland property forum building, looking and asking questions about their buildings or friends buildings been erected in Nigeria. Yet herdsmen never come out come kill them o.

Nigeria like I said before have her challenges and the same applies to other countries. No Nigeria TV show how bad the crime rate is in America but they are quick to showcase the ones in Nigeria. Let me not beat this USA own too much but people should do us a favor watch Akon's video on how USA market herself.

Come see some Nigerians in my church that left well paying jobs in Nigeria only to come here to no Job. Guess what, the church every now and then will contribute money for them to hold themselves. Some are here working at Walmart and saying if only they knew. At thesame time some with nothing happening for them in Nigeria come here make money and then go back home to invest.

Some Nigerians overseas are the biggest hypocrites ever and the funny questions some always ask is if Nigeria is good why are you here and then I ask them if India / America is good why are Indians moving businesses to Nigeria, why are so many of them seeking employment in Nigeria , why will a Chinese man aquire lands from contract money he earned in Nigeria and then sell those lands back to Nigeria at higher margin and finally why are so many of these Nigerians that say evil about the country coming to retire in Nigeria?

I totally understand your view. My take on this matter is simple. The corruption is perpetuated by us NIGERIANS. All that you outlined are the result of YOU and I. All am saying is that we Nigerians needs to caution ourselves and do the right things at all times, then our country will change for better. Running away had never changes anything, but makes us a slave to other society. All our educations and intellects are used abroad rather than returning home to apply whatever we have learned worldwide on our travels. Example is the Chinese; they travel abroad to acquire knowledge, then send it back home to copy and mass produce. That's All!

Thank you so much. People like you gives me hope for Nigeria. Most educated Nigerian do not know that its what a person does that he or she will have to live with.

Anywhere in the world, including developing countries; I have yet to see their wealthy citizen living abroad. Example: Mike, Dangote and even my own common neighbors in Magodo. Some has Visas and still never used till this very day. I have cousins that are too busy with their life in Nigeria, they refused to travel when they clearly has the means to do it a world over.

The truth be told only Nigerians suffering oversea always tell people and give reasons why others should not visit Nigeria.

No struggling Nigerian oversea can live a good life in Nigeria because you will do everything to make sure you enjoy the same amenities you enjoy oversea.

"Conversations with Nigerians always end with money," guy without money, how do you expect to pay your bills oversea, give your kids the best education, build a retirement home in Nigeria, enjoy the best vacations or like me eat better Nigerian food and visit the best night outs joints in Nigeria (with my wife) . Look we all work very hard and will invest in whatever place that will yield a better return and it is your choice what ever you do with your money.

Yes, the country is full of challenges but how is our complaining going to help if we don't do our part to help the country.

A friend of mine, a graduate from Harvard owe a big mechanic shop in Lagos. Trust me he makes enough to sustain his family and himself. If you must know the shoprite if I am correct at lekki came to be by young Nigerians that schooled oversea but came back to make a difference in Nigeria. To survive and make it in Nigeria requires better brain and you must think wide and fast.

The same Africa Trump called a shit hole was the same place he said his friends are making a lot of money.

Like I said before, meet the right people in Nigeria and I bet you, the way you see the country will change.

We did the concrete section of the landscape detail of the project. There will be raw granite place in the front and some plant will go into the area demarcated at the sides. Enjoy more pictures.

Why I understand your view, the issues that guides against such design are few. One that is major is the CROSS VENTILLATION. We don't have regular electricity, hence we can not install vents in areas that are not exposed to the perimeters. Hope that helps

Filling is fully done and water is being used for settlement. Sockaway set and plastered. We plan to use the sockaway for storing water.

I think the columns are over kill though!!! 9units for 12'x12'×12'. That actually half the same amount of column that we are using to support one story deck slab here too.

We filled foundation with sand from sockaway...and yes, we will be installing basket at the bottom of our columns since vehicles will be stationed on the top
