Nigerian fails to realize that the country is a Developing Country, it requires time and true patriotism by its citizens to work. To travel abroad is not bad in itself. Just like the Chinese, you are suppose to go LEGALLY and Acquire necessary skill to take back to your own country of origin. Not Born-Throway.

Thanks for the observation. This is done because i try to tailor my project to the environment its placed. This area is an industrial hub with lots of family men and women. These demography come in from other area to work in Agbara. Some of them have their family visit them often on weekend or their spouses. Also, i consider leasing to the companies for their expatriates.

Finally, the estate has regulation on what can be build in that place. The cost of land is another factor that guided my decide to do storey building instead of bungalow structures.

My take on this issue is true evaluation. How do you know how much your property is worth after say, 5yrs in Nigerian RE? Too much speculations.

Building Cost is Fixed. Rent Revenue of an area is relatively known. Repair and Appreciation are Variable. Salvage Estimate is my problem.

Why... The Comparable varies wildly in Nigeria. One person will sell a house in same community say, 40M after land and Added Value. Another will sell his 80M in the same community of the same size. One is a Military man, therefore Baale and Omoonile did not add to his cost of construction. The other wasn't so luck.

You can see that the ROI will be different in the above scenarios. I invest long-time in Nigeria's RE. I target above 7%ROI by way of rent income. Appreciation of land and rent revenues are good enough for my simple method of investing. The good thing about rent income is that you can adjust it for inflation quickly. Pass it on to tenant when govern messes up the value of money like Bahari did; lol

As a KOBO KOBO Builder, i can tell you guys that Quality is entrenched in knowledge. Quality to me is the amount of time one puts into the design of a project even before you move on site. Every details must have been planned out in advance. Quality don't have to be expansive but good stuffs do cost money.

You can wait on expansive item to go on sale before you buy and you will get the same thing an Oga paid x5 for but it may not be in style anymore or the same brand.

Branding is another misconception. I can buy a gucci shoe that is made of the same leather as other name that is not gucci. The only different is that nobody will be hailing me on the street but i will still enjoy the comfort of the material

There is a Subject call Material Engineering. It teaches the characteristics of different material and how best to use materials.

Therefore, Quality is having knowledge of material that is been used and matching it to the need of the end user perfectly.

Let's take for an instance (for. 5bed duplex), if I do the following will it be classified as good and not 'high quality'?

1. Good plastering and screeding
2. Casement window and embedded burglaries
3. Simple but Elegant pop
4. Mixed Spanish and Italian tiles (not the overtly expensive ones)
5. Paint with Caplux or Meyer
6. Good kitchen cabinets (mdf) and wardrobes
7. Toilet fittings (mid price range and quality)
8. Iron rails for stairs and balcony.

Now if I do all these with 15 to 20m after building and roofing the house with 15m, it still doesn't qualify as "high"?

I agree with you but still, i don't let them dictate to me. I relate with everybody on my street and i make sure before i buy land in any community, the boys and the police knows who i am.

Example: I bought a land recently. First of all, the seller came to offer me the land; i don't solicit for it. In the process, the same person and his sibling started to demand for Agency fee and all sort of nonsense. I straight up told them that i did not employ them for any services and they can keep their land. I was told that its the way to the land deals are done now. I laugh and walked right out of the damn place.

Guess what, they came begging weeks later and i did what i like to do; paid for the land and gave them extra at my own will. That's the way i operate. Its hard and tough but they will forever respect you. Up to this moment in time, the house has been roofed, no mad person disturbed me at all; but some others that bought from them in the same area are getting beat up and down.

The justice system / punishment of offenders in Nigeria depends on your pocket and who you know. The rascals are your immediate and future neighbours. It's not good advice to fight and imprison them. You can't live in peace in that community after the completion of your project even if it's a rental investment.

Area boys can be useful if you know how to harness all the negative energy and turn it into positive force for the good of your project and personal well being.

Negotiate a cut-off and pay. It's cheaper and speedier.

The owner is probably dead and his wife is doing her best to keep his family away. The house is too fine in the little i can see, that the owner will not be able to write simple English.

