Nigerian fails to realize that the country is a Developing Country, it requires time and true patriotism by its citizens to work. Those countries you guys are running to have gone through the same struggle and faced it head-on; not run like cowards like most nigerian are. USA is OVer 200years of civilization and likewise UK and many Developed country. Those that are developed made a decision to stay and fix their country ,not run to the country of the day then. To travel abroad is not bad in itself. Just like the Chinese, you are suppose to go LEGALLY and Acquire necessary skill to take back to your own country of origin. Not Born-Throway. I was born abroad but doing everything back home and change the tiny bit i can with my acquired training: just like the WISE chinese. Thanks for the observation. This is done because i try to tailor my project to the environment its placed. This area is an industrial hub with lots of family men and women. These demography come in from other area to work in Agbara. Some of them have their family visit them often on weekend or their spouses. Also, i consider leasing to the companies for their expatriates. Finally, the estate has regulation on what can be build in that place. The cost of land is another factor that guided my decide to do storey building instead of bungalow structures. 1 Like |

My take on this issue is true evaluation. How do you know how much your property is worth after say, 5yrs in Nigerian RE? Too much speculations. Building Cost is Fixed. Rent Revenue of an area is relatively known. Repair and Appreciation are Variable. Salvage Estimate is my problem. Why... The Comparable varies wildly in Nigeria. One person will sell a house in same community say, 40M after land and Added Value. Another will sell his 80M in the same community of the same size. One is a Military man, therefore Baale and Omoonile did not add to his cost of construction. The other wasn't so luck. You can see that the ROI will be different in the above scenarios. I invest long-time in Nigeria's RE. I target above 7%ROI by way of rent income. Appreciation of land and rent revenues are good enough for my simple method of investing. As a KOBO KOBO Builder, i can tell you guys that Quality is entrenched in knowledge. Quality to me is the amount of time one puts into the design of a project even before you move on site. Every details must have been planned out in advance. Quality don't have to be expansive but good stuffs do cost money. You can wait on expansive item to go on sale before you buy and you will get the same thing an Oga paid x5 for but it may not be in style anymore or the same brand. Branding is another misconception. I can buy a gucci shoe that is made of the same leather as other name that is not gucci. The only different is that nobody will be hailing me on the street but i will still enjoy the comfort of the material There is a Subject call Material Engineering. It teaches the characteristics of different material and how best to use materials. I agree with you but still, i don't let them dictate to me. I relate with everybody on my street and i make sure before i buy land in any community, the boys and the police knows who i am. Example: I bought a land recently. First of all, the seller came to offer me the land; i don't solicit for it. In the process, the same person and his sibling started to demand for Agency fee and all sort of nonsense. I straight up told them that i did not employ them for any services and they can keep their land. I was told that its the way to the land deals are done now. I laugh and walked right out of the damn place. Guess what, they came begging weeks later and i did what i like to do; paid for the land and gave them extra at my own will. That's the way i operate. Its hard and tough but they will forever respect you. Up to this moment in time, the house has been roofed, no mad person disturbed me at all; but some others that bought from them in the same area are getting beat up and down. AngelicBeing: |

Honestly, we are the one creating problems for ourselves in this Nigeria. Why will a law be passed for our own protection and we flat out disregard it? We must stop encouraging thugs in our neighborhoods. I don't give them anything and i go straight to them and let them know that too. I am Omo Onile too; im a damn Nigerian!!! IF anybody force me to pay whereever i build, bet you that i will also collect Omo Onile from whoever shows up to build in that Neighborhood after me too. I hate when we the enlightened are afraid of those that knows nothing. For me ooo, if its not a built-Up area, No thank you. i don't believe in tying money down and i also don't believe in speculative investing. I want to see all my variables and be able to do a full actual profitability analysis before investment my Kobo Kobo. Just my own opinion and strategy. lastly, there is not scarcity in land in that lekki corridor. you will always find land to buy if you are ready. There are land banks in that area to last two more generations. So don't let anybody fool you. If you doubt me, please do go on satellite map and see land everywhere all the way to epe. I once visited this company in UK in the early 2000 in my search and researched for alternative methods of construction. Very creative and practical methodology. I'm sure the company would have expanded more and also have better technologies by now. I will check their site up again. Thanks for the update. Honestly, Nigeria has no problem. I say it as someone that is moving his family into that crazy place come 2020. The issue of Nigeria is lack of patriotism. When we all go to our respective job tomorrow; just do me a favor; Don't do shady business; do that for a month. You will be amazed at the kind of happiness you will bring to your follow Nigerian's face. Thats the simple solution. The best feeling is when you encounter honest Nigerian!!! its like heaven on earth. My uncle gave his assistant extra 200$ to change for him one time. The guy realized it and brought back the excess. Till today, from that one act; my uncle is building him a house today. another example; my building supervisor does not collect a fee for his service to me. I have recommended him to many family members and he still kept his principle. Every quote he ever gave me or my people are always below what we researched. Never above our independent surveyor quantities. Therefore, we show appreciation bountifully. As an Engineer myself, i make sure he was rewarded with gift that at minimum is comparable to the pay of a supervisor. That is, we don't take him for granted!!!. My conclusion, Nigeria is not as bad as we think. But we need to do things the right way first to meet the right people. There are bad people everywhere. We need to stay away from them and prevent others from falling into their hands as well. On here; people with bad business experience will not call out the scammer; which of course, allow more people to be scammed by the same people. You are not alone. I feel the same way. i find my self always defending Nigeria and trying to encourage people to experience Nigeria before making up a story about the country. The most annoying part is the Nigerians in diaspora; a lot of them are very unpatriotic. They are also the benefactor of corruption in Nigeria without wanting to admit it. Most are children or relation of politician and elite of the country. Then prefer to hide under other country's success and claim that they are doing great. They are great at identifying problems with Nigeria but are so damb to implement solution for the country. My question to these group of people is simply; Who is going to fix your country for you? And who is the perpetrator of all the same thing you are claiming is bad with Nigeria? Ain't you the same Nigerian that you claim are corrupt? Don't you use your " connection" to get your way as well in Nigeria? The topic at hand is not complicated at all for people in the Engineering profession. Every building SHOULD be designed. What does this mean? A good designer; be it formally trained or informally trained; will make sure his or her design take into consideration the three key Engineering Design Ideology: Safety, Functionality and Economics. Safety: Build to code of the locality you are going to execute the project Functionality: Build what is going to serve the intended purpose. Don't waste your clients money building a single family home like a Government Monument and say you are building a STANDARD house. And yet, two out of the 6 bathroom/toilet really works. Economical: Whatever you are designing must be affordable to the local habitat. You can not design marble floor and high ceiling in a country with #18K minimum wage and keep calling it AFFORDABLE HOUSING.