Hope they will not later ask the buyers of this land to cough out development fee to do all this things in the estates, some of the land are swamp and the place needs to be sandfilled before any form of work can be done at those places.

If this lands as been preached are as good as they said , the preachers demselves would have hidden this from nigerians and buy up this lands for themselves.

Before you buy any land from this estates please take time to go through the fine prints to avoid surprises later. because if the investments is that good why are they using ambush strategies on potential customers as if if you do not buy now , the world will come to an end.

What is the deal between this sellers of land and the landowners(families) and hope this will not come and affect the buyers of such lands later.

This building is just erected close to my office.
It is a residential building and I think 3 bedrooms apartment (flat) on each floor.
I wouldn't live there though, even if the rent is FREE.

I once visited this company in UK in the early 2000 in my search and researched for alternative methods of construction. Very creative and practical methodology. I'm sure the company would have expanded more and also have better technologies by now. I will check their site up again. Thanks for the update. They also have a Portable Train modal at the time

Honestly, Nigeria has no problem. I say it as someone that is moving his family into that crazy place come 2020. The issue of Nigeria is lack of patriotism. When we all go to our respective job tomorrow; just do me a favor; Don't do shady business; do that for a month. You will be amazed at the kind of happiness you will bring to your follow Nigerian's face. Thats the simple solution.

The best feeling is when you encounter honest Nigerian!!! its like heaven on earth. My uncle gave his assistant extra 200$ to change for him one time. The guy realized it and brought back the excess. Till today, from that one act; my uncle is building him a house today. another example; my building supervisor does not collect a fee for his service to me. I have recommended him to many family members and he still kept his principle. Every quote he ever gave me or my people are always below what we researched. Never above our independent surveyor quantities. Therefore, we show appreciation bountifully. As an Engineer myself, i make sure he was rewarded with gift that at minimum is comparable to the pay of a supervisor. That is, we don't take him for granted!!!.

My conclusion, Nigeria is not as bad as we think. But we need to do things the right way first to meet the right people. There are bad people everywhere. We need to stay away from them and prevent others from falling into their hands as well. On here; people with bad business experience will not call out the scammer; which of course, allow more people to be scammed by the same people. And this is how we got to where we are as a country of bad people.

If its not wood, it simply something else. I consider it Vinyl carpet with wood print. But i must say that its more practical for Nigerian application.

You are absolutely right with this point of view. A land that has no accountability, has no offense. The authorities are so corrupt it hurt patriots like myself. There has always been this laziness in government to tackle corrupt people, both nationals and foreigners. The entire investment sector of the Nigerian economy has been compromised. The topic at hand is not complicated at all for people in the Engineering profession. Every building SHOULD be designed. What does this mean? A good designer; be it formally trained or informally trained; will make sure his or her design take into consideration the three key Engineering Design Ideology: Safety, Functionality and Economics.

Safety: Build to code of the locality you are going to execute the project

Functionality: Build what is going to serve the intended purpose. Don't waste your clients money building a single family home like a Government Monument and say you are building a STANDARD house. And yet, two out of the 6 bathroom/toilet really works.

Economical: Whatever you are designing must be affordable to the local habitat. You can not design marble floor and high ceiling in a country with #18K minimum wage and keep calling it AFFORDABLE HOUSING. It beats the crap out of me when Luxury housing in choice area of Lagos says they are selling affordable houses. OUR MUMU TOO MUCH!!!

Its not a must to start with "German Flooring". Any Structural Engineer will tell you this. Depending on the way a structure is DESIGNED, you can configure the physical members in any manner that is structurally sound.

Yes. Terrazzo is not that popular anymore and have been replaced by tiles and granites due to the cost, and Naija follow-follow mentality.
But you can still get Terrazzo artisan with good finish as you have shown, it's just a matter of finding one.

I was in Nigeria for 3 weeks and it was very peaceful. It seems that the stuff one reads about Nigeria online is different from the real situation of things. Of course, electricity is still an untamed monster but I saw people moving about their businesses. The only bad experience was some policemen that picked me out of the traffic in PH, hopped into the car and demanded N25k for violation of trumped up law or else they'd take me to their station. After negotiations, they settled for N500 after listening to the "long stories of my life". I need to polish my pidgin English.
